Overall, my home buying experience was good (said with mixed feelings). I think having been in my house for a bit, I was able to think about things, the process, what I was happy and unhappy with, etc. As of this writing, interest rates are almost 6% and I was able to get a pre-spec'd home before rates got out of control. I think I left this experience feeling, only okay. Here is why: Sales was great. KBHS (in-house lender) was great. But buying such an expensive home, I was thinking I would be able to modify somethings to give it a more personalized touch. Nope - things were really set in stone. I was given some closing costs credits (so long as I went with KBHS) and there was a lot discount. I jokingly asked for more as rates were on the rise and I couldn't lock for 30 or 60 days out but I was made to feel ungrateful that I got what I got cause no one else got extra incentive (it was only $5k more). The crazy thing is anyone buying a home now as of late June - you hear people getting $15-40K or builders buying down rates for buyers since no one is buying homes now. I actually had to use my credits to buy down the rate. So while people are getting bought down rates ( by Lennar, TriPoint, Seeno, etc - I don't know what or IF KB is offering anything since they don't advertise it). Albeit, while I should in theory have a lower rate than what is offered now, I think its a minimal difference and buyers today can get a home spec'd to their liking. So I question if I should of waited? cause I don't LOVE my home as you should. I like it, I am appreciative to own a home. But I'm having to spend MORE money now to fix things I don't like about it doesn't feel right. Quality of workmanship, Value for price paid: having bought a pre-spec'd home, I was essentially paying for what someone at the design center chose, and I so wish I could redo what they did because the style is just not modern at all (Think Grandma's house). Quality? I've had a few contractors come by for bids to fix things and builders like KB contract a lot of these jobs so people come in, do a job, next home. Guest bath - was called out that they should of caulked the shower. A exterior house painter said my down drain pipe was twisted and took me to similar homes saying theirs was fine. My AC unit is crooked and missing brackets for the cable. The list goes on but it doesn't make me feel great knowing my house wasn't to par. Responsiveness to issues. So far, its been good. Whenever I catch something, the warranty guy will get something on the books for something to be fixed. So now I just feel bad to call them up to fix things the contractors have called out. But they have been great to deal with. Basically, value for price paid...I feel like my home should of been less. Also, random side discovery, I always assumed all homes had 8 feet ceilings on 2nd floors (my parents home of the 80's did)...BUT with colleagues buying now, Lennar, Senno, TriPoint-Point, etc offer 9' ceilings both up and downstairs (And lets be honest, some offer smart door bells, Wifi mesh systems, Better more modern looking cabinets in colors) for around the same price of what I paid. I wish I had taken more time to look to be honest. The Value isn't there as I reflect. I know its trivial to some but 9' ceilings feel more grand (I am also a tall individual). Overall, I feel very mixed about this home buying experience. Should I have waited? Builders are giving you more NOW with higher rates BUT are also offering lower rate incentives they must be paying for. Honestly, do your due diligence and really look for a home you love. Buying a home, it's an emotional experience. It's an expensive one. Make sure you LOVE your home. Emotions and rising rates got the best of me. Was service great with KB? Yea. no one has a crystal ball on how rates would be or what builders would be scrambling to do now to keep buyers from pulling out of contract. Read reviews, watch review videos. Told 9 months to build it took 12 months. I spent more than expected going to the showroom top dollars on top of purchase of home not including land expense just be aware of separate charges

High cost - Finishing was not good

Unfortunately we purchased this house at the end of 2021 during an intense real estate market. Meaning, we paid an excessive amount for a house that would have been 100k or even 150k less a couple of years ago. You’d hope that with the insane cost of this house that work would be done well. We have so many workmanship issues. It’s hard to blame KB for all of it because we do understand it’s hard to find good trades. But geez it’s been one headache after another. Great experience with sales team. A few outstanding warranty items that need to be addressed, but great communication with warranty team so far.

The overall experience (deposit through key delivery) had its ups and downs. The initial loan approval process was confusing and required multiple engagements to clear up what we wanted in terms of mortgage product options and terms. The build ran over planned time by several months. The initial walk through (approximately one week prior to closing) was unsatisfactory. We had multiple items that required repair, missing items, or general workmanship issues. After multiple re-inspections we did receive a quality product.

All was good before signing the house agreement but after that we were all lost no one reached out to see what is pending with house touch up works. We are really sad about it I hope they can improve the following with new home buyer at least till first month

Not a bad experience but still have multiple unresolved issues 2 months after move-in.

We have some issues on our home like the paints are wearing off,looks like cheap paints electric plugs not working and called about it but still now we havent got any response and havent fix it yet

Others builder 's material and floor plan are better

I loved the beginning process, picking my home, the design center, even the finance process was a breeze. The construction side was not the best, closing was pushed back multiple times, I understand that part due to covid. Multiple things weren't complete when it was time to close. 2 months later I still have a few things Im waiting on. Its frustrating.

The loan process was scary at the end not knowing what was needed to close until the last minute and it pushed me back on close dates because of not being told I would need bank transfer for closing! 4 days after moving in I had a jacuzzi jet break and caused water to run through my roof into downstairs causing roof repairs carpet, tile, trimming etc to be replaced already. Cole the project coordinator very helpful and fast at replacing everything but the workers have been leaving jobs about 90% finished causing me to keep asking for workers to come back and finish things they missed instead of doing it right the first time!! My first home and now almost two months later, I’m still getting things fixed from the horrible water damage the jet caused that broke off jacuzzi tub in master bathroom. Not getting what I paid for, I feel like at this point to be honest. I think things were looked over that shouldn’t have been. Also had to get some frame work done on floors upstairs because I was getting squeeks when walking and some uneven surfaces. That’s been fixed now but not some paint and trimming that was caused I’m still getting that done when they can. The construction workers are very responsive and helpful. My issue is with the administrative offices. Often times confusion, especially with the HOA. I've been here 2 months with no access to the pool area. Finally received the key entry fobs after about 6 weeks and come to find out the DO NOT WORK AT ALL. Contacted Prime HOA offices and haven't heard back with an answer to my question nor a solution to the problem. Just send me new fobs, please!

If KB home would invest in better loan officer/processors then the experience would be better. Sales and súper intendant we’re great to work with though!

Do not fall for the so-called move-in ready homes. It could take more than 7 months to complete. It simply means the options are preselected and you can't make changes. Former sales rep was very arrogant and not providing updates. It took about 30 days for KB homes to sign their own part of the contract and another month to lay the foundation and this was only done after I contacted the area manager. Meanwhile the sales rep with whom I made the lot selection a couple of times sent me ongoing work in another property just to give impression that work had started and also knowing I was living two and a half hours away from the property location. So to get accurate information, I had to drive frequently to the site or send my realtor or the husband who is a colleague of mine. Just to buy time for anticipated mortgage rate increase, they completed the foundation and claimed they were waiting for blocks for another one month. After block work, it took another one month for the decking in the name of waiting for lumber. Consquently, closing was moved from December to January and finally to last week of February 2022. Had I not been on the neck of the underwriter to do their work, February closing may not have been possible. Worst of it all, the loan agent was very hesitant to reduce the loan amount after several reminders as though he wanted me to borrow more than I wanted, and this action of his as I learnt later, would have been more devastating had he not changed the loan amount just a couple of days before the final underwriting, meanwhile closing date was barely 4 days away. And at this time, I had exhausted my rate lock options, meaning I had to close on the stipulated date in February or borrow at higher interest rate should the closing be shifted because the loan processing had to be returned back for underwriting. The baffling part of the loan officer's action is that I had forwarded him the information on the available fund for closing. ! However, at the end, the area construction manager Tony, the construction manager Mike, and the lending manager Robert as well as Customer service manager Mark were very hepful and nice. Other than the backyard door screen that readily falls off (yet to be corrected), nails poking from beneath the rugs (now mostly fixed by KB), poor interior paint quality, a bit noisy and reverbaratory decking (guessing from not being padded well enough and the wood quality) beside other issues I detected during walk-through and later by a private inspector I hired (fixed), the home is pretty fair but a bit pricey for the square footage. So I do rate overall experience 3.5-4. Would have been lower going by my experience with the now gone sales rep with the loan officer. ... Más

The finished product was sloppy, especially the paint job Roof was not complete at walkthrough

Still waiting on small repairs. Been 8n home almost two months and still don't have hoa welcome package. Put natural gas line to close to homes on our street now having to re-due digging up lines around homes for repair been three weeks with no end in sight. No information on when they plan to finish or start on landscaping in front on home.

The best part of this process was the mortgage lenders, Derek specifically and Andrea staying on top of things. I definitely think the workmanship and quality of products are poor for the price paid. I understand the market, but it all seems rushed and put together with little care from the builders and contractors chosen.
