Highly disappointed in the overall procees from start to finish. Once we signed papers with Pulte we NEVER heard from the sales agent. We missed out on getting a gas line run for gas grill (prior to foundation being poured). The quality of interior paint is bad ( i bet your average consumer would never buy this quality of paint in a paint store). It appears that the tankless hot water heater is a cheap commercial grade (the model that was installed does NOT have a dedicated return line which would allow for a recirculating pump to be added so hot water would be readily available. And being charged to add gutters was shocking (why in the world isn't this just included in the purchase price???).. by having this as a ADD ON is a poor marketing decision...it leaves a bad taste in everyone's mouth and this point is constantly talked about at neighborhood gatherings....I could go on but I think you get the point... People always say...you dont move here for the house...you move here for the lifestyle... ... Más

The beginning of my process was great, good communication, pre-sheetrock walk through good, regular updates. The final 45 days not so good. My builder representative did the surprise, it's ready early after telling me the house would be ready later for months. Then 2 days before closing wanted to push closing for a few minor things - all theatre! Do not close if you have even the smallest items outstanding, it's almost impossible to get them done after closing. Pulte may build a good house structurally but the finishing of the home & attention to details is of poor quality.

Our experience with Allen our salesman at Stone creek was excellent he is knowledgeable, personable and provided great service. Our construction manager was ok, we feel he should have been keeping a closer eye on what was going on in the home during the build, which would have avoided some of the problems. Workers from numerous trades are very careless, large gouges, dings and scapes were in the drywall throughout the house which needed repair and repainting. One electrical outlet was dry walled over, and one outlet in the kitchen was tiled over. The kitchen sink was not properly installed in the granite countertop and leaked into the cabinet below, mirror in the master bath was reset 3 times due to being placed in the wrong location and a bowed wall. One day after closing the Construction manager set up the door installer to fix a problem and the contractor was a no show, no call and no response from anyone. The driveway was poured about 2 1/2” - 3” below the level of the garage floor and they had to grind down the entire edge of the garage floor to reduce the difference where you drive in. When the construction manager was asked how that could happen, he shrugged his shoulders. After closing using the warranty team to resolve issues is extremely stressful. We contacted the warranty department by email and phone calls about the kitchen sink leak. A response is supposed to occur 24-48 hours after contacting them. After no response for one week from the warranty team, we went and spoke to our salesman and asked for help. After his intervention, we received a call back and follow up for the warranty team representative within one business day. The sink issue was resolved about 5 days later, however the process didn’t happen as the warranty team explained. The warranty representative also resolved the door issue. Overall we still love the house, we are still dealing with some small issues and navigating the Del web process. ... Más

Very poor interior painting and sheet rocking, cabinets very poorly finished. Eaves leak over front door.

While we rally like the community and the home design, we've had more issues than we would have anticipated for a home of this cost and new construction. While the basic construction seems to be of good/average quality, the finish and some of the materials (windows substandard (poor build and screens not well fitted), cabinetry faulty glue system, roofing system not executed to code (ridge vent), terrible HVAC drain design, concrete is poor - rust spots all over) were not of the quality expected. Trade work was of a poorer quality than expected as well as drywall and paint work is of mediocre quality and corrections have been challenging to get done. Insulation execution was inadequate (found to be a "dusting", and when "corrected" still less than required by code (based on certified home inspection after closing). On an upside, the home design in general is very nice and we like the layout and location of the home, but for the cost, this is not the standard we felt we would receive. Advise any buyers conduct extensive due diligence on materials/labor that will be used as well as any warranties to those materials and the overall home prior to purchase. ... Más

Craftsmanship is horrible. Service was worse. HOA requirements out of this world

Use cheapest rarely used toilet flash system. I will have to hire a plumber outside to replace them. Garage and driveway not even.The alarm system is impossible to set up and after reading the manual. The builder next foot useds my electricity to build their new house and use my outdoor faucet to water their lawn.

We have a list of issues that I first officially reported on June 21, 2023, that have still not been addressed two weeks after my initial email. I called the sales office because no one was answering the Customer Service line, they said to just wait a few days. It appears to me once you give a satisfactory survey on the initial walk through that all support is gone. I have power breakers that trip constantly, and two full rooms are on one 15 amp breaker (seriously, even I know that will not work). After two weeks of trying to get help I finally got a hold of someone by phone who says it takes a week to get electrical help, I hope there is not a fire, I think this house was miss-wired. Even the power panel labels confirm that. Cabinets drawers don't close all the way, I have cabinet paint issues that you can only see from the dining room (too bad, Customer services says, you have catch paint issue during the walk through). The kitchen air vent looks like it was purchased from Goodwill, with obvious deep scratches. The trash can drawer is so hard to open, a 5 yr old couldn't open it. There's not even a toilet paper holder in guest bathroom and I reported that on June 6th. We are now a full month with toilet paper sitting on the floor. Where is the attention to detail, where is the respect for the customer? The outside air filter was never installed, they just threw it in with the other filters because it did not fit the filter holder, I know I tried. This outside dust left the inside air filters covered in dust and our A/C air ducts are covered in dust to the point you can see it with a flashlight. Customer service says filters are not their problem, I explained that the filter does not fit and was never installed. Still, they don't care, filters are not their problem, they don’t do filters. The floors were so dirty with dust, I had to mop the whole house twice just to not have dirty socks while walking around the house. We mop all the time because dirty outside air is blowing through our house. And finally, the air conditioner, the unit in the attic sounds like an airplane landing, you can hear it over the TV, it is so annoying. But noise is not an issue that can be fixed says customer service, only failure. So, are they saying that we have to live with noise? I could go on, but it all comes down to attention to detail and respect for the customer. This is the second new home that I have purchased and I'm massively disappointed in Pulte's product. I have already begun asking the neighbors what they think and I get the same answer from everyone, “Pulte does not pay attention to detail.” Maybe that’s just this area, but I’m not impressed, I can’t wait to sell this home and my landscaping is not in yet. ... Finish work is very poor. Pre-hung doors installed wrong/crooked. Caulk slopped around. Door frames poorly finished. They do not sand any rough edges on doors or frames. Only a single coat of paint that does not always adequately cover. Water main broke in the first month and warranty service team said they could not reach the plumber and gave me the same plumber's phnoe number telling me "you're on your own"!

If you don’t mind limited choices, sloppy finish work, and design that focuses on saving the builder money rather than what’s best for the client, then Pulte is the home for you!

Very nice models with plenty of options but the quality of the actual build and the materials really is absolute crap. I'm sorry... and my Project Manager did an amazing job and responded to everything and went above and beyond. If you are asking me what I want others to know... know that Del Webb is a nice place with total crap quality construction... come see my house and I'll show you crap quality of trim, floor moulding, door installations, windows are not even remotely square, terrible caulking & sealing, and virtually no care at all when painting the exterior or interior. And there is virtually NOTHING Del Webb is going to do about it. Nice place to live though... really. ... Más

We were able to select from a variety of homes, sites, and floor plans. However the completion/closing was delayed 3 weeks and the bldg, supervisor told us 1 hour before closing appt he would "personally" stay to complete the 6 minor items still outstanding on the walk through, It is now 45 days later, he has emailed 5 times that be would be over to finish up and has never shown up. This has been a big spoiler to our experience with Pulte, and having checked with many new neighbors this has been their experience as well.

I would recommend not closing until walkthrough issues are taken care of.

I have purchased four (4) new homes in my lifetime. Each has been a train wreck in its own way, mostly due to the lack of integrity of the builder and their subcontractors. Unfortunately things haven't changed much over the years. That's why when you do a search on Pulte you get mostly self-generated hype on how great they are, and stories from around the country on all the developments that have been forced to sue them due to their incompetence and arrogance. I take no joy in posting this. Just presenting honest assessment of my experience.

We knew post pandemic that building a new home in Arizona was going to be a challenge. It was worse than anticipated. We decided to take a chance and pay the inflated price for the house and the “upgrades”. A 9 month build turned into 15 months. The quality during the build was average, too many things to list. The finish quality is average at best, poor drywall, texture and very poor interior and exterior paint.

Interior doors, handles, windows, bath & kitchen fixtures, interior paint for a base plan are lowest quality and would predict would have to replaced after warranty. You are not really given options to choose interior paint beside color. The stage management system is frustrating. There should be a point person from start of build until the first year after closing. At each stage it seemed the home buyer was starting over.

When doing a review of Del Webb you must also include Pulte Builders as they build the homes in Bayview. My overall rating is 3 stars. My wife and I have moved 18 times and usually buy new homes. The duo of these two companies probably ranks below average of the homes we have had built. We have been in our home 2 months and are still waiting on a list of items to long to include here to be completed. I realize covid and reduced manpower have caused some of this problem but to be honest Bryan our construction manager probably was our main problem. He promised things to be done at a certain time and probably missed the timeline in over 50% of the time. We were never told we would have to pay for a reclaimed water on our utility bill for irrigation when we signed our contract or when we closed. The HOA fee went up $60 a month just as we closed but we still have to pay for this reclaimed water irrigation bill every month. This is the first HOA I have ever been charged for irrigation. Simply ridiculous ! To some it up I would recommend DelWebb and Pulte but suggest you ask a lot of questions and make sure your construction manager has a good resume. The people at Pulte have far too many homes to handle per each manager. I am sure this review will never be shown to the general public but if it is please be VERY careful when deciding about not only the developer but more importantly the builder. ... Más

Was not the enjoyable process we hoped for.

We have a nice house. However, there are still unresolved punch list items 7 weeks later. The process was nothing like it was communicated to us. Disregard the nice friendly sales literature. Communication was poor. The inspections never happened, the design meeting was poorly run and although we agreed to and expected certain items (and upgrades);the builder just changed some products without our consent or agreement. We should never have closed when we did. We felt pressured to give the construction site manager a good grade. We never did have a “celebration” walkthrough. As I said, we do have a very nice home and our experience so far with the warranty side has been positive. ... Más

The home was very dirty upon moving in! And we were told it was a construction clean, your cleaning crews need a lot of help! Also not very good at getting back to handle issue.

You have to check on house on a regular basis to make sure it was correct.Some of the subs were poor no supervision put up houses to fast just worrying about getting there money on the closing

My review is mixed. My hopes were met with disappointment on many levels. Working with Tracy G at the sales center was everything I could ask for…10 stars! I financed with Pulte and that was an unending nightmare unfortunately. I have perfect credit, income, no debt, a huge down payment and documentation for everything yet had it not been for VP of processing Nick H. stepping in after 90+ days of torture, my loan would never have gotten done. He gets 10 stars and his team of processors and underwriters get 0. The level of workmanship and finishing on my new home is below expectations. Pulte cuts a lot of corners to save a few cents and the results become apparent upon move in. Jason S, my construction manager was my angel (50 stars for Jason). After I moved in and showed him the things I discovered he addressed the issues quickly and for that I am grateful. If you buy a Pulte home, my suggestions are 1) Don’t finance with Pulte unless you want your brain to explode 2). Hire an inspector to check EVERYTHING for your final walk through before you sign off. ... Más

It’s a nice house but several things unfinished. I think the development went up too quickly. For example my dishwasher has screws missing. Before I moved in we blue taped things needed to be fix. Blue tape still in my laundry room. Flooring doesn’t come to trim in corner. One of light bulb was missing in guest bathroom. Should have checklist to review before a person moves in.
