Salesperson did not listen to my request for lots of sunlight in my home.

My salesperson should have told me I needed a RIGHT hand garage to maximize windows on the east side of our house knowing full well our model (Martin Ray) has only 1 1/2 windows on the garage side. She told us we needed a LEFT hand garage. Our house is SO DARK from lack of windows on the east side. We currently are repainting the entire interior of our house at our expense trying to brighten our living space. Lack of flexibility in changes is a problem. Most new owners spend the first month after move in redoing the interior of the house, discarding things Pulte put in and spending much money on replacements. Work crews show no pride in their workmanship. Many trades do substandard work which has to be redone three times to get it right. Don't expect the contractors to know what they are doing from the guys who pour the slabs to completion. Lots of room for improvement for Pulte: 1. Be forthright at beginning how real estate fees are managed. If client does not use a real estate agent, this fee should go to benefit of buyer. 2. Have drawings to show what is “standard”, so that you know what your base is when Selecting options. Pulte refused to give us base model electrical drawings for house despite our repeated requests. 3. Hire workers with minimum level of craftsmanship and improve quality control procedures. Couldn't build a house without a caulk gun.

Over a month later I'm still waiting for a response to a response to correct the many construction issues that I reported. No one even came out to look. The only thing that was corrected were the electrical issues with a doorbell and a gfi outlet that didn't work. There paint is everywhere that it should be and is missing where it should be. It is obvious that Del Webb doesn't use skilled tradesmen. If the finished product looks this bad I'm wondering about the quality of house's construction that I can't see. Although we gave a good review originally, after more than a month of living here, we are now extremely disappointed. It took way too long to start building and then it seems Del Webb rushed to complete. From the beginning, Del Webb's sales staff would only contact us after we contacted them. No updates were forthcoming until we called them. Production build - no more

I was told from day one that this was a production build and that Pulte would not make accommodations for individual buyers. That was absolutely the case, without exception. I have never worked with such an unyielding builder. The quality of the workmanship is subpar and the field manager was unwilling to fix the problems. I have had the opportunity to speak with many neighbors now and they have all had the same experience.

Poor Quality, lack of attention to detail

Our first construction manager didn’t even contact US until after Sheetrock was complete. The second one was fantastic right up to final walk through, after that he became nonexistent. It’s been almost two months and we get no response on punchlist items. As to the lack of attention, walls are not square, most door’s are sticking, cabinets are coming apart, which to me means the construction manager it’s not holding the contractors to any quality standards.

Lack of follow up for move in issues

A number of items needed to be addressed after move in. We have had 2 Builders (superintendents) transferred out of this project. The lack of finish quality is a real disappointment. I am hoping the Del Webb (Pulte) follows up and corrects the problems. So far they have not become engaged.

Home was left dirty for us. Attic above garage not insulated. Wiring issues. Multiple paint spots on carpet. Dishwasher hose not connected causing water leak. Overspray and missed paint on exterior. Missed dimmer switches. Multiple scratches in glass panels. Entry gate installed backwards causing stucco damage. Attic light is always on with no shutoff. Major issues found upon move in. Builder is months behind and can’t fix. These are not warranty issues the issues are sloppy workmanship and DelWebb not supervising their contractors to assure of a quality home build. This is our fourth home build. We are very disappointed in the final product.

From the time we signed the contract, it was all downhill. Communication from our salesperson Bobby G was scant and not helpful sending us to website for needed info that we could not get access to because we did not close yet. We had 3 field managers. On June 1, 2020 I received an email from your customer care manager stating July 2nd. between 8 and 4 my punch list items would be addressed. I waited ALL DAY for two people to come. One sprayed the track in the 2nd. bedroom window to make it easier to use and one aligned my laundry room doors. ALL DAY to have insignificant items addressed while the important items were not. I'm STILL WAITING. My closing was March 30, 2020. It is rude, unkind and very unsettling to feel totally ignored. Stop blaming COVID for your unprofessionalism.

Builder growing pains

It's been my experience any time you have a new community the contracted builder has marching orders to build so many homes per month. The builder is only as good as the sub contractor's they employ. 99% of the time there are no sub-contracting supervisors to monitor the daily work of their employee's doing the installs. Usually there is only an on site company superintendent who oversees the building process. If the sub contracting employees don't have pride in their craft, you wind up with shoddy workmanship. I'm also a remodeling contractor & have built 4 homes. I own Kal's Contracting & Plumbing. The homes are over priced for the finishes you provide. Poor communication. No response to warranty items submitted on the owners website. The only thing I would recommend is the location of the neighborhood. This development needs more people working for it like the job supervisor Daryl.

We move in March 25th. Understand the virus but we have been linking with MANY issues that could have been resolved without coming inside. Issues are from not lights, missing kitchen shelves, Magyar ari conditions issues, quality issues all over...... very disappointed.

Shoddy workmanship and non-responsive to issues

Very disappointed in the quality of the home and the communication from Del Webb. Issues identified prior to move-in have not been resolved 3 months later, no plantings or sod around home, numerous issues with shoddy workmanship including paint on carpets, counter top that's cut wrong, scratches in cabinets, etc. and so far a clubhouse delay by 4 months

Very poor finish work, gouged concrete drive, drive and walkway has never cleaned, holes in walls patched and spackle not matched, backing not installed to mount towel racks, toilet paper rolls and shower grab bars. Low quality cabinets, dents in cabinet doors bath room door. Sod poorly insralled, standing water in back yard. Floor tiles not cleaned etc. Need I continue?
