Once they hook you into buying you are no longer important. Our concerns are placed on the back burner. Been waiting 6 wks. for weeds to be cut and grass to be planted. House looks like a jungle outside. Even had a snake show up. Sprinkler has been on and never shut off .6 wks. and still receiving guests to a rocky and weedy front yard.

Stucco not applied correctly. They were in a hurry and it is now peeling off the house. Front yard graded in the freeze. Is now lumpy and undermined with roof runoff and needs to be completely redone.

Don’t buy a Lennar Home if you expect to receive a nice yard to go with it!!!

Home was delivered 1 year late with very poor craftsmanship and little quality control. House was not delivered in moved in condition and was very dirty. Craftsmanship is equivalent to DIY. Uneven flooring, cracked tiles, cracked grout, loose, rotted, moldy subfloors, missing cabinetry, electrical issues, crooked walls, sloppy paint and trim work.

2 days after moving in to the new construction home my downstairs bathroom had a sewage back up and overflow. I had 6 inches of sewage in my entire bottom floor of the house. Bayonet was sent out to scope the lines and clear the clog, they found construction rags blocking the path and the cause for the over flow. This over flow ruined almost all of my furniture and everything in the boxes that had not been unpacked yet sitting in my living room. I was told everything would be covered by Lennar, this was not true. 3 weeks of very loud dehumidifiers running 24/7, which increased my electric bill by almost $200, my living room was tented off where I could hardly get into my kitchen for 4 weeks, I also had to miss a lot of work just to be home while they replaced the drywall that had been damaged. I am a first time home buyer who has had a horrible experience with Lennar through this process. I have still not received an apology for the incompetence of the construction workers, only god knows how they got the construction rags in the pipes. After everything got repaired I proceed to ask about when I would be reimbursed for my personal belongings that were damaged considering I had been told the whole time that I would be reimbursed. I was then given a warranty handbook and told to read a section on page 9 that tells me they aren’t responsible for personal belongings damaged even though I have no control over this. I am getting married in august and still have about 10k that has to be paid off. I am now put further in debt because I have to buy all new furniture. This was supposed to be a fresh start and the beginning to an amazing next set of years, instead I am stuck in a rut thanks to Lennar. What a horrible experience this has been. Our homebuying journey started in January 2022 with Lennar. With the market going crazy and labor/product shortages, Lennar suspended new sales of lots. The floor plan was what we fell in love with...and after being on the top of waitlist for 4 months, they raised the price 30k and rates rose from 3 to 6%... yet decided to sign and move forward. My wife and I got to choose everything we wanted in our home and were very excited. 2 weeks after signing, we found out we were pregnant after trying for about a year! Foundation was poured, and we have our initial building consultation where we were quoted 1 inch of fall for every 10 ft per the Construction Manager. Unfortunately, that 1 inch per 10 feet became closer to 10 -12 inches per 10 ft as the home progressed. For investment purposes and my families enjoyment of the yard, we decided the lot was not something we could live with. I was not about to spend $570,000 on an almost unusable backyard due to sloping. My wife and I decided to shift to another house already being built that also was scheduled to be completed prior to the birth of our first child. Our inspector found numerous items throughout the building process which coincided with a very dry fall. During the last 3 weeks of construction, the community warranty representative was on leave, the construction manager got COVID and the main carpenter parted ways with Lennar. This left quite a few items on the home finished poorly with few workers to repair in a timely fashion as our closing was between Christmas and New Years. One such item was a broken window that was supposedly ordered prior to closing....only to find out that the construction manager was not true to his word and we now had to submit a warranty claim. If you are looking for fast acting response times from a builder, Lennar is not that builder. It took 67 days to have a broken window pane repaired after reaching out to the company on 7 separate occasions, ultimately including a call to the Indianapolis Division President. We've had shingles blow off and have to be repaired 3 times, foundation leaking via cracks by both basement egress windows, a gas leak at our oven, siding VIOLENTLY rattling at multiple points throughout the home, concrete with negative sloping towards the home at the garage threshold and at front porch, bricks left in the kiln took long and installed on the home with large cracks (dozens), crooked kitchen cabinets and handles, a very crooked stair railing, and about 20 other smaller items. My favorite, though, has to be the 7 leaking windows. We are now 107 days post-closing and they still leak every time it rains. Recently, my wife and I came downstairs to a pool of water on our dining room floor. 107 days is almost a 3rd of the 1 year warranty, which Lennar has expressed they will not extend despite the unreasonable timeframe to repair this water intrusion...not to mention this major slipping hazard for my wife and baby girl. Being a real estate agent, the silver lining is that this horrendous experience has happened to me and not a client I am representing. I couldn't imagine the negative social media publicity I would get from someone complaining about this kind of outrageous experience. I will definitely be thinking twice when consulting a client who is interested in a Lennar home in the future. The only reason the responsiveness is not a 1 star is because of Wayne. The community warranty manager that came back from medical leave to clean up someone else's mess. This guy was behind the eight ball and has been nothing put polite and responsive to my wife and I. Unfortunately, not all Lennar employees are Wayne and he alone couldn't make up for the others' mistakes/communcation. ... Más

Be careful and double check everything

Usually I don’t do reviews unless it’s really demanding. Here goes my 2 cents Sales Initially it all started off well. I had another rep assigned just before closing as the previous rep left Lennar. And this new rep is rude and arrogant. I’m glad I don’t have to work a lot with the new rep besides some electronic paper work. In fact I never met the new rep. I wonder how someone with this attitude survives in this role. Mortgage This was smooth. As a first time home buyer I had a lot of unknowns and thus confusion. Rio was patient and took time to explain everything in detail and even repeated twice at times. He is a true customer centric person. Closing Let's start with positives, closing manager Jenny is extraordinary. She’s very understanding and a true gold star. Sadly everything except the closing manager(Jenny) is awful. Identified many issues during the walk through. Also gave the list from private inspection and only few were addressed. Some major things were fixed only at 7pm on the closing date which is still an issue today. Unlike other builders there is no closing ceremony. Lately I learnt that actually there were ceremonies for others. May be a bias(?). Closing was moved with very short notice leading to an unnecessary day off from work. I’m kind of forced to close as planned by the business irrespective of issues and even threatened that If I won’t close on time then I have to pay a certain percentage each day of delay. I feel everything was just rushed to meet closing date/targets trading off construction quality and customer experience. Just to understand the seriousness of the quality concern I’ll give a couple of examples. An uneven/non straight wall. Pillars at the front are not built as per the plan and only partially corrected after I noticed & asked. (You may think I’m exaggerating/overreacting but I have email communication for everything I stated above if needed) Warranty This is another disaster. Fixing issues identified during the walk through created another new set. I was promised those will be addressed at the earliest after the close. Yet I’m still here raising tickets and waiting forever for the issues to be fixed. Overall it’s NOT such a great experience. If given a chance I would rethink my decision. ... Más

Terrible customer service. Can’t get anyone to answer calls, still haven’t gotten my mortgage situated. Yard was done terribly.

Since we close the house we have lot of issues especially dishwasher not working at all Lennar suppose to solve this push to Ge the front and back they never finish brick work in side lot of places paint on floor final finishing is very bad we spend lot of money now we have to do it our self every time you call they said this is not us we dont cover lots small things never finish again workmanship is very bad

I’m still waiting for issues to be corrected on my home. I asked about why there are no window screens and was told that they where removed. I’ve never bought a home with out them. There is no documentation that says you wouldn’t have them. The painters are using water down paint and just are overall sloppy. The exterior is missing calking around all windows overhang. My salesman never called stayed in touch throughout my whole buying experience. If it wasn’t for my daughter staying on top of everything, I would have never closed.

My home buying experience was loaded with delays and disappointments. The quality of these houses is also not very good. I would look at moving somewhere else if I had to do it over again.

No quality on materials, no good finishing, no response on issues after closing.

Communication suck!!!! If I would have known this before purchasing my house I would have never brought my house with you all!

The initial sales contact was pleasant and the new home sales agent kept in touch until a deal that fit my budget could be met. I've learned with other sales agents and this one that the tone goes from professional to unprofessional once contracts were signed. Total nightmare with mold on the build in multiple places, but the regional sales managers worked to get me into another home. The new home presented with craftsmanship issues before move in that still have not been addressed almost 90 days past closing. Some homes get a patio screen and others are told it's a mistake that all don't get them with a sliding door. Also, granite countertops and tile floors are not sealed. If you complain about the patio screen it will be removed and not replaced. Some people get balloons and welcome banners on the purchase up their new home. I didn't get any welcome and had a horrible time getting utilities established. Warranty rep professionalism needs improvement or the person needs to be replaced due to attitude and unsolicited flirting. Work orders are not responded to at all or timely. They need a Service Life ticket system to track work orders and improve communications with customers. I guess I just need to hire a third party to fix issues because it'll be quicker. We didn't pick this community. It was a last resort on moving to put our children in better schools and resolve our build issue. So far we've had our cars broken into with items stolen, random knocking at our front door and we have experienced racism in the Bartow area, but our neighborhood is very diverse and I do like our neighbors. I feel robbed of a new home buying experience and trapped a few more years until the resale market picks back up and our family can move. Never will we desire to buy with this company again. I appreciate the efforts of those who tried to correct the sale situation, but I don't think we should have purchased this home. We should have talked away and went with another builder. ... Más

I will not recommend. They bullied me to close on Jan 31 because they wanted high numbers for the month when they knew that the property wasn't fully ready. Lights in the patio was out of order, plugs in the living room not connected, missing breaker for the Solar system, irrigation pipe for a housing plumbing pipe, wrong entry keys provided at closing. So no, I would not recommend or write a great review.

Our experience was horrible, we chose and paid for a model Santa Rosa. However, our home was not built like the model. My master bedroom is missing two windows, a dining room should have been the enginery flood instead of a carpet. we got 1000 back for carper. The home was over price didn't pass the appraiser's value, we were given 11,000 after our lawyer was able to reach cooperate, but it still has 15,000 underwater. Adam was won't let us talk to cooperate at the beginning. We talked to Steve who was reasonable but Adam was always in the way with lies. If we have discovered the missing windows before closing. We wouldn't have a close on this home. The square footage was reduced in the living room. If you show us a model and we love the model and choose to pay for the model. My home should be built like the model. Don't show us something we work hard to pay for and subtract things out of the model. Where should I start.. From start to finish it has been a NIGHTMARE…BTW Lennar Mortgage is the WORST EVER !!! #NeverAgain. #Run

There were areas in my home not completed and Tommy and Jennifer from Lennar have been giving me the run-around. The demeanor of the team makes you feel like they are insulting your intelligence. I should have known better than to trust someone's word. The entire experience is a nightmare.

Lennar prides itself on holding a large market share, and talk about it in their spiels to rope people in, but one thing that is conspicuously absent in their spiel is a commitment to communication and quality of workmanship. Lennar seemed to have an incredibly difficult time with communicating and keeping us up to date on correct information when available, from the selling rep ("real estate agent" I guess?), to the loan processors who were quick to answer emails and pick up phones when we had outstanding items, but left voicemails unreturned when not. We promised and assured we would meet a specific closing date, only to be told it would be moved 5 days, the day before we were supposed to close (and had movers and various vendors lined up to deliver) and our own inspector identified items to be corrected over a week before the original closing date, these items were untouched. This was after the house sat, untouched for almost a month with the excuse of "the trades" being given for why basic things were not finished up. Its awkward when we, as buyers, are complimented by how fast we can get documents provided, signed, and efficiently meet deadlines imposed by Lennar on us, but the same courtesy can't be extended both ways. The remaining items identified to be done, were then not completed on the days they said it would be (we were told a painter was at the house, only to be told 2 days later the painter couldn't get into the house because it was locked), and we had to consistently follow up daily, then hourly to ensure it was done. Excuses were always given, but at some point this is a organizational failure of Lennar as a builder, which is having ramifications to the client/homebuyer. We spent over $5k on matching appliances based on what we were told would be going in the home, only to find out during the final walkthrough that another brand was used - where the representative from Lennar said he did tell us wrong and provided a half-baked apology, then asked if we can just return what we purchased (we could not, since the items were already ready to be delivered given the delay in closing date). We were assured our mortgage through Lennar lending would not be sold, we got a letter before our first payment was even due that the loan had been sold to another servicer. When we attempted to take the home as-is in order to meet the original closing date, one escalation manager said okay, the other manager said no. So managers are also not on the same page with assisting clients and what can/cannot be done. On moving date and final walk through, everything seemed fine. Until 2pm hit and we had not gotten remote-closing docs. Lennar did not tell their own title/closing company when the closing day had been moved to (1 day prior) so they had nothing drafted. I sat in the drive way with a moving company from Waco for 3 hrs while the title company scrambled to get things done. Ironically, my husband sat at the Lennar title office and talked to another couple who had no communication either on their closing date so had come to the office to get some information. Only compliment was to the unnamed title manager who was VERY helpful and empathetic to the situation. Once we got moved in, the icing on the cake was we received keys that did not fit our home. Instead, a rep who lives on site (?) gave us a master key until the next day, when the project manager and locksmith came by to rekey the entire house for us. We were told by a rep during the final walkthrough/orientation to not submit warranty claims within 30 days because it would make her look bad. Once we got moved in, you can tell these homes are thrown together and the skill involved is not great. Outlets are not in even straight lines, or boxed in the wall correctly, we had to have our front door warranty claimed because it was obviously letting in light, and warrantied our main water line because it was leaking, paint is obviously watered down as consistency and finish varies drastically across the home, tiling exposes that walls are not straight, door paint is sticking and has ripped in places already, house was not cleaned prior to taking possession (like we were told) as there was a film on everything still, there's a crack/joint visible along the ceiling which we didn't even bother asking to be fixed because of how this has all gone down, a window blind frame flew off abruptly without notice one day, and we expect more things to be identified/go wrong in the future. Some of this could be attributed to beer bottles being littered around the home construction sites? I will never buy a home from Lennar again and will actively make sure others know of the experience we had any chance we get. We were also given incorrect, outdated information on the HOA fees, where the fees were actually ~$20 more per quarter than the handout they provided us, our HOA was supposed to work with Lennar to get these things corrected. We did get over $50k off the house for "incentives" being offered, starting to wonder if incentives have to be offered for people to buy these houses, especially as more and more homes around us sit vacant after we were told they are all being sold (specifically being told neighbors we had, and these homes are being shown to other buyers). ... Probably the worst craftsmanship I have ever seen. When you complain about it they basically tell you to close or they will fine you. It has been almost 2 months they still haven’t fixed drywall, paint, tiles, cabinets. James, Kyle, Stephanie all bad. They want the sale and that’s it. Kyle has to be the worst. Took go through the house and see the terrible job and put a stamp of approval is terrible what they do to the consumer. But as the manager Stephanie (I think her name was) it’s all about closing on homes for the investors. They’re mentality is don’t worry about the product being put out just close as fast as possible.
