Appraisal doesn’t met - Made me to pay difference

I requested for appraisal two weeks before closing they never disclosed until the day before closing. Lennar disclosed low appraisal just the day before closing and asked me to pay the difference or to walk out leaving the pre advance paid. Very bad experience overall

Worst experience ever

This is the sixth home I’ve purchased and the worst experience I’ve ever had. The mortgage officer does not answer calls or emails and after being replaced, the second one didn’t do that either! The processor repeatly asks for documents she already requested and when I point out that I’ve already sent them… no apologies but instead prolongs the whole process further. The unit itself is acceptable however the swimming pool was supposed to be completed a month ago and still far from complete. I am trying to give Lennar a good rating but every time I think the warranty service is improving and ready to do their job I am let down. Contractors that are sent to fix a problem do not show up or do half the job. I am lied by the different suppliers all the time. I will give you one of many examples. Defective glass sliding doors. I put in a service request and several weeks later your provider partner calls and makes an appointment for July the thirteenth to replace the doors. We had bad experience with lennar mortgage that at the last minute we closed with a high mortgage rate when we had months before to get paperwork all finished and a lower mortgage rate also we took off work to fly in for a final walk through but they didn’t know we were coming in and wasted our time and money to fly into town and hotel

High pressure and coercion to buy a home that wasn’t finished

Our home buying experience wasn’t bad at first but the closer we got to closing the worse the experience was. The mortgage company told us they couldn’t lock our rate when I asked and then when our payment jumped up $400 in a matter of two months, they finally locked our rate. We were told we would close mid June so we scheduled our family vacation for the last week or May. Only to be told, that we’d close on 5/31/22. It started with a walk-through well before the house was ready, and multiple things not finished. I felt like the closing date was forced in order to get the sale in May. Still working on things that should have been done before the close. Even after multiple visits from the landscaper, yard is still in terrible condition.

Thank you Lennar for a really unique experience. We signed the purchase agreement in late October 2021. The home was already under construction so we were told it would be complete in the middle of January 2022. We sold our existing home fast and decided living in a hotel for two and a half months would not be that bad. Construction delays and material shortage kicked the actual close date to May 27, 2022. Moving through purchasing a new construction, the team at Lennar promised throughout that a physician loan would be possible. Two weeks ahead of my closing date, my loan officer informs me that the team at Lennar did not complete Fannie Mae paperwork required in order to finalize the loan. The team was unable to provide a reason as to why they were not submitting the paperwork, and ultimately I was forced in the last two weeks to gather an additional 17% of the house value in order to close with a non-physician loan. Stay away.

Lennar Title was the worst I’ve worked with and I almost backed out of the purchase because of them, Lennar didn’t pay real estate commission to my realtor so they got free labor but after I purchased, now they offer commission because the market has tanked, they take more than 2-3 weeks to respond to simple post purchase fixes needed. They keep sending surveys but do nothing about the feedback they receive. Interior doors are nice upgrade, appliances are middle quality except dishwasher is lowest quality available. We went under contract six months prior before the home was finished. Im married. We made the offer under my name, but for investment purposes, we wanted to have my wife be on the house instead of myself. This is a simple process, it just needs to be approved by the builder. Literally we had sent them the document and all they had to do was sign it to get it done. We tried to do this a few months before close, but the Lennar denied. This is our second home with Lennar and I’m extremely disappointed with this experience. Lennar Mortgage was more interested in finishing their paperwork a month out rather than handling things at a proper pace. My husband felt harassed by them. On closing day no one bothered to contact me to sign documents. I had to make phone calls to get an appointment. I’ve had to put in numerous work orders because our house of shoddy workmanship. I’m still waiting on resolution on items.

Realize at present it is a sellers market, but we were given very little imput into what we would like in the property. Advised there would be a “few” steps leading to them main entrance & ended up with 16!!. Width of steps 36 inches, we requested they be widened to 42 inches enabling easier access for our furniture (damaged when being delivered) but advised not possible only to see properties being built now have 42 inch steps. almost 3 months behind schedule even though all supplies were here, would tell us 2 more weeks so we checked everyday, no one was working on house. When we were told a home inspection which we were paying for could be done work in house was not finished you didn't even have a water meter here. One wall had no electricity at all, we were told it was repaired and it wasn't. So many things not taken care of from final walk thru and house was not cleaned.
