IslandWalk is a great place to live The home designs are varied. The inside design is poor as cabinets are very small, closets are small, causes limited storage that you have to spend additional money on once you move in. No pocket doors make for poor design as one door opens to block a door behind it? Very odd and poorly designed. In a positive note construction was right on time! The supervisor in charge of my home building was Carson, I must say he was easy to work with, very responsive to phone calls from me and really explained everything before, during and even after I moved in I would call him, he always responded quickly and always concerned, he deserves a raise!! ... The home looks lovely overall. Our disappointment is with the somewhat sloppy finishes, e.g. paint spatters on the floor, fixtures & outlet covers, inconsistent appearance of textured walls, excess grout in spots. These minor blemishes were only noticed after occupying the house for several weeks. We don't understand why painting is done last. We wish we knew water filters/softeners are advisable in southwest Florida as we found it necessary and a hassle to have it installed retrospectively due to the HOA requirements. Our salesperson, Jon, kept us informed throughout the process. Our site construction manager, Fabio, was very communicative, helpful, and attentive to our issues and questions. Just a decent new build house

Sales ok, didnt disclose that thir was NO mail service. some issues are good, some they read a stupid script to you and cant think for themselves. Some they want to fix vs let manufaturer do a warranty replacement like the refrigerator (came broken). If dealing with Service guy direct he is good but limited by his bosses They dont leave extra parts or flooring or tiles like other builders. also they forgot to paint closets the house color and will not give extra paint to make your own repairs in those areas.

So many things are left out that they claim to have told you, but when you check, you find out they never did, like a missing sliding door and a forgotten floor outlet that they don’t want to add later.

The home I purchased is overall a lovely home. However, I have experienced issues that have not been handled well so far. I called the builder warranty number to report a number of issues to no avail, and I had an emergency plumbing issue on a Saturday night which ended in me having to call and independent plumber to fix the issue. When I called the emergency number (5 times due to numerous issues) I was eventually told that Noone was going to help me. I then received a call this past Monday regarding the whole issue and I still have not heard back.

When viewing the models remember some of the finishes are not available thru the builder. They can be added after purchase. There are limited choices/finishes for cabinets. You are not building a custom home is what I kept being told. With all that being said, we are pleased with the outcome and look forward to getting settled in!

Really hard to do a complete review since we just purchased. I will say our sales rep, project manager and title people performed above and beyond our expectations. Regarding the home itself ,so far so good and we hope it all works out

Great company to work with. We didn’t like that the interior trim was installed before the hardwood floors. It required them to use quarter round throughout the house!!! It’s a short cut that saves the builder time and money but it’s an unattractive finish for a high priced home.

The experience with this builder one of contention. We had a disatrous experience with our initial rep, Chris, but came back after speaking with our new rep, Gladys. She was responsive and extremely receptive to our multiple questions. You must remember that these homes are not custom built homes, you are buying stock items from the builder. The home is a well built home. You are buying the experience of living in a community so choose wisely.

We love our new house in Talon Preserve! The community is great and can't wait to meet more people. We found the value for new construction to be very reasonable compared to other properties that we looked at. There were many options available during the design phase. Wish we were allowed to do some other customizations. The workmanship could better with a little better attention to detail - everyone we know has had issues and requires fixes that often take a while. Shaun, our building manager was GREAT to work with!

The overall experience was good. The sales office was knowledgeable and accommodating and the closing was fairly smooth. Our project manager did a great job responding to most issues pre and post closing, and was quick to address/correct as necessary. The development is beautiful with lots of amenities. However, post closing, we experienced other issues that the builder is not addressing or responding to. Most importantly is the A/C unit - the temperature throughout the house varies and in some areas feels as though there is little to no cool air at all. The master bedroom is uncomfortably warm even with temperature set at 70 degrees. The HVAC company has been out to check and suggested that the system (selected by Pulte) is not large enough to accommodate the space and there could possibly be issues with insulation. Apparently, several other homeowners are experiencing the same issue. Unfortunately Pulte has yet to respond. ... Más

We were forced to close rather quickly with unfinished work. Getting people back to complete the job has been very stressful. No one wants to take ownership for unfinished work it is blamed between construction and warranty.

My home construction process went very well. My CM was a good communicator and he was very responsive. But....6 weeks after closing my pre-closing punch list plus subsequent warranty lists are still not resolved. I have had to really raise a fuss, which I don't like doing. Multiple emails, warranty requests and follow UPS aren't working. And the sewer backed up in my home and no one has offered to help sanitize that mess. I had to clean it up and complain until they finally sent someone in to test for mold, bacteria (almost 2 weeks later,). That is very disappointing. Will I buy another Divosta home? Probably not. ... We purchased our home in this community after a year of searching, drawn by the appealing community plans and Divosta's solid reputation. Our journey began in February, and I was fortunate to monitor the construction process closely. I communicated all of the concerns that I noted directly to Zach, the construction manager, who was consistently patient and receptive. I have no complaints about his professionalism or the way he handled everything. However, there are a number of issues that I would strongly urge every potential buyer to take note of. I am disappointed with the quality of the interior paint job throughout the house. Despite being informed by Zach that the walls had been painted and touched up multiple times, I discovered that when I applied blue tape to the wall, the paint came right off with it. The finish appears sloppy and unprofessional throughout the house. Additionally, we have encountered several ongoing issues. These are the most serious. 1. There were numerous problems with the kitchen cabinets and range hood. Some were caught by Zach and another DiVosta inspector, others were noted by me. Most have been resolved but we still have a cabinet door that has the handle positioned incorrectly, a problem I flagged four months ago, but it remains unaddressed because allegedly every time the vendor orders the door, it is shipped in the wrong color. 2. The top of the washing machine is scratched, likely from being used by a contractor as a step stool, and has not been replaced. The dryer also has visible damage, which was only poorly touched up with paint that does not match the color of the machine. 3. The outlets in the bedrooms that were supposed to be switched were not, requiring further work and two visits from an electrician to correct. 4. The cleaning service sent to our home was inadequate; despite multiple visits, we ultimately had to hire our own company for proper and thorough cleaning. 5. A contractor damaged the microwave after using it to heat food. This was AFTER the house was completed. 6. Contractors used our bathrooms, even though there was no water in the toilets. This is a very common problem here, even though there are port-a-potties on every lot. 7-The bathtub in one of the bathrooms was damaged to a point where it had to be re-glazed. Again, Zach caught this and took care of it, but it's just really sloppy and careless work on the part of the vendors. Currently, we are working with Raul, who is handling all of our warranty issues. He is very pleasant and super responsive. He is actively working to resolve the outstanding concerns that have been presented to him and I am confident that he will be the same with anything that we find in the future. Overall, while we appreciate the community the efforts of both Zach's and Raul, the finish work and attention to detail by the contractors has been disappointing. Would we buy another home from DiVosta? Hard to say at this point. Time will tell. ... Más

Overall, our experience was very good throughout the process and now being in our home for a couple of weeks and surviving 2 hurricanes, our home held up to the test! Our only issue would be during the Design Phase. As important as this step in the process is, we believe more time should be spent with us making final decisions. We were in no time-line crunch but our decisions needed to be made with little time to delay or make changes. The other frustration we had was with Coast-to-Coast Pools and responses to our pool build. If they pride themselves with creating a great experience to this BIG investment to our home, they should have provided more attention to details. The entire process was fairly straightforward until the end. Divosta Sales Manager was very persistent to close on the home when it wasn’t even completed. Being out of town this makes it very difficult to continue adjusting schedules and travel. Divosta should ensure house is completed prior to setting a closing date.

Wish I was kept amore informed in advance about important dates while home was under construction.

Love the design of the house! Our construction manager was great!!! The only thing is we r having some minor issues and still waiting to hear from someone to resolve them.

- Initial house Sales personnel were excellent - The Sales person for the changes/upgrades/options/etc pushed us through and did a poor job at describing all the options - Attention to detail in the building is lacking and there’s some areas of shabby workmanship - Items to be finished before Closing were pushed off to the Warranty Team - The Warranty Team is excellent and stays on all the repair work until it is completed properly. Note, this is a long process but their tenacity is highly appreciated.

I have 2 exterior doors that were improperly installed. Jams are way out of plumb. Can’t fix that unless it’s done over. They won’t do it.

Home buying and preclosing was great. Very flexible. Great sales rep and project manager. Warranty department needs a lot of help and follow thru with communication. Original punch list items still not done. Schedule a ton of vendors and none show up. I understand some but all.

There were definitely some challenges, missed build finish dates, mortgage issues, some minor quality issues, landscaping irrigation issues. But overall we are very happy with the move

The Talon is a lovely community and we are satisfied with our home but we have had some issues with the responsiveness of the warranty department. Too many phone calls and emails ignored and/or not responded to in a timely manner.

Love the development and quality could be much improved
