They’re great until you give them your first review, which they tell you about and ask that you give them a good one. I am a single, older woman and after I moved in I noticed so many little things....some type of putty that absolutely will not come off tile floors. Sloppy painting in some areas. Gaps in flooring. Incorrect electrical wiring. Nearly dead bushes. Weeds they are supposed to control but are not. The builders grade paint is awful.

Homes look great but multiple leaks they refuse to fix

Before they had our money, the salesman and general contractor were great. Three weeks after we moved in we had a storm and discovered multiple leaks and ceiling damage. The builder is refusing to fix anything because it is wind driven moisture (there was little to no wind).

The craftsmanship is not to the standard of the price you are paying.

People you work with are nice. However, they contract all work out to third parties. No one oversees the quality of the craftsmanship. We moved in and have have three pages of instant repairs needed. Tile is hollow and crooked, walls are crooked. Off my three inches on top and one on bottom. Worst stucco job ever. And, make sure you check the list of your upgrades to make sure you got all of them. They did not put in our smart home features at all.

Do not be pressured into closing (penalty clause in contract) until a complete, diligent, and systematic inspection is done by the builder. After a complete inspection by the builder, then do your punch list review. By no means should you be the quality control inspector in place of Pulte. You are paying them to do this. They don't pay you to do this. Secondly, do not be pressured with time constraints at the Design Office. Take as long as you require. It is your money! Not what the sales staff sells you

We were sold on the fact that Pulte sets the industry standard. That the customer service was excellent and that our home would be everything we expected. We were told we would have a walk through to make sure of this and if things needed correct it would be done and then we would have a Celebration Walk Through. The initial contact with the Sales office and the purchase agreement went very smoothly with transparent information. However, once the build started there were problems with materials and subcontractors work. Some of these were addressed by the project manager at the time. But our pre-closing walk through was scheduled the same day we closed allowing us about 1 hour to do, during this walk through we noted a list of items that needed to be fixed or repair which the project manager said would be completed that day. Very personable. Multiple issues after closing revealed lack of attention to detail and obvious lack of inspection of plumber's work, appliance functioning, and several other areas. Messy workmanship.

Hire your own private, licensed, inspector to monitor every phase of building. Do not close until all issues - cosmetic and otherwise - have been completed. All issues are addressed by customer care, but not in a timely manner. I am 2 months after closing & work is not completed yet. The master shower is still unusable and revealed a cover-up by multiple services (tile & plumbing) of defective workmanship & Moen products. This is the 3rd house I have had built & the 1st with any (& many) problems. This is a wonderful community to live in, but the build quality is poor.

We were buying what we thought was a great lifestyle in SUn City Festival. That was quickly subdued by the quality of the house we had built for a half million dollars, the extremely high up charges at the design center and the extreme lack of attention to rectify some of the many problems. But we sure have some very nice neighbors.

Very Poor Experience

It becomes apparent from day 1 that Del Webb is not interested in their customers. Frankly, every Pulte employee treats customers as a necessary burden that must be endured. Every single thing must be down the Pulte way. The construction of the home is second rate, at best. Lowest bid contractors are selected and there is no follow-up on the quality of the work. All the materials are selected based on the lowest price. Construction is solely designed to meet the most minimum standards. Quality control is left to the Buyer, who is responsible to find and report all the many construction faults.

Buyers Beware

As a buyer of a Pulte home you must be diligent in keeping up with them from the meeting with the sales office to the completion with the construction manager. *Double check appx. closing date. We were told a date, a date we had to have our house under contract, which left us homeless for 3mo. because the salesperson "made a mistake". They replied it was an appx date but then why didn't they change the contract with when we had to have our house sold by. *Communication is poor at best. Had warranty issues from day 1 from appliances to electric to plumbing. Little response from warranty department with no urgency until we escalated to supervisors in charge. Very disappointed in our experience to date.

Disappointing new construction

Excessive amounts of poor construction, painting, molding, concrete, siding and roofing. All issues that could be fixed, but not much seems to happen.... fix one thing, come back a few weeks later fix something else... on and on... unacceptable for new construction!It would be nice to be able to move into a new home, and not feel like you need to constantly be under construction because someone did not do their job right in the first place!

A/C does not cool home

Although my customer service rep is trying the best he can, bottom line is the AC unit does not cool our home. I've gotten nowhere. My condenser is 3 tons for a 2 story Martin Ray while neighbors have a 3.5 ton for a smaller home. Nobody can tell me why this is, but I'm guessing that's part of the issue. I'm very disappointed in Pulte for allowing this to happen. I would not recommend buying a home from Pulte.

Great idea, great neighbors, interesting activities (when they open), but the home? Watch out! Pulte is NOT a custom builder and they go out of their way to make you understand that AFTER you've purchased your home (read: NO changes!). This was the 3rd home we've built and by far the worst quality, and highest price, of any we have lived in. It appears there is a total lack of "workmanship" from all the subcontractors and a mandate to use the cheapest materials possible with no consideration of common sense. Buyer beware

Pulte has a well known name out there, but beware Pulte uses some cheap materials so it looks good. Contractors hurry to get done, but don't check that their work is operable. The painters will paint your walls and ceilings, but paint splatters appear on your tile, cabinets, hardwood floors, doors and garage floors . Upgrades are way overpriced. My suggestion is to put in the standard low grade products and after closing gut the house. Make sure to prewire everything. You will save a ton of money on flooring and countertops alone besides other items that can easily be replaced.
