The initial process with sales person was great. He was very helpful and answered my many questions. Unfortunately after I signed the purchase contract things started to go down hill. I needed house insurance that process went through the team, not a good experience. everyone wanted to help but that did not happen. The left hand did not know what the right hand was doing. I was told by my sales representative that I would be able to afford a house in Davis ranch at the end of January. Of course I knew that could change based off of pre-approval and actual approval. Fast-forward to March I'm told that I can only afford a house in a different community. We originally were supposed to have our house completed in the very early summer when we signed our contract but that got pushed and pushed until October. The night we closed, about 20 minutes after we walked into the house for the first time, I found a leak in the wall. Supposedly there was an issue with a piece of the back siding, so the hose bib needed to be removed in order to complete repairs. After the hose bib was replaced, it wasn’t screwed back on tight enough so water was leaking in the wall for an unknown amount of time. I love the layout and the finishes on my new house. Unfortunately, I’ve been in the house for one month and the microwave and sprinkler system have already had issues. Centex is a decent track home builder. We loved working with Melissa in the sales office. Brett the superintendent was nice and helpful. It was a little disconcerting that he didn't have the items from our home inspection fixed before our walk, but it appears he was able to get them fixed before we closed. Overall we love our new home; however, using their lender was a total nightmare! Don't let them talk you into, or let them pressure you into using their lender. Pulte Mortgage is horrible!!! Poor communication and expectation management

This company is large and divided into multiple departments. Because of this, and poor communication, many items were overlooked and never discussed. We didn’t find out many things were “missing” from our home until the final walk-through when it was too late to change. We were very disappointed and now out of pocket thousands of dollars to make these necessary adjustments.

Good build, bad sales team

The build manager and the build process was great. I really enjoy the house and had no issues. The problems were with the Sales team. Either they were completely clueless or they flat out lied to my face. Either option is not good. With the sales team you need to triple check everything they say and get it in writing.

We started the process to buy our home in July of 2020 and was told that we would be able to close by the end of march or early April of 2021. We finally closed June 26, 2021. I do understand the situation with Covid and the delays that it caused. But we witnessed other houses of our same model starting after ours being completed before ours. Overall I’m happy with the house. There has been a few issues but the builder has been easy to communicate with and almost everything has been fixed. My only complaint would be in the sales process the person in the office did not show me what was actually put in the house. I ended up with a lower grade different carpet and different fixtures in the bathrooms. I was shown a darker carpet and brushed nickel. Ended up with light carpet and chrome. And they did nothing about it.

My yard was never graded correctly and it has caused my back yard CLOSEST to my patio to become a swamp. I was told that as long as the water wasn't standing after 24 hrs that it was fine. I can't even walk through my gate to my back yard a WEEK after it rains because it's still a mud hole. You can see with the naked eye that there are spots that would hold water because of the way it was graded. Like pools graded into my yard. I submitted a request for the repair almost a month ago and still have not had repairs done. They sent someone out, marked the areas, and never came back.

Better customer service and communication

Overall experience was not the best… communication was not great. I had a few issues come up and lack of communication. I was told if we have questions, someone would be an assistance. Had some landscaping issues, work order was placed and they showed up after 5 pm. Someone was suppose to be there to assist and communicate back with me because I was not home at the time of the appointment and no one was there to communicate to even let me know the work was done.

Once moved in some issues with the build were brought to the attention of the builder. They promised to resolve the issues and so far have not. They left behind concrete shoe track marks in the driveway (all across) and can’t be bothered to call me back or respond to any service request. I haven’t been called, texted, or contacted in any way since the issues have been brought to their attention. On the website there is an option to place a request, which I have, with no response. There is no phone number to call.

Salesperson lied or did not know services he said were included were in fact not. Floor plan was different from model with closets, only after saying something did they address and then we had light switches that went no where. Most importantly, look at the Management company they hire for the community. If you want simple things like gutters, fence or to screen a porch it could take months for approval.
