Very well built home overall. Brian, our construction manager was great at attending to any issues we've had.

Homes are not high quality and there are many areas where a higher quality product should have been used for the price you pay for the house.Quality of work ie painting and attention to details need improvement to say the least.

Pulte followed their timeline for building and delivered the home within the time frame they originally told us. The process from breaking ground to closing was great! Our construction manager contacted us weekly with updates during the process and sent photos. Pulte mortgage could have been more competitive with their rates as they are in other areas of the country. The sales team changed over during our build so we needed to follow up on some things ourselves. Currently we are preparing our home to move in and are looking forward to living in our new home.

The sales contact Mark was very helpful through the early process. We may have missed out of some of the normal sales flow because this was a "spec" house with no customization possible and the last house in the phase available. The compressed timeframe from initial signing to closing put pressure on all phases but that was Pulte's decision, not us forcing it to happen that fast. I think we missed a lot of opportunity to learn things as we went along because of that. The mortgage loan process was exasperating especially the income verification portion with having to repeatedly provide essentially the same information and the list of "fees" being endless. The initial contact with Levon and the closing were the only bright spots in the process. The walk throughs were lacking some details about specific systems that proved to make learning more difficult than it should. We've never received a manual for our thermostat which we requested multiple times. We've have a few quality problems with electrical systems but have managed to work those out. William, our warranty contact has been great and helped us a lot. The design of the house, given that this is a Del Webb over 55 community, leaves something to be desired with high sink counter tops and very little obviously done for the target age group but nothing causing a major problem so far. We are happy with the house and the community and would recommend it to others who want something with much less hustle and bustle, many fewer cars, lots of social activities and neighbors who are very friendly. ... Our builder Ronnie was great he responded to all issues quickly.

As with any new home build there are always issues and /or concerns which were answered as best could be considering the different inspections. Living in the area during the build was VERY beneficial to see things that were of concern before too late.

Dana did a great job of communication and keeping us informed. Overall the home is completed well. There are some things that in the design process should be pointed out so changes can be made to make logical choices that are not visible until after you move in like light switch placement when certain door choices are made and other similar items. These things Pulte should know and could point out to buyers. Also attention to detail around trim finish, paint on switch plates and the low quality of the under- counter lighting finishing were a bit of a disappointment all of which we have resolved on our own. We realize we are not buying a custom home and as such the above items perhaps should be expected in a spec home even though the cost was above the typical tract house. I think the final inspection process by the Pulte team needs to be a lot more critical and detailed so as to catch many of these things. One last item is the SST offerings, in particular the WiFi access points. In today’s environment these really are of little use. The WiFi routers supplied by the Internet providers (Cox, Quantum) often free, provide the same( or in our case) better WiFi coverage throughout our home AND yard. As of today the Access points we have are of little use and remain the single largest regret we have about the purchase experience. ... Más

Sales experience was fair, too much pressure on buy it or someone else will, yet still units available. Things not fully explained during sales pitch, such as responsible for landscaping. Once purchase made, builder should provide detailed floor plans, made everything more frustrating when you couldn’t do furniture layout in advance. Build quality good, not great, especially tile work. Closet systems are a joke. Have to upgrade everything to get average quality.

Homes are handled with care but like life, we make mistakes. Look over carefully and voice your concerns so they can make them right.

Overall the whole process of buying and building the house was as to be expected. Alex in the sales center was more than helpful, she returned calls and answered any questions almost immediately. In the design center we were a little disappointed that some of the options we wanted were discontinued. Overall Elana in the design center made the experience very enjoyable. The switching of building managers in the middle of the build threw us off a bit. Ultimately Ryan did an excellent job picking up where someone else left off. He was key to finishing up the house just the way we wanted it. All of my concerns were addressed, and he left no stone unturned. He should be sainted. Well the house is done and it looks great. When we open the front door and stepped into that empty house for the first time we were in awe. It had come out exactly the way we planned. So many factors into an individual experience within a Del Webb master planned development. We have learned over time and multiple new homes the Customer Care Rep is ESSENTIAL in representing both the builder and the buyer, especially during the "blue tape period" in finishing each product. In Hill Country Retreat, our Rep has been exceptional (5 star). I know these days everyone wants "5 stars - on everything" which for us isn't ever consistently realistic. What I will say, is so far, 100% no regrets in our purchase or decision to invest inside a Del Webb community. I believe Del Webb developments (not a separate "Pulte" development) offer a privileged business plan/owner experience and we highly recommend it to others to consider. Del Webb helps people live their best life, especially those of us heading toward the "finish line"... We have seen so many Pulte products, especially across Florida, and to be honest, we have seen the good, the bad and the ugly. However, when Pulte is able to sustain a good team - with the right skills - in a healthy battle rhythm during their build cycle, the products are good. As for quality materials, Pulte purchases and uses in bulk materials focused on making profit, not in making your home the best of the best. Materials are average at best. Value? I am comfortable with our investment and again, believe the business plan for Del Webb is intentionally designed to be above average. There is no such thing as a pleasant home buying experience, however Pulte did their best to minimize stress and delays, and delivered the house on the date they promised. In general the house was relatively defect-free. There were a couple of things that needed attention and they responded quickly. This is the second Pulte house I have owned, and if there is nor major complaint, it would be the fact that they refuse to use gloss paint in the kitchen and bathrooms. Instead the use the absolute cheapest, bottom-of-the-barrel chalky flat white that stains or chips if you look at it the wrong way. ... Más

Overall experience was very good. Advice is to make sure you are aware of all choices/options/upgrades ahead of time to eliminate any miss understanding during the construction.

It has been just a short while since moving in to our brand new home. There has really only been two issues that a work request has been generated for. A lighting issue fixed no problem, sliding door screens are damaged need replacements, no word on this and it’s been several weeks. Other than that so good so far.

Overall, my experience purchasing my Del Webb home was a gifting adventure. I had previously been through an arduous home building/purchase attempt with a local builder that left me disenchanted and financially poorer. I’m happy to say, my experience with the Pulte Group and Del Webb have been a Blessing in waiting. Assurances and get it done attitude persisted to allow a quick and easy Closing.

This is tract housing. If you build custom, you must buy your own land, have no access to the DW amenities, and it costs more. Tract housing is never going to be the same quality as a custom build. But the DW amenities are exceptional. Loads of fun! So, you have to decide what's important to you, before you choose to buy with DW, and be realistic. The main thing we liked about DW was its people. When there was a question or problem, they were immediately responsive. Even when we were "in the wrong" or behaving badly (there's stress with building) they dealt with us graciously. My understanding is DW has none of its own crews. It hires subs. Therefore the quality of the work depends on DW's access to good subs. The subcontractors for pavers did the best paver work I've ever seen. Perfect. The subcontractor for tile was not (lots of bad cuts and blatantly visible errors and thin or missing grout or wrong caulk). There is no way to know, before you buy, which subs are good or bad. Be sure to ask detailed and specific questions. For instance, we paid extra for the upgraded kitchen. We then paid even more for the upgraded top-of-the-line cabinets. We assumed for the bundle of money we paid we were buying plywood cabinets. Nope. The cabinets are pressboard. Had I known this, I would have paid for no upgrades, let DW put in anything, then ripped it out and redone it after close. They also use PEX which they lay underground with underground attachments. We didn't know this. I would have preferred an option to pay for PEX homeruns sheathed through a pvc housing. No such option was given. It should be. So ask good questions. Although our salesman was excellent, there is a whole lot of detail, and we did not ask enough questions at/before contract, and found out during the process about these things that we did not like. Likewise, DW added some extras that we didn't know about or expect, and which we truly appreciated! My impression and experience is that DW sincerely aims to please and to exceed expectations. DW is as solid as you can get, I believe, in terms of builder integrity. But nobody is perfect. Some friends hired an inspector to watch their build and report to them. That is a very good idea. That way you always have "eyes on". After we closed, and went back to our old home to move. While we were gone, a DW sub had plugged into our outside electrical socket. The sub ran an extension cord across 3 lots to plug into our electrical outlet. We complained, DW corrected it. Per the response we got, this is not unusual. But this should not happen. DW blamed it on the sub but DW should supervise its subs. So, after you close, if you are not there, ask your neighbors to look out for you. I guess that's really the crux of it. DW has people with beautiful personalties trained to deal with customers. They're really super about treating their buyers well. But, the subs seem to run loose, and therefore quality is inconsistent. We are delighted with our house and with the community. DW people are service oriented and personable. We would change the plumbing, the cabinets and the tile sub and paint sub. But, it's tract housing, so.... know that before you buy. The community and amenities are delightful. The houses are beautiful, updated styling, open flow, truly attractive homes with lots of design choices. DW has been doing this for a long time, so, they know how to deal with seniors, and they hire good people, and build great communities. As far as I know, DW is the top company for 55+ housing. When building a new home I strongly suggest a third party inspector and budget time and money to review the progress as much as possible.

Buying a home is a very complicated experience and Del Webb tried very hard to make the experience as easy and comfortable as possible. There are some small concerns about internal communications at Pulte throughout the process and that, at times was aggravating. Of course, now that I have moved in to my new home everything seems fine.

Our Agent John has been magnificent. He is responsive, caring, and professional. John responds quickly to our warranty issues and quickly fixes the problem. The beginning was a little exciting; but John has been truly wonderful. He is customer focused; and we firmly believe that he really cares. I feel very lucky to have the absolute best warranty representative employed by Del Webb

Our new home is what we ordered in most respects. Some flaws are still being attended to as we approach our third month. All of our neighbors are great and have made us feel at home. We love the feeling of community and the variety of activities offered.

Sean was very helpful showing us all the details of the house. He took care of all the little things that needed touch up quickly.

While expensive, once community is finished will be a nice place to live, homes are very nice, clubhouse a plus, practically no maintenance. Residents very nice and welcoming.

Let me start off by saying that Nella and Susan are terrific and a are humongous help!!! I couldn't have done anything without their patience, guidance and expertise. They made a difficult process much easier. My only thoughts is that the process for requesting with ARC is difficult. If you need to add additional information it would be easier if you could add all information at once. The additional information area only allows a person to add 1 photo & 1 document at a time Nella and Susan are terrific and a big help

If you’ve never experienced buying brand new construction, it’s a long and detailed process. You must stay on top of all the paperwork and requests. Having said that, the Pulte folks on site were terrific. In the beginning, we considered a mortgage through Pulte. That was a nightmare. Too many lengthy requests at the last minute, lost emails, maybe not the best advice or suggestions. We finally just threw in the towel and just paid cash for the house. The Pulte title company was excellent. All in all, we’re very happy with the house and our few concerns have been addressed promptly and professionally. ... Más
