All staff wonderful from beginning to closing

We lived in Florida where we purchased a DR Horton home. We built that one in 4 years. Lots of issues with the process and the build, so we were a little leary when we saw this Lennar Home. To our great SURPRISE, this was totally different. The process was smooth from start to finish. We were on a timeline to move to Delaware, and Lennar helped with that. They moved the closing date about a week earlier for us, so we would not be "homeless". Every question was answered and understood. We choose them to do our Mortgage as well, and got a great price, and interest rate. There was a team that checked in with Every aspect of the home. From the moment I met up with Cheryl, the salesperson, I was thrilled. Cheryl really listened to me and what I wanted in a new home. The communication was fabulous. When I met Dave after I signed to build my new home, Dave explained to me the building process and when I could expect certain aspects of the development. Every question I asked was addressed and taken care of. I have tremendous respect and admiration for Lennar Builders because of those people were here everyday to make sure that my home was completed on time and in such beautiful condition.

The sale staff and grounds men are great and very professional. I would of love the overhead desk, but I'll reach out to Lennar builders to install the deck after market. Overall, my wife and I love our space. Please fix the drainage outside. When it rain, the street gets flooded very fast.

From start to finish, other than me having to learn to Docusign process went very smoothly. All those representing Lennar were very kind and compassionate even when I had my many questions. Looking to spending time in my new forever home. My sincere thanks to All!!

The customer care team communication is very well so that I get response quickly. They took cared for the repair I needed fast and responsibly. I was expecting to clean the whole house before moving in but it was cleaned very well, no dust on molding, bathroom, shower tub, kitchen , bedroom, floors, etc. The house was truly ready to move in! I see that everyone at Lenner is working very hard to make us happy living in home built by them.

Lennar's broker, Cheryl, was simply outstanding; very responsive on any requests we have had, both pre- and post-closing. Some finish and repair issues discovered post-closing have been or are being addressed. Overall, can recommend the Cascades in Newark DE for anyone looking for a house in a 55+ community.

Sales and mortgage processing was Top Notch Walk through, attention to customer satisfaction needs improvement Overall experience was Good Sales and Mortgage team Top Notch Contractors used to finalize work on the could use improvement.Quality of the work on some areas was below average.

The house is Great! Could have been cleaned a little better, especially the heater closet. Should have gotten the pool key at settlement. Took 6 weeks to get it, now the pool is closed for the season. Had a couple small issues that were handled right away. We are very satisfied with the home.

The wholes Sales process was very pleasant. The buiders were very helpful. They knew what they were doing. Their were some things to fix in brand new house. The builder fixed them all.

We love the layout of the house and the location as we are close to family now. It is a 55+ community however the amenities have not been built yet. Lots of lighting. Bright. No security system or irrigation system. Interior finish was average. The employees were very helpful.

I’m a first time home buyer, but in my opinion this home is not complete. It’s missing medicine cabinets, towel racks, and the garage and attic trims are unfinished (holes/gaps). The small bathroom should be tiled or at least painted with latex paint. The hot water in the shower is immediate, however the water from the sinks takes at least 1.5 minutes to heat up, which is a costly waste! Heated air from the furnace isn’t distributed evenly throughout the house. The sunroom is very hot followed by the master bedroom and little to no heat in the bathrooms! Overall my experience with Lennar has been good. Unfortunately, the quality of the construction, specifically the spackling and painting, was performed poorly. There were areas on the walls and ceilings where the joints were not spackled smoothly, and they were painted over, resulting in walls and ceilings that were less than smooth . Although efforts were made by Lennar to address the poor craftsmanship prior to settlement, the corrections were not sufficient. I also discovered quite a bit of paint stains on my floors and carpets after I moved in. Because the spackling and painting was a very poor quality job, I hired a painter to correct the multiple areas that were not addressed to my satisfaction, because I wasn't going to wait 11 months for Lennar to come back to try to correct the problem again. I am very happy with the work my painter has performed to improve my home. The one highlight of my experience is the responsiveness and care that I've received by Lennar employee Cheryl. She is WONDERFUL! She responds to every one of my requests .... she will either address my question directly, or she will direct me to the appropriate contact. If it wasn't for the thoughtful, considerate, and conscientious efforts of Cheryl, my overall Lennar experience would have been rated much lower. Lennar should be very grateful that they have a terrific representative like Cheryl providing support to their buyers. She is a great person, and deserves special recognition. ... Más

Stephanie the sales agent was wonderful as was Joe who did my orientation walk-throughs. The lender side of things started off ok but when I started asking questions or responding that there were errors in the paperwork, the friendliness was gone and I was told time and again that "well, these are not the final papers" - not "thank you for pointing that out, these aren't the final papers and I'll make sure X is updated." Or even when the paperwork was sent including a note - "these are not the final papers, just where we are at this moment." I am a meticulous person and when legal documents are sent to me to review - I review them completely and point out issues. To be told that I basically wasted hours of my time reviewing documents which weren't the final product was frustrating. Moving on to the house itself. On the surface, the house is beautiful but when you look more closely you see that it was built to be done as quickly as possible and the heck with the details. The floors are not level anywhere, and I don't mean it slopes to a side because of settling - it hasn't had a chance to do that yet. I'm talking about the fact that every chair in the dining area rocks, floor shelves also do not sit level, and when you walk across the floor there are hollow areas where the flooring compresses down to the slab. When installing blinds, we discovered the window areas weren't square (not same width between top, middle, and bottom), plus one of the windows appeared to not have a complete header as there was only drywall to screw in to and no wood behind it. But the absolute biggest disappointment was the lack of water pressure - it is simply non-existent - from taking a shower to watering the lawn - everything is that much harder because of the lack of pressure. The biggest positive of this home is the community of neighbors, it's just a shame that we don't have a clubhouse to actually gather in, and the pool area leaves a lot to be desired - chaise lounges that are too low for people with knee issues, a very small deck around the pool, and not an umbrella in sight. The process of buying our Lennar home took almost all of the enjoyment out of getting a new build. It involved stress and insanity almost as soon as we signed on the line. Be prepared to stand your ground and advocate for yourself. And I'll also say that who you're dealing with affects the stress and insanity levels. For example, our original sales person was responsive and generally great to deal with. As soon as we moved onto the next stages, not so much. First up, we were selling another home. During the Lennar purchase process, we asked for a timeline. We were told that the date we were given was a conservative estimate and would likely get the house sooner. We drove by regularly to check on progress and things were movin' and groovin'. So imagine our surprise when we called to check on when we might want to set the closing date for our existing home sale and found out there was a three-week delay! Now, we've built before, so understand that these things happen. It was less that it happened and more the fact that no one thought to communicate this to us at all. We found out by accident, and it caused major issues with selling our existing house because what homebuyer wants to be in limbo with a closing date? It was terribly bad form. The whole thing left a bad taste. We did work with some higher-level folks to resolve this, and they ended up getting the date moved up a week, so that was good. They were helpful and responsive. But the point is that I shouldn't have had to go and Google the regional director to get help. Then came the inspection. We didn't have to do one, but it's good sense regardless. We coordinated with Lennar, following all instructions on timing and such. We got the report back and MAJOR SYSTEMS in the home weren't operational and couldn't be inspected. Furious didn't begin to describe the reaction to this lovely news. Back to calling the uppity ups to solve that one. Again, they were great, and reimbursed half of the inspector cost. But still, a whole bunch of swirl for no reason. After that, we had our pre-move-in walk through. We went through the things that the inspector WAS able to look at, the rep said they'd be addressed, and of course found other things. Scratches in the floor, holes in walls, etc. Nothing that would raise alarms. They said they'd all be fixed. Okay, because you've demonstrated such great trustworthiness. So then we come back right before close to do the final walk through. I'll leave you one guess to whether the items were addressed. if your answer was "no" you win a prize. Prompting another near melt down because things were again not done as promised. Two months later, we're in the home and we're STILL getting things addressed. I can't even. Then closing. Oh my goodness, closing. What a nightmare. First, we were told to report to a model home 30 minutes away, along with the notary who was told the same, at 10 a.m. At 10:30, no one had arrived to let us in the model home. We called every number we could find. We got in about 10:45. The actual signing of all the things took 20-25 minutes. THEN come to find out that Lennar said they had the wrong address for the realtor, despite the realtor showing them that the paperwork that was sent over was correct. (A them problem, not an us problem.) Conveniently, this was after having received the down payment check. What a realtor's address has to do with giving us our keys, I'll never know. We waited, and waited, and waited, and waited. TWO HOURS LATER I was (I'll admit) literally throwing a tantrum. I wanted to walk away from the whole deal but our realtor said Lennar could sue us despite the fact that the incompetence and audacity was through the roof. Fine. Admittedly, we needed a home so it was a moment of frustration, but totally on them. Glad I missed a whole morning of work for that. (Not.) The whole thing was a colossal cluster. Don't get me started about how we've been paying HOA dues for two months now and still don't have access to the clubhouse. Our neighbors have also told us some interesting Lennar stories about their process as well. I guess we'll all meet at the bar for stiff drinks and vent about it. (insert eyeroll here.) I suppose the silver lining is that we really do love the home now that we're in. Minus the fixes that still need fixing. The floorplan is just what we needed, the open floorplan is nice, etc. The destination is fine, the journey was an exercise in mental health and restraint. ... Más

No cable. No lawn. No towel racks. Bad paint. Cut corners everywhere.

The title says it all. The only part of the process that stayed true to form was the finance section who was upfront, honest and on target through the whole process. I was told the house was a "smart house" and wifi ready; Verizon had to do to days of work just to get routine service. I was told the pool and gym would be ready by move-in, and when that didn't happen, I was told by July 4th. The pool is still a mud hole and the gym, although finished is not open to residents. The wiring in my house had to be redone, as well as a couple of my neighbors who had similar issues. I have contacted the concierge and the home rep (Paul) on 7 occasions and have one response. I had to call 3x to get my grass cut, 4x to get trash collected, and 2x to have my drainpipe reattached. Everything my salesperson (Nickole) promised was misleading. I was not even congratulated when I signed my papers, let alone a house warming gift or welcome basket. I am sure this will get deleted because I did it anonymously. I am worried about backlash from the cascades employees for my comments. ... Más
