We are closed over a month house not completed or even cleaned. We had to do touch up paint and cleaning ourselves to start moving in three weeks post closing.

Lies. Does not finish jobs on time. Often no show. Often does not respond to us leaving us up in the air. We were given multiple deadlines and ultimately paid a full month mortgage for an house that we could not move into. Pressured to close by Field Manager's boss. Promises made to us and not kept. No integrity.

Starting in the sales office, the feeling is that you as a potential buyer are unimportant. If you don't buy, the next guy will. Information on options is minimal and not always well explained. Work / repair promised to be completed before closing often does not happen. Once a buyer is so close to moving in, generally having sold or in contract to sell a current home, Pulte knows one doesn't have many options and are more willing to move in without having all work complete. That this is not a typical Del Webb property. Nothing i experienced at other properties are here. Wish the sales agent had told me that the facilties would not be like other Del Webbs. No food at club house. No dog park. Not many events for folks to meet

Worse Home-Buying Experience Ever

The lack of communication during and after construction was, and continues to be, very unprofessional. The sales person was great, but the people handling the mortgage and title were careless in their work with us (especially when it came time for the wire transfer) and that created a very stressful situation for us as buyers. We were one of the initial "so called VIP buyers". There are very few positive things to say about the entire process. Sales initially offered inferior lots with homes they had no experience building. The slab was poured in the rain. The unprotected (no felt covering) OSB on the roof was drenched from constant rain. This resulted in the edges swelling and parts of it had to be replaced just before closing. Too many things were done wrong and the workers had to come back numerous times to fix major items. Poor quality of the work from the subcontractors

The contractors appear to have no interest in taking pride in their work. They seem to have the attitude that they needed to get the work done and move on to the next home, with little to no oversight from the builder. Our home was not move-in ready on the closing date. There were many, many issues. The sewer was backing up on the walk through and wasn't fixed until a week after we closed, which was nine days after closing. The design center was a horrible experience although everyone was friendly. I’m a design with my own business for 25 years. I found out after the house was being constructed that I had t seen many options fir such things as doors, cabinet doors etc. I also found the pricing way out of line with the industry .

“Make sure they hire a home inspector as the quality of the workmanship was unprofessional.. I would ask to see the certifications of the trades. No supervision of the trades, poor workmanship and total lack of caring and work ethic. There is a sign that says a clean work site is a safe work site. The homesite constantly had trash all over, including pee bottles. We told them that we had mobility issues. We were told that the lot we picked out would be level. We were deceived! They made a driveway we can not walk down and with 2 steps to get into the house. 7 weeks after closing and we are still having major repairs being done. Every week we are finding something else that was not done properly with our home build. We love the area but the quality of their builds are inferior. We would not recommend building with Pulte/Del Webb. Pulte mortgage was also a nightmare, go with your own bank.

I would never again have Pulte build me a home and I would not recommend them to any one. For a home costing well in excess of half a million dollars the finish materials and workmanship are very poor. The landscaping is a joke and has rendered most of our lot unusable without expensive repairs. When we raised the issue we were told “well we just assume you are going to fix it anyway.” I have previously owned a Del Webb home and it was a very good house, that is no longer the case. Buyer beware.
