I Would Not Recommend Divosta / Pulte!

Based on our experience, would not recommend a Divosta / Pulte home to family or friends. Didn't meet promise dates, poor communications from Sales, Catch-Me-If-You-Can build quality. Subcontractors don't respect your home, and Divosta / Pulte did little to hold them accountable. We had over 150 items on our 'punch list' to be corrected before closing. Neighbor's toilets clogged after a week due to install errors, and this week, the whole community had a 'do not flush' order while main waste pipes were cleared of construction waste. My issue is not so much with the builder, but with the main office to whom the builder answers. Hurricane Ian unfortunately delayed the completion of the house. Totally understandable. However, what is NOT acceptable is the fact that in an effort to make up for lost time, Pulte/Divosta tried three times to strong-arm me into closing before the house was ready -- the first time while TWO FEET OF SHEETROCK AND INSULATION WERE STILL MISSING FROM THE LOWER DRYWALL (from rectifying water intrusion on account of the hurricane). Our sales and design experience were wonderful. Unfortunately, that’s where the “joy” of building ended. It was 15 months of unresponsive build managers and terrible communication. It seemed like every trade that walked into our house left something that needed repair. The repairs were put off until, in some cases, the day of or after closing. Closing was rescheduled twice. When we finally got into our home there were numerous defects in workmanship and house was not clean. Communication within DiVosta is very inconsistent. For the price paid one would expect a better finished product.

From initial excitement, promise and cheerful messaging playing throughout the model homes, quickly became silence and lack of urgency from sales, project managers and broken promises. Our home is basically nice but there are many follow-up items waiting to be addressed. The process took more that twice as long as we were told up-front and proactive communication regarding the ongoing status did not happen. We had to ask. I have never built a house before but the process was stressful.

This is the 6th house we have had built in our lifetime and it was the worst experience. It WAS 5MONTHS LATE. Quality is suspect and our sales person never really communicated w us nor helped us when we had issues .

POOR WORKMANSHIP IN ALL AREAS

TOP MANAGEMENT INSISTED ON AN IMPRACTICAL HOME COMPLETION DATE AND HELD THE PROJECT MANAGER TO THAT DATE. I WAS ASSURED THAT QUALITY WOULD NOT SUFFER UNDER THESE CIRCUMSTANCES BY THE SALES TEAM. HOWEVER, DRYWALL, PAINTING, TILE WORK, APPLIANCE AND CABINET INSTALLATION, PLUMBING, ROOFING, AND CARPENTRY WERE DEFECTIVE IN THE BUILD PROCESS. WE WERE INFORMED THAT OUR MANDATED PULTE CLOSING DATE COULD NOT BE MET THREE QUARTERS OF THE WAY ON OUR 1260 MILE DRIVE TO THE CLOSING. WE COULDN'T BE MORE DISAPPOINTED IN THE ENTIRE PROCESS.

Design was great, but Quality & workmanship of the house was ok at best. Some Contractors were sloppy with their work, & fit, and finish was not so great in certain areas. Ordered & paid for an upgraded refrigerator and received a basic (loaner) refrigerator at closing, Still waiting for our ordered refrigerator 2 months after closing! Other issues still open. Warranty follow-up communication for issues needs improvement.

Divosta Experience

We recently moved into our new house. Our total build out took about 1 year. Our original move in date was supposed to be August. We moved in officially December 31. It was frustrating as the date kept getting pushed back in 1 month intervals leading my family to constantly have to move from short term rental to short term rental. Also, we closed without our house completely being finished which is ok because we agreed to this. However, there seems to be no urgency whatsoever to get our house finished now that we have closed. We have multiple issues that need addressed.

We closed with the promise our home would be completed. It was not in a livable condition. It hadn’t been painted, cleaned and the paper protecting the tile was still in place. We had to cancel all the deliveries that day. We also didn’t have hot water and the stove leaked gas. Apparently, no one tested them when they were installed . Both were due to poor installation. It is such a disappointment with the 7-page typed punch list of items that need to be fixed after we moved in. The list continues to grow. This home was not at all move in ready and the field manager was never seen on site to monitor the contractors and did not fix items throughout the build of the home that were sent to him. We moved in with wet paint and wet grout, have already had a roof leak, and fuses keep shutting off. It has been a horrible experience and I am just praying that everything will be resolved.

This builder employees build managers that are incompetent or just do not care enough. This builder rushes contractors work on the homes that make workmanship inferior. Only bright spot was our build manager Joe Kenny here in South Florida. Worst was first assigned build manager Carson Clemens.

We had to fight for any little change. Make sure you review your plans thoroughly with someone who has experience in home building or real estate. Have a real estate agent represent you. They know the in and outs of building especially if you are not around to monitor the process.

Poor Workmanship !!!

Divosta are a friendly team but that doesn’t fix the quality workmanship… When building make sure you visit the site on a weekly basis. Especially before drywall goes up!! Lots of the structure are not installed square. When inspecting everything make sure to take a speed square and a 4 foot level. We have been in our place for 2 months and they are still fixing things. Hope this helps.

This was our first home build. What should have been an exciting time ended up being very disappointing. We had little communication and site manager changes as well as faulty equipment installed in our home. Now we can’t get the fridge we paid for and no one is helping us find a resolution.
