We entered this experience with eyes wide open. 18 years ago we built a house with a similar type builder. These are not custom builders. They offer a few options in a pkg. house. There are many in this community the same as ours. Since moving in we have improved on the quality of several items. The one area I'm most disappointed in is the paint quality is very poor. I'm hoping to tolerate it for a few years then improve on it. The house looks very nice from a visual perspective and seems to be pretty well built. Our construction supervisor was wonderful and kept us informed on progress. We wanted a smaller house in a 55+ active community and that is what we have. I loved my sales person Robert. During building process, communication was inconsistent. After closing, response has been poor. I've put a request in 3 times for the same issue. 8 weeks in, still not resolved.

We've encountered several relatively minor quality issues since moving into our home with most issues being lack of attention to detail during construction. Warranty repairs have been handled in a timely manner with one notable exception. We have a leak at a corner crease of a gutter near our front door that has yet to be repaired properly despite several requests (including photos indicating the leak).

The Del Webb neighborhood concept is excellent, and now that the neighborhood is about 40 complete, the actual layout, common areas, etc. are well done. The homebuilding experience itself was disappointing. Many problems and quality concerns were not addressed until the day before closing and then were rushed through and not fully addressed. 6 weeks after closing, most of those issues still have not been addressed or corrected.

The purchasing process was great. After closing, we experience poor communications. The detail to building quality was disappointing. I guess it just a sign of our current times.

They provided mortgage company,home insurance company all from same company.

When speaking with the subcontractors, they complain that Pulte is not paying them enough to provide higher quality work, and some have claimed not to have been paid at all or late. Recommend that Pulte take care of their subcontractors since they are the ones representing Pulte.

There’s not enough options to pick from. The yard there was no option Had most of our home tidied and didn’t receive the right color of tile Been easier to put in the back patio before moving in. We didn’t get our garage doors painted

Let me start by saying that we love our new home, our community and the environment where we are now living. Del Webb has put all of the basics in place for an outstanding place to retire either full time or seasonally. It is important to know that you are buying a production home, not a custom home. They have some lovely customizations, that we got (many were priced very competitively), but it is still a production home. Pros - The layout of the home, well thought out and planned. - The high ceilings and doors really make a difference. - Simple things, like the number of outlets, really helps! - The "bones" of the house are good (the foundation, CBS walls, etc.). - The organization to help you close and move in to the neighborhood was excellent. Cons - Promises were made on communication that never happened. I learned more about the status of our build from he county building inspector online than from the project manager. Communications is just mediocre and needs improving. - They have so many subs that the individual subs only care about their project. If they break something that is another area, it remains broken until someone who cares fixes it. We had a broken (truly broken) kitchen cabinet 3 weeks before close, we are now 6+ weeks post close and still not fixed. - If you move into an area where they are still building, be ready for CONSTANT trash in your yard (not just dirt or construction debris, but empty cans, bottles, etc.). ... Overall the home is nice but there are many little things that need attention. They did not pay attention to detail. I realize they have many companies building these houses, but the quality is not up to par for what you pay.

Sales person did not clearly explain all options. Quality of workmanship & materials is not very good. Homes are built in a rush. Construction manager was transparent and good communicator.

Do not ruch thru final inspection, take the time to inspect all doors and windows for security and weather proofing. Railings will NOT be painted so be prepared for that. Landscaping is very haphazard in detailing what plants, trees and type of grass you have. Orange tube with wires will be hanging out of your home.Might have both outside water facets on same side of house. Inspect EVERYTHING

Fixed shelving in the panty is impossible to deal with. Can not fit small appliciances for storage such as a Kitchen Aid mixer or bread maker. Kitchen draws are not deep enough many appliances. No drawers in two of the bathrooms. Linen closet door is extremely small. Laundry room door can not be opened all the way without hitting the dryer, needs a design change. No pride in workmanship on those working on the house. Flooring has spots of "glue" throughout the entire house.

Everything was good until the end then Pulti rushed the trades to finish . The floors are filthy still after 2 months . You want to clean them now after we moved in . We were told we would be fined if we don’t close . We did and got stuck with repairs All because you want your numbers to look good for the month .If you protect your finishes you will be successful

The buying process with Art was great. However the selection of options was very limited (supply chain issues?). Jason has been great as construction supervisor. However, he has been dealing with poor quality control by subcontractors and subsequent timing to address punch list issues. Overall we like the home and everything the neighborhood has to offer!

Well built home--finishing work leaves a lot to be desired. Followups on things to be fixed have been slow.

Overall a good experience. $500k doesn’t buy what it used too.

It has been a long process with some bumps in the road. I must say there has been a recent turnaround with very good communications and actions. We are nearing the end of the list of open issues. Good recovery.

We bought in phase 2 in Del Webb Bayview. Signed in April and closed in January. Our construction foreman, Ben, was wonderful. We love living here but be prepared, there is a lot that isn’t included and it adds up. No refrigerator, washer, dryer, blinds or shades, and no light fixtures. Also no lanai enclosures. There are much better incentives now than when we signed up.

As soon as the stone was laid, we pointed out that 2 of the top stones didn't meet at the corner. We were ignored until a week before closing when we threatened to walk away from the deal to get the improperly laid stone fixed. Similarly, we pointed out an area of standing water behind our property before the sod was installed. Again, we were repeatedly strung along until I wrote to the county. The swale is now supposed to be addressed by April 15. No one told us when we picked out our fixtures that no racks for hand towels would be placed in any bathroom other than the master. They are $21 on Amazon. For an $800+ house, you could have installed hand towel racks in the other 2 bathrooms. Likewise, it was needlessly annoying making us hire subcontractors to install the ceiling fans, dining room fixture and electric car charger. Communication when building the home was spotty at best. Love our house once it was completed.

House has some issues, but overall satisfied

We love the house. BUT. Models have at least $200k in upgrades from base price. They grossly exaggerated expected closing date. They need to improve their responsiveness. Emails and calls often not acknowledged. After closing, it was as if we disappeared. Didn’t get a thorough punch list. We identified items that have been ignored. Linear fireplace set too high. Exterior doors that wouldn’t lock. No meter for irrigation (supply issue) that wasn’t pointed out to us. And more.

I would recommend having the walk through prior to closing the day before closing in consideration for all the buyers that are traveling from out of state.

Our salesperson was very good to work with. Very experienced and great communication. The build time took longer than expected. There were very few options to select from for cabinets, paint color, flooring options, etc. probably all due to supply disruptions. Our real dissatisfaction was with the construction manager originally assigned to our home. He was very difficult to work with, would rarely follow up with emails or phone calls. We requested a new manager to complete our build and this person was fantastic and wished we had him all along.
