The dishonesty of the sales team

The sales team will tell any lie to make the sale. They refuse to put anything into writing. I paid extra to have them put the refrigerator in at closing. At closing they said it will be delayed a week or two. Now they are saying 3 months this for a refrigerator that is locally available and can be delivered in 3 days but they refuse to refund the money. Windows are so cheap that every windy day sand blows in through windows.

A very frustrating and disappointing experience.

Pulte has nice floorplans and offer some very nice features with the houses that they sell however, the quality of Much of the work is subpar and very disappointing. For one example, three weeks after moving into my house (I moved in on April 4 ) I noticed water damage at the base of my kitchen island. I suspected it was the dishwasher leaking and immediately discontinued using it. The following Monday morning, I reported it to Pulte’s Customer service line (two weeks ago) and have since sent them three emails explaining the situation. The builder constantly lies to you. They have no intention of honoring any promises made to you. The build quality is absolute rubbish and service and communications are even more rubbish to even non-existent. Do not walk away from Pulte and Del Webb…run away. The entire experience has been terrible and some I suspect even criminal. Never again.

ADA and other issues

The ADA issues, which I at all times of the build informed both sales and construction manager, were not addressed. After signing closing documents I had to hire a private State of Texas inspector. He found 45 pages which included photos of deficiencies of the home. Most have been subsequently been addresses but the ADA issues has not. I did at all times during the build formed both the sales person as well as construction manager that I had to have a no barrier entry into my home. This is a senior community and I believe Pulte should have addressed the problem.

Dont expect much from Pulte. donot get upgrades, because they will not honor them in a timely manner, even if ordered 10 months out. It has nothing to do with supply delays. No communications unless you become a pitbull. It is extremely exhausting to deal with. I have had nothing but issues prior to close, during close and after close. A month after closing, still working on issues.

An unpleasant experience.

The project took months longer than expected. The materials and workmanship were also below expectations. And it has been difficult to get the builder to handle the deficiencies. This is our third home in this project. And our fourth Del Webb home. So we have previous builds for comparison. And this one was quite unacceptable from our perspective.

If you like moving into a home that got more paint on floor than walls and paint runs all over walls,big lumps of drywall compound on walls and ceiling’s . The edges not finished and cabinet doors that are hard to open and a cook top that you can drop dimes down to the next door underneath than pulte is your builder, had to wait two weeks to watch a TV because we had a electrical problem,and you people made us wait two weeks because we’re such valued customers and the rest of the repairs we have two wait 6 weeks,I’m not impressed one bit by you people

I am very disappointed in this experience. No one from Pulte has been honest nor lived up to their word other than Brendan the sales manager who at least tries. I have been lied to my face numerous occasions by Pulte representatives and that is unacceptable on all levels. Once you close on your home, it takes an act of God to remedy issues you were promised would be fixed or the “fix” is a bandaid and not remedied professionally, as corners are cut. No reply from customer care regarding problems with issues with house after move in

Had a independent home inspector inspect the home at my own expense. He that found significant issues that showed that builder had no internal controls or inspections done before releasing the home. After 30 days since turning the report in to the builder customer care, still have not even had a response.

Terrible communication from sales to closing and total lack of quality workmanship.

The builder rushed through the readiness of the home to meet an unrealistic close date. Instead of delaying the close, they forced the signing by threatening 250.00 a day penalty for each day beyond the target close date. The lack of quality has required many many service tickets and Pulte takes their time in addressing them. They continue to cite labor shortages for the poor quality, yet they offer no compensation for the hardship put on the homeowner, we are forced to live with it. A real disappointment

The build quality was the poorest I have ever seen in a new home. There were problems with broken trusses, walls that were not plumb or square, sheet rock seams horribly visible, appliances installed incorrectly and windows out of square and needing replacement parts. We were assured at closing that everything would be corrected immediately, but 6 weeks later we are still waiting for repairs. I could never recommend Pulte to anyone looking for a new home.

Nightmare

Still trying to get major issues resolved 2 months after closing which was our 4th closing date set. No yard, grading , landscaping No cook too and oven . Loaner refrigerator with no ice. Crooked walls and tiles in shower. Just getting paint today. No gutters. Need I say more

This entire experience has been a disaster. Appaling workmanship using non English speaking workers who have zero respect for your property. I located 12 beer cans hidden under insulation. Zero communication and once they get your money you no longer exist. We have numerous unresolved issues including a leak in our roof. We acted in good faith all the way along and we were treated terrible with the exception of Steve our site supervisor.

That the only priority is turnover and not quality. I had an original and initial 52 item punch list that needed attention. It has been 6 weeks since I closed on this new home and there are still issues requiring correction before I move in. Vets beware.

This was the most exhausting and draining experience I have ever had buying a new home. The initial purchase process went very smooth with the sales person, the design center, the qualifying for the VA e loan and insurance process. Very poor quality of workmanship. Poor paint job with paint stains all over floor, etc. Very poor grout work in bathroom tile. Contractors walking in house with muddy feet permanently staining concrete and grout. Broken cabinets. Plumbing and electrical issues. Wrong kitchen faucet installed. The mortgage acquisition experience and the customer service after closing were deplorable. I have construction plaster on every corner of my house interior, the plumbing has been an ongoing nightmare since I closed 5 and a half weeks ago. My shower dripped day and night for 8 days. I sent a list to the customer service team 6 days ago and haven't heard a word! My toilet paper is parked on the floor. My bathroom sinks don't hold water.

When we first bought out lot and started building We were very excited. . Del Webb had a great building reputation. Boy had things changed. The workmen ship was terrible. No pride at all in anything that was done. They put towel racks up that didn’t match, shower handle that was much smaller than the other one next to it, cracked tiles on the roof, air conditioner wasn’t hooked up right, windows scratched, No screens for the sliding glass doors.There was more grout on the tile than in between the tile. There has been absolutely nothing good about this experience, besides being really poor craftsman ship, it took 5 months longer to close and that was without most of the outside unfinished and the inside with so many issues it is costing us a lot to fix. If you can buy somewhere else DO!!!

Unfortunately although we ended up with a very good field manager and a good sales person, the overall experience was much more stressful, than any of our other building experiences. This was not due to back-ordered supplies. That was to be expected. It was poor craftsmanship, lack of communication, lack of follow-up, and months after closing still waiting on work to be completed. Our advice would be to never close until all of the mandatory work is done because once you are turned over to Customer Care, you get lost in a vacuum and all you have is email which can easily be disregarded. ...

Walking through the models prior to build is a great sell. Nice homes, beautiful grounds. In reality however, the the actual build & process was far below what I presume to be industry standards. There is a severe lack of communication which may be due to an over-load of absurd quality issues and not enough field supervision to handle the multitude of speed-builds by hundreds of non-qualified crews ongoing throughout a day.

1. We purchased the option to upgrade to Kitchen Aid appliances in our gourmet kitchen. Issue our Kitchen Aid the DW and Cook top are in the warranty garage since Feb 15 according to our construction manager Jack Mead. 2. We bid and paid $110K for our lot. The pool company installed our back fence 5ft inside property line, left side one foot inside property line. Landscaping and sprinkler system installed prior to fence install
