This is our 2nd KB Home - there are pros and cons to everything Pros - more square footage for the price and great location - no doubt about it However more cons than pros.... Cons - Craftsmanship is not great quality as it used to be - rushed, quick builds are more about QUANTITY AND NOT QUALITY Customer service is not that great - needs much improvement Hire cheap labor workers - get what you pay for, sad but true. We hesitated to give any reviews and give them a chance to help fix and make things right but when you keep getting these requests to submit surveys, on the daily and weekly - just going to have to be honest and truthful. 1st - we were told and advised that build time was 9 months to a year. "Just sign a year lease to be on the safe side." THANK GOODNESS we only signed 10 - month lease. EVEN THEN - we were told it was going to be completed 6 months sooner. We can't afford to break the lease on top of paying for higher mortgage! After back-and-forth negotiations, they still would not help us but wait. there's more. We will come back to this later. At this point - we were so stressed out and caused a lot of pain and heartache with non-stop bickering with my spouse, but we pushed through. 2nd - during the build - went from 1st foreman to another. During this transition - right after Insulation had been installed all around the house - everything was tight fitting, pretty and snug - No insulation was missing - we even asked if we could add more to certain areas while introducing ourselves to the new foreman - he said yes. so, we did. When we came back next week, the sheet rock people had already started - at this time it was only the top half around the house, we walked around the house - there were cigarette butts on our sheet rock, and there was insulation stuffed under the staircase void. We asked the foreman where the insulation came from, and at this time we were concerned about missing insulation where we can't see since half of the walls were already walled up. He said he would ask and talk to the sheet rock supervisor. All because we asked a legitimate question - coincidentally we came afterwork to walk through and check our progress - come to find urine in two different rooms that had spread to our framing and joining / connected rooms - we took pictures and immediately called the foreman. He stated that we cannot just say it's urine - we'll have to check for water leakage - so he had the plumber come out and do testing - EVERYTHING WORKED FINE - found NO LEAKS. at this time my spouse is crying because of anger and frustration - first new build and to have to deal with someone urinating in our house is unacceptable. Told our sales rep. and sent pics and e-mail. Nothing was done about this except they had to clean it and sanitize the framing. This is unacceptable - who knows how many other people's homes have been urinated in if they're not able to watch their house being built from ground up. FINE - we let it roll off our backs. They've lost our complete trust because of this. Back to closing date - only reason why they even gave us an opportunity to extend our closing date was because of this urine issue and the fact that we were told it would take longer to build and were advised to sign a year lease which we didn't thank goodness - No ONE Even knew about the urine issue we had experienced a couple months back at this point. The GM didn't even know he was baffled and shocked to hear this had happened. He helped to accommodate our needs to extend as we couldn't break our lease which we were thankful and appreciative of. Fast forward to closing date - we did a walk through and had agreed to sign and close on the house but in return things that needed to be completed would be completed - DO NOT DO THIS!!! MAKE SURE EVERYTHING IS COMPLETED PRIOR TO CLOSING. FAST FORWARD -- so many other issues afterwards - we have just moved in this month - so far, we are now on Warranty rep number 3 Let me tell you - we have not had great customer service so far -- 1st guy (Matt) met us in person - we did not have much time to go over things that were not completed so we showed him the things that were high priority - as we talked about setting up time for appointment - we had discussed PM and NOT AM - better to take the latter half and rest of the day off than to stress out about not making it to work on time. Finally, the day has come - My spouse is out of town for work. Here I am sitting at the house waiting for the painter and framer to come - texted Matt to let him know I will be here from 1 - 6 he responds with a thumbs up. (Thinking to myself - what the heck is the thumbs up for) does that mean he's saying Ok or everything is good?? fast forward to 4:30 - no one has showed up yet, messaged him again - he finally responds with well they came earlier this morning but no one was home... WHAT??!!!! we scheduled for PM not AM - I just wasted my time off that I can't get back, his response was Must have been a miscommunication. -- Instead of apologizing for the mishap, he pretty much blamed us. WHY would we take off morning half and stress out about getting to work on time and not just take the afternoon half off? My spouse was really upset - when I told her --- she's already dealing with work, she's exhausted and now she's having to call Matt as well. --- Next day, we get a text stating that Matt has been moved to another community. WOW. Go figure Kelly would be our CSR -- let me tell you - his communication skills are not great; he gives you ultimatums instead of asking you when your next availability is or what would work best with your schedule. We asked if he would kindly meet with us so we can do a meet and greet and show him things that needed to be completed but never got completed, would not even give you the time or day! They left splotches of concrete on the driveway ,there are weird bumps in our tile ,they never came to redo our paint , and when they redid our fence the didnt angle it straight across it goes up down back up then down which makes no sense . Brandon has been unresponsive which says alot considering he told me to close on the house and he'd still fix all the issues

Although the overall experience of purchasing our first home with KB homes has been pretty good dealing with sales agents and the loan officers, after move in, we have come to realize the quality of work is not great. We have had issues (mainly cosmetic) , but also issues with insulation, a dented stove upon move in, and some plumbing issues. We have been told countless times that contractors were coming out on a certain date and time to fix these issues, and after moving things around to ensure we’re home, no one has come. Hoping to get these resolved soon as it has now been over a month. Hoping that KB can hire more quality contractors in the future as they are not making the brand look good compared to other builders in the valley. ... Más

Paint all over the floors and kitchen appliances that we now have to remove. Not happy at all.

This is my third new home purchase and without a doubt the worst experience! From communication, false information, poor quality and workmanship to extra expenses due to extensions on completion dates. We have been in the house now for a month and a half and are still waiting on fix it issues to be completed! We have been very disappointed with our KB experience. It's such a shame to purchase a brand new home and have so many issues due to no quality control. I shouldn't have to come into a new home and have to examine literally every little detail to make sure it's done right and acceptable! I'm assuming it's brand new and should be in prestige condition! Unfortunately that wasn't the case in our situation. Sorry KB Homes, you failed to meet the standards... ... Más

I felt rushed to closing and home was not delivered to me finished as promised. items below concerned are not addressed. Tried to contact superintendent and customer service no response still waiting to hear back. 1) Flooring not sealed properly - have Ant infestation since move in around September 10th 2) Photocell lights in front of garage not working 3) multiple outlets not working in house 4) Sink countertop not completed underneath dirty and looks unfinished 5) Crack in garage foundation 6) Cabinets not sealed properly 7) Oven missing one rack 8) Paint needs refinishing

We are having numerous problems with the house. The doors quality is extremely poor. The paint kept chipping off. The hinges were not set properly. Even after the support team coming in and fixing it…it’s still the same. The guest restroom bath tub has been blocked since the day we moved in…it’s been over a month…we pointed out a flaw in the ceiling and the builder Tyler…conveniently said that’s something we need to get done. The tree on the front is replaced twice and both the times we got a dead tree. It’s unacceptable to deliver such poor quality.

We began the new build process in May of 2022. In order to purchase the home we had to sell the existing home as we were told they only wanted owner occupancy which was not true. It took over 14 months for the completion. They gave us the closing date but the home was not ready and it delayed us an additional 2 weeks. After move in, we found things that needed to be addressed; however nothing has been done and we are still waiting.

i would not buy a other house with KB home or tell someone to buy here

A month before closing we saw issues with the home that needed to be fixed, in order to delay the closing we inquired prior to the walk through. They said all issues would be addressed the same week and closing and be resolved quickly before closing. I closed on 23 June and it is now 11 August and I still have several items from my initial walkthrough that should have been fixed.

Sales rep, very helpful. Several issues with home during walk through, 6 weeks ago still have not been taken care of. Workmanship terrible, last incident, Clothes rack in walkin closet fell completely off the wall. Been 10 days and no drywaller to fix the problem. Issues with monthly house payment, failed to include escrow amount in the payment.

The craftsmanship of the home we bought was not very good. We hope to have all the issues fixed during the home warranty period.

Disappointed in some ways but yet happy.

This is my second time buying with KB. The first time was great. This second time the quality is subpar. Just to say that siding is missing and they thought is was a great idea to paint over the 2 pieces missing and not say anything. Thanks for a neighbor noticing and letting us know.

I’m appalled at the fact that in the last few weeks it’s either my water heater stops working or my thermostat shuts down or my range shuts down the breaker and I have to boil waters in kettles in a brand new home

From the start to finish it was hard no body had answers and one lie after another was spoken down to like I was dumb

We have been in the house for almost two months and the 10-day list we reviewed with the Superintendent and then Cust Service Mgr and now we must submit to KB Warranty dept. We have primary shower not complete, no shelves in linen closet, missing 5 window screens, drywall cuts and holes to be repaired, water leak in the pantry and drywall removed by the plumbing company needs to be repaired, missing trim, debris under the carpet that was not swept before laying upstairs, damaged hardy board siding and the list goes on. All these very obvious issues and the Superintendent did his walk thru prior to closing and said the house was complete. Nothing has been done to finish the home. ... Más

Sell department awesome , KB financial department good but building and finish touch up bad my kitchen it still incomplete

I’m not sure if I should feel manipulated, lied to or if I just have to be even more patient. I was told there would be consistent communication, however I don’t get any calls back or returned text messages. I was told that I would be given a gift if I gave a positive review, which I did and still have not received it nor the actual things I’ve paid for. At this point I’m just wondering can I call the vendors myself to get things done because no one else is. This is extremely disappointing.

The materials used to build this property are cheap and very poor quality. The work was done really bad. 2 months later still waiting on repair for things that were broken or incomplete. If they tell you that they will take care of you and not leave you hanging, don’t believe it. They will make you feel like you are asking for a favor, but you are really asking to do their job and give you what you paid for. I will not recommend, We are very dissatisfied and disappointed with the house we received.

Poor superintendent. Lied numerous times about things that would be fixed only to see they never were. I felt like I was being yes’d the whole time so I would stop asking question. Cole is a huge violator of this as well

If I could choose a different builder I would. There are so many little things that need to be done which you express to the builders/sales team but nothing gets done and you get no updates. As 1 example, we had a broken cabinet (which we weren't told) they had someone come out and replace it but then left a scratch/dig on the face of the cabinet. I called & sent pictures they told me they will handle it but it's been over a month and haven't received an update. They harass you to give them great survey reviews but there work is far from great.

Make sure the home is 100% complete before you move in because it can take weeks before they address the issues that the house may have. Some of the closets did not have rods to hang our clothes and the first day we moved in the central had a leak and was not cooling the house and etc.

Not the best not the worst. As long as you don’t expect the truth about the timing of your home from anyone including VPs you should be fine. Process was seamless until final walkthrough when nothing was done right. Spent next 3 months with people in and out of the home because of their incompetence to get it right the first time. Just hoping the foundation is good
