Disappointed with a few things. Communication, maintenence responses and updates as well as was given the wrong paperwork for my appliances when I moved in.

Unfortunately the dream of my family was to buy a new house to prevent problems for a long time, but the quality of the material and the quality of the work that the builders did is super bad, parts are shutting many holes in the walls that are appearing out of nowhere, the patio is not even with many holes because they did not level it properly, and there are many more and I am still waiting for an answer to correct them,The door that connects the kitchen to the garage was peeling off the hinge and more

Just purchased home and I have a laundry list of internal issues. I put in work order requests 3 weeks and only the toilet issue is addressed. There are structual wall issues, structural ceiling issues, appliance issues, garbage disposal leak, toilet not secured to the floor, etc. No word or contact from anyone about the issues or an ETA. This is my 3rd brand new build and I have NEVER had all these issues. Not sure what construction company they use but they are slapping these houses together like doll houses.

The finishing on the home was poor. The painting looks like it was done by amateurs. It is messy and there are lots of drip and brush marks. The drywall is already showing nail holes and tape is coming off at corners. The cabinets and woodwork are marked with drywall mud and the putty and caulking are messy insufficient or not done. There are several places where the trim was nicked up or did not meer the floor/seam. The carpet edges were full of nails that stick up. The final cleaning was extremely poor. None ot the closet fixtures were cleaned off and neither were the tops of door frames, our cloths have been covered with white powder from the lack of a simple wipedown. It seems like an attitude of "well, its not my house, it looks good enough" .LGI needs to get better contractors or supervise them better. Disappointed in the finishing for the price we paid. ... In Texas, LGI has been building and selling homes at a breakneck pace. The quality control is poor. The home was handed over to me when the work was not complete. There have been over 15 issues that I reported, including a couple of significant defects found by the home inspector that I hired. After a month. some of these have not been addressed yet. The staff onsite is very nice but they have been placed in a situation where too many homes have too many issues for them to track and fix.

The home buying process was great but when moving in we notice a lot of things that could've been done differently about this house. Like they could've made sure that the cabinets all we're put on correctly with no gaps, they also could've done a better job with the walls by putting some type of coat on them so they wouldn't get messy while moving in. The countertops should've been stained as well. They also should've put cable wiring throughout the house instead of just the master room and living room.

3 days after I moved in the cabinet fell off and the light fixture came off. Felt rushed during closing. Other than that it was ok. Nice home ok area.

total disregard for a work order scheduled .

I love the layout of our house but the experience hasn’t been the best and the construction is sloppy. To start off, our closing date was delayed multiple times and each time we were notified days before the date scheduled. Each time being told they want our house to be “perfect.” We were then given our house and off the bat were told the trim quality wouldn’t be the best, our stove was damaged and we didn’t have gutters yet. As we moved in we started finding more issues and noticed how sloppy of a job was done. There are dents and what looks like covered holes throughout. The walls have chunks of plaster I think that weren’t smoothed out and paint all over the floors and carpets. All minor stuff that can be fixed, but super disappointing I’m going to have to fix it myself when this is brand new construction. I submitted work orders for bigger issues found, it’s been almost a month and I’ve only heard from the person I assume manages the work orders just checking in and no one else. Who knows when or if this stuff will get fixed, fingers crossed. Also, still don’t have gutters and still have a damaged stove, never heard back on that either. Everyone hyped us up on getting our house perfect and taking care of us just to disappoint. ... Más

Sinking front yard. Peeling roof. Doors that don’t latc shut. A stained carpet. Chipped back patio concrete. Wood floors that click because the foundation underneath is not level. I could go on and on. The worst part is just getting ahold of someone. We’ve been here two months. Can’t wait to move.

I bought the Guadalupe plan here at Ghost Hollow Estates. Beautiful home and great price, but the workmanship needs work. The house seemed to have been built in a rush and we were left with a lot of cosmetic issues. We are still waiting for them to get fixed and it’s been over a month. Only one major issue, our water heater pipe broke, but that was replaced fairly quickly. Other than that, quiet community and friendly people. Overall decent experience, but beware... you will have tons of cosmetics issues!

Hard to get things fixed when construction is complete.

The entrance of the urbanization is in poor condition the common area is ugly. And we found some problems in the painting of the house.

I hired a third party inspector to double check the work on this house and found it to be of quality construction. the home price for what they are in Colorado is fair but the whole housing market here is grossly overpriced. You'll be satisfied if you don't actually expect them to fix anything or follow up on warentee items. If you are a do it your self kinda person you can get a decent new home. Watch out for HOA which was established before the neighborhood and wants to be notified of every flower or blade of grass you plant in your yard. They don't get back to you quickly, nor do any of them live here so you can miss out on sale items if you want to do any of the required landscaping in your unfinished back yard. You also aren't provided with the covenants or restrictions at closing so you have no idea that you are violating any rules until you get a surprise notice from them. After closing we found many issues and still new ones popping up. Too many to list. The houses are built quickly with cheap materials and zero attention to detail. Spoke to one of the builders and tried speaking with the sales manager but that was an absolute waste of time. Guess I’ll try the warranty process for the things that can be fixed. However, based on my experience with the Avalon North team, we have zero expectations. We will do another review on other platforms at that point. So disappointed in LGI. For anyone considering LGI please do your homework and if possible have someone monitor the build from start to finish. ... Más

Everything about LGI homes are bad. Buyer beware. I am aware that I bought a $200k home and not a $400k home but this is more of a $100k home. I have seen newt model modular homes built with better quality materials than my new construction LGI home. After 1 month in my new home, I am preparing to sale by the end of this year. I will never buy another LGI home.

PROs Angie went above and beyond what I would have expected ANY agent to do. I would recommend her to my grandmother. Raymond was extremely fast and very responsive to all issues that came up during the closing process to ensure we were able to close on time. CONs To start they zoned the lot and house we originally bought for the wrong house and could not change it, in an attempt to fix the issue they offered us a different lot for same price but closing would be pushed back 6 months. We scheduled our closing and 3 days before closing they informed us they moved the closing date because they don’t do closings for the first 3 days of the months. For the last month before closing nothing was done to fix issues on the house which lead to work being done while we were moving in our belongings. In the first week after closing we had the master bathtub clogged because there were nails and plumbers putty stuck in the drain and there was a broken wire in the wall which caused half the lights in the master bedroom not to work. ... Don’t stick customers with loan depot. They are the worst mortgage company.

Karl in big lake mn was very rude and threatened us with not being able to close due to a audit error. Never have came to the house to fix the problems. Such as the back door doesn't lock etc..

We were so excited to buy a brand new home. We did the walk through with our sales rep. He promised in ground sprinklers, beautiful stainless steel appliances, and that LGI closes on time! Sadly this is not what was delivered. Our closing was pushed out because the subcontractors were behind. This was not communicated to us, instead we were made to feel it was our fault with financing that we couldn’t close on time, until our mortgage was approved and we still couldn’t close. You can tell they rushed and cut corners to close. Our appraisal came back lower than the purchase price, so they substituted our fridge for a cheap base model, and they did not put in the sprinklers as promised. We have been in the home a few weeks and are still needing repairs and finish work to be completed. The warrantee contact has been amazing in his communication and has worked hard to fix what wasn’t completed before we closed. The sales experience was awful, if we would have known they were going to substitute the features in the home we would not have purchased this home. We have spent THOUSANDS of dollars after closing to have the features we were promised. ... Más

Purchased on March 11, 2022. It is now April 19, 2023. I am still waiting for the drainage system running through my back yard to be finished. The work should have been finished before I moved in.

I overpaid and had to go with their lender only. Construction quality was bad. Had water leak in the house in the first one month after closing.

I encountered some issues with my home after closing. Multiple details were not attended to. So, I reached out over and over and over to LGI to get the issues taken care of. They weren't even major problems -- truly, they were quick fixes. But the people in charge were spectacularly unhelpful. In the end, I did the work myself and ended up having to pay more money because their lack of initiative and responsiveness was becoming a black hole of my time and focus. I was so frustrated by that whole ordeal that I'll never purchase a home from LGI ever again.

Awful experience dealing with Angel and rude, unprofessional Karen Fortich. They lied and lied about when the property I wanted would be ready, and then Karen had the nerve to raise her voice at me because she was overwhelmed and couldnt handle her job. Every house I chose I couldnt get, Joe Boyd is posting homes that are no where near ready. I had to choose a home $25,000 more than the first home I chose. That must be their way of up-charging and getting homeowners to pay more, by adding lesser priced homes and then taking off the lesser priced house off the market, how is this legal. A first time homeowner would have never been able to increase their budget $25k after all the lies from Karen and Angel. During the "orientation" I was disgusted to find the condition of the home, spider webs everywhere, dirty floors, blotched painted walls, dirty falls, marks on the cabinet, stains in the tub and shower, rust on my appliances, cracks in the mirror, a crack in the patio that they are refusing to fix, and ant hills everywhere in the yard. Not to mention a plethora of things that neither Karen or Angel told me like that fact that irrigation was only in the front of the house and that there were no bathroom rods, no laundry storage, home insurance was paid for the first year, and the pest control information. I reached out to Joe Boyd, no response. I spoke with Greg Penn who really didnt explain why this was happening or provide me with any of the information above that was not provided by Angel and Karen. Not to mention I was furious at the condition of the house upon arrival and called Greg and have received no response. When I arrived to the office to sign the closing documents neither Karen or Angel had the guts to even greet me. They stood in the office like teenagers watching and gossiping. No one purchasing a home should have to have dealt with anything like this. LGI should be ashamed of themselves. ... Más

My expectations were very unpleasant. The new house has many details, such as poor leveling of the walls, they did not seal the door slots, poorly painted the walls, they did not seal the door slots, poorly painted the walls,It was a very bad choice to buy my house with this company. On the other hand, the person in charge of repairing things inside the house only paints on the damaged parts, he does not replace them. I feel very sad because I expected more from them.
