Not a good experience.

We were so excited to buy a brand new home. We did the walk through with our sales rep. He promised in ground sprinklers, beautiful stainless steel appliances, and that LGI closes on time! Sadly this is not what was delivered. Our closing was pushed out because the subcontractors were behind. This was not communicated to us, instead we were made to feel it was our fault with financing that we couldn’t close on time, until our mortgage was approved and we still couldn’t close. You can tell they rushed and cut corners to close. Our appraisal came back lower than the purchase price, so they substituted our fridge for a cheap base model, and they did not put in the sprinklers as promised. We have been in the home a few weeks and are still needing repairs and finish work to be completed. The warrantee contact has been amazing in his communication and has worked hard to fix what wasn’t completed before we closed. The sales experience was awful, if we would have known they were going to substitute the features in the home we would not have purchased this home. Purchased on March 11, 2022. It is now April 19, 2023. I am still waiting for the drainage system running through my back yard to be finished. The work should have been finished before I moved in.

I overpaid and had to go with their lender only. Construction quality was bad. Had water leak in the house in the first one month after closing.

I encountered some issues with my home after closing. Multiple details were not attended to. So, I reached out over and over and over to LGI to get the issues taken care of. They weren't even major problems -- truly, they were quick fixes. But the people in charge were spectacularly unhelpful. In the end, I did the work myself and ended up having to pay more money because their lack of initiative and responsiveness was becoming a black hole of my time and focus. I was so frustrated by that whole ordeal that I'll never purchase a home from LGI ever again.

Awful experience dealing with Angel and rude, unprofessional Karen Fortich. They lied and lied about when the property I wanted would be ready, and then Karen had the nerve to raise her voice at me because she was overwhelmed and couldnt handle her job. Every house I chose I couldnt get, Joe Boyd is posting homes that are no where near ready. I had to choose a home $25,000 more than the first home I chose. That must be their way of up-charging and getting homeowners to pay more, by adding lesser priced homes and then taking off the lesser priced house off the market, how is this legal. A first time homeowner would have never been able to increase their budget $25k after all the lies from Karen and Angel. During the "orientation" I was disgusted to find the condition of the home, spider webs everywhere, dirty floors, blotched painted walls, dirty falls, marks on the cabinet, stains in the tub and shower, rust on my appliances, cracks in the mirror, a crack in the patio that they are refusing to fix, and ant hills everywhere in the yard. Not to mention a plethora of things that neither Karen or Angel told me like that fact that irrigation was only in the front of the house and that there were no bathroom rods, no laundry storage, home insurance was paid for the first year, and the pest control information. I reached out to Joe Boyd, no response. I spoke with Greg Penn who really didnt explain why this was happening or provide me with any of the information above that was not provided by Angel and Karen. Not to mention I was furious at the condition of the house upon arrival and called Greg and have received no response. When I arrived to the office to sign the closing documents neither Karen or Angel had the guts to even greet me. They stood in the office like teenagers watching and gossiping. My expectations were very unpleasant. The new house has many details, such as poor leveling of the walls, they did not seal the door slots, poorly painted the walls, they did not seal the door slots, poorly painted the walls,It was a very bad choice to buy my house with this company. On the other hand, the person in charge of repairing things inside the house only paints on the damaged parts, he does not replace them. I feel very sad because I expected more from them.

Everything thing was so exciting until I moved in. I bought a two storie house. The bottom floor is spot less its actually perfect. But let me tell you about my second floor. You guys sold me a house that wasn't even ready to be sold every single room in here has uneven floors. They came to "fix" the worst part in my master bedroom. The wood was wet and puffy. Sooner or later that will become moldy because of it being wet before. I have a 4 year old son running around the house. I wouldn't want him to get any type of sickness because of this. It's been well over a month now and nothing has been fix. My carpet is still pull of the ground. LGI hasn't even sent my form to the trash landfill place so I can be able to throw away my trash. If I could have found another house, I would have, and not moved into here. Changed closing date several times, and unconcerned that I had no where to go. Nothing about this experience was positive.

Although the house was fine, the closing process was much more difficult, based upon internal LGI procedures. This was particularly true because we did not use their affiliated lender. I would think twice about ever buying an LGI home, solely because of their closing process.

Put in a work order,3 weeks have past, still waiting to get it fixed

Chris, our sales rep was awful and untruthful throughout the buying process. It really made me question or decision to buy an LGI home. Our lender Dora was unresponsive and hard to get answers from. We were pretty much in the dark for most of the home buying process.

Haven’t been here a month and already needing minor repairs. Details to the home are rushed and sloppy

From the lack of communication to the in-ability to hang a door straight I truly have been impressed by the lack of effort on our homes. Everything was rushed and you can tell in the quality of craftsmanship. Would not recommend purchasing unless you like being disappointed.

Very disrespectful and always treated to back off for any simple request like out of town and need to move closing 2 days. Realtor rebate was excluded saying there system says it’s via internet and not applicable even after providing realtor details at the time if initial contract. forced to go with there preferred lender who have coded interest rate really high.

Would not do it again. No pride in their work, an astounding lack of quality control. They do everything just good enough to get by.

There are lot of issues which was reported before the closing during the final walkthrough. It is almost one and half month and all issues are still not resolved. Basic Fixture which every builders provides (Towel rail in bath, Outside bell...) are not part of LGI homes fixture which is very strange.

Don't purchase a home from LGI we/ others has had some many problems...go to TRUE Homes i will not recommend no body to LGI

The fact that the subcontractors such as the roofing company are complete garbage. No way should shingles come off a brand new house in a 50 mph wind storm and LGI’s customer service regarding the issue is lacking.

Sorry, no great review. I have been sending the email for repairs but never responded.

If you are having your house built, stay on top of it.... visits daily to the site is highly recommended. Let the contractors know who the house belongs to. Workmanship is poor, architectural design, cut corners, along the way.

Workmanship very poor, resolutions to request for repairs is very poor.

We waited for 4 1/2 hours to sign paperwork because they had wrong information; their fault not ours. Repairs needed on the inside of the house, no communication and people don’t keep their appointments and don’t have the courtesy to contact us to say they are running late or not showing up at all!! I will not recommend LGI homes. Leaving messages with LGI contact go unanswered! VERY disappointed! Like a car salesman, they sell you the car then forget you.
