Found the mortgage process more daunting than we have with other financial institutions. Make sure you are thorough going through documents as there were some corrections that needed to be made in our application. Seems like some building steps along the way were rushed. The after closing fix it crews have been amazing in fixing all issues that have come up and on a timely manner!

Very good experience from home research through the final build out. One stop shop from the lot, mortgage, insurance, design, construction, and closing of the loan. All phases of the project superintendent was key to making it all come together, very invested, experienced, and hands on getting the quality construction completed on time with excellent quality control. Post takeover any warranty issues were handled promptly and efficiently.

Overall the experience was slightly above satisfactory. However, there are certain aspects to the process that one might regard as a bit disingenuous. First, the selection process for the lot where the home was to be built. In our case, the open lots were tiered such that one would believe the home to be built next to your home would be somewhat lower than your home giving a different perspective when looking out your main great room windows. Unfortunately, we were wrong in that assumption. What we now have is a perfect view of the side of our neighbors home that now towers over ours. During the selection process of the lot either our communication with the sales rep was not concise or the rep simply did not know how the other properties would align. As a result, we have a beautiful view of a wall. Granted we too share some responsibility here but a better representation of the final outcome of the community as a whole may help future buyers. Another area of consternation was the mortgage process. In this area the company needs to be more transparent. Pulte is not a mortgage lender but rather a mere facilitator of generating a loan to be sold to a third party. While, from a business perspective this is a tremendous asset, the lack of proper communication with a buyer as to why such onerous documentation and vetting is required would be extremely helpful. In our case, had the loan sales rep just informed me up front that the loan was going to be immediately flipped to the third party upon completion and that as result of this sale, a more rigorous process is required in order to facilitate the sale. Had we understood up front that a cash down payment of greater than 60% of the value of the home, having an excellent credit rating and enough liquid assets to pay off the mortgage at any time was not sufficient for a quick approval we would have moved forward with our already approved lender. Instead, the process took on a life of its own. We were required to provide documentation and written responses no other lender ever asked or required. Finally, after digging into the problem and learning that Pulte was a mere conduit for the sale of the loan and not a holder of the loan, it became clear to me what was happening and had Pulte just told us upfront about this we would not have had a bitter thought about the process. Again, unfortunately, this didn’t happen. This resulted in putting folks within Pulte in positions they didn’t otherwise need to be in and us in a hostile frame of mind. However, credit must be given to our Loan Processor, Charlotte, she was exceptional. To the extent possible she gave guidance as to how to proceed and took flak she did not deserve. In retrospect, the Underwriter should have called us instead of, in my view, hiding behind the Loan Processor and having her be the go between. A very poor business practice in my view. All of this was completely unnecessary and could have been dealt with upfront with transparent communication. Go through your own bank do not go through Pulte for financing. My experience was good with everything and everybody except the financing side of things. The finance part was the worst experience i ever had. I almost gave up on the purchase because of the financing department.

Negatives: -Sales has given wrong information regarding community guest parking lot -raised home prices a lot by following market trends, but ignored real macroeconomics - already in negative equity -construction is not as robust as expected for a close quarter community. Ex. wood structure vs concrete, noise reduction technology lacking, garage door shakes nearby homes, subwoofer use can be heard far away -responsiveness to warranty services somewhat unreliable -build finishes were a bit rough and seemed rushed, lots of blemishes / items to address -Contracts / loan process extremely tedious and lengthy, in addition to being confusing -difficult working with outside lender/title company -sewer/water annual fees really high -garage/driveway space is very tight Positives: -Sales/construction team generally friendly, pleasant, and professional -home warranty policies are very good and cover a lot of the rushed build issues -decent build quality and materials -generally good/practical home design -technology integration modern, front door camera, electronic front door lock, garage app access ... Gigi was an exceptional site superintendent—professional, organized, and consistently on top of every detail. She communicated clearly throughout the entire project and made sure everything ran smoothly. Her leadership, problem-solving skills, and commitment to quality were outstanding. It was a pleasure working with someone so dedicated and reliable. Highly recommend Gigi for any project!

The builder has been mostly positive - we feel very welcome and the home is wonderful. The follow-ups to issues identified has been sporadic and there have been instances of finding appliances not working as expected within the first month of moving in

This was our third Pulte home as we moved from Illinois to Arizona. During the overall process, we had a good experience with our Construction manager Tony and the construction of our new home. He kept us in the loop and updated us and fixed issues as they came up. The house was finished three months early (which would normally be a great thing) however, based on our situation was not fantastic because we had a less than optimal experience with the Pulte mortgage side of things. In the end, everything worked out so as reviews go, we love the new house and are super excited about it. However, Pulte really does need to work on the communication loan/mortgage part especially when houses are being finished faster than what was expected. Overall, I love my home! The buying process was extremely positive and straightforward. The home was completed on time, however, on closing there were items that still needed to be addressed in the home, a post construction clean was not performed so there was dust everywhere, and there are several areas of sloppy rushed work that should have been addressed prior to closing.

My wife and I decided to make this big decision to build new planning for a home that would help us to live as long as possible in our home as we grow older. From our working with Linda in sales to Ray (construction manager) they both have been very responsive with us from making changes in the design to now that we have moved in to making repairs to the small home issues. We understand that no one can build a perfect house but it’s the support you get after closing on any issues that really shows the quality of the company Pulte. Thank you for everything

The process was decent considering some horror stories I have heard about builders. We had 3 different construction managers during the process which was frustrating, but our third and final one, Justin, was awesome. We wish we had him the entire time. Overall we are very happy with the house and have had great response time from our warranty claims.

The overall experience was great. Some of the building materials installed could have been upgraded.

There was confusing with the type of loan we actually qualified for and this made the process long and lead to a couple of times of no communication from Pulte and frustration and confusion. Ty (sales consultant), Eren (loan consultant) and Matthew (construction manager) were an absolute pleasure to work with. Not only did each of them offer incredible customer service and dedication to their jobs, but they made me feel like I was important and that they wanted the absolute best for my family and me. Ty wanted to correct our experience and grievances, and he went above and beyond to accomplish this. Eren had so much patience and communicated to us thoroughly and clearly, so we understood what was happening and the estimated costs for closing. Matthew treated our home as if it were his home and made sure we had everything we needed, and it was in top condition. All these people answered any questions I had in a timely manner and made me feel like it was not us against the mortgage process. I do appreciate Pulte home and Pulte Mortgage for taking accountability and paying the discount points and helping with most of our closing cost to make up for our experience. ... Más

The good: most everything was well coordinated for our build and move in. The builder reps and staff were very helpful and willing to correct any issues we had. There were a few issues - our microwave did not work correctly when installed and it took longer than expected to get a replacement. The circulation fan was recently found to not be running and the thermostat is not working correctly. The Briargate staff is helpful but had some glitches as mentioned with appliance/ equipment manufacturers/ contractor work as just mentioned.

Quality could have been better but Pulte Warranty Service addressed all the quality issues right away. Very responsive, great experience.

Only minor issues as we settle in. One thing of note is the poor quality sod that was used. Full of many kinds of broadleaf weeds.

My experience with everyone was fantastic before my house was delivered. Once it was delivered, all the issues started to come out (normal for a new house) the problem is now that I have to chase people to fix them instead of the builder interest on fixing was was reported as wrong.

During the construction process, I felt that I was helped along by some of the staff like Kay and Tony. They helped me understand the decision-making points along the way. However, at the end of the cycle, I felt a bit rushed to walk-thru and review so many things - especially when it came to the "how to use" part of that final week. It turned out to be somewhat overwhelming.

The process from signing the sales agreement to the final delivery of the home is impressively well managed and organized. Every step is clearly defined, which helps buyers feel confident and informed throughout the journey, though the quality of materials and construction focus only on meeting the basic "code" requirements. From a construction standpoint, these standards represent the bare minimum necessary for compliance, rather than a particularly high standard of quality or craftsmanship.

The homes are well built but a bit close together and on the expensive side. That being said we are excited to be using our home next month.
