The home sale was quick and painless. The issue for me now is the after sale service. It appears now that my requests for service issues is going unanswered. During the sales process, we had an in person meeting with our Pulte/Del Webb. Who stated that they will be a contact if we would ever need an issue resolved again, that service is lacking and going unanswered

No response to concerns

Our home closing date was almost a month late. In discussing with our construction manager we were told closings were being moved around by his manager. Smaller homes were being moved to the earlier closing dates. We also had the closing coordinator try to move out our closing date due to their capacity, we pushed back on this and the held to the date. BUT this is really not ok, all teams should be aware of delays and address so the same house does not keep getting pushed out. We had to pay an additional month of storage on our house hold items. Our home was a mess on closing date, the cleaning was unacceptable. We have a lot of tile floors, when I raised concerns about the poor cleaning of the floors as they were filthy, our construction manager told us the cleaning crew used up 5 mop heads and was unwilling to clean any better. Why would anyone think this response was ok? We had to spend over 8 hours scrubbing our floors before we could even move in. We have built 6 homes, I have never been disappointed with my prior homes on closing date. We built a home with Pulte in 2014 and it was very good quality, the home is clearly not. The quality of trim / finish carpentry is very poor, and they way they are trying to correct this is consistently making it worse with every attempt as the person they are sending clearly has received no training on how to fix these issues. Some things can not be fixed with with sanding, corners should be crisp not rounded, split and cracked molding can not be caulked to repair, and rather than trying to fix items should be replaced. Everything doing the buying and building process was great, however as soon as we closed on the property we got radio silence, No response back from simple questions and the warranty dept does not exist (being ignored, no return email or call). Our stars would have so much higher, if the post close had been the same as doing the building process

Construction supervisor was great and punctual.

First and foremost, the sub-contractors are/were sloppy with their work ethics with NO pride in their work skills. The upper management never had a pulse on what actually was going on with the project. We are very hesitant to pursue another venture with this developer. Now we will see if their follow-up will rise to the occasion, as they promised, to fix what the contractors did not complete the first time.

Sub-par workmanship and lack of attention to detail in multiple phases of the build process. They're building too many, too fast, given the amount of supervision they have and with their (obviously) limited access to workers who are skilled.

Best option is to not take any indoor upgrades and have house redone after close. The inside walls with the orange peel finish are horrible. Everyone hates them yet they will not let you change.

Friendly sales agent. Build manager did not follow through on commitments. Fit and finishes below expectations for house at this price point. In particular, the paint and its application were poor. Design center options were too limited. Clubhouse appears to be undersized for the size of community.

Two months late on closing. Nothing for that inconvenience. At time of walk through a lot of little things to be completed and after 6 weeks we are still waiting on trim and paint. Workers are scheduled and don’t show up. I have complained about a pot-a-pottie in front of my home multiple times and it’s still there. Positive side community is nice.

The overall lack of attention to detail is staggering. It started with my arrival to my new home. There is a giant vertical crack that runs right up to my front door. The keys that I was given to the house did not work. I had to go back to the sales office and the construction manager had to let me in. Locksmith had to come back to re-key the locks. There are chips in the exterior stucco all over the house. Grout is missing in both bathrooms. There are chips in the fiberglass surround in one bathroom. The list goes on and on. I tried repeatedly to work directly with my Construction Manager Chad. I have since given up as only one small item was taken care of. Mediocre for these reasons. Here are some of many after move in. Floors, counters filthy on move in and was promised it would be cleaned during walkthrough. Leaking plumbing after day one. After a month they still have not cleaned all the paint splatter and epoxy globs they left on tile floor. Cracked tile, glass scratches, missing outlet covers, sink drain stoppers not working, obviously out of line can lights… Here is the low down. DelWebb/Pulte is a production builder. They claim quality but supervisors do not do quality control so you are depending on quality sub-contractors they use. Then you are responsible for identifying problems, which will be many, scheduling the subs, burning a lot of your own time to make things right that should have been taken care of by DelWebb/Pulte. They bank on you not identifying problems and heard many stories of extremely difficult subs from neighbors. They try to wear you down. I highly recommend getting a professional home inspection in first week of move in. Inspector found some serious problems with my roof and other structural stuff I would not have found myself. Very slow responding to emails. Cracks appearing after just one month. Upon closer look, pieces of wood missing.

Very dirty home. Absolutely no care taken in delivering a clean home. Silicone and stains on tile floors. Carpets were extremely loaded with dust and saw dust.

Painting were not properly If you really want to know then may be you should send some body to see and get detail opinion from people who live in the house.

Make sure to stay on top of your construction manager throughout the build process. The quality off the work by the tradesmen is sloppy and the quality of some of the materials is less than would be expected for a home at this price level.

As of right now, I am a very unhappy buyer. I have an issue with the water sprinkler system getting a bill that’s way too high and I was only here for two weeks. Already got a call from the water company that can be almost impossible telling me I use 52,000 gallons of water but it seems to be no concern to anyone involved in my issues I am shutting off my sprinkler system. The sprinkler system keeps leaking so I don’t know who to get in touch with. I’ve tried so many people but nobody returning my calls or emails I had somebody say they’re looking into it I haven’t had anybody come to my house or anything to get this problem fixed so I’m gonna get my first water bill. Phil living here for over two weeks I’m gonna get maybe a 500 and something dollar bill for using 52,000 gallons of water that’s almost impossible so I need somebody to take care of this problem take charge. Let me know what I have to do because my bill is coming soon and I need my issue fixed. I do have a warranty so let’s get somebody over here to fix it and let me know what the problem might betill then, I am very unhappy and I will still write comments in the Stone Creek community paper ... The home is decent, and we do not regret the purchase. However, the customer care manager has been abysmal. The house does have issues that warrant addressing; paying 400k for a new house and the dishwasher break, large cracks in cabinets, and sinks not working within the first month is not pleasant -- but the lack of care from the customer care manager is truly disappointing. There is a clear feeling that they do not want to deal with us now that the money has been paid. This is disappointing, to say the least. Issues that were supposedly doubled check to work were in fact NOT double checked, or even checked at all. Furnace did not work -somebody failed to turn on the gas. Dishwasher did not work - there was no electrical connection - no whip from unit to electrical source! First time we used the oven it blew up & Del Webb rep had us call warranty department which was going to be a 6 week wait to repair it! A street cleaning water trunk with a 20,000 gallon capacity was told to use our faucets outside as the source for their water supply - can you imagine our water bill of 20K gallons??!! Poor quality finish on walls and cabinets, scratches on cabinets, told the were on order to replace, have not heard back. Walls poor finish with paint! Scheduled a meeting for warranty and took afternoon meeting and no one showed up or called saying they were delayed. Not happy!

Home was built within time frame promised. Punch list before close not completed so now we are dealing with the warranty people. They have to see eversum itted before they will send the trade out. Frustrating process now.

Don’t want to say

The Granit Kitchen Counter Tops which I paid 5K extra for are a disaster Corners broken off, chips, gauges, scratches, etc.. More than 30 in all, on all counters. These where noted prior to closing and after closing. Was promised all will be taken care of prior to closing. STILL WAITING 4 WEEKS LATER. Found out yesterday that our sales person quit. Also that the "Customer service dept has no people and building supervisors are filling in. Had meetings with at least 8 repair people and the contractor . Ironically all the work men told us to replace it as the damage is to great. Different story from theirs boss. Was told we don't listen to the work men just the bosses. ( If you want to know how a war is going ask the troops, not the officers.) From my view the current game is WHO'S GOING TO EAT THE BILL TO REPLACE MY COUNTERS. Which by the way I had no choice in selecting. Beyond all that I think given the rate at which this developer is building homes the mess by the subs is a given. All though if appearance means anything, I would recommend based on my building homes myself that the builder create a cleanup crew to manage the mess at the building sites. also that the supervisors take greater care in there inspections and police the subs to do good work. ...
