Prospective homebuyers need to know, up-front, these are production (tract) homes not custom. Upgraded “packaged” choices do not mean higher quality workmanship (save your money). Sadly, the Field Managers are tasked to follow MANY home builds and cannot possibly keep up with checking daily workmanship of all the trades. Poor finishes (woodwork, drywall, paint) seem to be the “norm”. There is a warranty process in place which, at this point, seems to work well. It blows my mind (as well as my neighbor’s minds) why the work isn’t done right initially, saving money for both the builder and homebuyers! The neighbors and myself, in this new neighborhood, can’t imagine the money being spent by the builder to correct all the shoddy workmanship done on our homes! Anyone entering my home today (I closed almost 2 months ago) can see for themselves the poor workmanship, starting with the dirty (should have been power washed) front porch and the dirty and poorly painted front door. I know eventually these things will be “fixed”, but at my “expense” of time waiting on trades. I recently retired and invested my money in a home here to enjoy the lifestyle and amenities. Have a check list when you go through final walkthrough to ensure everything is repaired before purchase.

The design of the homes, orientation of lots and the overall community are awesome. The construction process is underwhelming. Had to schedule every trade to come back to make things right. Example - our exhaust system above the range was installed without the duct (3.5’) connecting the fan to the outside ducting. Bad painting, drywall, I’ll-fitting doors, etc. Best advice - forget upgrades. Buy with “included” and upgrade after mow-in.

Building my new home was not the experience i had hoped it would be. Supply chain issues and delays we plentiful. My home was completed about 4 months past the initial completion date. AND the sub-contractors and trades were sub par. The amount of items that needed to be redone and that are still not corrected 2 months after my closing are way more than anybody should have. Since its only been two months since I closed, i cannot speak to the long-term quality of the home build

Quick to sell, slow to respond to builder issues that need to be corrected immediately

My experience has not been great. I realize the supply chain issues couldn't be avoided, my issue is with the quality of the the finish work. It left a lot to be desired. Too many issue that now need to be redone, is not how I expected my move into my NEW HOME to be. My opinion is there are too many new builds going on at once, and the trades are rushing through doing a sub standard job. Now I have work orders to be completed to correct the issues. Why wasn't it done right the first time?!

Review model, sell you a lot, make you "bid" as they timely release to drum up price. Overcharge for any upgrades. Have you pay... and then communication is like a ghost. Promise 45 day notice of completion... delay, delay and give only a week notice. Then get you to close based upon occupancy permit, and not deliver on promise to do final touches. Overall, a pretty poorly run operation.

They were not upfront in letting me know what I might experience during the building process. I only found out after moving in. I felt that the only thing that was important to them was to make the sale. I Talk to my neighbors an they felt the same.

I’ve got issues that were identified at COE that got pushed to warranty and nobody has addressed them. It’s been over a month since I reported the items to be fixed and no answers or updates from Pulte.

It’s clear that management is not focused on client satisfaction. There were too many issues at closing that still have not been addressed. Trying to get someone to work on the issues has been frustratingly hard.

Extended time it took for build vs estimate. Quality control is at best average. You need someone watching every step of the build to insure things get done properly.

Love the home , but they ruin the experience by always keeping you in the dark And if there’s questions. Hard to get answers

Communication between buyer and builder nonexistent.

This is not a custom builder and they are very rigid in what they can do. Resolving construction issues is painfully slow.

The buying experience is good but after an hour walkthrough or turn over is not enough as you go thru each day, you’re finding more and more that should have been done or corrected before the turn over of the house. Each detail is a must to be inspected by each homebuyer based on their upgrade’s and quality Of materials and the way it was installed.

Home was not where it should have been for final walkthrough. Too many issues still to be addressed and corrected and fixed. Once these are corrected, we will be happy with our new home.

Too many issues remained at closing (missing materials, scattered docs, one sink had no plumbing. And its taking a long time to get the work done.

Communication throughout the process has been poor. Slow responses on all levels. While the house is visually beautiful from the street, the interior of the home is poorly done. There appears to be no pride in the craftsmanship of my home. Poor paint, poor fit and finish, bad doors and the list will continue. They are starting to do some warranty work, but the repairs have been slow.

Very poor workmanship and lack of appropriate supervision during the construction process. I received my new home full of dust and with several unfinished details. No electric power in the dryer outlet. Food waste disposer with no electric connection. Garage door with some loosened bolts. Kitchen cabinets’ doors with dents. Just to mention some of them.

I am appalled at some of the glaring issues, shortcomings and bad planning - expected better!

The actual sale of the home went smoothly along with the mortgage process. However, the design process was not really design - the designer more accurately checked boxes and was not able to provide any design insight or suggestions, missed sharing information, and felt rushed through the process. Upon closing and moving into the home, we found the quality of workmanship to be poor. Examples of the poor workmanship include dry wall, painting, and trim throughout the house. The house does not reflect what you would expect of a finished product for the price paid. In addition, when getting items corrected, there have been several appointments made that were no shows. Sales person was wonderful. Designer was unavailable and not very gifted in design. Construction team was unresponsive to communication.

We were given several dates for move in, not very good communication between the builder and us. The walk through was done on the same day as signing and several things in the home were not complete. We have been in the home for 37 days and still do not have our blinds installed, we are still missing a cabinet and draw in the kitchen and several other items that need to be fixed. It's almost as if now that the home is ours there is no communication with the builder.

Master bath tile needs to be redone in areas and waiting for time to be scheduled on that. Electrical outlets all had to be rechecked due to loose wiring that caused flickering of light fixtures and kitchen lighting to not work. We feel the construction was rushed and very disappointing for a Dell Webb home.
