I feel that it was more important to slap together as many houses as possible in a short amount of time than to devote a little more time to the quality of the workmanship on the interior my house (in some cases terrible) as well as several noticeable flaws on the exterior. Some of the issues that were brought to the attention early on were not addressed and are still ongoing. Not what I expected from what I thought was a reputable home builder.

The very poor quality of work particularly the painting interiorly and exteriorly. Painted over dirt on windowsills. Semigloss will have to be done by a professional painter done at our expense. Would not allow the original painters back on this property. Dripped paint on upgraded tile floors, cabinetry, light fixtures, etc. throughout house. So many things that needed to be done delayed closing and supervisor promised to get them done along with some small items done after close, but didn’t do them. They are on 30 day punch list. Still waiting for toilet holder and 2 towel rings, unacceptable!

Buyer beware. Builder attempts to sub inferior goods for appearance of quality. Roads and streets keep in poor condition during construction period, creating tire dilemmas for unknowing vehicles.

No pride in workmanship-

We like the neighborhood but are shocked at how Del Webb won't take responsibility for blatantly poor workmanship. Within 2- 3 weeks of moving in, we noted the stonework on the exterior was cut and obviously installed wrong. We paid extra and it is embarrassing. The inspector came out and shrugged his shoulders and said you should have brought it up sooner. He never followed up and won't return calls. They bottom portion of the house missed stucco and paint. Great design & community amenities. Poor quality painting with ultra cheap paint ( been here two months and all trim is still sticky, cheap moldings full of small and large dents, many dents and damaged areas of drywall, corner joints of base and crown molding coated with globs of caulk instead of carpenters putty. Production house built by poor craftsman with very little attention to detail or pride in workmanship. Hard to believe a public company would present this poor of a product.

Run!!!! Don’t buy from Pulte Homes as they were awful to work with! Everything from yard to doors- painting poor - Sheetrock poor; just an awful experience!! And they make you feel like you should just accept the their poor workmanship!

Structure is physically sound. Finishes are cheap - even the upgrades, and in many cases the finished product is left incomplete “because Pulte doesn’t do that”. Communication with third party vendors like the company responsible for landscaping is non-existent. Response time for a response from Pulte Customer Service Department is also non-existent. Overall the home is not worth the money one has invested in a brand new home. One should expect much higher quality finishes and a complete detail driven job given the cost of the home. Aside from the cheap materials, the use of unskilled labor that consistently cannot perform the work satisfactorily (especially the interior) is unnerving to say the least. I would need to think long and hard before any recommendations.

It is my opinion that the Field Supervisors are overwhelmed with the number of homes that they manage. There were weeks when we couldn't reach our field supervisor, now we know why. The quality of the construction is mediocre at best. The wrong moulding was installed, we still don't have our rear flood lights, the exterior trim is a joke, doors dinged up during construction (and not repaired) The interior paint is the wrong color. Del Webb is a beautiful community with nice friendly people and lots of activities, which is why I chose it. The building process was horrendous, I had serious issues with my house and they never addressed or most of the time didn’t even acknowledge my concerns. Whoever assigns contracts needs to work in the field and attain hands on experience. The present sub contracting model is not working. I would not have PULTE build me a free dog house.

The home is valued at 510k, but looks more like a 200k home, due to poor workmanship and pride in doing a good job. Things are not centered, paint and caulk are all over the tiles, parts are missing from an appliance, and level 5 shelving is not properly hung, so the shelves are not level, and the huge quartz countertop is not aligned properly. Also, the tub has a chip because a trade person was observed using a step ladder in it. Not a good experience with a builder who has built many communities! The warranty department is supposed to work with us.

Completed on time, but not quality

Priority for builder is to close quickly. Quality of most trades subpar. Countless workmanship issues. Wood planks gouged and scratched, tiles chipped, cabinets damaged - all had to be identified by owner. One mirror almost fell because it was mounted with only mirror clips which were screwed into drywall, not studs - potential safety issue. The list goes on and on. Be prepared to clean your floors - wood, carpet, and tile after closing. Follow-up on issues is very, very slow.

Please get an inspection done before you close on your home. There seem to be a lot of problems with building homes. They have contractor don't understand what they are doing and that is very misleading. They are not thinking about the quality of the home just the $$$ and that is not good for the buyer.
