Outside finishing in connection with a/c unit, cable box, outlet, etc., must be improved, too much defecting that they are taken as standard finishing.

The home is sound structurally, but the finish work leaves a lot to be desired. For instance, we have been waiting over two months for the kitchen cabinets to be completed. It is simply unacceptable. Paint quality is terrible. The paint itself is low quality and in many areas of the house it looks like a three year old did the job. We are still waiting for the promised paint fixes, both interior and exterior, to be completed.

Buyer has no options on some issues. Painting color selection, failure to finish garage, process for buyer to review plan to ensure design meets expectations and buyer knows what they are getting. More through involvement by buyer at key stages. Seven foot garage doors and layout of drive way needs to change.

I'll put the ending first - now that we are settled in our home, we are very happy. The community is wonderful because the people who live here are wonderful. And we like our home. The experience of having the home built was fraught with issues and disappointments. At one point there was no progress on our home for over two months, which delayed our opening and caused us to have to extend our rentals. The only reason given was that they were waiting on an inspection. We did everything we could think of, including sending an email to the Pulte customer service people that they refer you to when you write a bad review here. When you send a complaint to Pulte Customer Service, they send a nice note saying that they are very concerned and that they are sending your complaint to your local office since they are in a better position to solve the problem. Unfortunately, in our case the lack of response from our local people was the issue we were complaining about. As a homeowner you are assigned a customer service person that you are supposed to meet during your walk-through prior to closing, this person is supposed to be your contact for when you have any issues with your new home. Ours did not show up for the walk-through, nor did he call or communicate in any way. We were given a name for this person, but we have lived in our home for almost two months now and we have neither met nor heard from him. In summary, there were commitments made and not kept, and there was a time when we could not get anyone to tell us what was going on, and we felt helpless. The home is beautiful and the build time was acceptable considering the COVID delays in building materials and appliances. But I had trouble getting my field managers to respond to me with the issues I had with the house, before and after I moved in.

The communication should have been a lot better than it was. Due to the lack of communication, it cost us a lot of money.

Being a first time home builder I would have expected to have better responses to simple questions and service after we closed.

Poor quality laborers. Careless. Trash everywhere. Watered down paint. Still waiting on punch items after two months.

The purchase process is very smooth and efficient. The construction process moves along quickly but communications throughout the process is terrible. We knew very little throughout process and when we tried to communicate concerns or special needs we were ignored. Also care for property is not much of a concern during construction. Our hardwood floors were installed early on and not covered. We spent days cleaning them and now have 30 plus boards that must be replaced.

Paint drips, overpaint, crooked outlets, vents, drawer handle, light fixture, missing screw in door hinge, when water is on, tapping behind the walls, very annoying..….this is my second new home purchase. First home little to no issues…can’t say the same here..Pulte people are responsive.

I hate to be negative, but their some disappointing issues. Our toilet leaked after a couple of days, dishwasher hasn't worked for two months, takes hot water 3-5 minutes to get to the kitchen sink. Our front porch looks like it has been there for 20 years, there spots and stains everywhere and a footprint where someone stepped on the concrete before it was set. Everything was an upgrade in this house, which gets to be very expensive to have nice things, some of which we are still not happy with.

Most positive is the communities that they develop geared toward like minded people. Communication during the building process was the biggest let down. Work cleanliness and organization was an issue.

Builder got way behind initially ad then fired field manager. Hired new manager and everything seemed to be rushed to meet their timeline. They closed us without proper appliances (that we are still waiting o to be replaced.) Roof was not installed incorrectly and we had a roof leak the first night we spent in the home. They would not give us any official documentation of the repairs for our records. We have electrical issues (still), loose wiring in service panel and breakers popping. We still have water retention problems in the yard that need attention. Other than that, everything's great. (sarcastic). ... Más

We would highly ask for Elaine if you're interested in this community. She is absolutely fantastic. Communication was great and she even sent us pictures of the build progress since we live out of state. Elaine is 5 stars!!! Everything about the community is top notch. The home designs are very good and there's plenty of options to get exactly what you want. So all that is 5 stars. It took awhile to complete the home from purchase to getting our keys, but due to covid, with materials and labor issues, we understood and it didn't bother us so beware it could take 8-10 months from start to finish. So the reason for our 3 star overall rating, is the lack of getting our walk through items fixed. In talking to our neighbors it's a common thing. Most of our walk through punch list were due to drywall, paint and overall cleanliness issues. We did a pre-walk and created the punch list with our super. We got our keys 4 days later and virtually nothing was done. You would think Pulte would have these trades scheduled after the pre-walk to address the issues as I'm sure they are the most common ones. Our master walk in shower glass wasn't installed until the following week. We still don't have our dishwasher, they did put in a temporary one, but it's terrible. We have heard nothing from Pulte at all. The work crews next door damaged our stucco on two of our patio posts and they still aren't repaired. We had to send in our own punch list to the super, he said they'll work on it. We haven't heard back. So it's very frustrating with the lack of communication and lack of repairs being addressed and scheduled. We would recommend buying in this community, but you have to have a lot o fpatience. ... Build a good home, but it is built too fast. I am having things fixed or repaired that I missed during my walk through. Crooked vent through ceiling, incomplete retaining walls, scratched window, damaged sink, cracked cement at entrance, damaged vinyl window frame, touchup outside and inside, loose faucet spout in master bedroom, kitchen cabinet slider stuck, finish on kitchen cabinets needed touchup paint and better finishing. My view that I paid for has been cut in half.

I should have taken pictures during my pre-drywall walkthrough. Would have been helpful to document how my home was wired. Throughout my life, (aside from Del Webb) I’ve experienced four new home builders—after each I’d promise myself ‘never again!’ But Del Webb was uniquely different, except for a lack of full disclosure on the part of sales/agent, this build process was an improvement!!

This is the 3rd Del Webb home we have purchased. We previously bought in Sun City Tx, and Frisco Lakes. The walk-through was the worst we have experienced. Building materials were left in the home, trash in the garage and lanai. We were promised power-washing before moving in in these areas but it never happened. We are still trying to figure various features of the home which were not explained to us.

Finishings are bad for the price paid. Landscaping is terrible, grass is uneven and already tripped twice on the backyard . The garage finishing is absolutely the worse I ever had. Not happy at all .

We love the home and the neighborhood. However, we had multiple issues with the quality of the workmanship. We have paint splotches on the tile, a stain in the tub, and one outlet that has never been fixed. It was also the worst landscaping we have ever had. They didn't grade the lot or try to feather the sod.

Our Sales Person (Lisa) was very helpful doing the process and kept us informed by phone and with pictures.

The quality is somewhat disappointing.

Everything above base price is an option. One selling agent better than others. Once you move in, you transition to their work order program which doesnt work well and many delays. Make sure you list Everything possible on final walk thru and be very specific! Be prepared to clean your house before moving in. One Supt. much better than others also.

Be ready for delays and unfinished house at completion

Make sure your architect review your home plan ,it was not a very thoughtfully user’s friendly
