to resolve issues it take a decade.. i have bought my home in July.. and still there are things that needs to be completed. the labor used is not very good by this company. they are not very detail oriented.

This is my first time with highlands and I am very disappointed on the amount of issues I am having with a NEW home. Feels like a used home.

Since moving in, I have had issues with electrical components such as the dryer outlet and breakers. I have submitted multiple requests to apply my warranty on these issues, but I have not received assistance. This has not been an enjoyable experience.

What is my character limit here? Because I need a LOT of space to explain. The process started fine, with some adjustments for COVID. But even accounting for some delays, Highland construction was hideously mismanaged. - From August to October, virtually zero progress because the local construction manager was not scheduling inspections with the city of Kyle. 10 week delay. Lots of yelling and screaming when we found out, they reassign a new construction manager who assures us he is on it. Expected move in now pushed from November to February. - House was making some progress at least, inspections being scheduled. We pointed out several items that would need correction - assured by construction manager that they would be taken care of. - February passes, still slow progress, being told due to inspections but when pushed on it admitting that they were failing inspections. Escalated to Highland Regional Construction Manager to get control of the situation. - March and still no closing date scheduled. Several items we had been pointing out for months are still not corrected. Construction manager assures us he is "on it". - April, and FINALLY a closing date. Several items still outstanding. Main one of which is outlet and switch covers (48 in total) that were cut WAY too big (some over 1/2 in too big) during drywall phase. We ask to get them fixed. Contractors spackle and paint WITHOUT REMOVING THE COVERS, so covers are now covered in spackle and paint, texture is missing around them. We complain about this and some other items enough that the regional manager, area manager, and local construction manager all meet with us at the house a week before closing. We are ASSURED it will all be fixed before close. - Day before closing - multiple outlet and switch covers still not fixed, along with a number of other items. We escalate to delay closing. Are ASSURED it will be fixed by end of day. [Narrator: It was not fixed by the end of the day] - Closing day. We sign papers. We go to inspect our new house and get keys. EVERYTHING IS STILL NOT FIXED. We yell at the construction manager, we call the regional and area manager. We are ASSURED it will be fixed before we move in the next day. - Moving day. We arrive at the house at noon. There are drywall workers with 5 gallon buckets of spackle, spray guns, and spatulas working all around the house. Plastic sheeting is spread on most of the floors. WE HAVE 3 MOVING TRUCKS OF STUFF ARRIVING IN 20 MINUTES. On the phone with Regional Manager who says they'll get done and out as fast as they can, but we need to not put stuff around the walls because they need to come back and paint the next day. So basically, we can move our stuff in but can't really unpack. It took a WEEK to resolve to the point that we could actually put furniture where it belonged. - Post move in, it took 6 WEEKS just to clear the Closing punch list (stuff that should have been fixed before closing). Contractors showed up with limited to zero information on why they were there, and us having to explain every time what needed to be done (this should be Highland Homes job, right?). - Post closing, still finding items that were clearly not installed correctly that should have been identified by any competent construction manager. Entry way doors with zero weather stripping as an example. - In the end, we love our new home's floor plan, our lot, and our neighborhood. But never again will we put up with such a horribly mismanaged construction process. ... Más

The workmanship of their contractors are some of the worst I've seen in central Texas. The construction manager tries to keep up but he was constantly missing details and big things in the house. The floor was an absolute disaster and doesn't look anything like the design center. They all point fingers at each other to excuse the poor workmanship and materials.

Nelli is great, but we have had many issues related to the quality of workmanship, responsiveness of the repairs/resolution. Initial supervisor resigned and did not correct multiple things. Serious drainage issue in our backyard. Poor Grading, etc. Now we are trying to put in a pool and we were told there was room to put one in and meet the requirements. Now we are being told differently by the HOA GM for Liberty. Our decision to purchase this home was we thought everything would be high quality and information would be correct. Terrible quality workmanship, would not recommend!

Not a very good experience

the craftsmanship is horrible. Now that I have been in my forever home For going on two months, I notice something new every day. If I was to ever buy a new home it will not be a highland home.

After hearing so many good things about Highland Homes, I decided to build my first home with them. I am honestly disappointed with the quality of workmanship. I would come by every week to see what had been done and the quality of work was very poor. When something new was done, something else was broken or damaged and had to get redone, which caused further delays in the process. I feel there’s no one watching out for the contractors to ensure work is being done properly; whatever gets the job done is done even if it looks bad. Even worse is that I had to bring the visible issues to the construction manager’s attention because it seems he didn’t care. I closed with some outstanding issues that were promised to be fixed after closing and I still have more than half of the issues pending. There is no urgency by anyone to get things done for the customers. They were quick to get me through the closing process to get my $$$, but the quality was definitely lacking and made it a not so good first time home building experience. Do not close without having your punch list addressed and completed. I was trusting that the punch list items would be addressed in a timely manner after closing and that was far from the case. I have emailed Highland Homes and have received no response to my issues. I am at the point where I am willing to pay out of pocket to fix my new home, Sad state of affairs.

Do not purchase a home without the actual homebuyer approving the overall process and closing.

Do not close on your home until it can pass the final walk through. No one wants to take responsibility for the many mistakes that were made. I was told the things that are wrong is how things have been done for the past 5 yrs. Very sloppy work. I will never buy a Highland Home again.

Better designs then the competition. They entertained some custom changes that other builders would not. However, the title work and finish was not finished completely. Disappointing for the price point. We still have a list of I Owe Yous from the builder months after moving in.

whew. here we go. We moved into a new build home by Highland Homes in August 2020 and have found so many issues with build quality of the home, as well as drainage issues on the land. Land/ Property: Drainage issue was brought up during construction in March/ April and was not assessed until we threatened to pull out of home purchase in August. This is still ongoing even through October 2020. Have had 2-3 development managers come out and discuss adjustments, a few fixes have been made to little or no avail, but it should have been discussed/ adjustments made to the property back when we brought it to their attention months prior. Home: We have had doorknobs (front and back doors) completely fall off multiple times. I had the builder adjust twice and still has fallen more. these will be noted soon and hopefully completely replaced. Painters have needed 2-3 trips to get to where we are now, and more trips are still needed to complete their jobs. The AC thermostats did not work and needed to be replaced, the alarm circuit did not work and required adjustments, the digital locks were not tracked and it took a few discussions by BSG and builder to find out who is responsible for install of those. The skybell doorbell also needed replaced. The oven vent was installed incorrectly and needed to be replaced. Multiple trim boards were bowed out. We just discovered when it got cold that the Heating in the HVAC is not working. 2 closets did not even get all of the storage/shelving that was supposed to be added. One had no storage/shelving at all. Builder only discovered after we went into another same-plan home. Landscaping: Landscapers planted 16 plants which would grow to be gigantic bushes in a garden which shouldnt have had 3 or 4 max. When i asked about it, i was told they were weeds... even after providing photos from when they were planted by landscapers. Eventually they did come out and replace. but had to go back and forth between builder and landscapers to identify what was even planted. Conclusion: I have moved into 3 or 4 new-construction homes, and this one has had more problems than any of those COMBINED. If my family wasnt already in process of having their home built by Highland, i would never refer them. All of the individuals i have worked with have been nice and very accommodating, the followthrough is what has been severely lacking though. I honeslty have felt that every single week we have 2-3 new issues to add to our 90-day warranty fix list. I havent included a single one of those (30+) issues in this review. We were really excited to move into our home but, it turned into a less than stellar experience as we realized that there were so many things, big and small, that appeared to be hastily done and poorly constructed. There are already cracks in the basedoards, rust in the sinks and bathtubs (which have never been used) and, the garage door came off of the hinges and very nearly crushed both of our vehicles. I could go on but again, beautiful home, terrible workmanship.

First 2 weeks had good response as to items that need attention. The last 6 weeks response was good from contractors that Highland Homes contacted, but not from Highland Homes as to items that would be handled directly by Highland Homes.

Builder rushed to complete the house for closing and failed. Promise to fix discrepancies and two months in we are still dealing with the initial issues. Very disappointed for the amount of money we paid.

Después de una larga búsqueda de mi primera casa, decidí construir con casas en las tierras altas. No sabía que mi casa estaría plagada de problemas y un control de calidad deficiente por parte del constructor. La funcionalidad de mi casa está bien. Siendo esta mi primera casa y a solo 20 minutos de donde vivía anteriormente, vine durante la construcción casi todos los días. Recibí una llamada de mi constructor sobre cómo quería instalar el cableado previo para el sonido envolvente. Me levanté y conduje hasta la casa para ver que mi encuadre había sido completo (de nuevo sin notificación del constructor). Vi que ya habían precableado el sonido envolvente sin mi participación en él. Mi altavoz de canal central ahora está precableado POR ENCIMA de donde se montará el televisor ... Hice instalar luces de cocina debajo del gabinete como una actualización solo para descubrir que el interruptor de estas luces estaría en un pasillo en otra habitación lejos del cocina (de nuevo cero comunicación por parte del constructor) ... cuando le pedí al constructor que la moviera, me dijo que no quería operar en una casa recién construida. Después de un debate, accedió a mover el interruptor, pero ahora está al lado de mi habitación y no junto a las luces. Durante las fases finales de la construcción, la pintura y el calafateo fueron ridículos. Mis zócalos no tienen un cuarto de círculo, por lo que están sellados al piso. Los trabajadores, literalmente, esparcían la masilla con los dedos y la untaban por todo el piso. Había pintura salpicada por todos mis pisos. Cuando le pedí al constructor que lo limpiara, me dijo que estaba lo más limpio posible. Dijo que esto es "construcción limpia". Tuve que tomar fotografías y enviar un correo electrónico al equipo de ventas para preguntar si esta era la norma para las casas en las tierras altas. Me aseguraron que este no era el caso y que toda mi casa tuvo que ser calafatada nuevamente. Los espejos de mi baño están instalados incorrectamente y simplemente se colocan en la encimera y se apoyan contra la pared. Los trabajadores no calafatearon detrás de las encimeras del baño ya que los espejos estorban. Entonces hay una abertura para la condensación y los insectos o cualquier otra cosa que pueda bajar detrás de las encimeras. Le dije que arreglara esto, pero me dijeron que se trataba de "construcción 101". Cuando entré en otras casas construidas, los espejos estaban pegados a la pared y las encimeras selladas correctamente. Hubo varios agujeros dentro de los gabinetes de mi cocina para encontrar la línea de gas para la estufa. Tuve que decirle al constructor que reparara estos agujeros en lugar de que él simplemente lo hiciera. Los pisos de tablones de vinilo ya estaban comenzando a despegarse durante el recorrido final. Hay varios golpes en cada marco de puerta que no arreglaron. Encontré 3 fichas grandes en las encimeras de cuarzo del baño que el constructor dijo que podía llenar. El constructor necesitó cuatro intentos separados para obtener el color correcto para que la gente no pudiera ver la reparación. ¿Por qué no simplemente reemplazarlo y corregirlo? También encontré un problema con las canaletas que no drenaban correctamente. Todas mis ventanas tienen salpicaduras de pintura debido a un trabajo descuidado que me dijeron que tendría que limpiar. "Construcción limpia" ¿recuerdas? Mi constructor me presionó para que cerrara y puedo decir honestamente que lo lamento. Highland Homes arruinó mi experiencia de compra de una nueva casa y estoy contratando a mi propia gente para que venga a terminar el trabajo de retoque que debería haber sido el primer lugar. Guardé mi dinero durante 9 años después de la universidad y viví con mi madre durante ese tiempo. Soy el primero en responder y no quiero tener que estresarme por la calidad de construcción de mi primera casa, pero .... todos los días desde que me mudé encontré nuevos problemas con esta casa. No ha tenido un buen comienzo ...

Highland Home es una casa de buena calidad, pero después de cerrar, toma demasiado tiempo completar otras reparaciones de manera oportuna. Cuando haces un recorrido, tómate tu tiempo, no puedes atrapar todo. Necesito hacer un mejor trabajo al cerrar. cuando cierre todo debe estar completo no incompleto.

Your loan team and officers are at the bottom of the barrel. Builders are 2nd. Not the best ones in HOU. Highland is recognized at top of their game in TX but that has been slowly changing

First off I want to say that through all the delays and issues the construction manager Mark has been wonderful. I have not been made to feel like Highland homes won’t make an effort to fix issues as they are brought up. Another positive is that Highland Homes has a policy that makes sure that once you place a deposit you lock in the current “price” so your insulated from price hikes… idk how useful that will be as the housing market is priming for a cool down… so maybe that’s a moot point. With that being said, if I could sum up the construction of our home in one word, it would be “sloppy”. It’s truly embarrassing and I would like to think that if a C-level representative from Highland Homes cared to tour a finished product, that they would be dumbfounded at the lack of craftsmanship and attention to detail that went into our home. You’ll walk through the model and think your buying a near custom level quality home but make no mistake — the same worker that is building 100k-200k homes are the same building 800k-1M homes and it shows. Bottom line if you don’t have to buy a house right now- don’t. And if you do, strap in because once you have keys in hand it doesn’t mean your house is actually done. Until Highland either changes contracted service providers or holds the people doing the work to a higher standard with more QA/QC nothing will be “fixed”. ... Más

The experience was the worst I have ever had in buying a home. Our realtor, Hector and my finance person didn’t get a long, they were pointing fingers at who was at fault, Hector went so far to add me and my wife on the email chain, and the result ended up causing us to miss closing and having to move twice. We emailed Hector’s boss about how unprofessional this was and his boss still to this day has never acknowledged or responded.. No one cared that all the unprofessional behavior cost us, the buyer, thousands of dollars to move and store our items until we could get closed. The VA inspector reached out to Hector for a week, with NO response, then when Hector finally responded and scheduled the inspector the home did NOT have appliances. The house has had several issues, that if anyone really looked they would have been fixed, 2 doors with door handles uneven, one much higher than the other. Underneath cabinets paneling falling off, paint was sloppy, the painters have been back several times. The yard has an open ticket now, our grass is dead, we noted this in walk through. I would never buy another Highland home or recommend Highland. ... Más
