Structure is physically sound. Finishes are cheap - even the upgrades, and in many cases the finished product is left incomplete “because Pulte doesn’t do that”. Communication with third party vendors like the company responsible for landscaping is non-existent. Response time for a response from Pulte Customer Service Department is also non-existent. Overall the home is not worth the money one has invested in a brand new home. One should expect much higher quality finishes and a complete detail driven job given the cost of the home. Aside from the cheap materials, the use of unskilled labor that consistently cannot perform the work satisfactorily (especially the interior) is unnerving to say the least. I would need to think long and hard before any recommendations.

It is my opinion that the Field Supervisors are overwhelmed with the number of homes that they manage. There were weeks when we couldn't reach our field supervisor, now we know why. The quality of the construction is mediocre at best. The wrong moulding was installed, we still don't have our rear flood lights, the exterior trim is a joke, doors dinged up during construction (and not repaired) The interior paint is the wrong color. Del Webb is a beautiful community with nice friendly people and lots of activities, which is why I chose it. The building process was horrendous, I had serious issues with my house and they never addressed or most of the time didn’t even acknowledge my concerns. Too many subcontractors and nobody accountable for their work. Unqualified workers without a concept of quality and results. Whoever assigns contracts needs to work in the field and attain hands on experience. The present sub contracting model is not working. I would not have PULTE build me a free dog house.

The home is valued at 510k, but looks more like a 200k home, due to poor workmanship and pride in doing a good job. Things are not centered, paint and caulk are all over the tiles, parts are missing from an appliance, and level 5 shelving is not properly hung, so the shelves are not level, and the huge quartz countertop is not aligned properly. Also, the tub has a chip because a trade person was observed using a step ladder in it. Not a good experience with a builder who has built many communities! The warranty department is supposed to work with us.

Completed on time, but not quality

Priority for builder is to close quickly. Quality of most trades subpar. Countless workmanship issues. Wood planks gouged and scratched, tiles chipped, cabinets damaged - all had to be identified by owner. One mirror almost fell because it was mounted with only mirror clips which were screwed into drywall, not studs - potential safety issue. The list goes on and on. Be prepared to clean your floors - wood, carpet, and tile after closing. Follow-up on issues is very, very slow.

Please get an inspection done before you close on your home. There seem to be a lot of problems with building homes. They have contractor don't understand what they are doing and that is very misleading. They are not thinking about the quality of the home just the $$$ and that is not good for the buyer. They’re great until you give them your first review, which they tell you about and ask that you give them a good one. I am a single, older woman and after I moved in I noticed so many little things....some type of putty that absolutely will not come off tile floors. Sloppy painting in some areas. Gaps in flooring. Incorrect electrical wiring. Nearly dead bushes. Weeds they are supposed to control but are not. The builders grade paint is awful.

Homes look great but multiple leaks they refuse to fix

Before they had our money, the salesman and general contractor were great. Three weeks after we moved in we had a storm and discovered multiple leaks and ceiling damage. The builder is refusing to fix anything because it is wind driven moisture (there was little to no wind).

People you work with are nice. However, they contract all work out to third parties. No one oversees the quality of the craftsmanship. We moved in and have have three pages of instant repairs needed. Tile is hollow and crooked, walls are crooked. Off my three inches on top and one on bottom. Worst stucco job ever. And, make sure you check the list of your upgrades to make sure you got all of them. They did not put in our smart home features at all.

After a complete inspection by the builder, then do your punch list review. By no means should you be the quality control inspector in place of Pulte. You are paying them to do this. They don't pay you to do this. Secondly, do not be pressured with time constraints at the Design Office. Take as long as you require. It is your money! However, once the build started there were problems with materials and subcontractors work. Some of these were addressed by the project manager at the time.
