Very poor quality of material used for construction for a 640k home

It took about a year to build my home. There were several set backs. My final walk through I noted a long list of incomplete items. The trim was not painted or caulked. A door was not painted, no door knob. The front door was not installed, the cabinets needed replaced, paint on brick, outside light fixture needed replaced, pendent lights needed install, paint on flooring, caulking on brick, etc. it has now been 2 months since closing and these have not been addressed. I have put in more warranty request that haven’t been addressed as well. I was told that the contractor has 6 closing in June then he will start working on his other houses. My house should be priority. I already paid for it and it’s incomplete. I’m very dissatisfied with Highland homes and their craftsmanship, and work ethic. ... Más

Due to the excessive time wasting that we have experienced during this process I am not inclined to be as detailed but I write this in hope that these issues will be addressed and taken care of expeditiously. I plan to reach out to those in leadership positions to resolve all of my concerns without escalation to litigation. We are extremely disappointed with the warranty processes and have experienced so many inconveniences and POOR quality of work. The contractors have verbally shared that they are NOT doing their best work because HIGHLAND has not compensated them fairly; this is unprofessional and unacceptable and WE should not have to suffer due to their discontentment . ... We contracted on our home in October 2020 and did not close until February 2022. There were many delays from our foundation being poured incorrectly that halted the progress on our home. We paid a premium up charge for painted brick only to have crooked unlevel bricks installed throughout the exterior. We had upgraded carpet that was installed prior to the finish out of the home that was not protected and allowed workers to walk throughout home leaving muddy boot prints. Our closing date changed 11 times from September 2021. We had 5 closing date changes in January 2022 alone. The day we closed on the home there was trash all throughout the yard and had to ask multiple times to have it cleaned up. We are still finding nails and razors in our yard. We closed with about 20 items incomplete on our affidavit and are still waiting to have the last remaining items remedied almost 3 months later. Our warranty list of items after move in is quite long from improperly installed frameless shower to damaged doors. The builder seems to be dragging their feet with most of these items and we have not received the quality and service you would expect from a builder when you purchase a 600k plus home with what is supposed to be a premium builder that prides themselves over customer service. ... Cheap quality product used. Unfinished work every where.

Siento que Highland fue engañoso y solo se preocupó por cerrar el proyecto y recibir un pago. The sales rep at Highland Homes was mediocre. Once I signed the contract I never heard from him again. I closed on November 26, and I was just given the information to set up my key pad and alarm system on 1/27/25 from the builder. Shane and the warranty department was great and fixed my issues in a timely manner. I work for a builder and was honestly appalled at the service, considering the great reputation of Highland Homes. The reason why I bought this home honestly is because of the community, my lender Reggie and the house was designed to my liking. I love my home, but the process was very poorly done. I had to get VP involved and once she was involved, things went very smoothly.

Building time took longer than expected due to mistakes, such as not ordering the correct MTL, delays with getting contractors to do work, and a tremendous amount of required fixes/redo's during the build process. Subcontractors had to constantly come back to fix things that should have been done right the first time. Appears subcontractors just want to get the job done quickly so they can go to next job. Overall workmanship was poor. This is not the project manager's fault. Put them in a difficult position. And not impressed with selection of materials, for instance cabinets are cheap. Had soft closed cabinets installed and the slides are cheap and not smooth. Highland has fixed many times and the final answer is that is the way they are. Had these before, and never had this problem. So, overall, not impressed with Highland when it comes to materials and how this house was built. The people, sales dept, project manager, tried and worked hard to satisfy us. I tried to have double rod added to master bedroom. Would not do it. And don't like that no bathroom door in house is more than 24" wide. Tried to extend back patio that was within boundaries, would not do. I could go on and on.... Some things they do don't make sense, that would be low cost and be better for owner. Now, I have to pay extra to have these things done that would have been lower cost to do during the build. ... The quality is not there~ broken sinks, shower door Leakes, toilet leaked but was fixed, missing paint on walls paid over 1 million. not impressed.

I was offered no sit down meeting with Construction Mgr to identify specific requests. Construction Mgr clearly didn't stay on top of workers. It was a lot of measure 1x, cut 3 or 4 times, increasing time and reducing quality. Had to force replacement of roof. BSG is the worst sub contractor, don't let them touch your house, they filled mine with holes because of poor communication with construction mgr and they also did shoddy work. Get a 3rd party. Exterior vents were taped on and open to pests. Ensure you get a 3rd party inspector for all aspects of the house prior to closing so they catch all boo boos. For the price, a lot of what is installed, if you didn't upgrade is low quality, the shingles especially. The appliances are wonderful. You really have to watch these folks, they'll try to get away with anything they can. I had less stress with Meritage and paid half as much. I guess I paid for the neighborhood. Construction Mgr promised to address punch list items within 90 days of closing; he never returned. He left the community, when I reached out he said submit it under warranty. Warranty responded quickly on 2 items, but their contractors are hit and miss. Not impressed. ... Más

It was one day short of a year from contract to closing. Many items were not completed at closing but I was in a bind. Nearly two months after closing most items are finally complete except for one item. After many promised appointments to complete that one I am still waiting.

Overall not happy, 8 miserable months.

Today is a good example ( almost 7 weeks after we closed) the doorknobs we paid for were not installed. Instead, we received the "standard" doorknobs. We were told that they'd be here today around 8:30 am and it is now 12:15 pm and no one has yet come. This has happened too many times to count! Love our salesman and the head of the building department but they are not keeping after some of their workers or vendors!

We built with Highland because of their good reputation. We have had way too many issues. We have been residing in this home for about 2 months and we have had contractors here on multiple days for almost every week.

They over promise on home buying experience

Don’t sign your closing docs until the builder fixes everything! It has taken me over 2 months to get everything fixed the right way and stay on the painters!! The builder has been very responsive about getting back to me but they are so busy building so many houses, their attention to detail from the contractors is not always good. We had to get the the patio and a portion of the driveway“floated” as there was acid/grease stains from the sub contractors, the painters (pretty sure the first painters were fired) had to come at least 5 times to fix things, and there were some finer details in the kitchen that were left unfinished/not painted. Bottom line, the house was rushed and not checked prior to the walkthrough and corporate would not move back the closing date. The materials/quality were good but attention to detail was lacking. ... The main issue is Insulation in the house, there is no privacy. I can hear the conversation happening in the living room in my Master bedroom and vice versa. We also hear the highway traffic in our master bedroom. There are some minor things where we see that builder has tried to save money, it's not worth it. I am not sure if I will recommend highland homes to anyone.

I decided to buy a home with highland because of all the wonderful model homes they have and the reputation of the builder. When I initially went to the new house I noticed that there was trash everywhere. In front of the house and inside. I think the construction workers have absolutely no respect for the homes they’re building. Also the materials ordered looked used, raggedy and worn. It’s like they took materials from an old house and used them. The painting is horrendous. Not sure who the paint team is but it’s definitely not the people that built the model home. The model home is misleading. They want you to believe that your home can be built of the same quality but in fact it won’t. It doesn’t help that the corporate office is super rude and rushing the workers to finish the job for closing. People at corporate need to understand that it takes time to build a house and the more you rush the construction the sloppier the house which leads to more complaints. Then when you’re telling the construction team what to correct they’re in such a rush to correct that they’re messing up other places in the house and spilling paint in the carpet and on furniture. Not a pleasant experience. If I could go back I would choose a Perry Home instead. I regret the day I trusted Highland to build my dream home. Once you lock into buying with Highland the joy of buying a home takes a fast decline. I had a better quality home when I purchased a Centex home. Why should people spend so much money on Highland to get Centex quality. Horrible experience. ... Más

Our experience with Highland Homes was positive from the sales side of the transaction. Both of the sales persons we worked with were attentive before, during, and after the sale. Hector continues to be a great resource, even a month after living in the house. The construction side of the transaction was nothing short of disappointing. The subcontractors used are subpar with no accountability or pride for craftsmanship. Every aspect of the house required rework other than the quartz countertops. Rework to a degree is expected; however, for a couple examples, brick was redone several times due to install quality issues, tile was installed and redone three times, wrong light and plumbing fixtures installed, the upstairs HVAC system was not working prior to closing, and one month after living in the home, is still not fixed. The list literally goes on. The issue with all of this is the construction manager was not identifying these issues himself due to lack of supervision of the project, and poor management of correcting the issues, resulting in things having to be redone several times before being acceptable. We sent weekly emails with lists of items that needed to be corrected because they were not being identified by the construction manager. Many of these issues would have been buried or would have caused many other issues if not addressed in real time. We ended up with a beautiful house because we managed the build. Highland Homes, hold your people accountable and hire better subcontractors. ... Más

The Building Process was fun. There was a couple of things that scared me while we where building like beer cans and crack pipes that where found at my homesite that was kinda brushed off from the salesman but the construction manger did apologize for that. A couple of days before closing there was a huge water leak that flooded the front half of the house but was fixed. We have been in the home for two months now and still find issues that get addressed asap. The only issue I’m still having are the quality of my cabinets and still fighting to get them to repaint them or replace them.

construction manager missed upgrades, sales team gave no updates or responses, and important options were never presented during selections. Extremely disappointing.

Overall, good experience with sales person and loan officer and initial phase of home buying. Not so good with construction supervisor. Move in cleaning was promised but not done. Some repair work was notified before the closing but not done until notified again. Expected better customer service experience.
