I would recommend other builder. Experience was horrible. Supervisor checking finish product is horrible then they get mad when you complain or ask things done correctly. I have told my coworkers to find other builders those that are looking to buy. Horrible customer service. I would not recommend. Lennar to my worst enemy.

My fourth home with Lennar but this one was the worst experience from home buying, Lennar financing, materials, workmanship and customer support. Will never go back to Lennar specially in Central Valley.

Had the worst experience with the mortgage company as the agent handling the paper work doesn't know the calculation. Plus requested unnecessary documents from the third party as there personal bank statements which at the was not provided and still loan was approved. Really bad material plus construction work. It's not even month and floor started making noises as old houses. Basement has leaks as we started water sprinklers just think water is coming into basement just from water sprinklers that are used to water garden. Still don't have mailbox for the house. So have to go to USPS to get the mails. Bathroom tab started leaking water when made complaint in warranty still haven't scheduled to repair it. When asked who will pay bill for the water as it is continuously leaking and the answer was that is normal the bill won't be that big. No one wants to answer their phones and keep avoiding you. ... Worst experience ever. Showed up day of closing to complete punch walk review and then head to closing. Show up and nothing on punch list was completed. Construction PM left as he had prior obligations. Never mentioned that we did not have a CO and couldn’t close. After waiting for over hour and half for someone else to show up to walk home ( no one ever did ) we get a call that CO won’t happen for another 5 days. This was 30 minutes before closing at lawyers office. Also found out that they don’t detail clean houses prior to closing and it’s new owners responsibility to have detailed clean, they only perform a quick wipe down. We have lived in house for over 30 days now and punch list items are still lingering and not closed out. Construction PM sends guys to fix but never instructs them what it is so I have to spend time pointing everything out. Most interactions with the subs that have come to fix items goes like this. “ Hey, Kevin sent me over to fix punch items but didn’t tell me what it is I actually need to do”. As far as quality of home and workmanship, I have never seen anything worse. Walls have lumps in them from where patches were attempted and not properly fixed. Paint drips from excess paint on walls. Ceiling lights that are not flush to ceiling because the cans were not set flush to ceiling. Tile in showers that feels like a mountain range. The list goes on and on about how bad Lennar is at building homes. I fully have accepted the fact that I am going to have to pay a painter to come in and fix most Sheetrock and trim plus repaint most of house. The advice I give to everyone that ask how I like my new house is stay away from new construction and don’t ever buy from Lennar. You pay the price of a Cadillac and are given beat up used car in return. I cannot express enough my dissatisfaction with Lennar. They absolutely know how to ruin the experience of buying a new home ... Más

Very disappointed in the overall process, quality and value as well as responsiveness to issues. Keep being told "this is the way it is these days" instead of having the respect and quality that a new house should. The only goal was to close on the house - no matter what shape it was in - and was promised all items would be fixed right away. Going on 2 months and the majority of the issues haven't even been scheduled to be fixed. Everyone is paying A+ prices these days and getting C+ quality and service. Thank you.

Move in date was pushed several times, over 26 items failed inspection, communication with the builder and management was absolutely horrible. Would not recommend to anyone. The day I got my keys there was taco bell trash on the counter and paint on the floors still. This was after having to accept a list of things that were not fixed on move in. Just the absolute worst experience I have ever had, specially when spending so much money. Will never go through Lennar again.

From the beginning to well after closing (1 1/2 months now,we received no occupancy permit,but forced to close!) It's been crazy busy with contractors in and out fixing all of the obvious problems that were not addressed, I would never recommend this to anyone, the horror stories are too many and such long stories, I hope this helps someone with their decision.

I have smoke alarms constantly going off. I need someone to address this asap! I have reached out to the contractor with no help!

Several outstanding warranty issues have not been resolved nor any attempt to fix them. Deena my construction manager and warranty contact will not respond and fix MANY ITEMS THAT WERE NOTED SINCE PRIOR TO MOVE IN DATE. Customer service at this community is the worst I have ever experienced. I have purchased multiple new construction homes since 1991 and Lennar is by far the worst experience I have had. Deena is terrible! I have broken tile; granite counter top; incomplete landscaping; weeds all around my home; a nasty rusty nail sticking out of the concrete in the garage; my AC unit is not working; terrible mismatched pain job throughout the house. These items were noted in final walk through approximately 5/18/22 and not one of them are fixed! I see Lennar rapidly completing new homes to sell and make a profit but has COMPLETELY NEGLECTED TO FIX THE ITEMS IN MY HOME. Absolutely ridiculous. I would like to work with a different construction/warranty manager as Deena is not doing her job and has demonstrated zero effort in resolving my warranty issues. The home was given to me in a complete mess. Now, Lennar expects me to be available all the time to schedule appointments with each individual company for the many issues that the house has. This is a full time job for which I don’t have the time as I work full time. This is the worst experience I have ever had with a purchase of a house.

From sales, to mortage, to title, the experience was among the worst ever. These guys are spread thin and delivering below average quality across the board!

From the start the person we connected with we had poor communications with she never returned or answered calls. This also goes for the loan agent Trisha Ayala was TERRIBLE. The loan processers were all TERRIBLE. Very poor communication and not trust worthy not honest. Would never recommend them or to anyone wanting to buy a house.

not my first rodeo, by far the worse experience in the history of purchasing. home was actually not completed when we moved in. CO provided, not sure why. Would NEVER recommend. just absolutely horrible. NOT going to include any of the names, first or last since noone has bothered resolving issues that i've experienced. ONLY person that has responded after finally having access to her is Suzanne Witty. She is the only assett here. everyone else, doing more to damage then good to LENNAR.

My wife and I decided to buy a Lennar home. We decided to wait 3 months for the house to be completed. During this process we were told that everything on the inside of the house would be completed by closing. When we had our celebration day, it was far from a celebration. There were many items on the inside of the house that were not completed as promised. There seem to be very poor communication between that sales rep and construction rep. Our construction rep did not even know the proper closing date. We have now lived in our house for about 50 days and still can not get answers on when things will be done. The construction rep just tells us that we should get a call or email to schedule it. When we have had work done, it has been less then professional. We have had a family bring their kids to do work on our house multiple times. It was very low quality work. It would be very difficult to do professional work when 4 kids ages 1-12 are at work with you. It was very sad for me to see. It is not fair for us as homeowners and the workers either. The workers not only did bad work, but they also splattered paint all over and did not clean it up. When I tried to communicate with them, they told me they do not speak English. It has been so frustrating trying to get our house completed. We paid a lot of money for a new house and are not getting the professional work and coordination we paid for. We are having to schedule things around our schedule or miss work to get our house finished. Had I of known this would be the case, we would have considered other options. Had they have been honest with us about the process, we could have prepared differently for what was to come. I would not recommend Lennar at this point. the quality of home is not up to the mark, closing was rush. There are many things that are not fixed, done, or ready upon the closing of the homes. After moving in, a lot of issues were found and took almost a month to fix most of things.

Throughout the purchase process I was told things by the Lennar realtor that were later found out to be straight lies. They told me that all the supply’s were secured and the only issue would be labor. My house was then delayed for 10 months with no real explanation. But I’m pretty sure it was delayed to get smaller houses done to meet Lennar’s quota for their stock value. The walk thru got delayed until the day of close even though I was repeatedly told how detailed their quality checks were flawless nothing was addressed before closing. The washer and dryer were not even fully hooked up. The solar panels that were supposed to be installed were not installed until about a month after I moved in and they are still not active. The HVAC system is the minimum size required by law and cannot handle more than 90 degrees, which isn’t much help in the Florida sun. There is no ownership on the Lennar side for these issues and when they are resolved, they are resolved with minimal effort causing other issues in the process. I did my walkthrough a week before my closing day May 25 nothing of the list to got fixed. Cabinets unfinished not install still waiting next appointment is July 18 hoping they can do the job. Garage door is bent, they fix the rails but the door still bent. Electric problems got fix July 5 Plumbler finally fix July 7. A “new washer” never work so I have to call the warranty since i move there without washer because still waiting for Frigidaire and work with their rapid company and no parts, anyway the machine suppose to work was include with the buy of the townhouse but when I ask if Lennar can change and give a new machine they say no I have to call the warranty company. The machine never work, Lennar provide me no functional machine but I have to resolve the problem . I wired the money 4 days prior the closing because was a requirement I did my part of the arrangement but Lennar wants to sell so fast that is not producing quality houses. When I make the decision to buy from Lennar was because my two brothers bought from Lennar 3 years ago and they have the best of Lennar and now a got the worst. I can keep mentioning things need to be fix but is waist of time with Lennar. ... Más

We went and looked at the exact home that we wanted, it looked wonderful. We were told that everything in that house is what we were getting. Wood-like tile, crown molding that you can actually see (we got molding that is about two inches thick, useless waste of money), etc. NOT what we got AT ALL. Our house was supposed to be done in November, then we were told December, & every month that it wasn’t ready, we were told it would be ready the next month, until finally, May rolls around & it was done. There are still holes and dents in the walls, the baseboards are either caked with paint/caulk or have dents in them. We gave a list of things that needed to be fixed to the guy during the walk through. They did a few things & that was it. There are things we told them about during closing & they have yet to contact us about those things. The counters, cabinets & floors were covered in paint from over spray, leaked paint, grout that wasn’t cleaned up properly, etc. It has been two months since we moved in and I’m still cleaning these things. We have a patch of grass missing from our yard because of some leak issue. Not sure if it’s our issue or the neighbors. I will never be buying a house through Lennar again. Write everything on exception list, do not close if you aint satisfied. Lennar warranty is a mess. Construction managers are worse.

Very Poor, experience, no communication from the Lennar. Had to involve management for every little thing. They did not even care to answer phones on day of closing. I left messages and received a call back after 24 hours, that too after 5 emails cc'ing the management. Lennar Mortgage is most inefficient, Loan officer change rate on you without your knowledge, lie and are dishonest. They cannot answer one intelligent question, and their management is equally dishonest and encourage their unlawful ethics.

The whole experience was terrible. It was supposed to be a happy experience. We paid a lot but yet the quality was sub-par. It was a fight to have them get anything done and things were promised to get done that still haven’t. We will never buy from Lennar again.

Very bad experience home took forever to build at closing needed so many repairs close anyway because Lennar said things would get taken care immediately that’s not the case still waiting very disappointed

This whole experience has been horrible from poor workmanship quality to mistake after mistake. And even worse I am STILL waiting on basic things to be fixed. Lennar customer service is useless and does not care or know anything every time I call them. It takes weeks to get any type of answer about things and then when they come to fix it they break things even more. The only reason I have two complete work orders is because I called myself and advocated.

At first it was good but after you sign and put money down, takes sales 2-3 days to call back even my realtor could not get a hold of him. The on line paperwork is a joke. The first walk thru was horrible water leaking in the wall and Lennar was just going to leave water in the wall and underneath the flooring. Paint not finished. Just got it fixed on the day of closing. Let’s talk about Lennar contractors damaged my A/C unit outside and when you send a service request in it’s poor response. Front door sagging. Closet door damaged kitchen cabinets coming apart over all just a bad experience . Will not buy a Lennar house again or will I recommend anyone else. I have learned in business that for every one bad it takes multiple goods to forget the bad , that is something Lennar needs to learn, because what Lennar advertised is not what happened ... Más
