The overall building process was very slow even understanding there were material delays. Our home went for extended periods of time where nothing was being done simply due to improper scheduling of trades. Upon inspection of our home we found shorty craftsmanship and carelessness from the subcontractors. Plumbing piping to the main drain was broken underground causing overflow downstairs 4 days after moving in, bowed doors were installed causing the closet to not open properly, towel racks fell off the walls from crappy mounting, faulty breakers had to be replaced to make the microwave work, and even the shelving in the hall closet wasn’t completed - just a mess and pieces left in the closet. This sort of carelessness would not be tolerated by smaller contractors but I guess DiVosta doesn’t care about quality from subs when churning out dozens of homes at once. And unfortunately thanks to all the delays we had no choice but to continue with closing. We were already delayed by two months and couldn’t continue renting in the area we were in. ... Más

COVID played a key role in the builders ability to deliver on time

We have a list of things that need to be repaired/repainted/cleaned and we were told it would be 4-6 weeks to address. It’s been 2 months so far and only a handful of the issues have been taken care of.

I am extremely pleased with the final product but communication throughout the building process was non existent. Also, the lack of communication continued during the completion of punch list item.

My experience with the Sales Representative Linda was very good! She did a fine job! My Field Manager Nadine, was excellent. I have to say, she was on top of everything & everyone! She is a very hard worker & has to tolerate a lot of nonsense & disrespect from many ignorant people! The Builder should respect the fact that these two women do their job right! It's very sad that they have to cover the Builder's Back for their Contractors SHOTTY work to begin with in order to CLOSE on house!! I lived in my house for 1 month with DEAD plants out my door before they were replaced! I have an outside Light by my front door that was put in wrong and left with a good size hole in the Stucco and is loose to boot and the contractor just painted over the hole thinking that it would NOT BE NOTICED, however, the Builder wants to just CLOSE on the house! The second day that I was in my home & had to do laundry, found everything backing up in the house.....that was a wonderful experience! I had to wait until mid afternoon the next day before a plumber came, which meant I could not use a toilet or any water!! The person that actually did my closing, and I do forget her name, unfortunately, was a very lovely woman! Thank God that she took care of me, because the woman that was arranging the closing, was very arrogant ! I have dealt with Title Companies before and NEVER dealt with anyone like her ever! By the way, thank God I read the paperwork thoroughly, because there was a mistake on the Lot # that had to be corrected! This was NOT A GOOD EXPERIENCE FOR ME!!! ... Más

Nice house nice area hope all problem get taken care of

The pool company coast to coast is absolutely terrible still have major issues there non-responsive. It is the one negative we hear everywhere in the new neighborhood. Our sales person Beau Was another person that was very nonresponsive haven’t heard from him since the sale.

The pool & pool deck was perfect. Roof, exterior stucco & soffit were top notch. Inside, the walls and ceilings were excellent. The tile floors, shower floors, and trim work were horrible. Shoddy craftsmanship for the price of this home. Corner joints that didn't match up, with much too much caulk to hide the mistakes. One of the worst grout jobs I have ever seen (have quite a bit of experience in construction). Finishing jobs like this would NEVER be accepted up in the where I came from.

Everything up to delivery was good to great. We have several issues that are not being addressed promptly. I am concerned about the response time snowballing as more homes are completed and they fall further behind.

DiVosta is building a tract home. Don't try to make any changes no matter how minor. If it is not on their option list, forget about it. Make sure any issues on pre-closing walk-through are documented, and photographed. After purchase follow up repairs are not timely. Finally, I suggest that one not use Pulte Mortgage. I had to repeatably submit the same document, use a highlighter for the underwriter to see the requested information. I finally gave up and went elsewhere for funds.

Response team is very good and very professional, quality of home has had issues.

The house is well built and people very nice bu ths has been the worst move in experience we have had. We were told we could have a virtual walk through. Day of sat waiting 2 hours then informed they did not have capability. Had to hurry and clean floors before movers got here. All other moves all do moments for appliances etc were laid out on a counter. We just finished finding documents. Waited yesterday for a confirmed scheduled repair. No show.

We did not like the virtual closing.

I love the community and how it is laid out. The landscaping is amazing, not over done. The clubhouse and amenities are first rate. I would recommend this community to my friends. I am happy I made the right decision to move here.

With the current building frenze you have to watch and check on your houses progress almost daily In our opinion, some of the workmanship has gotten lower than our expectations. You have to clean up the property after the workers left everyday or those items will be buried in your yard. With DiVosta being a for profit corporation, items suffer because of costs related to profits. Combine this with the high demand for new homes we think that issues are more apparent.

It was mostly a positive experience.

My family and I recently bought a house through DiVosta. If I were to say it was the best experience I’ve ever had, it would be a lie. Building through DiVosta is an experience I never want to experience again. I was expecting things would be handled by the builder and my realtor, but this was not my experience. I had to check on the house almost everyday to make sure everything was going appropriately. Very poor communication on issues that came up during the build, and even when it came time for closing, the process was atrocious. I have never been so stressed. There were even builders/contractors errors made on my home. For the price I paid for my home, I feel it was slapped together and the small details did not matter. Over all very disappointed. Also, after talking to multiple people who work for the company, they realize all the issues I brought up (ex. Poor quality of paint, subpar subcontractors, etc.) and they do not try and change it. Very sad: I would not build with DiVosta again, or recommend building with them. ... Más

The "overall" experience was truly a great one until the week of closing, closing day, and the week afterward. Christy, the Sales Representative, was great from beginning and still is a shining example of great customer service. Took the time to get answers to all of our questions pre-construction and communicated really well and thoroughly. Any hiccups, she gets them smoothed out quickly. Jenn in Design was fantastic, communicated very promptly when responding to questions, even after hours, and provided great advice for the design options. And Kelvin... our original field manager... we really liked Kelvin, but communication broke down in the beginning, then it became good after escalating above him, Kelvin even called/texted us proactively after that, for awhile, then suddenly the LAST WEEK between the walk-thru and closing day, almost NOTHING accomplished from the punch list, (p.s. 5 new homes for me - and this was the longest punch list of all of them) even items we brought to Kelvin's attention 2-3 weeks earlier. THEN, THE DAY OF CLOSING Kelvin called, another week was needed “ideally” and this was per upper management he said. We could not except that, told Kelvin to let upper management know why things weren't done, share our prior communications and have them call me. He called back and suddenly we could close, albeit much later in the day. We were told the number one item on the punch list, the MBR ceiling repair was being worked on that morning (of closing). Despite being the 2nd "supposed" repair to the exact same thing it didn’t look any different. We were then told it would be addressed the morning following closing, it was supposedly scheduled (per Kelvin). By 1 or 2 PM that next day, trade is a no show and NO communication from anyone. At this point my wife and I were quite frustrated as there was no way the repair could now be completed prior to moving furniture in, which is what we were very clear about trying to avoid. Made one phone call to Christy later that same afternoon, and by that evening another field manager jumped in, Andrew. He followed up, quick responses in the beginning, he re-reviewed the punch list we originally created w/Kelvin, he called Kelvin, made sure he understood each item in detail, put it in excel format, created a 4 day schedule, provided us a copy, met trades on-site, etc. Things seemed on track and good. He got us ABOUT HALF-WAY through the punch list. THEN, he gave me the "survey speech..."knows everything wasn't perfect, etc, etc. how they needed top star ratings, "yes" answers to all, etc, etc., even hinted at understanding if maybe I just didn't complete the survey at all. I totally get it, surveys don't always reflect folks efforts, often it's the company not the staff... I told him not to worry, and gave a PERFECT survey, the HIGHEST marks, and answered YES to "was the home completed on time" and "were the punch items completed" and everything else - I essentially falsified the survey marks as a courtesy to Kelvin & Andrew believing they were well intentioned and maybe just overwhelmed by how the company schedules them or something... THEN day after the survey is completed - not another word from Andrew. Did not return phone calls, texts, emails, NOTHING. I called Christy, she jumped right in again (thank goodness for Christy) and now we are working with Debra. Debra so far has been fantastic and has been responsive. She has coordinated both pre-closing issues for which Kelvin and Andrew dropped the ball and now a few post-closing issues. We understand Kelvin had a personal emergency, taking him away from work briefly and we hope everything is okay, he’s a very nice guy, was very pleasant to work with when we could reach him. As for Andrew, thought he was great but evidently for him it's only about the survey results, then he crosses you off his list. All that said, we don't want to let the actions of a couple employees overshadow the hard work, efforts, caring attitudes, and helpfulness of the rest. Going forward we hope any warranty issues that might arise are handled well and we look forward to sharing our mostly positive experience with all of our friends and colleagues. Good, solid hurricane proof house. There are very few standard options. You have to add a lot of upgraded options which are grossly overpriced. There is a mix of houses and townhomes in the community which has now changed to more townhomes than houses and less estate homes being built. Many homeowners are not happy about the builder changing the community plans. Ask the sales associates a lot of questions. They were very nice and helpful but didn't .disclose some important details about our lot. Overall, it's a very nice community

Because of the speed in constructing these houses simple things like inproper hanging of windows and doors and especially the lanai sliding glass doors the buyer suffers dealing with getting these things repaired whitch sometime takes a long time.

Get an outside 3rd party home inspection. I did and we still have many outstanding issues that should have been addressed prior to closing.

Had issues the first day with AC, coil replaced. back again 2 weeks later with a freon leak. These things happen and they responded with some prodding because it was a weekend. First time we use washing machine the sewer line is plugged. again these things happen but should have been addressed before closing with any kind of quality control.

We live in NJ, visited and bought a 'spec' home at IslandWalk in West Village in mid-March. We'll be snowbirds.Due to COVID and Divosta contract, we were forced to close remotely without actually being able to see our completed home. We're told it came out nicely, but we've not yet seen it except in pictures and video provided by our real estate person.. We're hoping to visit in mid-September-COVID permitting.
