Not very happy they take their time nightmare responsive to your needs and times matter of fact they have no respect for your time.

On the surface, the homes look great. But I never thought one could miss 6 pages of specifications in the contract and get the kitchen wrong. They built the wrong island and missed several electrical upgrades. In their haste to correct the misses, they butchered the pavers in the driveway tracking out joint compound and other stuff that we're still waiting to be cleaned up - promised to be done prior to closing. The warranty folks in Las Vegas say that Pulte laid off all but one manager, so that's why three months after closing, we're still waiting for punchlist items to be corrected. Forget the warranty work. Still waiting on most of that. Sadly, my neighbors have the same experience and I doubt Pulte will allow this review to be posted. Fortunately, there's Facebook and word-of-mouth. My advice - don't close until all defects identified on the walkthrough are fixed. ... Más

At least 7 punch list items remain outstanding 2 and a half months after closing. Promised a small amount of paint for every color used (unfulfilled).

We have gone through the experience of building a new home multiple times in our lives and I would put Pulte in the lower half. Lennar with whom we have had build two of our homes was much more streamlined. Follow up from them was about the same. I would say workmanship, quality from Lennar was superior to Pulte. Granted, a lot of the build of the Pulte home occurred before, during, and after a significant hurricane, but quality was less than desirable and it appears Pulte cut a lot of corners to help their bottom line. The materials and included extras were also far less optimal than Lennar. If this home was not in the community that it is, and was here in Colorado where our Lennar home is, we probably would not have purchased it. ... Más

While the home seems to be well built, its has many things that need to be finished. Once the house is closed on, any outstanding issues the builder will take months to fix if they do. Seems as if they are hoping you forget about the items. I would not do this again.

Very bad experience in the design center and untrue promises made. Wilmington customer care very slow and difficult to deal with. Quality of some materials questionable. Although I love my house don’t know if I’d recommend.

House quality seems good but the craftsmanship quality of finishes is poor

The build process was okay with the exception of faults and disappointment as the close approached. From finishes, plumbing, accents, there are the expected issues but many that should have absolutely been captured through the quality process.

We have only been in our new home for a month, but here is our impression thus far. There was considerable turnover during the build with our construction manager, our sales rep, and our customer care person. That made the experience quite frustrating. We finally had a great construction manager at the end of the process (Tim) who made the closing come together. There are a number of punch list fixes that need to get resolved and they are scheduled. We will await those to be completed before we give a complete review. Lived here for 3 months now and still getting repairs made. One big issue of the wall vibrating when the door to the garage is closed, will never be fixed. The house is the price you pay to live in Sun City, and I love the life style here. So I pay the price.

There are a lot of questions that were not brought forward by the sales office when I bought into Dell Webb. Some Condos are right handed and left handed. That was not explained to me. I thought I was going into a right hand Condo and went into a left hand one and when I told the sales office that they told me basically to suck it up it's not an issue, you will get use to it. The second thing is the parking spot, I am in a spot where I can barely park in and it is a safety issue. I tried to change it after closing and again they said they can't do anything. But it truly is a safety issue if a fire broke out and I couldn't get out of the car. They are possibly building Section 8 or like apartments next to the property, for some people this is an issue for their safety that is why they bought into this community at Del Webb was to be safe. Del Web said they didn't know anything about it and if you want it to change it vote. Great Answer. Some of the appliances are not high quality. My dishwasher already broke and had to get it repaired. The washing machine is so so. For the money they could of brought in better quality appliances. Taxes in this area are really high, some of the highest in Massachusetts and of course the sales office would never tell you that. I just didn't do enough research, my fault-- and finally if you would ask if I would do this again, I am not sure I would buy a Del Web property. ... Más

Bill was very good at keeping us informed during the building process. Dean did an excellent job during the home tour and was very responsive to any issues. Seeing things now where Workmanship could have been better.

We have an extensive list of reported problems and not one response from Pulte. Very disappointing.

My experience is that the build took longer (told 6 months...it was 11 mo), that materials were not the quality I was led to believe they would be, design choices were limited, and builder response to complete or fix problems has not been satisfactory.

Pulte failed on quality and craftsmanship.

The seller was poorly trained and seemed inexperienced. We feel options available we not all explained adequately to us leading to disappointment about our Pulte experience right from the beginning. We moved from a smart home in an upscale neighborhood valued at less than what we paid for this one. Frankly this one is sub-standard compared to that one. The workmanship is rushed and shoddy in comparison. Paint still spattered about, excessive glue on top of bathroom tile, leaking toilet, sod poorly laid and washed down hill with rain two days after we moved in and I could go on. David the builder did come back and had some issues addressed but said we had to go thru our Pulte contact for remaining concerns. Three weeks after contacting Pulte rep someone finally fixed the toilet which had a bolt sheared off. I did the clean up of glue, paint, etc myself and the house light apperently had to be ordered, still not replaced two months after closing. No one has even come by to look at the missing sod issue and how to slow down the rushing water every time it rains. And for a smart home based on electric the breaker box is inadequate to run much of anything beyond the basic appliances put in by Pulte. We put in an invisible fence which pulls regular house current much like a small refrigerator and plugged our gulf cart in and blew the GFI. Also we thought when Phoenix Systems was to set up our smart devices they would be here the week after closing. That who experience was a joke. Not only did no one show up, repeated calls and emails went unanswered. We set everything up ourselves except the wi-fi portals. We also thought a ring doorbell was include but apparently not. They finally came out but the portals still don’t work and no one to date has called us back. I would totally not recommend anyone buy this “lack” of “service” from Phoenix. All in all the Pulte experience has been frustrating and unsatisfying. ... Más

Initial construction manager was clueless. Unfortunately, the replacement construction manager, who was great (Nathan), came onto the job when it was 75% completed. Builder installed wrong kitchen and doors. Sliding doors (5) and about 6-8 windows need to be replaced due to scratches and broken seals. Took 4 weeks to replace flapper in Owners toilet. 70 pavers had oil stains and were replaced. DEFINITELY NOT A QUALITY CONSTRUCTION!!

Design is mediocre and usability of appliances is confusing, Response to questions ranges from excellent to no response at all.

Its too early to rate quality and value. Trustworthiness is low as our field manager disappeared and would not return calls or texts. Other neighbors have the same experience so that tells us that management instructs the FM's to ignore calls and therefore you get an F in responsiveness. We still do not have screens for the windows, some of the vegetation in front is already dying (not sure if its a sprinkler problem?)

Feels more like my entry level home buying experience. Not the same as the Pulte build I had a few years ago in Las Vegas

Our second builder, Jason, came on late and has tried his best to rectify several critical issues. He is friendly and has worked admirably to try to help us be satisfied. In our opinion, he is a tremendous employee. Though the materials of our home are what we expected, the overall craftsmanship of our home has been pretty shoddy. That being said it is better than many of our neighbors. It is unfortunate that the builder feels it more important to build as many homes as fast as they can, rather than to take a bit more time to create a quality product. The saving grace are the community amenities, and the wonderful climate. If not for that this would be overpriced and not worth the effort to relocate. ... Más

I looked about a year and there were so many communities to choose from in this area but, in the end I thought Del Webb Pulte would be the best option. I really was disappointed in the overall quality of the materials used to build and the workmanship building the home. I am looking forward to making friends and enjoying the community so hopefully things will work out.

Take many notes and pay attention to all details.

At our first walk thru we encountered a myriad of problems stemming from unfinished and faulty work. Poor cleanliness made it difficult to evaluate cabinets and flooring. There were just too many problems to keep track of. We closed over 6 weeks ago und we still have open issues from the final walk thru punch list.

Responsiveness to requests not good. We complained about an issue and no one ever responded.
