We had an overall positive experience with purchasing our first home. It was a good learning experience. LGI was great to work with and answered questions quickly.

Over all experience good but little bit more transparency and communication could have been better..

The process is easy; there is some delay/communication issues that could be fixed, however everything transitioned very smoothly from renting to owning. Just had to make sure I stayed on it.

From beginning to closing day the process was simple. We're first time buyers with maybe average credit and I don't think it could've went any smoother. The sales team works to get you approved. I highly recommend especially to first time buyers.

The house has some issues

I’ve been in the house for over a month now. I like the place and location. Everyone is nice. My only issue is I have been missing a kick plate for my dishwasher, and my back door does not lock. Still waiting for those issues to be addressed.

A very quick and efficient manner selecting the home. The staff was great to work with. However, the materials to build the home are not the highest. For instance, the paint is the lowest quality I have seen in a home. You brush up against it and it automatically puts a mark on the wall. You can't even clean the walls without paint coming off. There are a lot of dry wall mistakes that you can see through the paint as well. The carpet is a low grade and I can already see areas that are showing signs of coming apart. Lastly, the landscaping was rushed and my yard looks like rolling hills.

The buying experience was easy and seamless. After the purchase everything has went down hill. I have lost of issue to be fixed that have not been addressed. The craftsmanship is about a 5 out of 10. Everyday I find something new. The paint on the cabinets, doors and walls is terrible. I have also filed a claim on the website weeks ago and have yet to get a response. Overall experience to this point is about a 3 out of 10. Also they claim to have put sod down around the house. They didn’t level the ground or remove any rocks before laying sod. I have spent thousands of dollars already have giant rocks removed that stuck through the sod and grass planted. ... Más

My experience with LGI has been okay. There were many delays with completion and confusion at closing with amount due. I am not sure if this is typical as this was first home purchase. Once I moved in there were many items overlooked like garage door opener not install, trim not nailed or painted, However with the minor issues I encountered everyone from the sales office staff to groundskeeper to construction manager has been very responsive and helpful in resolving any concerns.

Great neighborhood, easy buying process and quick move in. Love my new home.

Overall, I was very impressed with the LGI home buying experience, as was my relator. It is non-traditional meaning you do not pick ANYTHING in your home but the finishes and such are pretty good as their standard. The process was very well organized, they were communicative and the sales, contractors etc. were all very friendly and professional. There are 3 issues that I have with LGI. 1. Radon testing--we tested our home before closing and the levels were an average of 3x the recommended levels. LGI doesn't care about radon and the high levels. We as new home owners had to spend another thousand-ish to install a radon mitigation system. LGI doesn't take care of that or even offer a credit towards it. They say the city doesn't have a restriction in place for them to follow so they don't have to. Very irresponsible and dismissive if you ask me. My second issue and the quality of some of the work done. You can tell their teams to not value perfection. Whether it's tiling, drywall, paint, cutting of the floors....there are many little flaws throughout the home. Some I noticed and indicated on our walk through and they were not resolved and others you don't notice until you are in the home. They aren't major, but when you are purchasing a home and spending an large amount, you expect it to be done right. The third issue is an example of the quality. A few days after moving in the weather shifted and we had to turn the heat one. Our down stairs was like an oven but out upstairs was noticeably chilly. So much so that I had to put a space heater in my daughters room at night because it would drop so much despite turning up the upstairs thermostat. I finally notice on the 2nd day of having the heat on, that it would kick on but no warm air was coming out upstairs, only on the lower level. I called the "emergency" number for a no heat call. They came out, and turns out the thermostats were wired incorrectly and both thermostats only controlled the downstairs so absolutely no heat was going to the upstairs. It was fixed and the technician then told us it was working but the airflow was below what it should be and we needed to submit that through the warranty system. All that being said, I don't regret our purchase and for the current market we ended up with more house than we thought we would with LGI and their unique process. All the "issues" have been relatively minor and we have worked with. I would recommend LGI to someone I know, but would provide a little guidance with what we learned in the process. ... Más

My husband and I bought in October 2021, we hired an inspector and our report came back with multiple different things that should be fixed. We spoke with the construction manager who stated someone in the office had the report and would show him. We also had the wrong outlet installed for our dryer (range installed) and had to have someone come out and replace it. Once I submitted claims for all the items that needed fixing, about a month later the construction manager came and said he’d get on the items that needed fixing (which included several shingles on our roof that needed fixing). It’s been a few days since he’s been out and I have no heard anymore. Overall, we’re happy to have a home and a brand new one at that, however with it being a new build and so many going up, contractors definitely cut some corners and some are really obvious. The home was done two weeks before it was scheduled to be done.

Overall the purchase of the home went smoothly. Loan Depot was very easy to work with. Be sure to do a VERY detailed inspection with a third party and an independent walk through on your own. They poured our garage slab out of square, used short screws in all interior doors and some sloppy trim work. They are going to adjust the garage door to try to make it line up better with the slab. Warranty requests are easy to submit but require A LOT of harassing and follow up to be completed. Don’t give up until everything is fixed.

They should response well when we have complain on something rather thansayin its a Nature Cause. The soil was moved away by heavy rain before we moved in or before our closing but didnt get it done as they have said, they r not responsible. We have to fix our back yard by our self.

Sales experience was great! Alot of work in the house was sloppy and the sheet rock on the walls are already cracking only been there a month not kool!

There are several things that need to be fixed, if not fixed then replaced. There are several places that need paint touch up and all were noted when we did our walk through and as if today, Jan 5, 2021, the only thing replaced were the 4 fence boards.

I put in a follow up repair request, but I have not received a response. It has been almost two weeks. After the sail the builder is responding to problems.

Overall LGI was good to work with. However, there are some things I wish/hope this developer would do. For example, Saddle Brook will have 88 homes when it's finished but there are absolutely ZERO streetlights here. That's not good. Also, as of this writing, there is no signage indicating the name of the property. Not sure if they will. It would make it easier for guests and delivery drivers to find us. I hope LGI will think about these things in the future. Also, apparently they once had a security guard but have since gotten rid of them. Lastly, use semi-gloss paint throughout.

When we visited LGI they were huge in talking about their workmanship and how they build quality. Let me tell you that is not the case they have poor workmanship and the quality of work is poor and when you ask for it to get fixed they say that is the way it’s suppose to be. Make sure to take the time to do your walk thru as the home has so many issues before you get there. Then do it again because they don’t fix them. When they do they have a bad attitude like you have issues. I do love my home but we decide next time we will not buy LGI
