First of all, let me be clear. Karl, our field manager, was the BEST ever. He was did his best in trying to schedule the trade men to tackle the items needing attended - by there was and still is a delay in getting things done. He bent over backwards for us. We paid a lot of money for our wood floors; probably way more than if we would have done it ourselves from a separate flooring company. But, I wanted to file a claim, the floor representative came out and said indeed there are many issues and would get it fixed - but have not heard anything. Not sure why Pulte uses a whole panel screen ...

Check all doors, cabinets and garage doors. Too many chips, cracks and spaces in cabinets walls etc. Noises when closing the garage door. When you do the walk through, prior to signing, take the time to look carefully at the entire home. If you see inferior quality workmanship and the poor condition of doors and cabinets, say so.

several workmanship issues for new home that were completely unnecessary. there were several almost stupid mistakes and issues that the builder should have seen during the building process. the field manager did a great job to correct them and the warranty department run by a lady here at del web is wonderful, she schedules everything that's needs to be fixed, you can count on her. most members we spoke with were very disappointed with issues in their homes caused from the builder.

Issues slow to be addressed

Try to hold off on filling out the survey until all major items with your house have been addressed. While we do love our home and the neighborhood I feel the quality of the house is low compared to what I've had in the past (2 custom-built homes). We had to elevate our issues and they seem to be a bit more focused on getting items fixed. There is just not a lot of attention to detail, and while they use name brands ie Kohler it is really the low end of the brand.

Quality and workmanship is absolutely awful. Huge lack of pride in workmanship, interior finishes and if their clients are taken care of. The construction crews are some of the worst in the business.

We have continually had issues with water in our owners suite closet in a Blue Rock home. First it was the no hot water. Second, water in the closet - still have a dehumidifier in my closet. We moved in April 21st. Thirdly toilet stopped up. Fourth rocks everywhere in the yard along with plastic bottles, wood, or whatever construction workers used was left in our yard and is still there. Of these issues, we have received a new water heater, Toilet makes weird noise when flushing and water in the closet coming from somewhere????? Attention to details very disappointing. The field manager has tried to help and keeps telling us he understands and is going to "fix" all the concerns. We will see how that goes. So far he has helped on most items. Coments like "we know we have a problem with that" don't give us much comfort.

We had a great field manager which was the highlight of our home building process with Dell Webb. We had a really bad experience with the design center and sales office. Coining out of our design center visit we had selected and signed off on a specific design for an inside fireplace. During construction we noticed that the area was being framed for a totally different design than what we had selected. limit your options we paid over 10,000 for upgraded tile. We did not get the tile we ordered different color and pattern and different name. They said it was close enough. they said they have the right to change our choices in the contract. Construction supervisor lied to us several times. Do not close till all items fixed or hold back money. After they receive your money you are helpless. They are desperate money.

1. Communications and accuracy of information to new buyers and existing home owners needs to. It is very poor. 2. Our home was not ready for us to move in. The quality of the home does not compare with the previous home that we've had by another builder. The sales and after sales support was not customer oriented. With that said, we bought the home for the area, community, neighborhood and friendliness of the residents, but will not buy again or recommend a Del Webb home to anyone.

Throughout the 5 month building process we tried to communicate with the Construction Foreman assigned to our project. We called, texted and emailed. He never responded, even when goaded by our request through the Sales department. Shoddy wood in the walls, a leaking roof due to a cracked tile, missing ceiling lights, a misplaced exterior outlet, and a longer list. And the final straw was when the construction was delayed for a month and we were not notified. Been here 1 month. We understand now why we were unable to use a flashlight during walkthrough closing, we would have seen & been able to identify ALL the poor craftmanship on the walls. The walls panels are not smooth notices inconsistencies such as small circle and lines. The floors make noises/air pockets, unlevel. The kitchen cabinets have dents.

Stay away. They keep lying about the Amenity Center. When we bought, they said it would be completed by mid 2026. Then they said late 2026. Now they say late 2027!!!! The temporary one they set up has already been outgrown and people are avoiding it. Every resident here is very angry about this.

Materials used were inferior. When questions were asked they told us nothing was wrong besides nothing could be changed. We stated we would not move into this house unless fixed but again we heard we can’t do that. My manager will be very upset. It was supposed to be wheelchair accessible but it isn’t. We wanted to cancel the contract but was told you can but you’ll lose the monies put down. We will not be moving into the house and currently have it up for sale. My expectations of DelWebb were low to begin with. I have no doubt this likely seems unlikely from your end however my experience with DelWebb has been terrible from the start. The initial sales agent had to be replaced and as a result I contacted my lawyer about elder abuse which requires a level to be met to proceed. Even though the lawyer felt we met the standard I did not pursue as proving monetary damages would have been a challenge. The building process from Del Webb (Pulte) is terrible. It’s like they have never built a house before. My opinion is they are putting up houses so fast they make numerous mistakes. There is very little quality control. They think because the framing is built off site and it’s basically like a kit that just needs to be assembled it will be fast and easy. Good concept with terrible execution. The workers that assemble the houses are semi-skillled in building houses and if they are being trained by Del Webb or Pulte, the training dept. should be fired. I would not recommend the builder or the staff of Pulte responsible for managing the process, and the product they produce is (and continues to be) seriously flawed. Specifically, they use inferior materials, the workmanship is shoddy, and getting them to fix warranty items continues to be a problem (even after three (3) months of ownership). I would not recommend them or the product they sell.

Very poor finish work, yard & lawn installation, design elements

For this price point, the finish work was poor. There was overspray and paint drips along EVERY interior wall. On the outside, there was overspray, huge drips and a large area (2' x 2') of spilled paint on the rear porch. The 6" baseboard trim has wobbles throughout the primary rooms, the 1/4" round trim isn't cut at 45 degree angles and has no attention to esthetics, light switches and trim are not square, windows shades don't hang level due to poor manufacturing, LVP flooring has a very uneven finish, there are gouges and dents all over the home in the walls and around the door trim, chips ...

I expected better quality for the high price. Painter splattered paint all over everything (floors, outlets, outdoor pavers, etc.). Door hardward installed in the wrong place and much damage to the wood trim when trying to fix. Took 5 tries to get the correct refrigerator installed. Slab immediately cracked as did the stucco within one month. Kitchen cabinet doors scratched and two months later we are still trying to get this fixed. And more. Huge problem...Pulte gave me the wrong street address, so ALL my paperwork is wrong (deed, title insurance, cert of occupancy, insurances, drivers ...

My experience with the salesperson was great. Knowledgeable and professional My experience with Title Company was good until I asked about a special assessment. She was rude and impatient when trying to figure this out. My experience with the construction manager was good until the home was completed. He helped with a couple of things and disappeared without saying a word. Shame on him. My experience with the Care Manager so far has been responsive. Whirlpool appliances very poor quality. The gas oven was delivered broken. As of today, Whirlpool has not figured out why it has not worked.
