We made an offer on our home at a slightly lower price than asking because the sales agent (licensed ?) implied that it may be accepted. We were the last couple to come in that night and somehow they had another offer first thing the next morning at asking price. We decided to keep looking at other houses. We went to another KB Homes development, but didn’t like the area as much. We told the sales person at that location that we liked the house at the Federal Way location better. We were told the house we wanted was no longer available and they wouldn’t have any other homes in that community any time soon. She seemed perplexed and said “I think they still have some availability”. She then said she would double check for us. She checked and wouldn’t you know, the house we made an offer on was still available. We were upset but still wanted the house so our realtor worked his magic and the next thing we knew KB Homes accepted our offer at a small price increase over our original offer. Now the struggle comes. The front door was hung wrong and told them that before we moved in. We were assured it will be fixed. You couldn’t tell there was still a problem when we moved in because it was winter, cloudy and raining. On the first semi clear day around 3 in the afternoon, you could see daylight coming through the top, bottom right and left side of the door. The gap was egregious. We sent pictures in and KB sent someone out to fix it. Well the first fix did nothing! I called back and said the issue still hadn’t been resolved. The decided to send out a contractor. He told us the door was installed poorly and he need to cut through the framing and siding. So he attempted to fix it. We were put out for two days. The problem still wasn’t fixed, so the warranty guy came out and messed around with it (he used a different type of wedge) and assured us once again the door was fixed. After about 3 days when the sun was facing our door we noticed the issued still hadn’t been resolved. We told our warranty guy that the only time you can tell there is an issue is in the afternoon when the sun is shining on the front door. Alas, he sent someone over again at 8 in the morning and once again assured me the issue was fixed because he used a flashlight to simulate the sun. The problem is still there and lots of air comes through our front door. I don’t trust KB to fix this issue anymore. We are going to hire our own door company to assess what needs to be done to fix the door and give us an estimate. The door that KB has tried to fix many times over, has been scraped and banged up. 6 pages of 30-day items because there was a water leak on DAY 1 that led to a continuous cycle of contractors damaging my property. I went through the list I sent to Chris (my superintendent) and checked on what was done today. Today was supposed to be the day they took care of most of the 30-day walk through items. You may be surprised that it’s 6 pages long. Frankly though, the majority of it is damage that has not been repaired after the water leak happened on my first day after closing. The contractors who came in to fix the water leak, repair tile, dry out the walls, and other stuff ended up making the problem bigger. Today after the 30-day walk through items were supposed to be addressed, I found a bunch of new issues that were not there before. * Under the mirror in downstairs bathroom is a chunk of putty on the wall. This wasn’t there before. Not sure why it was put there. * There is paint all over the garage door doorknob on the inside. * There are scratches in the garage that weren’t there before. * I came home to a sink full of what appears to be facial hair in the master bathroom sink. I’m hoping my shaver and razor that are sitting on the counter were not used by someone. * There is paint/putty dust on the kitchen countertops and master bathroom counter. * The master bathroom toilet seat is also damaged now. One of the cushions/legs on the seat is broken off. It was sitting in the water when I returned home. It also looks like some of the tiles in the master bathroom were scratched by something metal. Aside from all that wonderful stuff, it’s been almost 60 days since closing and my house is in a state that I would never had agreed to close on if I had seen it like this. In fact, for the first 2-3 weeks after closing, I couldn’t use the entire home due to the garage, second full bathroom, and second bedroom having fans running 24/7. I’d appreciate a speedy response as it’s frustrating to live in a home that is constantly under repair with each repairman causing more damage. Chris and Kelly have been unhelpful in a lot of cases and both ignored the problems I sent to them today. I will say that it is suspicious that they scheduled this on Friday. Both have ignored my calls and texts. Kelly sent a reply and told me to wait until Monday . This is frustrating considering the amount of new problems created today and that it was their choice to pick Friday. Overall, I thought I wouldn’t have a KB horror story, I was wrong. Worst experience buying this home from the beginning and still till this day many problems with the home. Per some of the contractors it was said that the Project manager had said to (f) that house. I regret buying this home. I live behind a busy road and I could hear every car passing by all the way to my bedroom and can hear everything outside. I feel like I’m at outhouse bathroom with vent making noise like dripping water and could hear everyone talking outside. Very uncomfortable and poor value of the walls. This has caused stress and sleepless nights.

Overall the experience has been disappointing.

They do a terrible job they only do things halfway and they smile in your face saying there gonna get it taken care of but they don’t. You find anything wrong with your house they don’t fix it. When I say they do jobs halfway I mean it,when you ask them to fix something they fix it but it’s a terrible fix or it’s not painted and just the mud on the wall no paint etc. I’ve told them about multiple things I wanted changed while in the building process. But they said they were going to fix it but they actually never did. The customer service sucks. Not to mention you have to say things like 50 times for them to even do it. And the worst part is they have you go sign the title and pay your down payment before you get your final walk-through of the house of the things that were supposed to be fixed I will never buy another KB Home. ... The buying experience has been terrible. The loan office staff was fantastic. However, I would not consider anything else good. The workmanship was terrible and the materials are beyond cheap. Repairs take forever to get done, if they get done at all, and are often done incorrectly again. Responses from the pm were slow or didn’t occur unless we called people higher up or from other departments. They literally stuffed paper towels into the crevices between the mortar and siding and then put the sealant over it in hopes we wouldn’t notice, which we have pictures of. That is a huge fire hazard and most definitely not up to code. There were multiple other issues and we will absolutely never buy from them again or recommend them to anyone else. ... Más

I had a terrible experience, my house was delivered missing things to do, on the day of my closing there was no CO. They still have a lot of things to finish in the house and after I gave the bad review after 30'days. Everyone disappeared. I don't recommend that you buy a house with KbHome. Not to mention that the Sales Vendor doesn't understand anything about the place because he was asked before if he was allowed to park the cars on the street, and he said no. But in fact there is nothing that prohibits, because the street here is controlled by the city!

When they deliver the property , process is unprofessional, didn’t like the way sales office did , I don’t even have my mailbox keys

Once I closed on the property and now moved on to working directly with the worker regarding warranties and all other matters- the entire experience became an absolute nightmare. I was mistreated because I scored the first part of my buying experience at 7 over 10- there’s an avid score system that KB send out to buyers after close of escrow. So from that point in order to get things done, including promises their employees made, I was required to first provide a score of 10 on their avid rating. I declined and expressed my concerns to upper management and was pretty curbed ever since. I sent out emails to their corporate office and that too made no difference at the time of this review. I even went as far to show text message communications between myself and their staff as factual evidence to support my claims - that’s too was swept under the rug. Currently, there 9 issue with my brand new home one of which is a huge concern for me- concrete with large pieces of metal pointing out that was hidden beneath bark by the builders. I have small children and fear possible lacerations to their foot areas if encountered. Currently waiting to see if the division president will follow through with having these issues fixed. ... Más

Your company suck. Wouldn’t tell my worst enemy to buy from your company

Kbhomes dont care about clients issues or try to resolves them. All they want is to close the home.

All electricity and water have problems, insects throughout and outside. I tried to contact but they were too late to fix them

We were promised moon but then during closing things were still not done. Commitments were broken and no communication whatsoever

If faults are found with code violation and bad workmanship, they tend to brush it under the rug and state that 'THIS IS HOW WE BUILD KB HOMES!"

Appliances are not working. Build quality is really bad. Even after 2 months closing still lot of issues.

My experience with KB homes since closing on my home has been absolutely terrible. Can't get anything resolved. Workmanship is geeible as things are starting to fall apart 2 months later. I am extremely disappointed

I would never recommend KB to anyone not after the experience I’ve had if things would be done right the first time by KB home builders you wouldn’t have these issues you’re lying to your clients you’re lying to your buyers. You’re doing things that are not correct you’re cutting corners just to save money in the long run. It’s gonna end up costing you more. You are unfair and unethical. Shame on you.

Too many issues to list, workmanship is subpar, KB says they will send back contractors to make repairs and nothing gets followed up on. Disappointed, just bought the home and considering trying to sell it.

House was 3months late and was dirty didn't clean alot of issues with house paint broken window garage is a mess leaking breaker pooping just bad work all around I was promised to fix garage never fixed it saying they can't.....
