Had a rocky start to the home buying experience as builder kept pushing to buy lots that we were not interested in and spending a premium for those lots. Once we came to an agreement on the lot, the process with the builder Project Mgr. Nick was actually very pleasant. The design center was a little bit of a disappointment as some of the items we selected before our actual meeting were discontinued. Meetings and weekly updates by Nick kept us in the loop with what was happening and the timeline for completion. Used their Mortgage company as the incentives were hard to pass up. Settlement itself was a breeze with no issues. Build quality and attention to detail was a big sell for us. So far post settlement, a few minor issues under warranty were addressed immediately and to our satisfaction. Would highly recommend Pulte Builders to anyone considering a new home. ... Más

I think all around house buying is a really stressful experience but Pulte does a good job of making sure that you’re comfortable throughout the whole process and they make sure you are in the loop with Every step. Jeremiah is a god send. He always checking up to make sure your home is up to par and is so attentive to his buyers.

I wish there was someone who did follow up calls.

Need improvement on transparent communication during pricing and interest rate negotiation.

Overall, I could tell that high-quality materials were used throughout the home. I also appreciated the prompt responses to any questions or service requests. However, the quality of workmanship by some of the contractors left much to be desired, as there were several areas where the execution was lacking. During the interior design option meeting, it would have been very helpful to use a 3D visualization tool or similar software to assist with decision-making. Additionally, I felt that the explanation and time provided for selecting electrical options were not sufficient, which was a bit disappointing. ... Más

It was a very great home buying experience

Anthony was our building manager, and he did an excellent job from start to finish. We kept our request to a minimum and he was able to complete them all.

make sure what model and plane you select, after signing the contract it's difficult to change. Same as design center to choose items.

Some Great: Pulte Title (Rose), Pulte River Hall (Amanda), Building crew manager (thank you Jared!), PROBLEM And Major Challenge: Pulte "back office" has their own schedule and for a cash sale on a Pulte Builder Spec Home ALREADY COMPLETED MONTHS PRIOR - they tried to put us into their "box" instead of expiditing when there is NO MORTGAGE , house "blessed" by construction & head of River Hall community, nor any other possible delays tried to make us wait with the rest & tried to delay our closing. THANK GOODNESS Amanda (River Hall), Rose (Pulte Title), Jared (Bldg mgr), Kyle (on site Pulte sales rep) and all the staff in the customer service "phone bank" that helped me get WORD to the "back office" to GET IT DONE OR THE SALE WOULD BE CANCELLED. Well everyone EXCEPT the back office was great to work with, there needs to be some differentiation or at least 1 person (there are MANY) in the "back office" of Pulte that could be devoted to buyers in my circumstances (cash & home ready to move in) that the 3 week agreement for us to close SHOULD NOT HAVE BEEN THE CHALLENGE and taken so much of my time & all the extra efforts (THANK YOU TO ALL OF THEM!!!!) to get it closed. ... Quality of home and materials was overall up to standards and workmanship was 8 out of 10. Our building manager was knowledgeable and responsive. Some original design decisions were unusual and sometimes difficult to make a change. Appliance quality was satisfactory but upgrades not available. Fair price. Home buying process and staying on schedule was very good however.

I must say, we have only been there 2 months, so it may be too soon to rate it. We would know more in 11 months. We had a good experience through out the build. But I am truly disappointed, rather, upset by how the final presentation was given. I had asked 2-3 times if they will clean the house before we move in and it was overwhelmingly a disappointment. Yes, the house was cleaned but not well enough. After a clean, workers would come back with dirty shoes and track the dirt through out the house. Why do they not cover the floors with either cardboard or paper? I have been told twice that the cleaning crew for the Pulte Allen Ranches community is not very good and would not recommend them to clean anyone's house. You would think that they could get better ones. This may be the 7th new build I had bought and this was close to the worse. ... Más

Home buying is an overwhelming experience. I had a good experience with Pulte my question and concern answered.

We started this in June and moved in January, and the entire process was seamless. Our complaints are with the trades. There are so many oops in our home that need to be fixed that we feel bad for the project manager. We have baseboards with dents and door frames with notches that clearly should have never passed final inspection. We have walls that had indents that the painters completely missed. Although we know it’s hard to find good workers some of these people really need to be let go. Again our project manager is amazing and attends to all our needs to the best of his ability as fast as he can. ... Más

The quality of materials used is what drew me to the Pulte Homes at the beginning of my search for a new home. Pulte in comparison to the other builders, the Pulte Homes aren’t just cheaply put together. I also like that they offer the larger homes with large lots where you have space & privacy from your neighbors. The homes are strategically placed to give the homeowners the utmost privacy.

I'd have liked to give 5 stars instead of 4 stars, but the inability to make changes to customize was an issue. No pocket door option, no custom-built closets, and having to buy packages of appliances with no individual appliance choices were issues for me. The home we built on the East Coast gave us these options. Our construction manager David was fabulous though.

We really enjoyed our home building process with Pulte! We had to stay on top of getting the minor things fixed and prioritized along the way, but we are super happy with the end result. Would definitely recommend this community to others.

Even though it is a brand new home I recommend hiring a independent inspector. He was able to find things we missed or would not have become aware of until down the line.

Tyler and Lisa have been great!

I liked the interactive floorpan with measurements along with the furniture tools. This was helpful to plan for an unbuilt home. Seeing a model with furniture is also helpful. I feel like the home is solid/well built. The tile floor was done perfectly but the bathrooms are still being worked on. If I had to do it over again I would have chosen the tub shower route - the huge expensive walk in shower is not worth the money. There is no hand held shower, and it feels like a waste of space. I also thing the secondary bedrooms are small and the master closet and dining area are huge - space could be allocated better but overall it works. I did like the option to have the three car garage not be tandem and have the third bedroom with its own bath but it also feels like a totally separate pert of the house - could be good could be bad. I really wanted a fenced area for my dogs and thought I had that figured out - after closing and after the landscaping was already in, it became much harder. I would have done my pool differently. I think there could be more communication between the builder and the other entities that are brought in - pool folks, tech guys, etc. The tech guys are the most confusing as they have different people contacting me with different company names and their services and deposits are hard to keep straight. If I had seen the model with the fence around the pool with grassy area, I would have really liked that and would have just screened in the lanai. The upgrade items are pricey! Overall I am figuring things out and happy with the home. Would have felt better to go slower since we had so much time anyway. I ended up using Pulte Mortgage but it wasn't till the last minute that they offered a better deal than a competitor. Was stressful to have to gather all my updated documents at that point as I was packing to move. ... Más

The process of purchasing a Pulte home went smoothly. They did an ex job keeping me up to date on the build progress. The inspection before move in went well. The home was spotless. We found a lot of small items that needed to be fixed. However, the final inspection on the day of closing went well. All items were fixed, but the workers left a mess behind. My suggestion would be to wait to clean the condo until all items were fixed, and have them fixed before the close date.

Great overall first time home buying experience

This is my 2nd Pulte home and I had very good experience with the first house with the Quality so I chose Pulte again. I am very pleased with the design, work completed early, quality and the people I worked with. If there could be any improvements, I would suggest follow-ups after closures for the items that need to be fixed. I found that some of the companies do not respond for technical issues or repairs. It was great to have a project manager so engaged.
