As far as the home buying process it is easy and simple but the quality in workmanship around the house it is extremely poor. Everything in the house is built too fast therefore the house have problems just like an old house. I already got multiple problems on a "new" house. Lennar will tell you that everything in the house has warranty which it does but, you have to take out of your time to fix problems they made while building the house. Also, it takes them a long time to fix anything. I bought a new house to not have problems of an old house.

Poor Home & Purchase Experience

Home is substandard with poor workmanship. Lennar did not meet any of our expectations of a newly constructed home. Home was not finished by the closing date despite reassurance that everything would be done. We wanted to delay the closing until everything was completed but Lennar threatened loss of our 10% deposit if we did not close that day. Construction manager apologized and gave his commitment that he would personally make sure everything was done right but broke his promise the next day and said it was not his department or responsibility after closing.

Lennar was absolutely the worst home building experience we’ve ever been through. Extremely unorganized. Quality of work was horrendous. Lack of communication. Cleanliness was horrible. We will never build with Lennar again and will do everything we can to get others to avoid this builder.

My Lennar loan officer was not trustworthy or responsive. He didn’t respond to several voicemail over a 4 week period and it cost me .25% on my rate. He claimed to not remember how much money I had for a down payment. This was discussed in our initial call & multiple times thereafter. He did a poor job of fully explaining options & even stated that Lennar’s promise to pay closing costs was “just marketing “! I signed on my home, on that day I had a water leak and the front bath floor was flooded, my dishwasher fell out of the island and the whole ring thing is a mess that was never explained to me. You should note that six weeks later I still do not have a vanity or sink in that bathroom! I had little to no orientation and had no help finding out how to get assistance. You had NO trouble telling me how much money you needed and when you expected it!

Not a good experience with the sales manager and her forcing us to close on the house to meet month ends numbers when repairs and gas line leak needed to be fixed. They threatened that if we didn't close even though there were major issues that they would put us in default and we would have to pay late fees. For our initial walkthrough the home was a mess, wasn't cleaned and debris all over but wanted to close on time and blame us despite these issues

Months in they pushed closing date and made no progress for more than 6weeks on walk through we had holes in wall no fridge door no molding closet doors still not hung, tile missing grout, walls and ceiling was bowed…36 problems noted. Now the second walk through was much netter but we still had issues with promise to return as well as covering expenses for an extended stay in hotel due to first walk through and we are now almost two months in and no word.

I am rating because of the issues I faced after I moved in. I booked remotely house in Devon Square and during inspection we showed multiple things but they didn’t fix even after months of move and even after we raised multiple requests. On top of this they also charged me $200 for inspection I dont know what that was for. Also I got the electricity bill dates before the closing date and they are asking me to pay. Home was supposed to be completed in 5/2023 which is the reason we selected the property. We were then told it would close in June 2023. We coordinated the sale of our residence to coincide with the closing date in June. The closing was then pushed out to July 2023. The seller failed to disclose everything that the house was supposed to have and they compromised on quality for the price. They should have been straightforward with me the first place telling me most stuffs don’t come with the house a week before closing date. I don’t think I can recommend or buy any other house from this builder

I understand home buying can be stressful but this whole process has been beyond insane. No one knows what they are talking about. Good luck getting a call or email back if you reach out. Every homebuyer on my street had negligence plumbing sewage leaks/water leaks and ect. Homes were rushed put together missing stuff overlooked stuff and customer service did not know what to do had to fight for weeks to get stuff solved. They lied to every homebuyer said we are the only one with the issue

This is my second Lennar new construction home, and it's been a completely different experience compared to the first one. My first Lennar experience was great! This time around has been a different story. From the sales person, Daniel, who was completely rude and unprofessional, to the issues I'm going through now, I'd highly recommend getting an inspection before closing. If Lennar can save a nickel they will. They did not seal the walls, I am not sure if they just sprayed the walls with texture or if they actually used paint. The landscape was a mess, and we still have problems with the sprinkler system. We have dogs, so every day we have to walk to the yard and pick up styrofoam cups, fast food packages, and other garbage left to the wind. I had to coordinate the mailboxes being put in, they did not know who the waste disposal provider was, and it was a battle trying to get sprinklers, fences, and lawn fixed. I went with Lennar because I was under the impression it was a reputable company. The mortgage department is extremely unorganized causing a lot of unnecessary time, work, and stress. At closing, the end of June, there was a list of items still not complete. I was promised the items would be promptly addressed. As of today, 8/23, not one item has been taking care of. Would not recommend Lennar.
