Pick this builder base on my son recommendation of CEO. Second reason Disney proximity. But construction is shoddy with multiple issues wrong with dwelling. Still waiting on multiple repairs to be done. They’re backlog due to other homes needing repair so I’ve been told by warranty repair. DO IT RIGHT THE FIRST TIME!!!!!

All of our neighbors have had the same issues as us, so it appears that Pulte builds homes using the cheapest methods "the home building code" will allow. In example, we have a walkout rambler with an unfinished basement. You can feel the counter bounce when some walks across the floor. Everyone is having this same issue but Pulte will just tell you they did everything to code. If you bring in an engineer, they will tell you that you will need to consider strongbacks. We built a rambler previous to this about 20 years ago with an unfinished basement and NEVER had this issue. All Pulte cares about is quickly banging out tons of homes, operating like an assembly line. They're like a big corporate machine. We've already spent a ton of money on this house and will now spend more to fix this issue on our own. ... Más

Don’t trust them to fix things that go wrong even one day after the close, hire someone to give you an expert opinion prior to close. They are great at giving you the run around.

Quality of workmanship was subpar. They just wanted to get the home built ASAP and then let the homeowner suffer the consequences of repairs. Very stressful

The Dell Webb resort style living is why we moved to this community. Coming from a high end DR Horton home the experience has been quite different. The walk through was several hours and appliances were run off and known to be working, as opposed to this walk through - being told they work fine when the dishwasher wasn't hooked up and flooded our floor and cabinet when we ran it off the first time. The hood Vent wasn't working either which turned out to be a bad breaker. I understand these things happen. What I'm not happy with is the service team rather than saying " we are sorry Mr and Mrs Schultz we will get it handled" your people choose to take photos under the dishwasher to see if it was removed when we changed the floors out . I explained the tube to the aerator requires a clamp at the connection which your team denied it did though the appliance repair person said yes it needed one. He only had a zip tie with him so I provided the clamp. I am an easy going person the clamp is no big deal I was glad I had it, but don't blame us for items not completed after the walk through. I wish this was the end but your service professional asked to see the rest of the home and continued to take pictures and tell my wife you did new tile on the shower walls your plumbing isn't covered now, your put back splash on the kitchen walls maybe that's why the hood vent isn't working and now your pot filler isn't covered he then asked if we were going to change the thermos stats " because if your do then and heating/ cooling system isn't covered. I thought for a second we were just calling for two items to be fixed and didn't realize we were going to investigated by your service team. My wife and I run a building supply company with four locations a little customer service goes a long way FYI. I could go on about several more items but I believe my point has gotten across. Lastly I'm on the mailing list for several of your South Carolina communities as we want to spend our summers close the the beach and family but I'm not to sure about those now. There is one last item I would like include . We have a mountain bordering our back yard and during flash floods there is extreme water run off. Dell Webb / Pulte had there contractor install a 2 or 3 course block wall to divide our property from the common area. After completion of the wall the contractor left his scaffolding planks water bottles, Beer Bottles, Energy drink cans and the dirt from the footings which now halt drainage. We asked for this to be cleaned and the drainage to be reworked for water to run as intended, at the walk through which was never done now we are being told its common area and the HOA should clean up after the Block wall contractor. Can you say production homes?!?! They tell you one thing and then do another. The workmanship for the most part is poor. Granted there are a few decent subs, but overall the whole process is bad. The supervisors are no more than Pulte yes people. They tell you what you want to hear, but don’t follow through with what needs to be done. Never again!! Worst decision ever!!

I had high hopes for our beautiful new - and very expensive- home. Our construction mgr was the only reason we went through with the home build- Clinton was awesome. We had horrible experiences of being lied to and the quality of their product is horrible. Def not what we expected

We have had electrical issues. Half the inside of the home the electric went out. The electricians diagnosed the problem. The roof is leaking and shorting out the electric. We have a call into the roofer and they will not come out till Thursday. We discovered the roof leak on Friday. I have a bucket in my kitchen catching the water. Called Pulte warranty and they do not answer their phone. You need to leave a message. When they finally called us back they hung up on us twice. We are not having a great a great experience. I find it unacceptable the roof is leaking and we have to waite at least 6 plus days for the roofer to come out. ... Más

Many of the items in the home were not luxury items. Low end appliances. The model showed what you could get but during the sale it was stated everything was already bought. You could not change unless you paid more. After moving in there were many details that needed to be repaired/replaced. One month later still waiting for repairs.

Construction manager was pushy to close, then no follow up on items found during walk through inspection. He made promise that items would be corrected, now he won’t return calls, text messages or emails. It’s been over a month since closing and still not moved in because of issues. We were pleased with house and buying process till after we closed.

Lesser quality than expected also much less follow up.

Great salesperson up front. Overall quality of work and materials including appliances after that have been disappointing..

The buying process was very easy and the sale staff was excellent. However, now that I have moved in, and paid in full my new home, I have experienced a large number of construction flaws and the response to get the issues fixed is unacceptable. I have no return on my phone calls nor text messages, I feel very neglected by a builder whose contractors did not complete quality workmanship and the final inspection should have corrected the problems. I am not a happy customer as I am left hanging waiting for someone to not only acknowledged the problems but will send reputable workers to fix the issues in a timely manner and communicate with me on an ETA. Having the shelving of the master closet collapse and tearing the drywall to mention the latest is very dangerous, I am afraid that the shelving system in the entire house is weak and could become a danger, Having exposed wiring was also dangerous. Sending an electrician who does not follow the work order and does not complete the task is neither professional nor acceptable. At this point, I am very disillusioned with my purchase and will think twice about recommending Del Webb and Pulte ... Más

Sloppy workmanship. Disappointed in the quality of work that has been done. And a lack of attention given to repairs.

It is questionable whether final power washing was done as there was mud on the garage floor Cleaners did a poor job of final cleaning. Painters were very careless, leaving permanent damage to flooring and concrete. Cracked windows have not been replaced. French door handles do not line up. Overall quality is not up to the claim of a high quality home.

Poor workmanship, bad communication, after closing they are non-existent. Would not recommend Pulte as a builder.

We cannot believe how bad the quality of the work is in our house. (Kitchen has 3 lights over our island, not centered over island and no electricity) tile floors has bubbles in them. Our customer service person ( Brittney) has all this information and when I reach out about when we can expect someone to fix these problems I get no answer to my email and when I call3 times) get voice mail and no returned call. I can’t believe Del Webb has their name connected to this kind of quality in our home. And all our neighbors have the same problem .

The house is built fairly well. However, the attention given to the finishing details is poor. Our punch list is very long and after 2 months our house is still littered with blue tape showing the defects yet to be corrected. Upgrades, although costly are about medium grade .

Not worth the money, horrible workmanship

My second and last Pulte Home, at least in Florida. Issues from the get go and still while residing in the home. Too many issues to list here. Major concern is level of construction knowledge, laying floor tile in the dark, major flooding due to loose plumbing fittings and on and on.

This is my third home in Sun City and this last home we had build was way below standard . I wish I could show the interior to a top executive from the Pulte Homes ! Believe me it would make him cry to spend $ 500.000.00 for this property .

Our salesperson Sarah was great. She has been very helpful. Wish I could say that about the construction process. We signed contract Feb. 1 and closed Dec. 16. The house was not ready to close. Lots of issues and the paint and texture job was terrible. Still trying to get everything taken care of two months later. Jesse in Warranty has been very helpful but lots to do.

Love the community, amenities are very nice the people within the community are awesome! People are friendly & very helpful. The quality of the houses are not so great! They put up so many at one time that they are sacrificing the quality as they build each house and cut corners. Very expensive for the quality.

After signing the contract and giving down payment to Del Webb there was very little communication from them. Now that we are closed and moved in it isn’t any better. We have been in the house for almost 6 weeks and haven’t been able to get anything done yet going through our warranty person for a leaking roof. We have some other warranty issues that have not been addressed yet either.

Our sales person was good to work with, knowledgeable and detailed. Construction of the home was slow, it took just over 1 year to complete. Our construction Superintendent was attentive during the build, however, Anthony has become non existent post build. The same can be said for his manager Ron. Text and emails are not answered, very unprofessional! At the suggestion of other residents of our community, we had our home professionally inspected within 30 days of moving in. To my slight surprise there are numerous defects including roof, hvac and windows/patio door. Build quality is definitely not what I consider workmanlike across the trades who built our home. In defense of Pulte, this is a sign of the times we all live in since Covid arrived. Not enough workers which results in unskilled labor working in a “ hurry up” get the job done situation. This is just my opinion of course. In our case the home has too many repair needs and should have been inspected pre-closing, and defective issues corrected. My hope is that Pulte’s warranty division is better than the build division. I do not consider myself a “whiner”, I just call em like I see em. ... Más
