I have not been able to get anyone to return my calls or take care of the many issues I currently have with my new house. I moved in 30 days ago and have reported my issues to the field manager along with the customer care team only to find out the person who was handling my problems is no longer with the Del Webb Union Park. No one has reached out to me to get my issues with the house resolved. This is extremely frustrating the lack of communication and follow through with Pulte.

My main complaint is the quality of the workmanship. Three out four of my appliances were damaged and had to be replaced. Many of the windows have scratches in the glass and need to be replaced. The care the tradesman demonstrated in building the home was deficient - for example the new carpet and flooring had paint, sanding dust and red clay marks (looks like nothing was covered or protected before performing the work). Initial repairs were done poorly. Things are getting repaired properly once the punch list was turned over t the warranty department, but was disappointed in the house upon closing and move-in. ... I would not build another home with Pulte. I love my new house and glad I did it, but I would not do it again

Way to many items that had to be addressed after delivery. Building foreman should have seen these problems and addressed then while building. This is the poorest built home we have owned inn10 homes.

A challenging time with extreme turnover and supply issues. So it is unknown if Pulte would be different than we experienced from Nov 2020 to Nov 2021. The Pulte process assumes the work by their subs will be poor quality requiring three and four do-overs. Oversight while work is being done the first time by Pulte is almost nonexistent. Pulte gets involved after the fact when the initial poor quality has already been built in. There were extraordinary deficiencies evident during the Builders Walk-Through before Closing. The Buyers had to do the punchlist the manager should have corrected before calling for the walkthrough. Closing had to be delayed significantly after what was supposed to be the final walkthrough before Closing. Problem is what we found were evident at supposedly completion. Apparent inexperienced workers and poor quality control, coupled with unqualified field managers

Be prepared for working with a production builder that has no competition. The only checks and balances in play are the existing building codes. And remember, those are minimums. Granted, our project was hampered by the Covid pandemic and a harsh winter, but the resulting delay in material access is the only thing applicable to those causes. Neither of those have anything to do with poor craftsmanship and quality of materials. Both of those elements have left us disappointed. All we expected was a house like the model that led to our decision to contract with Pulte Homes. Nothing less and certainly nothing more. What we didn't anticipate was how much effort would be required to get to that minimum. And that we are still waiting for some of these elements to be corrected even after closing. Our Project Manager did much better than I thought was possible with these circumstances, but I felt like he was constantly swimming upstream. We entered the process of moving to Sun City with the perspective of a new house being the icing on the cake of a well planned retirement community. Sales office experience great- build out only so so…watch your back. The community is wonderful, quality of workman ship needs watching as you build.

Because corporate headquarters puts ridiculous deadlines in completing homes, homes are closed prior to having the houses fully completed (e.g. gutters are installed after closing, appliances may not be in house)

Our builder was excellent. He got things done as we requested. The things of concern were not the builder it was with the quality that’s put in your homes which is NOT the builders fault. Paint is poor quality, flooring poor quality. Fixtures poor quality and guest bath looks cheap. Looks like bath fitters grade. When you pay 400,000, 00 for a home it should look that way. Garage comes unfinished, which is ridiculous! Insulation over the garage wasn’t included, the garage door when opens sounds like a bomb went off. We had the installers come and the reason we were told was the painters painted where they weren’t suppose to and the door is sticking that’s why the sound is awful. He gave us some spray to help but so far it does the same. This has all been very disappointing to me. I’m sure I could go on and on but that’s the way the working world is now. Up prices for poor quality and someone makes lots of money off seniors. We have to hire private people to come in and fix these issues. It’s sad how seniors are taken advantage of , all for greed. The staff here have been wonderful and again our builder was great. They are only doing their job the best they can and they can’t help the quality situation. That comes from the top executives… My comments aren’t meant to hurt, only to help. Other home owners think the same way but some choose to stay silent. We still can’t have our “smart” home experience due to wrong parts. Craftsmanship in tile work and trim work has not meet expectations. Communication skills are very poor.

I am very disappointed in the overall quality of the workmanship as well as the lack of sufficient energy saving materials. The lack of sufficient insulation in the walls and ceiling is very noticeable to a person moving from California where energy saving materials such as thick insulation are required and have been for years. The builder seemed to focus on building houses that save them money while charging customers a premium for the Del Webb name and lifestyle. Also the communication with Pulte throughout the building process was poor as most of my information about the building progress and issues to address were the result of texts from my neighbor or phone calls from my brother, a contractor, who made a site visit. ... We had no appliances or air conditioner on our final walk thru before closing. We were asked to come back to meet our Field Supervisor the next day at 3:30 to go over the appliances with him. When we returned it appeared nothing was done. Our Field Supervisor didn’t show for over 2 hours. Then he said he didn’t say appliances would be there. The air conditioner wasn’t installed until after we signed for closing. It felt uncomfortable to say our home was complete when it wasn’t, but based on our contract, we had to sign. Everything turned out & we closed on time. Our house is nice!! We’ve only had some touch up paint done as warranty & he did a good job but made it clear that our expectations were too high & we should be doing much of it ourselves. We were charged $950 for grab bars in our showers, they are laying on our closet floor, still not installed. We feel grateful for our overall experience. Our Field Supervisor appeared overworked & set up for disappointing the customer. A person can only do so much. Ensure ALL issues are resolved BEFORE CLOSING.. walk thru weekly if possible near the end of the build and insist that all is resolved. Look at EVERYTHING meaning open cabinets, drawers, look at finishes, etc

Getting repairs after close sucks.

You are basically over paying for a 55+ active community with a social director. The home itself does not warrant the price.

Have been in home since September 10th...still waiting on towel bar in master!!!!... several repair items.... still waiting on response!!!!

There are some good people working for Del Webb and there are some that are really not very good. It takes a long time for them to make needed personnel changes. In general, the sales team is not very good and makes promises that cannot be fulfilled. The onsite building managers are very uneven. Some try hard, others are awful and just saying it is a supply chain issue doesn't cut it because when a new, competent on site manager comes in, things start to happen.

The reason for two stars under quality is the lack of a quality control program, which caused several unresolved issues that still exist 30 days after moving in. The reason for one star in responsiveness is poor responses to inquiries and failure to act on unresolved issues.

Lack of communication in process.

While we are really enjoying and loving the Del Webb community unfortunately the home building experience was less than desirable. Structurally we have a well built home but the quality of finishing materials and workmanship was so subpar that it made the entire experience stressful and unpleasant. When you are paying top dollar pricing you expect to receive top quality and unfortunately that was not the case. The line “this is not a custom build home” was used way too much and frankly I suggest you all come up with an alternative reason for workmanship that is not in line with the price of the homes. All in all it’s a satisfactory transition I moved here from Northern California to Mesquite the area is nice the people of been wonderful my only issue is is that with the Del Webb folks it takes a while for them to respond back to any issues that you have one that I experienced was my hot water heater I never heard back from anybody still working on it

The workmanship is not quality

It took a year for this house to be built. The price of the home is outrageous because the quality of some products is poor. Example. The paint is cheap latex and you can see thru areas where the paint was applied so thin. I said I would pay for them to apply paint like semi gloss but they refused. Now I’m left with walls that the paint looks bad. The deck was nailed in instead of screwed in because it’s faster and cheaper to do that work. I and several of my grandchildren have cut their feet bc nails are not installed correctly. But it’s cheaper and faster to use a nail gun than putting screws in. The spindles on the second floor are loose and if you leaned on the rail you could fall thru. Master bath shower grout is falling out and they put the wrong tiles in the shower. Grout on the shower floor in areas was put in messy and they didn’t clean up the excess. The kitchen cabinet has scratches on it has to be replaced. Cheap grass seed in back lawn should have sodded! The home is beautiful but it’s not worth $477,000 because of poor craftsmanship and cheap way of building. I also paid for an upgraded kitchen and wasn’t told it did not come with a refrigerator which is ridiculous!!!! The prices of these homes are too high for what you get!! ... Más
