Quality of workmanship needs improvement. Sales office misrepresented details.

1 Low Voc paint is tacky months later on all the flat surfaces and I am going to have to do something else to fix that as it's already ruined 2 Plastic plumbing parts that are already breaking 3 Yard was not leveled when filled and before sod was put down so it is tacky looking and uneven. Not to mention rocks weren't even cleared off first 4 trees were put in the wrong place and they had to come back twice to move them 5 sod installers did not make an effort to watch for the sprinklers I had installed and covered all the heads up Original sales lady was great, talked to us all the time. They terminated her when corona came around and we never heard from any other sales person while our house was being built. We just talked to the superintendent builder instead as the sales team forgot about us. Only been in the house for 3 months now, but anticipate more issues pooping up. Not the kind of quality parts and service you would expect after spending $330,000. I would recommend the area, but if you use KB, watch over everything they do and bring your concerns up as stuff is going down. You can pick out every little detail in their design studio, but the quality of execution and attention to detail are poor. ... Más

My wife and I found Aurora Heights about ten months ago as a developing community. The first impressions were very grand. The salesmen seemed nice and personable and we really liked the floorplans available. We put our deposit down fairly quickly and took a dive commited to buying our first home. We were assured that the home would be ready long before our lease ran out and that we would have no issued getting into our home. The first issue arose with the design studio. We were given a choice between two days. The salesman had them on speaker phone as we chose the day and he wrote it down at the same time that my wife wrote it in her own notes. I burned a day of leave and so did my wife so we could make the appointment. When we showed up we were turned away because the secretary that booked us apparently scheduled us for the wrong day. I wanted to walk away then but my wife talked me off the ledge. The second issues came up right at the beginning of the COVID shut down, only I wasn't aware quite yet. The salesman called me to inform me that the homes weren't going to be worked on for an unforseen duration. My wife and decided that this was the point where we should walk away. I called the salesman to tell him the news and he talked me off the ledge yet again, assuring me that he had just found out the homes were back to being worked on in full force. "Business as usual" was the term he used. My wife and I spend the next few weeks in apprehension as we visited the home each Sunday, noting no major progress being done after a certain point. Then about three weeks out from the scheduled walk, which had already been pushed back once, the salesman calls me to tell me the cabinet company was reopening finally. I was never informed that the suppliers were down. I was straight up lied to so that I would not walk away. We barely made it out of our apartment before the lease was up and had we not made it out, they would have raised our rent by 800 dollars a month as a sales tactic meant to force us into a new lease. The cabinets finally went in and we walked the house. The workmanship is subpar all around but I have conceded to the fact that it is due to me having rushed the project. There are in even lines and over spray from rushed paint jobs. Molding with inadequate caulking, parts of the molding in the bathroom was never even installed, a few of the cabinet doors didn't even match and the list goes on. All this explains why the builder was so addement that I don't bring an inspector with me for our final walk. I know multiple people searching for new builds, but I would never refer some one to use KB home. I know it's probably all mostly due to COVID19 but I am still a little salty. 2020 is a year where customer service in nearly every large company decided to take a nose dive and KB home was no exception to that theory. The home is overall nice, but I believe you could get a home just a nice with some one like DR Horton or Beezer and also have adequate treatment from the employees setting things up for you. ... Más

Communication and time was a huge problem for us

I have been in my house since June and I am still waiting for issues to be fixed. KB is quick to get the closing done but not so quick on getting items identified on the punch out list fixed.

The studio selection was all a money grab. I kept being told how I wasn't spending enough money, and I should spend more. We chose to add a gas line to our home. When we started looking at gas stoves for possible upgrades in studio, we were taken to the Lowes website. KB was trying to charge us roughly $200 more for the same stove that large hardware stores sale. Not only would I have to pay more than if I purchased directly from that store but KB would keep the electric stove that was built into the home price and not give me credits for it. We opted for the gas line only, and chose to keep our electric stove. The appliances KB provided were comical! We bought a home that cost well over $300,000 and received apartment grade appliances? Rather than let KB keep the stove, we donated it and purchased a new gas stove from the same hardware store that was shown to us in studio after move in. We were not told what the foundation height, of our home would be built at until construction was about to begin; had we been informed at the time we chose our lot we would have chosen a different lot to build on. We have six stairs and two landings in the garage going into the house. While our neighbors who have a similar height home have concrete stairs in their garage, we were first told building code did not allow them to build concrete stairs in our home. After consulting with an engineer as well as the code compliance department, my research showed that this was not the case. Concrete stairs could in fact have been built. When I came back with my findings, I was then told KB no longer used concrete when building stairs in garages. We almost did not close because of this. I find this to be a safety issue, especially for my daughter. We have not lived here two months and already my daughter has had several splinters and I am constantly having to remind her not to walk into the garage without shoes on. I do not feel like we should have wooden stairs in our garage for the price we paid for our home. Our driveway, sidewalk, and garage floor have also started to have cracks and chips. Our attic door does not sit flush. I find it hard to believe that this cannot be fixed when the attic door in the 19-year old home we sold had a flush door. Beside the fact that this is not ascetically pleasing, we are concerned about heat loss from the attic. We have reported this, and it has been looked at but the end result is the same. The AC that was original to the home we sold also cooled more effectively than the one in our new home. The only positive thing I can say is that the building superintendent has been fairly quick at responding to our issues up to this point, and tries to his best to address our issues and concerns. ... Okay for low budget

Overall value is good, but minor issues are being found the longer we live in the home.

Overall we are happy with our home. Specifically we had a great experience with our sales person James who continues to go above and beyond with communication and service. Our first studio visit was rough. We found out on our second studio visit that the studio rep from the first visit had added extra features we didn’t ask for. Thankfully we caught it before everything progressed to construction. Construction has a few problems. They resolved most of them but a few problems remain. The first problem was they confused the flooring in two of the rooms. Thankfully they fixed that before move in. One problem is they never pressed the yard. They said it rained too much and they couldn’t do it. The backyard is very lumpy. They came back after we moved in and rolled it but it was too late no changes were made. Edgar has been helping us coordinate these efforts but we’ve lived here 6 weeks now and it’s still lumpy and probably not getting better. Every time I speak with Edgar he makes sure to remind me to give him a five star rating, but I don’t think this was five star service. All of these complaints are accompanied by a flood of great things. We love the house and we are overall pleased with the work that’s been done. ... Más

3 weeks after my 10 day walk through and I’m still trying to get items fixed. Love the home. Sales was great and the construction was done on time.

Not bad for a budget mindset.

Overall my home is nice but I wish the quality of work would have been better. Some of the work was done subpar and I have some items that need to be addressed because they were not done correctly at all. For the price I paid for the home I would have expected the workmanship to have been better.

The experience was very positive until we started dealing with the finance department of KB Homes. We have great credit and credit scores and was going to put a down payment of half the cost of the house, yet the finance department (Mr. Aguilar) failed to be transparent with communication on items that was needed and the request for unusual request for letters for the home purchase was too much. In the end, it all worked out and we went with Navy Federal Credit Union and closed within 3 weeks after our initial visit with the credit union. They took care of care of a 30 year active duty service member w/o all of the unusual letter request to purchase a home in Texas. ... Más

good to know things are new but not alway used the best products when getting the Basic features

Stipulate your issues from the start and demand contact at least once a week for updates. Do not stand for getting bullied for using your own lender. I recommend Rocket mortgage. After your deposit with KB, you have 30 days to back out, threaten them that there are other builders waiting for your business.

Superintendent was the person who stand out the most. Price of home was decent. But starting to see cheap materials were used

Bought a brand new home in Falling Water 2 and the build quality is not as good as I would expect with a new home and under the brand of KB Homes. The roof above my garage is bowed and they keep telling me it is a cosmetic defect... I am hiring roofing company to give me a second opinion

ensure that all problems are fully resolved before you receive the house. Never sign the papers after walk-through if you have any issues in the house,they will say they gonna fix it just sign the papers but it will take them forever to fix it! Once the turnover is done, it is very hard to fix these issues, particularly when dealing with customer care service

The overall finishing work of the house construction is unsatisfactory, and there are many areas where the work has been left incomplete or done in a careless and substandard manner.

My overall experience with KB Home was challenging from start to finish. I did not feel fully valued as a customer at any point in the process. My concerns were often dismissed or addressed only after repeated follow-ups. The communication between sales, construction, and the design studio was inconsistent and caused avoidable delays and mistakes. I also faced financial stress because of incorrect information from the loan officer, which forced me to seek new financing at the last minute to avoid losing my earnest money. The quality of construction felt rushed and left me with several issues in my new home. I was disappointed with several aspects of the homebuying process and felt it did not meet my expectations. Some finishes and materials did not meet the standard I anticipated for the price paid, and there were minor issues that needed attention. Communication was sometimes unclear, and I felt that updates or timelines could have been more transparent. Given the issues I encountered, I did not feel the home fully reflected the value promised. While some concerns were addressed, there were delays in responses and resolution that caused frustration. We have been trying to get our refrigerator replaced or refunded since we paid for it ourselves thru the design studio for 1100.00. It looks second hand and runs loud enough to hear 7 out of 8 hrs. They ordered doors without hearing our side of issue. This has been ongoing before we closed on house, said go ahead and close all issues will be taken care of, at who’s satisfaction. Had a range problem got that solved. Still have issue with cabinet inserts, put on order to replace. Essentially everything we paid extra for has had issues. Everyone who has told us they will come here to talk to us about this issue has not shown up. Wait all day and nothing. KB advertising says 100% satisfaction guaranteed. Not happening yet. it was a quick move in expirence, lots of issues though for a brand new home, not great customer service

I have only been in the home for 30 days and have already had to submit a warranty work order for a broken window. Overall the house is acceptable after much distress during the build with builder not wanting to fix damages caused by trades. Also please check your ac and insulation as mine were damaged, ductwork not taped properly or suspended properly. Insulation was only 3-4 inches in some areas of the attic and contract stated 10 inches throughout. Builder had more than 4 weeks to correct the issue and they did nothing until the last 24 hours before closing even though they stated to me that all was addressed and corrected. Workmanship was messy and not up to standard. All I asked was just do their job correctly and don’t cause more damage with every trade that entered the house. Overall I found a lack of respect for the client and no respect from the trades for the finishes in the house. Millwork in the house messy and substandard and black of attention to detail. I recommend that all clients hire a home inspector to check for things that are not up to code and have items professionally documented for your own security. My only saving grace was the project manager Dave, otherwise we would have had to spend another $10k to fix all the issues that LB homes refused to address. ... Más
