The builder is great at the beginning of the process to rope you in. Once you sign that purchase agreement communication goes to little or nothing. The price you pay for the home & the sloppy work done by the construction team is not worth your money.

If they don’t want a sloppy built home with a builder who doesn’t care because it’s all about who can build the most home in the shortest amount of time then stay away from lennar. The only time they care or reach out is when they get a bad review then you phone starts ringing & your email starts to go off. You have to live with a bad built & try to fix things yourself because of incompetent construction crew & a lennar team that wants to make sure there pay check is correct. Buying home with Lennar is nightmare, I would not recommend anyone go with Lennar at least in Sutton fields. 1) To start with Ronnie (sales agent) She is one point of contact who gave me 20 min to select a home and never picked my call after booking, responds only text message, no regular update on construction or meeting with construction manager. My buying experience was horrible, from the moment I signed the contract and paid my down payment. My sales person did nothing to earn his fee. No one even met me at my home to hand me my keys. I was told they were in a drawer. When I arrived, the house was filthy; there was even a dishwasher in the great room. I have over 40 issues needing warranty work. The workmanship was deplorable. Being a first time home buyer, I wasn’t familiar with the process of purchasing a home. My loan and mortgage officer Anna and Deacon were completely unresponsive for days leading up to closing and terrible about returning emails, texts, and phone calls. Very frustrating process. Our salesperson Trent showed us online a home with wood flooring and when we asked for photos of the home he sent us two photos are night showing very little. When we saw the hole with tile flooring and were upset he just said "well it was in the contract."

The price of the home doesn’t reflect the low level quality of materials and craftsmanship in the home. The home has a beautiful face on it but basic everything else from the cheap doors, no locks on the door knob, the basic level stove and microwave, carpet padding, no screens for the windows and the most horrific caulking and painting of the base boards. I reached out to inquire about upgrading the low level things and I was told that it violates the warranty!?!?. You don’t know all of these things until you get in the house and live in it. Build rushed. Drywall not satisfactory. Paint not satisfactory. Appliances not set up correctly. A/c unit not powered up. Propane tank too close to home, can't build a sufficient deck because of it. Very responsive warrenty program though. New home sales team pushing construction team too fast. Corners are being cut, mistakes are being made due to aggresive schedule from what I can see.

If you purchase in Babcock National from Lennar, DO NOT expect to move in within the first 60 days of closing - your residence will not be inhabitable! The worst part of the experience is the attitude of the construction manager and failure to communicate on resolution. INSIST ON THE WARRANTY DEPARTMENT TO BE AT YOUR WALKTHROUGH WITH AN IPAD TAKI G PHOTOGRAPHS OF ALL THE ISSUES. TEST EVERY APPLIANCE THOROUGHLY DURING YOUR CLOSING.

Kept being told this would be one of our happiest moments, had many issues and concerns still haven’t been addressed and have moved in still waiting to get some resolution. Luv my home but overall experience was horrible and still not able to enjoy our home. Very poor communication at the very beginning, still lack of her and now. Felt so rushed and pushed and thrown to the side. Hope no one else had to or will have to experience what we did. My realtor was the only one I felt that was really here helping and supporting us. Neighborhood is wonderful so far.. wouldn’t change anything

Bad experience with the construction manager

Construction manager Patrick Diiorio has been rude, disrespectful and unresponsive when asked about status or had any concerns. He would respond only at his will and did not bother to even respond at times. He has to learn how to speak with customers, nobody is doing anybody any favors. A lot of the things could’ve been easily resolved with better communication

They changed the building code to have your drain pipe from your hvac system to drain in your master bedroom sink and it makes a loud gurgling sound every time the heater or a/c is turned on so it’s impossible to get sleep. They won’t come and reroute it either. I wish I would have used my realtor instead of their’s. I would not recommend using their loan officer, get your own! worst experience I have ever had buying a house. I will never buy another lennar home.

As an investor I'm not sure I would ever purchase from Lennar ever again. My experience with the Lennar team in Pensacola was a nightmare and frustrating. They have you come in and put blue tape on all imperfections and giving you full confidence that these items will be fixed only to have you come back on closing day to show you that the imperfections we're taken care of when they weren' knowing that you are closing later that day they assure you that these items will be taken care of then they don't follow through. This was one of the most stressful processed I have been through. If we hadn't loved the floorplan and neighborhood I would have walked away from a $15K deposit. The only “positive” thing about this experience was that our home was done on time as promised by Lennar however there were A LOT of imperfections once we actually got in the house. The home is fine, and we enjoy it compared to paying considerable amount of money to rental agencies, and we had to do a lot of work to our home after we purchased, in order for it to feel livable. Our sales agent lied about mortgage rate multiple times and then lied she never stated she had given us such a quote. I, the presence of my real estate agent, had repeated the quote several times back to her prior to shaking hands on the deal. She even had called a supervisor regarding our offer in front of us. It was my worst experience buiding a home . Quality is extremely poor, standards are very low for the premium price that was paid. Most of the workers don't speak English and try to do a quick very poor job . Would not recommend them to anyone
