These are the pending and issues after the closing day: 1.Perimetral fence: one picket missing. Who supervised this? 2.Perimetral fence: two broken pickets. seems like anything that could go wrong with this builder did. biggest issue is the poor workmanship an distrust that things would get corrected in the right way. it was a struggle to get anything corrected or installed correctly

The build and workmanship is awful. Since we moved to our new house, people from different companies are in and out from our home to do repairs. I guess, i should have taken a house from Lennar!

We, and all of our neighbors were pressured into giving a good review. Our closing date was changed on a Friday at 445pm to the following Friday evening, when closing was supposed to happen Monday morning. When we told them that we already had made plans to move out of our apartment and would be homeless on Monday, they said the only way for us to close on time was if we said we were 100% satisfied with the house, even though there were tons of blue tape issues that still needed to be addressed. Had they told us about closing getting rescheduled just 2 days earlier, we wouldn’t have been compelled to lie on our closing survey. The house is very pretty, but since I know where the issues are, they bother me. I’m still going through the warranty process to get them all fixed. ... Más

Heidi our customer service rep has been great. She lends an attentive ear to the issues and has been able to get things corrected. Some examples were the hammer valve under the kitchen sink started leaking when we used the dishwasher, then the cabinets needed re-skinned due to water damage from leaking water, had the missing clothes bar installed in the bedroom closet...... Contractors are a little slow to respond. Construction Managers Cleaning crew, if they showed up did a very poor job cleaning. I have spent several hours so far cleaning floors and carpets mostly paint spatters. during the initial walk through we tagged many areas for paint touch up, areas where molding, door casings and trim had been damaged or poorly repaired, doors with noticeable runs, shelving in closets that looked like they were painted with over spray rather than smoothly painted. Very few of these items were corrected and some of those paint touch ups were done with the wrong paint ( flat on semi gloss or semi gloss on flat paint ). Door bottoms on many of the interior doors are chipped or splintered, front door whistles when the wind blows, ( this is scheduled for repair ). I asked for plans regarding the drainage in the back yard more than once and this request was ignored. I wanted to know how it was designed and works. The half hot outlets in the two smaller bedrooms were not identified. This list could go on and on. The thought is that the managers are moving way to fast and are missing things that should be corrected and they have little control over their sub contractors. ... Más

The quality of the fixtures is sub-par and the build quality is poor.

Wouldn’t recommend using there financing, they gave me the run around completely and never were honest on where I was at with my loan. I ended up just using my financing instead and everything was done within 2 weeks.

Horrible experience. Where is the info regarding the media panel? Where is my mailbox? Why are my gate fobs not working? Where are the paint cans you told me I’d have? Why are your employees not responding? You guys need to learn how to provide a full packet at settlement. Instead of spreading out information in sixteen different places. Your customers legit hate you. Get on the Liberty Facebook page and see how angry your buyers are. Never giving you my business again.

I have recently been having to deal with a gap in the insurance covers that was supposed to be paid by the lender/title company causing me to have to be wasting time on the phone because someone dropped the ball on your end. Not very pleased with this. I am not the first person that has bought a home which required wind and hail coverage so I’m pretty sure this company has dealt with knowing that there is no grace period with a new policy and so you all should have paid the policy on the due date as specified on all the paperwork that was sent to you days prior to closing. While many of the folks we’ve worked with throughout the buying process (from sales, to design, through building, to closing & post-move in) have been WONDERFUL.. our overall experience has left much to be desired. Disappointed with the quality of appliances - even though we purchased the gourmet option and upgraded appliances). And if you work from home, have kids, or simply enjoy spending time in your backyard… DO NOT buy a lot/home if there will be homes under construction within 7-10 lots in either direction. The trades do not respect homeowners and blare their music all day - and on Saturdays. We have lived here for 2 months and have yet to be able to keep our windows open most of the time. We spoke with the neighbor 3 doors down from us that closed about a week before us - and they said they’ve complained numerous times as well - to no avail. Construction noise is to be expected for sure - but blaring mariachi music is ridiculous. Lastly, not everyone takes much pride in ownership? Lawns are overgrown, weeds. Many folks buy into an HOA community for the pleasant aesthetic and some here just don’t care. I wish we had picked a different community; but fingers crossed that things improve. ... Más

Poor quality and upgrades are way expensive.

This is the worse decision I've ever Meade in my life, starting from the sales person as he did not listen to me or what I said I wanted to, instead the pretty much push me to buy the house/ nightmare I am living in, then getting a call from the same person asking me why did I only gave him seven stars? He should be thankful that I gave him seven. After him, one of the construction managers telling me to give him a 10 thinking he deserved the 10 instead of letting me consider what to give him follow by my closing date, bringing my stuff that same night to put it in the garage, it seems like the cleaning crew from the last walk-through decided that my house was the perfect one to leave the dining area windows open to escape from there stealing my griddle and a personal dolly. That's the beginning of my nightmare, followed by my AC, not cooling at all, or blowing any air in the bedrooms, only in the living room, dining and kitchen area, As well as the she wrote people covering the outlets in the guest bathroom and then cover it with the mirror, causing my master bath, not having any power in the outlets, also have water leak in my master bath, kitchen lamp, and laundry area, I have a roofer hammering my roof. I don't know exactly for what reason because instead of fixing a problem now I have holes and the top of my roof by the attic all this contractor supposed to come certain times and dates making me wait for no reason, I also have the worse patio because my grass is full of patches like they never even water the yard now I've been buying expensive products just to grill my grass and see if it could grow healthy, I have promises and promises as I waited over a month for my griddle and my dolly to be deliver. This is the worst. It seems like KBH, it's more about quantity and productions and not quality. Honestly honestly I am very upset and disappointed by this builder and I have a lot to say I am ready to write a nice and ugly letter to the corporate and post it on the BBB As I am not satisfied, and I'm not happy in this house for many reasons as you can see, and I could go on and on and on. besides, I have the warranty guy telling me not to post anything on the portal when that's the way to do it. It's the only way I have proof of every single report I have made instead he asked me to call him or text him. I'm sorry, sir, but I am Customer and I didn't bought a home or a three dollar house I invested and I was expecting the best but honestly, I feel discriminated denigrated probably because of my ethnicity and my sex as I am a female, If it's for me, I will not recommend anyone to purchase a home with KBH. I have moles in my bathroom, kitchen and laundry if me of any of my family Members get sick do to mold Mind you I only have a month and a half living in this house so be ready KBH!! The experience was not what we expected from new homes builders.

I feel as though this experience overall could’ve been better. It was my first time buying a home so I put a lot of trust in KB to help guide me. I really do feel as though it depends on how you get that helps with the process. My sales agent was not as helpful as I would’ve thought. When I called and spoke with a colleague of his a couple of times, she was far more helpful and I thank her for that! I didn’t really hear from my sales agent much until after I was approved to purchase the home. Most of the calls prior, were me following up. When it came to the construction side, I was very pleased with them! They were quick and responsive. When dealing with the possibility of going through KBs lender, again very disappointing. The representative was super kind but could not figure out how to get me the home I was wanting. In the end, I went with an outside lender based off their hard work and my overall trust in that they would do what was best for me. If it were up to KBs lender, I don’t feel as though I would be in this home. ... Más

The house wasn't ready by the dates that I was told and the conditions that I received it were not the best.

I didn't like that updates of the construction phases were not sent often as promoted. The home took 7 months to complete and there were only 5 pictures sent of the phrases. I hired a third inspector and felt KB home contractor was annoyed at the reports. It was not accommodate for home walk thru late evening. Overall decent but felt quality of work is rushed. I found beer can and pants during on of my walk thru. I recommend you advocate for yourself for the amount of money they are receiving there should be better quality consumer service.

The loan process was a joke! The loan person, Tammy, came up with a loan she wanted for me which was not the loan I requested so now I have to live with an incorrect loan until I can refinance (at my expense) so I can lower my monthly payment so I can hopefully afford the loan I was expecting! I never received a thorough walkthrough or final walk through. The construction manager failed on that end. Lots of problems in the home which were uplinked to management, some were handled and some still have not been. William in the sales office has kindly checked in often to make sure I am receiving proper service. Candy also has stepped in to make sure I am receiving the repairs I have requested although I haven’t heard back from her after she requested 2 weeks ago for a follow up . New problems are popping up and I’m not sure about reporting them as I feel I’m not taken seriously or listened to like other home owners/buyers. ... Más

This entire process has been a nightmare. The process started out great when Dave the manger was in control. Then the process took a down fall once he was removed. Things were being broken in the house, delays due to wrong forms being filled out wrong. The worst was moving in house there were things still not tixed, like the broken concrete in the front of the house side walk, broken windows, no locks on the screen patio door, and the master bedroom could not be use for 2 weeks after we moved in because it was just hanging from the ceiling. Not very satisfied with this newly built home. This is our second home but the first newly built and the first KB home. From the final walk to move in to now, there are still things that are not completed and we moved in March 9th, today is April 25th. I was lucky to at least have the Warranty people come out and give me a date to fix remaining issues. Overall, I would not buy a KB Home if I could go back in time.

We went through 4 sales people & 3 different finance people. Promises were made that weren’t backed up or fulfilled. It was a fight to even get ahold of anyone to speak to most of the time. Our final sales person, Jessica was excellent, as was our final finance person, Meghan. Gary, our super was great too but by the time they came around we were already frustrated and fed up since it was late in the process. We are moved in now and there are a bunch of cosmetic issues that still need to be fixed, as well as functional issues like the windows not being square. The sod for the yard was laid without any proper preparation so the grass has mostly died. The back yard has a divot that just collects and pulls water. It’s nice to be moved in but I wouldn’t go through this with KB again. ... Más

My experience with the sales and construction side was great…. However, I advise anyone not to use kb lender they were horrible I don’t care what incentive their offering go with your own lender. They dropped the ball so many times never took accountability. They will go radio silent on you at the end and leave you wondering what’s going on. I had to put my foot down and threaten to call corporate. The contractors they use are subpar. Once you move into the home getting someone out to fix anything is a nightmare. Thank God my Superintendent would come and fix somethings for me. On Two occasions I have took time off of my job for the vendors not show and all Shelby could tell me was oh we will just have to reschedule.. They have no regard for your time. I have to work just like them and I can’t keep taking off my job. The post purchase has been the worst experience God forbid if it’s something major happen I have to pray they’ll even show and kb acts as if they have no control over the vendors that they hire. ... The salesman was excellent, but I'm having too many issues with the house and having difficulty getting them resolved.

We felt like there were lots of charges and items that were not disclosed until closing. We also feel like a lot of our questions did not get answered by the agent and our text/phone calls would go unreturned. We also had an issue with the appraisal that KB was not willing to be flexible with.
