Paint used in all areas including kitchen and bathrooms is FLAT.

They try to cut too many corners. Quality control is poor.

We have lived in our new home for a month and one half and a number of issues remain. Although some are scheduled to be mitigated today by your customer service representative who is excellent, others are unresolved although multiple requests to correct have been submitted. Our front garden is an embarrassment with the only response being it meets design elements. Some plants look like blades of grass peeking out of the mulch snd others look totally dead. Although we were visited by a group of representatives of Pulte and your landscaper (after numerous postponements) we were given the “company line” with no corrections to date although we were promised that some inferior plants would be replaced. Our fireplace has not worked yet and one of the controls in our shower is an incorrect color. This had been reported to the contractors who did the installations but wd have not heard from them. There are no communications between Pulte and the management company and we do not get communications regarding issues important to the development and its occupants. It took over a month for us to be registered in the management data base and some documents we were to be given at closing have still not been received by us. Delays in the opening of the clubhouse are understandable but the residents are not being informed regarding (as I have heard from my neighbors who are longer term residents) potential opening dates have been moved back with no one being notified. Our refrigerator has not been delivered and, although we were given an original delay of about six weeks,, we are at that point now and have no updates. A primary ingredient to all of this is ongoing timely and accurate communications but no one seems to either know or have interest in providing this. The overall attitude appears to be that the residents (YOUR CUSTOMERS) are totally unimportant. I would love to have a conversation with your representative as my sentiment is to explore ways to address snd correct resident complaints snd to contribute to building a COMMUNITY we will all enjoy snd be proud of. ... The sales team was great. Really sold me on the community and I loved the Mystique layout. After I bought the perfect lot on the lake it all went downhill. My field manager never kept me updated, there was issues getting water approved for the development phase, supply and labor shortages, we still don’t have cell phone reception outside of the house, my internet router had to be replaced and the breaker switch in my office was replaced and still keeps tripping. There’s drainage issues on one side of the yard and the runoff has washed away large areas of my lot. The workmanship quality was far less than I expected and the lack of communication very frustrating. ... Más

Overall construction is very good but "standard options" should be much better at this price point. Quick examples; you shouldn't have to pay extra to get interior window trim and 5" baseboards; carpet padding should be much better; and garage doors should be insulated instead of single layer sheet metal. We tried to keep upgrades to a minimum because the many of the prices are just ridiculous, but it still took more than $100K to turn the standard house they offer into a house we wanted but could still afford. We did our "final walkthrough" the morning of closing because they were still trying to finish projects which should have been completed the week before. We should have just delayed the closing because getting final fixes to the issues we found during and before that walkthrough has taken more than six weeks. ... Más

Quality of workmanship below average. Still finding issues every week. Warranty team not very responsive.

I wouldn’t do it again!

If I could take all this buying back I would. I wouldn't tell friends to buy here after this experience.

Would not go to settlement without items being completed, very poor, actually no follow on open items. Would not recommend Putle Homes to anyone based on our experience- would hope items be address before having to seek outside help.

Hire a home inspector before, during and after build

I wrote a long review listing all the issues we experienced during our home build. Go back and read that. Now, what we’re seeing is slow response from the after closing warranty Dept. We prob would not build with Pulte again.

Our Sales person and the Construction Foreman were outstanding - always there to help and very responsive. The Design Center was not helpful to us for making design decisions for the look we wanted in our home. And we felt their options we very over-priced. The actual Home, structure/framing, layout, and space in rooms, closets, etc, is Great. We love the design/layout of our home. The attention to detail from the sub-contractors (Cabinets in particular) was bad. For the location and price we were paying, I felt more of the extra options we purchased should have been included in the baseline home. Using Pulte's Escrow and Mortgage lenders was the Best - the process went very smoothly! Follow-up repairs has been disappointing - we have been here 1 month and we still have not received anyone to come and fix items (1 bathroom still has no hot water in the sink). ... Más

Pulte builders pushed to get the "home completed satisfactorily" certificate signed promising to take care of outstanding deficiencies within 30 days. We are still waiting for fencing that's had been damaged in 3 places, metal sticking out of doors, electrical screw ups. We are now being ignored and our issues remain unfinished. I am very close to posting through social media what not to do when buying a home by Pulte construction. Very disappointed. The Del Webb community is great but your builders are terriblem

Covid effected many things

The community is great and we enjoy the daily activities. The building of the home itself was and continues to be disappointing. Actions do not follow words and we have not been able to rely on anything Pulte states. Warranty issues remain unresolved in spite of the nice words and promises. If you can put up with the lack of follow through by the builder, sales staff and non responses, this is a great place to live. Plan of doing the warranty issues yourself.

Our initial purchase of home was based upon Facetime photos. We were looking at 2 different models that had modifications and it was confusing. Our daughter lives in the area and we based selection upon her viewing the actual models. The sales team sent regular updates of the building progress of our home. 1 day prior to the time of the initial walk through we were notified there was a flood in our home which set the process back. Apparently there was a back up from a toilet that was left running, and the entire home was turned over to SERVEPRO. The agent and the salesperson worked to help us understand the situation and sent videos of the damage. Carpets and flooring had to be replaced and the home had to be re-inspected prior to our signing escrow. On the morning of our walk through, after all of this, the field manager informed our realtor that the house would not be ready for the final walk through, At the advice of our realtor, we did the walk through later that evening rather than wait. We wish we would not have done that. When we closed escrow there were still items to be completed and we were unable to move in for 4 more days. The team of builders, who gave us their phone numbers seemed to disappear and were unavailable to answer questions regarding shoddy workmanship. Suddenly, we were redirected to customer service which was not that great. Our home is under warranty for 1 year and we are noting all areas of concern, the caulking in the bathroom area that was obviously rushed to complete, the poor workmanship on the front door handle mechanism, kitchen drawers that do not close completely or the areas that need better quality of painting. We are currently working with the team regarding the garage door operating incorrectly. Surprisingly we got a quick response to our request on this but it will be 5 days before they can come out to check it out. I think the community is a wonderful place and the homes in general are nice, the customer service at this time is questionable. We are trying to be flexible and patient, there are many homes in the area still under construction and it appears that the follow through on the customer service end is still in process also. It is our hope that as these next weeks and months arrive our service requests and experiences will get better. In the future should we purchase a new home, we plan to be in the same state and actually watch the process unfold. ... Más

Way too many poorly done items that I am still trying to get fixed or replaced. The paint job was messy. Trim was painted without cleaning it off first so imbedded dirt in the trim. Many light areas where coverage was thin. Several damaged items including granite and the shower stall which have not been resolved to date. I'm very disappointed with the finishing work.

A lot of Small Disrepancies Within the Interior that Needs to be Fixed.

The initial experience was pleasant however things quickly deteriorated right before closing. Issues with Pulte Mortgage, items not fixed that was noted during final walkthrough. We had an issue with the electrical outlets not working in the island and it took many follow up and escalated calls to get it resolved. Broken promises made by Pulte customer service manager and sales manager was no where to be found. No one wanted to take ownership and resolve the issue. As a customer, I shouldn’t have to be the one chasing. Several neighbors provided similar experiences.

Make sure you check everything and have then walk through each item with you,

There are so many homes being built at the same time and not enough support to handle buyers needs. There also needs to be oversight of what is being done by subcontractors and employees and to keep building sites clean. The main focus is on a good review. Sales support was weak.

There are issues with my home that are not being taken care of. I closed with a list of things that needed done. I have been living here and my sliding door does not lock, the range vent is crooked (now I am being told to call a contractor on my own) .

Homes sales agent did not give good info, did not return messages, gave preference to other purchases who bought after us. Design studio staff was great! New construction manager struggled. Had we not been onsite every few days the build would have been bad. Crafts are not supervised. Obvious the better craftsmen are working on the most expensive homes.

They call the walk through a celabration but it was anything but a celebration. The walk through should be when the home is 99% complete, but there was several things that needed to be addressed. The day we got our keys was another disappointment. We were supposed to get keys at 1 pm, then it was changed to 3 pm, finally at 5 pm we got keys and it was the end of the day and the construction manager was ready to go home. We told them to take there time, because we were not on a time schedule. We just wanted a finished home that was clean. When we came back the next day the floor looked terrible it had grout haze everywhere. There was sheetrock dust on top of the trim work and electrical cover plates. You could see the sheetrock seams on the ceiling, I had to vacuum the entire house, there are several dings on the trim work. ... Más
