Customer service is lacking in too many operational areas. Who is im charge, supervising operations??

We were misguided about the future trail. When we selected a lot, we were told that the trail would be at least 30 feet away from our home. They have built it right next to our home and now we are deprived of our privacy. We feel like we are cheated. It is so close to our home that we feel like like we are sitting at roadside cafe. We presented our case to board of directors, but no response from them. Very very disappointing.

My sales person Jeff was Outstanding and the only Pulte representative who supported me fully after closing. I have detailed in other surveys this, the Construction manager and Pulte Mortgage. So far the Warranty team has been very disappointing.

I’ve read many comments where residents are calling Dell Webb “Paradise”, and in many ways it is. But when it comes to the actual house, it is disappointing. My kitchen countertops do not reflect the color granite that I chose. The countertop in the third bathroom is not what I chose at all. The faucet installed in the kitchen is rusty. Finish work around the master bathtub is very sloppy. Some things they may get around to fixing, but the granite/quartz countertops are permanent, unfortunately. Seems it’s just my tough luck.

Going through the model was wonderful. It was beautiful but going through my house was a shock to say the least. I have stains on the cement walking up to the house and that is just the beginning. One of my French doors going into the office still needs work done on it and that's not happening. My counter top I sealed and yet found scratches and small divides. My windows would not lock, the dishwasher would not dry. The floors in the bathroom have paint drops that I need to scrub out. Outside I found that some of my siding was not nailed into place. The list continues. Yes Del Webb has gotten back to me regarding most of this stuff and making it right. I'm a first time buyer and this is going to be my forever home. It needs a lot of work to make it right. Also, when I moved in I realized that my neighbors can see me while in the shower if they want to. I would have thought that being so close to one another that the houses would be situated in such a way that you wouldn't see your neighbors. Nope, and I need to put a film over my window in the bathrooms. For the price I paid for this house, I'm very disappointed with everything that is wrong with it. I would like to start off by saying the sales team is Awesome! I watched my home build from day one to closing witched took almost 16 months. From the start I was disappointed with the quality if wood used to frame the home. Numerus twisted, cracked, and warped studs. The concreate driveway had to be redone and is now worse than the original. The most disappointing part of the construction is the finishing work of the home. There are too many detailed issues inside the home to list here. The subcontractors have hired less than competent/unskilled personnel to completed even the simplest work correctly the first time or second time. I feel Pulte field superintendents want the homes to be the best as possible but are stretched too thin with too many homes to complete along with the poor work of subcontractors are causing the lack of consistent quality. I have been in my home just over 2 months and have submitted multiple warranty tickets in the Pulte system and have yet to any of the repairs completed. Most of the tickets submitted are issues that should have been done prior to closing. If I had to do this again, I would not have purchased a new Pulte home. We were very excited to go through the process. We started with the purchase of the lot and like all sales agents I imagine ours threw the “you better hurry; someone else is looking at the lot” warning to purchase now. Whatever. The build was slow but expected to go from Nov to Jun 1; we closed on Jun 30 so had to extend our apartment lease Jun and then Jul ($$$). We knew we’d have quality issues when we walked through and saw the plumbing in the laundry room was turned backwards. Fast forward to final walkthrough and the result is a punch list 19+ lines long and supposed to be addressed before move in. That didn’t happen and we are still waiting and finding more poor workmanship flaws such as under counter cabinet slide out draw coming apart when pulled out, upside down electric socket that doesn’t have power, etc. I expected better quality from Pulte. ... Yard is a mess. Craftsmanship is below par and return of messages is slow

The Sales experience was good, however, responsiveness once moving in has been poor. I have several quality of workmanship issues that are unresolved and desire to ensure customer satisfaction is a low priority. If anything, I feel criticized and ignored asking for broken/sloppy items within a new home to be repaired.

My new home and my experience has been good, but I am one of the lucky ones. Other homeowners on my block and in my area are having nightmare types of issues due to the poor craftsmanship of the trades used to build these homes. Drywall issues. improper countertop installation. damaged cabinets. Poor tile installation. And mostly poor response from the manufacture.

Worked with several construction managers over the course of the build. Most times the concerns and issues that I brought to the attention of the Pulte construction people were ignored. Sometimes I would not have any communications for many weeks. When I did receive some form of communications, there was no follow through on what I was told would be done. I am still trying to resolve construction issues. Other issues I took care of myself, and I am still resolving the issues myself.

I’m disappointed in the workmanship, attention to detail, and poor quality in my home. I have submitted several requests for repair to the warranty department. I hope the problems will be fixed. The person in the warranty department handling my requests was out for 2 weeks, so that has delayed the issues being addressed. I’m disappointed that the project manager delivered my house this way and the cleaning off my house was very poor.

The home was delivered six months after the projected closing date. The ceiling in the gathering room had to be resurfaced and repainted and doesn’t match the original making a house look like it’s not new. Interior workmanship is inferior when it comes to caulking, baseboard millwork, painting, uneven flooring, door mounting, some windows are cosmetically damaged and the frames need repainting. The French doors and entryway doors are not hung properly. All interior windows are missing their interior panels to hide screws. The house was far from being cleaned when we moved in. We had to clean almost everything, countertops, floors, and walls, they were paint splatters over the entire house. Since we were able to visit the job site every day contractors were not held responsible for keeping the jobsite clean as Pulte advertised and placed signs. Food, empty beverage bottles, and general garbage was left on our lot frequently. Quite honestly we were not excited about moving into our new home because of the number of issues that needed to be addressed. I have heard that our issues were pretty common with all the builders in the Port St. Lucie area. This is unfortunate. Our warranty person met us the first day we moved in and has been responding to our concerns. Presently I’m feeling that our issues will be addressed. I feel it’s unfortunate because many of these issues could’ve been addressed during the construction process and could’ve taken a lot less man hours to rectify than doing it after the fact. ... Más

The sales process was great, and we were kept in the loop during the build. The closing date came unexpectedly as I was told we would be closing much later in the month. The house was not ready for the walkthrough. Doors were still being hung and the house was not finished for our inspection. We're 6 weeks post-closing and 4 weeks after moving in. Customer Care is just now starting to address our issues.

The quality of materials is not acceptable for price of home. I purchased a Spec Home, so no upgrades, but thought the basic level would be good quality. The Pulte sales agent was confused at times and did not have answers. The mortgage process with Pulte seemed to have communication issues between hand-offs/departments. The landscaping looks good until you actually check how trees/bushes were planted and discover uneven ground under grass/turf. When you do a walk-thru, take your time and inspect every inch of home. Some items, you don't see until you actually move in and then you have to deal with Pulte customer care (which is very short staffed and overworked due to number of issues from homeowners). Overall, it was not a good experience. Buying a new home should be exciting and a happy time - not so stressful at every turn you make. ... Más

Kitchen cabinets, Kitchen quartz, floors, tile in bathrooms beautiful. Paint and trim finishes terrible. I'm sure we will need to repaint the entire house. Fingers crossed they repair our wood finishes, baseboards, crown, etc.

We have had issues with various items in home and we get no responses to emails and no action taken to correct issues. Terrible customer service

I have issues with the workmanship of my new residence and everyone is involved with new buildings and I don’t know how to resolve mine. I don’t expect to wait for the first year review!

Kenny and Andrew are excellent and know what they are doing . Unfortunately their communication is below standards . Every step of the way the wrong materials were used and had to be done over . Wrong counters , sinks , backsplash , toilet .

I believe the builder (Pulte) builds a very structurally sound house. Very well insulated, etc. Our problem is that we got caught in the middle of supply chain disruption, COVID, the hottest market in the country (Austin). It took 14.5 months to build our house. We could not get ANY completion dates on the house until days before closing. A person cant plan a move without a closing date. The finish subs were horrible. The painter was doubly horrible. Pulte's CM was a really good and hard working guy but he was overwhelmed with a huge workload. the clear solution would be been better oversight on the vendors and subs. Minimal supervision on very poor subcontractors creates a circus-like environment and disastrous results. Feel free to contact me again if someone would like more information or recomendations. ... The home is nice but would not give it a high quality rating. As an example there are many issues with the walls. There are nicks and pits in many places. On the hard woods it looks like a stain pen was use to cover up bad spots. And not used well at all. It looks like a kid used a marker on the floor. There are many examples where they cut corners. Mediocre construction and responsiveness overall.

The supervisors for Pulte homes did not handle the trades properly to insure the work was done properly. The home was barely ready for the closing date. We paid for an upgrade to the paint color anticipating it would be a better grade a paint, not true you can wipe it off the walls easily with a wet rag. Went to Sherwin Williams to get some touch up because of that and they would not sell us any because the painters use builders grade which is watered down paint (exact words from SW). Found out no insulation was placed in the attic and that had to be re-done. The house was not really construction cleaned for us to accept, but had no choice but to move in. Not a good experience but the construction of the house shell seems good. Also the Phoenix systems pre-wire job was awful we had to bring a contractor to fix their work, Pulte needs to look for someone else in regards to this trade ... Más
