I had a great experience with builder Lennar buying my new house.They have high quality control of construction. Their seller agent Jeff and construction manager David are very nice and professional. They help me a lot.

I am so happy to buy the new house from Lennar company. The house’s location, quality, design and service are great. I appreciate seller Mr.Jeff, construction managers David McKinnon and Jackie, Closing department assistant Miss Rebecca and Lawer Damaris and Jordan very much. They are very responsible and friendly. The house have a good potential to became your confortable zone in whiche you can relax and enjoy the quiet and the view. But you need to work hard until you reach your ideal project. There are only the basic items and needs a lot of upgrade fetures in order to become a well funtional home. Be prepare to add a list 20 thousands dallars to complete all the necessary items missing or improvments needed. But the house is worted the money you will spend on it.

Great new build home experience

We love our new home, but there are some issues. The most annoying is the lack of gutters on the home. I’m from an era where homes came with rain gutters, so when inspecting the home during the walkthroughs we asked about their lack and were given an explanation of how the new home roofs were built to divert rain water and told we could have gutters installed if we wished. Didn’t think it would be a problem due to the explanation. Of course neither of the walkthroughs was performed in the rain so we excepted what we were told. After the first rain we discovered the roof’s design diverted the rain alright, right in front of the front door. So, now whenever it rains we have a mini waterfall cascading directly onto the main walkway leading to our front door that has to be dodged when entering from the front of the house. When informed about it, and questioned about the ‘roof design’ we were told there was nothing that could be done and our only option was to have gutters installed. Thanks for nothing. What’s going on? Do they have a kickback agreement with the gutter installers? And when did homes start being built without rain gutters? Do better Lennar. ... Más

The paperwork side of the home buying process was very smooth and convenient. For the price of the house, the quality of materials is lacking. It would have been very helpful to have an irrigation system, security system, and better quality flooring/hardware/lighting for the price.

The buying experience was great but once we closed it was like they didn’t care anymore. The staff were super friendly and nice but issues identified prior to closing are still not fixed. The price paid does not come close to the quality you would expect. Walls are not straight, caulking is missing and not finished. Paint was messed up and told it would be fixed at the 30 day mark then was told they will only repaint at the 11 month mark. Best advice I can give is don’t close unless everything is completed because it won’t get done.

Jackie is great! He manages the building of the homes. Very good at responding. They will push you to close quickly, as I believe “bonus” dollars are involved on the quick close. The actual realtor for Lennar wasn’t too good at responding to our questions.

Quality of finish work questionable, finnish work requested to be reworked prior to closing not completely completed.

The process was rushed so couldn’t shop for our own lender or insurance. That caused multiple closing issues. Need minor things fixed and still waiting. Overall wonderful build but process frustrating.

We keep finding staples in the carpet, and my kids have bloody toes from stepping on them. They did fix everything we pointed out during the walkthrough except the carpets. The carpets are stained, and we can't do anything about it. They force HOA, and the company they use is garbage and think that they own our houses and our community. Associa is sucks. We did have a warranty claim, and they got it fixed quickly. They built the houses too fast.

Our experience with buying a house from Lennar was not great. They missed the final walkthrough entirely. Closing had to be delayed. Mortgage with Lennar was terrible. They never returned our calls. Overall really bad.

Make sure all issues are resolved prior to closing, because once you close issues are never resolved. Also make sure they clean inside and outside before you close. Pay attention to detail because painters are sloppy.

There were a few things that needed to be addressed after closing that was not taken care of after the final walk through, but it was not completed even after several follow ups. SMH.

Love the home, floor plan, location and price -- however after the sale and move in we've been disappointed. Many quality and workmanship issues have been found (including several walls that aren't square, interior and exterior paint, driveway, sprinkler system, trees, shower glass and tiles, sinks, flooring, grading and lawn prep. There is a lack of follow through on most issues. Lennar not offering their standard home offers. They are taking advantage of the buyers in this area because the homes are needed. Quick builds, unskilled laborers making big mistakes and not fixing. Forcing warranty repairs immediately after closing because these workers do not do their best. Houses are way over priced for materials and quality of work done. Work sites are a mess, constant garbage and debris.

Was not made aware of lack of cable and fiber optic prior to contract. Hoses and sprinkler system was left behind after sale. Underground sewage drain pipe was cracked, before we moved in. not have HOA management contact info. Attorneys selected by Lennar didn't calculate the correct funds needed at closing, so we had to return later to sign another document and bring more money.

I would like to express my concerns regarding my experience throughout the home buying process, from signing the contract to closing. I strongly recommend thoroughly reviewing your contract before submitting earnest money, as once signed, withdrawal is impossible. I felt pressured to sign and pay before fully understanding the contract terms, which I now regret. The process was highly stressful, and I found it challenging to obtain honest and timely answers to my questions. Additionally, I was encouraged to purchase a larger home than I needed, under the promise of incentives that were ultimately misleading. There were issues with transparency regarding credits and incentives; what was initially promised as a $20,000 credit was reduced to $15,000, which affected my closing costs and obliged me to cover additional expenses. Furthermore, not all keys were provided at closing, and the closing attorneys, who are affiliated with Lennar, did not fully disclose mistakes made during the process, opting to conceal issues until the last moment. My address was not established on time due to delayed paperwork, and it has been approximately two months since closing. According to HOA records, my residence is not yet registered, preventing participation in community meetings, which has been quite frustrating. Overall, I believe these issues stem from practices that could be improved. I do want to acknowledge that the customer service team has been responsive and helpful in addressing some of these concerns. However, I regret my purchase and wish I had opted for an existing home or a smaller model instead. ... Más

The sales person was unresponsive after sale was done. Have been unable to resolve issues with home after many no show appointments. There an obvious construction deflect with exterior draining system affecting all homes. This will need to be repaired or will end in class action by residents. fFinally told to make a warranty claim when it was construction manager erroneously cut the seal in the AC. Sloppy paint and improperly installed shower drain which could cut someone’s feet and is a liability to Lennar. Was expecting better quality and service. Cannot recommend Lennar homes.

The Lennar representative lied to us about the amenities being included in the HOA price in SQ. After trying to use the pool, we found out that it was not included and required membership to the country club. This would have been nice to know at the beginning of the home buying process, as the amenities were one reason for buying in the SQ community. Repairs were still being done one hour before closing because they weren't completed when they were supposed to be. The home walkthrough was done one week prior. After closing, we picked up our keys and went to the house. The keys didn't work. They somehow got messed up, and the keys didn't work on the locks on the house. This completely ruined the day. I spent the rest of the day contacting the builder and waiting for the locks smith to come redo the house. The dishwasher was one of the last-minute items that needed to be completed prior to closing. We moved in, used the dishwasher for the first time, and returned to the kitchen covered in water. After researching, I found that the drain plug was still in, and the drain hose was disconnected. It should be the responsibility of the homebuyer to take out the drain plug if the builder is installing the dishwasher. There were multiple other issues that needed service requests within the first week of moving in, including emergency plumbing because dirt got into the sewer drain and caused the toilet and sinks to be backed up in the house. Alex G. was the Lennar agent we worked with to purchase our home. The experience was not good at all. It started out well as we believed every word he said when he answered our questions. Little did we know, he wasn’t providing the correct information. I don’t think he did this for nefarious purposes. I think he just did it because he wanted to provide an answer and didn’t want to say “I don’t know”. We’d have appreciated him so much more had he just said “I don’t know” instead of feeding us a line of crap that we’d then find out later on wasn’t true as we’re going through the buying process. The Lennar Loan Officer though, Devin W., was top notch. It seemed like he was doing everyone’s jobs, including Alex G.’s. He was constantly on the phone and always trying to get the right answer. He kept us in the loop at all times and was trying to make sure we understood what was happening and why. 5/5 stars for the loan officer. The buying experience overall from Lennar was 1/5 stars. We would never purchase a Lennar home after our experience. The process was rushed. At our walk throughs most items were not addressed. The overall craftsmanship of these homes is very poor and disappointing. We keep unveiling issues, and the contractors used for the warranty have all been low quality. Basically they are trying to put bandaids over everything rather than fixing the issue. Everything about this house is just sloppy.
