5 Stars for Jean, Justin, Kyle with the customer service team. He has a quick response time and coordinates with well with vendors to get issues resolved. 5 stars to the sales team (Lizette). The 2 stars is for the the people who handled the final documents and management team, who I was told would contact me when I had issues with closing documents, but I never heard from them. No need to contact me now, since the documents were signed and we been living in our home for about 2 months now.

to many problems with construction

The overall experience is something I would never want to experience again. This was supposed to be our dream house but we had to choose different products that were not as nice as what we originally chose. Plus we were lied to about when our house would be complete. We had to live in a two bedroom apartment for a whole year.

I like the KB Home construction management personnel at Concord, but their subcontractors do not have any QA/QC. My customer service representative is great.

You have all read how unhappy I was with my process. Until Oscar took over. I’ve stated it over and over, he saved the sale.

Overall the process was a little rocky and communication was not always the strong suit of KB Homes. Solar Panels were a requirement but initial signing of documents and discussion with sales office indicated they were optional (our realtor confirmed they were optional for us), and was only later revealed as required very offhandedly during a random drop-in at the model homes. This was a very expensive thing to suddenly have to consider and seeing as this law was passed before we even visited the site and considered purchasing, seemed like a big oversight on the sales office. We also met some other homebuyers and they talked about how they were hit with the solar panels after, so we know it was our visit that caused the sales office to realize their very big error on that front and reach out to other buyers in our phase. Our home design session was also somewhat stressful; we scheduled an in-person appointment because there was no deadline, and then found out that the deadline had been set, our appointment was after it, and all in-person appointments were booked leading up to our deadline. Luckily accommodations were made but seemed like another oversight that added undue stress. We were also told we would receive updates on the progress of the house but never did. There were three site visits we were supposed to have, two optional and then the final walkthrough which was mandatory. For the first optional one we weren't contacted for it until well after the foundation had been laid. We were never contacted for our second optional walkthrough. Also after moving in we were supposed to have 10 and 30-day follow-ups and had to reach out ourselves to get the 10 day follow-up. Overall seems like we keep falling through the cracks in the communication tree. Probably the biggest error was escrow: we were called and given a very firm close date about 6 weeks ahead of time. This caused us to lock our interest rate with our lender and set about opening up an insurance policy and lining everything up. A few weeks later we learned that the close was pushed, which with supply chain issues is understandable but seemed like a pretty big oversight on the sellers side to move us along into escrow when there seemed like a high chance it wouldn't be done on time. When told about the delay no info, no explanation was supplied. Ended up being delayed over 2 months, luckily we had a place to live while waiting but overall this whole process was not handled well by anyone on the KB Homes side. But we are in the home and we do love it. We are comfortable and happy and overall do not regret all the trials and errors we went through to get here. I will say whenever we talk with our construction liaison they are very friendly, helpful, and responsive. Usually we hear back relatively quickly on any concerns we have, and any little things in the house that needed repairing has been addressed very quickly. So at the end of the day we are happy, but the process to get here was marred by poor communication by the sales office along the way. ... Más

We love our home, but the process to get into it was frustrating. Putting aside supply chain issues that are out of anyone's control, we were jerked around by KB throughout the construction process and communication was inconsistent. The lender they push you to use had poor customer service. The house wasn't ready at closing, and we're still trying to get the last outstanding issue finished. It felt like they were trying to crank out more homes than they're able to do and we fell into the cracks. It doesn't matter how many times they apologize to me, I still will not recommend this builder.

Overall, I'm happy with the home itself and have no regrets. It's not the *highest quality* home out there, but, for what it cost, I can't complain too much. That's not to say that the quality is abysmal -- it's a very decent home that looks and feels good and is about worth what I paid. However, the closing process was awful. To be clear, the KB Team responsible for the building and completion of the home was great: I was given timely and accurate updates and the home itself was completed in time to meet a potential close date that would have worked well with my schedule. Unfortunately, it seems that the internal communication within the KB team is nonexistent: The part of the KB Team that was responsible for making sure that everything was in place for the clear-to-close was unaware of the status of the build and the appraisal never happened. I ended up getting a text the day before we were originally supposed to close saying that we cannot close the next day. The next two weeks involved back-and-forth texting and emailing, every day, trying to determine which day we should plan to close, only to be told "we don't know." It was a logistical nightmare. Finally, on the second to last possible day that I was available before being out of town for a week, I receive an email letting me know that the appraisal arrived and that we're clear to close. The rest of that day was a scramble to get out of work early and make it to the title company. I'm in my home now and the house is wonderful and the neighborhood is great, but the KB Team needs to get it together. ... Más

Quality is not good, the floor makes noise and vehicle outside makes the building vibrates

Bad experience from the start. We were vastly misled from the beginning on when the house would be built. The sales team was difficult to get a hold of for any updates. There were things we were told during the sales pitch that turned out to be not true (i.e. the siding and roof was covered by the HOA, when groundbreaking and completion was... this was especially frustrating as we had an expiring lease and the house ended up being 3 months late). I will say once we got their leadership team involved, they did everything they could to resolve our issues. That is the only thing saving them from a 1 star review. ... Más

They use a lot of excuses when in our master planned community other home builders have no problem building houses quicker.. they used the excused of Covid for everything but so how doesn’t effect any other builder.. just KB.. The house is great and was their loan side, but other than that not good.. horrible first time buyer experience

Be sure to verify information given before making life-altering decisions & get everything in writing or things that are supposed to be done… won’t get done.

They were ok. The construction manager and the construction personnel are irresponsible and will put you under a lot of stress. Be ready for that

The incompetence of the loan processors. The incompetence and /or negligence of some of the sub contractors. The 2 stage contract signing. 2 stages are OK as long as the structural phase isn't cemented in stone until the Design Studio phase is complete.

Everything is great about the home. I would give 5 stars on everything. However, the brand new house came with mice since day 1. They sent out pest control within a few days, and all pest control did was say mice may have already been in the house before we moved. A month and a half later mice start showing up again. Asked customer service for help to determine how mice were getting in and was told by Customer Service this was basically my problem now. It's very heartbreaking being a first time home owner and buying a home with mice from the beginning.

Getting a lender who is more compassionate and not robotic would help KB Home a great deal.

All staff needs to communicate with buyer more often.

A less than great rating on quality and trustworthiness. I do commend the sales associate, construction supervisors for addressing all concerns immediately upon communication to them. Not complimentary of the subcontractor's used to build the home. Several major items missed that should have been completed upon build up of the home.

The entire process from start to finish took about 11 months from start to finish. At first it was very exciting chosing our lot and visiting the design center. But because of covid it turned into a horrible wait. We had multiple delays because of covid 19 and it made for a bad experience. I feel like the initial value that was proposed and what I actually got was kind of a bait and switch. A lot of the things that I was told were standard were not and I ended up having to pay a lot of money out of pocket to get things I thought I was already getting. Like lighting in every room and walls in specific places. The quality of the build is so so. I'm still having a lot of warranty issues where things were broken when I moved in and I have been in the house for 2 months and they still have not been fixed. The build team was excellent to work with and they have been trying their best to help me fix some of the reoccurring problems but you can tell they have better things to worry about and are very busy. If I had to pick one thing that I would like people to know it would be to be careful. The model has optional upgrades that aren't listed and aren't standard. They won't tell you about them till it's to late and you are already in the design center and your only choice is to pay for them or miss out on things that are kind of important. ... Más

The contract supervisor that was employed when we bought our house was horrible! So many things were not completed for our home on the Closing date and he lied about so many issues and made excuses for not being able to complete items.

Disappointed to have a brand new house that has such poor workmanship. Seems there is no oversight of contractors and customer service team has to play clean up. Door casings are not straight, walls are not flat, corners not square. I can go on and on. Disappointed would sum it up.

The process of purchasing a home started out great, but turned out to be one of the most stressful experiences ever. Midway through, there were changes in loan officer, with no communication, and no timely updates. Appraisals took extremely long, way longer than usual. The entire process took nearly 3 months. There were many mix ups and lack of communications that caused the deal to nearly fall apart, but in the end it all worked out. There are some opportunities for improvement for sure. The KB staff was helpful and kind, it was just a tough time and third party challenges, but definitely a frustrating experience. Understandable that some of the delays in the process were due to COVID, so some of it was unavoidable. Appreciate the KB staff that i worked with, but next time, hope the process can be smoother. ... Más

KB mortgage company closing costs outrageous. Poor workmanship, materials used were of inferior quality Team did assist with issues.

Paid for a premium lot on the preserve and we were told that fences were to be built a certain way. We were even shown examples of the few homes that did have them. A month later there were 3x more fences and not to the standard of what we were told by the agent. There are now 6ft and 4ft tall solid fences that ruin the aesthetic's of the preserve as well as block our view. Have complained to HOA and property managers but no one responds. Also very hard to get things fixed in a timely manner so you better be down here full time to get stuff fixed or you will be spending a lot of time away from your family. We have big things like the fence, two different color counter top colors, cracks in concrete, cracks in tile grout, window seal broken in kitchen and piece missing, air not coming out in front room and so much more.
