Working with the DW Sales and Pulte Mortgage teams was very good. My Pulte mortgage rep, Danielle, was FABULOUS!! She worked FOR MY BEST INTEREST ONLY . . . which was so very much appreciated. The workmanship of the house seem rushed as numerous issues were detected at final walk through. Also, most ALL of the plants in front landscape have died. . . was not please at all with the response and care from their vendor, Kokopeilli.

Slow response to correct defenses in the home

My experience during the construction process was very good.

Every detail of a new home upon purchasing is alacart and adds money to your bottom line. Homes are listed as a basic home without any of the features one sees in a model. Be prepared. Earnest money is double what most builders require. Be prepared! Having your own realtor is very helpful to look for hidden fees that might be negotiated.

Had some issues Christian was pretty responsive and got back to me quickly. Still some problems to work out A/C compressor is very loud. Extremely poor placement of unit putting it right outside a bedroom window. They came to fix it but is still loud. Will try again but placement is is major issue ,it’s so loud someone could never sleep in that room and with a two bedroom home that is a problem

Hello, we purchased a Del Webb home with Pulte builder. Our experience was better than we hoped for mostly due to the efficiency of our Contractor Project Manager who was very good at organizing his workers which resulted in a very quick build. All new builds have issues and ours were minimal. As in all purchases, the sales group was a little misleading. In this case in the number of households planned for the neighborhood. After living in the DelWebb community for 6 weeks, we love the neighborhood and activities provided.

Terrible HOA total dictatorship can’t do anything in your private backyard without their blessing

We had very good communication during the building process. We were able to e-mail and get responses from our building supervisor (Justin) and sales person (Sherri). However, now that we have closed on our house and moved in, we are experiencing terrible delays and trouble getting responses from the warranty-service team. Your warranty is only as good as the service you receive. Right now, we as not getting ANY service.

Home built quickly and with very few issues. The increase in owners has caused a delay in response time that should have been predicted and addressed (can’t keep blaming COVID-19 four years later, despite the workforce..not wanting to work!). Considering the price we are paying for a home here, response time should be faster.

little items were overlooked, (some tp holders needed to be tightened, door to garage needed lock adjusted, had to change wiring of dryer due to age). Despite having touted that Fulshear does not allow any structure over 10 feet, lo and behold no sooner had I moved in but several cell towers were constructed around our area.

Our biggest issue is having our Construction Manager follow-up on issues that needed to be corrected. I have sent him emails, text messages, and left voice mails to get updates on when to expect the issues will be addressed. with no response. During construction he was very responsive to questions. But, since moving into our home, we have issues that are still waiting to be corrected - after nearly 2 months!

We have mixed feelings about our experience with Del Webb. On the positive side, the sales office was outstanding in both responsiveness, follow through and effectiveness. However, on the builder/warranty side, they were not. Phone calls, text messages and other forms of communications were left unanswered and non-responsive. If it were not for the sales side intervening to help us, we would still be living with defects and issues.

Pulte focus more on the speed of the build versus the overall quality. Too many shortcuts are being done to finish quickly. The number of items on the punch list are too many.

My husband is a realtor with 24 years experience. I worked with him until I retired helping with walk throughs for out of town buyers, colour choices and general help with customer needs. He still runs a very successful rental business as well. This is our seventh new home so we are very familiar with new home sales. Overall we are pleased with our home. Price for upgrade were very expensive and not as good quantity as we thought. The standard and quality on paint is the worst we have every experienced. When you rub a little mark off you remove paint and orange peel! We have nail heads on the baseboards that haven’t been filled, lots of overspray on the floor tiles and I believe certainly there is only one coat of paint overall. Doors have been sprayed but both ends of the doors have had no extra paint put on. Jon who built the home was very nice also Jason is doing his best to complete our punch out list. Very disappointed with the quality control person who walked through our home after Jon handed it over. Lighting under the upper kitchen cabinets is disgusting! They are nothing like the model home on which we based our decision on to spend $1,300 on the upgrade. Also a particular overpriced ungraded was the outside wall lights either side of the garage door. We paid $400 for them! Certainly we would not spend that sort of money on upgrades if we had known the quality. The garden looked ok before we moved in but by closing lots of mulch was washed away, sprinkler head broken, weeds and what looks like a dead tree in strip of grass between the sidewalk and road. We would like to see more options at the Design center. Also , me and my neighbors would like better quality for fixtures and kitchen cabinets.

The buying process was straightforward. Our salesperson, Bob, was phenomenal. As expected, with a national builder, the opportunity to customize was limited, but Bob did an excellent job of explaining what options we did have. He was very prompt in his follow-up and he didn't pressure us at all. My only complaint about the buying process was the method Pulte used for selling our lot. A blind auction? C'mon, just tell me the price so I can decide if I want to buy it or not. During the construction phase, Bryan was also top notch. He allowed us to make a few non-structural changes that saved us a lot of money. He was always very prompt about returning phone calls and emails and, in general, did an excellent job of communicating what was happening throughout the construction process. The one thing I am disappointed with - and the reason I gave only 2 stars for responsiveness to issues, has to do with the utility box placement - specifically the cable box. Obviously utility boxes are necessary but the cable box is right in the middle of my front yard. There are other, less conspicuous locations where it could be placed but no one seems to want to help address this issue. And not only is the cable box in the middle of my front yard but the box itself is bigger than every other cable box in the development. I am very disappointed in Pulte's response to this issue and their willingness to work together to find a solution. ... Más

We felt rushed through the initial stages and were told no changes could be made after initial meeting at the design stage. This is something that could have been explained better as the design choices were limited and training was being held during our design process. Our Site Building Manager was left to explain details that were left out by sales and design. We would have maybe made other choices. Our Site Building Manager was professional and courteous but was placed in an awkward situation.

Don't sign off till all repairs are done!

Fit, finish, and cleanliness left something to be desired.

Kyle was very good about getting back to us. He always sent us updates on Fridays. He is very hard working. He always was willing to go the extra mile for things To this date he stops by and asks how things are going.

Building time was slow; almost a year

The value for our house is great! The house was very dirty when we closed.

Our Del Webb sales agent and building manager were very good. We were disappointed with the landscaping provided in the front of our home.

Would have liked more transparency with changing finishes when a vendor was changed and one of my choices switched out. Very difficult to pick all finishes in one session. Some outlets promised in master closet for example were not installed. Poor design with door into laundry room that does not have room to open all the way.

It took us 3 final inspections and a 2 month delay before we finally were able to settle. Inspect the home closely. Make sure trim is done properly and that you have square corners. Look at tile closely to ensure it is centered properly. And make sure they put hvac system in correct location. We had all of these issues. The builder did resolve the issues but our original build rep would frequently say no. The replacement was much better but still a 2 month delay in closing
