I was so excited to move into my new home; however, the craftsmanship is noticeably subpar. The paint job has been the biggest eyesore (missing paint as well as dripping paint in spots). There were also issues with a hole in one shower that was pitifully patched in an effort to hide it from the buyer which was very disconcerting and missing trim work that needed to be addressed during the final walk through. The house will hopefully be what I thought it would be, but not without my efforts to fix things that shouldn’t have been a problem from the get go.

I would like people to know: home buying is a little stressful getting all the documents : getting this and getting that: but , it’s worth it once you get into the home: lots of forms and paperwork has a Time stamp on them.,

We are happy and quite surprised that LGI came in on time completing the home. That has never been done in our experience with new home builders. Besides small glitches we are able to see at this time, we are happy with the workmanship. We did find ourselves shaking our heads a bit. No towel bars in bathrooms. That was a first in buying a new home. We feel it is a small expense and they should have been provided. Instead, we had to install them after moving in. Last negative was pretty annoying for us. LGI partners with ADT by having some equipment inside allowing them to call it a "smart home." It is nothing more than a gimmick to allow ADT to push alarm systems and contracts. 80% of the equipment is useless if you choose not to contract with ADT. LGI does not provide any adequate information on how to use the equipment, other than referring you to ADT. In turn, ADT will not allow you to use the equipment in your own home without contracting with them. They are also very pushy in their tactics. We had to completely remove all the ADT equipment from our home to be free from them. Doing so, leaves some holes in the walls to be fixed at your expense. LGI needs to end their relationship with ADT. If we were buying the home over again, we would not allow ADT equipment to be placed in our home. This partnership creates a very unnecessary bad reflection on LGI. One month in, we are happy with our home overall. Hopefully everything stays that way. ... Más

The hard sakes to use loan depot was a huge disappointment and regret using the company ! Most unprofessional company I have ever used! The final walk through work is still not started 30 days after closing and no need on when it will get done.

The home buying process was smooth and convenient. Unfortunately the home was constructed shoddily with notable lack of quality control. Case in point, the fridge was broken/defective on move-in and to this day (1 month later) I’m still waiting on the manufacturer’s warranty to fix the useless appliance.

This was my first time purchasing a home and although I thought I was prepared I was not. I was taken in by the immediate aesthetic and enthusiasm of our sales rep of the home but the more and more I continued to look at the home and actually live in it I realize It’s pretty cheaply made and have began to notice all the flaws and poor workmanship. The subdivision doesn’t really offer a whole lot for the size that it continues to grow into. This definitely has prepared us for our next purchase in the future.

We purchased our home and we were able to walk through the home while it was being built. We pointed out a few flaws one of which was a hole in the subfloor on the second floor. Which was not repaired prior to carpet installation. We couldn’t find it during the home inspection but found it after the closing. They had to come out and remove the carpet in the area and repair the floor. The rear porch roof was missing tie ins to the support beams. The fixed prior to siding installation. During our first week in the home noticed Refrigerator door was bent and wouldn’t close properly. They had it out multiple times during construction and may have known that it wasn’t working properly. Warranty repair man ordered new door estimated 6-8 weeks before repair could be done no refrigerator during this time offered by whirlpool a gift card to purchase a small refrigerator until it’s repaired. Anticipated having walk up stairs to the attic as we were shown in the model got a boxed hole in the ceiling with limited access. Very disappointed at this point 4 weeks into the home poor quality for the price. We will be turning in the HVAC unit leaking all over little to no cooling upstairs. Windows are also poor quality. Seems like a rush to build very cheaply and charge premium price for low quality. ... Más

Wonderful process until I moved in. Various workmanship issues (no screens, garage door not working, ice maker not working, etc) and it is over a month and some still havent been addressed or even acknowledged.

There were quite a lot of issues found during the 3rd party inspection that I paid for just before the final walk through. The builder was very responsive and fixed most of the issues. Just on the day of the closing, builder found issue with condensation of the refrigerator and water puddles in the front porch due to the slope of the concrete walk way not being away from the house (foundation). Builder had to relay the concrete after closing and get the refrigerator issue fixed. A lot of co-ordination was required to get this done (especially after closing and for a remote buyer).

Great to work with up to the closing. Excellent communication, Their preferred lender was quite competitive regarding interest rates and actually better than most on closing costs. After four weeks, the house seems solid. The only constructive feedback I have is that there hasn't been any real follow up regarding our satisfaction. There were a few "punch-list" items that were discovered during the final walk-thru which were supposed to be closed within two weeks but I had to do some chasing via my real estate agent to have them addressed. I suppose that is expected as I'm sure their quite busy. But, overall, they're good to work with and they ultimately take care of issues. ... Más

My first home buying experience was okay. I had to have my closing date changed which wasn’t a big deal, but prior to closing I was told that my closing cost would go from $168 to $2900 due to the VA appraising my home less than what LGI said it was worth. I also didn’t get appliances in my home until the day after I closed. The home itself is beautiful and I absolutely love it! There were a few things that were missing or needed to be done (and still needs to be done). The VP of construction came to my home this week and also noticed the deficiencies in my home. I am still waiting on the flooring, painting, basement, and doors to be fixed. Again, I love my home, but there are a few things that still need to be fixed. I would like to commend Fik and Josh in the sales office for being amazing. They were absolutely a pleasure to speak with. ... Más

We were very disappointed when we learned the upscale option package was not available at this location. The availability of this option was what was originally attracted us to your properties but we chose to settle for Keenesburg in order to achieve the square footage we needed. The sales guy/Hugh was excellent. We grossly underestimated the train/highway noise and the lack of infrastructure/services.

The process of buying was great, they have great agents and is very respectful and nice. However, the quality of the home isn't up to par with what I would have hoped. some notable details: 1. Cracks inside the home especially corners 2. slightly rubbing your hand against the wall causes paint to dust on your hands (over a month after moving in) 3. the type of flooring is not good for children as without socks or shoes it can cut their feet. With socks, I've noticed the flooring can cause wear on it, leading to holes. 4. some materials are really cheap (such as flooring) 5. the hallway and living room window cannot open Though there are some issues, I would give the quality a 2.5/5 as there are both good and bad. ... Finding things that need fixing and not getting a response back.

Disappointed with a few things. Communication, maintenence responses and updates as well as was given the wrong paperwork for my appliances when I moved in.

Unfortunately the dream of my family was to buy a new house to prevent problems for a long time, but the quality of the material and the quality of the work that the builders did is super bad, parts are shutting many holes in the walls that are appearing out of nowhere, the patio is not even with many holes because they did not level it properly, and there are many more and I am still waiting for an answer to correct them,The door that connects the kitchen to the garage was peeling off the hinge and more

Just purchased home and I have a laundry list of internal issues. I put in work order requests 3 weeks and only the toilet issue is addressed. There are structual wall issues, structural ceiling issues, appliance issues, garbage disposal leak, toilet not secured to the floor, etc. No word or contact from anyone about the issues or an ETA. This is my 3rd brand new build and I have NEVER had all these issues. Not sure what construction company they use but they are slapping these houses together like doll houses.

The finishing on the home was poor. The painting looks like it was done by amateurs. It is messy and there are lots of drip and brush marks. The drywall is already showing nail holes and tape is coming off at corners. The cabinets and woodwork are marked with drywall mud and the putty and caulking are messy insufficient or not done. There are several places where the trim was nicked up or did not meer the floor/seam. The carpet edges were full of nails that stick up. The final cleaning was extremely poor. None ot the closet fixtures were cleaned off and neither were the tops of door frames, our cloths have been covered with white powder from the lack of a simple wipedown. It seems like an attitude of "well, its not my house, it looks good enough" .LGI needs to get better contractors or supervise them better. Disappointed in the finishing for the price we paid. ... In Texas, LGI has been building and selling homes at a breakneck pace. The quality control is poor. The home was handed over to me when the work was not complete. There have been over 15 issues that I reported, including a couple of significant defects found by the home inspector that I hired. After a month. some of these have not been addressed yet. The staff onsite is very nice but they have been placed in a situation where too many homes have too many issues for them to track and fix.

The home buying process was great but when moving in we notice a lot of things that could've been done differently about this house. Like they could've made sure that the cabinets all we're put on correctly with no gaps, they also could've done a better job with the walls by putting some type of coat on them so they wouldn't get messy while moving in. The countertops should've been stained as well. They also should've put cable wiring throughout the house instead of just the master room and living room.

3 days after I moved in the cabinet fell off and the light fixture came off. Felt rushed during closing. Other than that it was ok. Nice home ok area.

total disregard for a work order scheduled .

I love the layout of our house but the experience hasn’t been the best and the construction is sloppy. To start off, our closing date was delayed multiple times and each time we were notified days before the date scheduled. Each time being told they want our house to be “perfect.” We were then given our house and off the bat were told the trim quality wouldn’t be the best, our stove was damaged and we didn’t have gutters yet. As we moved in we started finding more issues and noticed how sloppy of a job was done. There are dents and what looks like covered holes throughout. The walls have chunks of plaster I think that weren’t smoothed out and paint all over the floors and carpets. All minor stuff that can be fixed, but super disappointing I’m going to have to fix it myself when this is brand new construction. I submitted work orders for bigger issues found, it’s been almost a month and I’ve only heard from the person I assume manages the work orders just checking in and no one else. Who knows when or if this stuff will get fixed, fingers crossed. Also, still don’t have gutters and still have a damaged stove, never heard back on that either. Everyone hyped us up on getting our house perfect and taking care of us just to disappoint. ... Más

Sinking front yard. Peeling roof. Doors that don’t latc shut. A stained carpet. Chipped back patio concrete. Wood floors that click because the foundation underneath is not level. I could go on and on. The worst part is just getting ahold of someone. We’ve been here two months. Can’t wait to move.

I bought the Guadalupe plan here at Ghost Hollow Estates. Beautiful home and great price, but the workmanship needs work. The house seemed to have been built in a rush and we were left with a lot of cosmetic issues. We are still waiting for them to get fixed and it’s been over a month. Only one major issue, our water heater pipe broke, but that was replaced fairly quickly. Other than that, quiet community and friendly people. Overall decent experience, but beware... you will have tons of cosmetics issues!
