I did not purchase from the beginning, therefore my home was already designed and in the building process before I began. Overall the floorplan and location were great, the initial contacts for purchase were amazing. Construction and Financing individuals made the appropriate statements as questions were asked to help along the process. Financing became tedious the closer we got to closing and ended up pushing back my closing date, which in conversations with neighbors, seemed to be a pattern. Construction made many comments to reach out with any questions, only to push those questions off once things were official. Warranty response has been very good to get things fixed in a timely manner once things were discovered. The housing market is in a crazy space at the moment and prices are not in the buyer's favor, so to have any concerns with the amount of money being spent is frustrating. Pulte has come through in the end thus far in my experience. These surveys are pushed out quickly, and it makes me leery as to utilize my perspective with such a short amount of time in the property but I am hopeful that things will continue on the positive path with my Pulte experience! ... Garage terminations unsatisfactory. HOA process unpredictable at the moment.

overall process is streamlined right from initial discussions to handover of house was streamlined and every resource have worked have been pretty responsive to any queries and issues - so thats great. on the downside - i would really want them to make an effort to up their build quality for sure.

We love our house. We have had good and bad experiences during the process. It seems to involve inconsistent approaches by employees.

The process was ok. Some deceptive initial sales tactics. Adding in random lot prices that fluctuate. Not adding radon remediation when it’s obvious that the ground had potential radon - being an old farm. Our construction mgr Dan was great. Honest. Trustworthy. At closing we had several issues which are still not remedied two mos later. One was our backyard not draining properly- yet our neighbors had an entire work crew adding dirt and seed the same day they moved in. I have asked for an update and heard nothing. And now it is too late for grass to grow.

Trying to get things done after I moved in I was ignored. So if this is about reputation you are trying to get it’s not what I experienced. Thank you!

We had a mixed experience building with Pulte. On the positive side, the neighborhood is great, the houses look nice, and the people we worked with (shout out to Jake, Ricky, and Leo!) were fantastic. Pulte's process is organized and they keep you in the loop, which we appreciated. A big piece of advice: hire your own inspector for the pre-drywall walk-through. We only hired one for the final inspection, and he found enough problems to make us feel like the job was rushed at the end. It leaves you wondering what might be hidden behind the walls. The biggest letdown was the design process. It's hard to believe a huge company like Pulte doesn't have software to show you a 3D rendering of your design choices. You're left guessing how it will all come together, which is unacceptable for a builder this size. The quality of the work was just so-so. We had to ask them to fix things like crooked columns, redo the paint on our doors and frames, touch up the kitchen and details on the shower are ugly to put it mildly (who completes grout-work with silicon???). You just want to enjoy your new home, not act as a quality control manager. The irrigation system is a disaster across the entire neighborhood, with widespread leaks, high water bills, and poor water pressure. Pulte is pretty good about reacting to issues, but we wish they were more proactive about preventing them. Our experience was acceptable, but it easily could have been so much better. ... Más

The shower flow is not good And the boiler does not work well!

The builders completed the home in a timely matter although some of the finish work was not quite up to par. Dealing with the title company at first was easy and towards the end that to be quite train not a very pleasant experience!

I'll preface this review with a HIGHER mark for the Builder's Construction Manager, the one responsible for ensuring the quality and craftsmanship of the build, was exceptionally professional, patient, courteous, and very responsive to communication efforts. Jeremy was also reliable, punctual, and just a wonderful individual who took interest in our inquiries and feedback! Our walk-throughs were very informative and did not feel rushed. He took time to explain things and answer our questions!! A++ As for the Sales and Mortgage teams - these were some of the LOWs of our journey. Our "Sales" rep was the opposite in terms of reliable, responsive, and professional. We saw him ONCE, didn't work out of the sales office for the community we bought in, did not submit the correct "building layout" and now we have no garage access door (and an out-of-pocket expense now), and wasn't even ON SITE when we closed escrow and picked up our keys!! Someone else in the Sales office handed them over. NOT GOOD! The Mortgage team members reside in different time zones, were notorious for sending emails before we were even awake and then expecting immediate responses from us. Several times, email chains went 10-12 messages deep and just caused confusion as to what needed to be responded to. On several occasions, I was questioned (grilled) on some of my financial transactions, requesting detailed explanations on certain ones and the amounts listed on bank statements. Through out the process, they would rely on old numbers when providing documents that required our signatures - even after being provided with up-to-date statements of balances and credit lines. Very frustrating to not be HEARD, especially went factual representation was included in responses. Following their recommendations on paying down some of my debt resulted in losing points on my credit report! And then was informed that the lowered score could jeopardize the loan approval process. At closing of escrow, I was owed a refund on a line item they refused to update with current balance. We also 'closed' a day late that also required a refund. Overall, the weight of the home buying decision and journey was worth it as we're now proud owners of our FIRST EVER home and are excited about adding our personalities to its "blank slate" of possibilities. The building process was fine everything was explained fine, but Pulte finance was really, really bad. We almost list the home on Pulte's side of things.

I am disappointed as to some of the workmanship of my new home. Things still are not repaired and they can’t seem to resolve them. For the amount of money we spent I expected more! It doesn’t sit well with me.

I love my home and the managers and supervisors that worked on our home were great. We are however disappointed in how the irrigation system was laid. We were told no irrigation in our backyard (we are getting a pool) only driplines but to our surprise the entire irrigation lines run through our yard to the front!!! Additionally, we are not happy with the management company they chose for the HOA. They have a waiting period of at least 45 days!!!! Most vendor quotes are only good for 30 days.

House seemed well built. Landscaping, grass and bushes and trees not very appealing. Asked if they could spruce it up and they didn't accommodate us.

Team as been slow on resolving punch list issues. Need greater urgency from team to own and resolve issues.

We love the design and location of our home! It is perfectly situated and has everything that we need close by. We've had to work with Customer Service on a weekly basis to get issues that were either constructed poorly or not working resolved. We still have on-going issues 2 months after moving in, but Pulte's Chris S. has been very attentive. That said, it's required at least one of us to be home to oversee and communicate this work for 7-9 days Monday-Friday. Some of the issues we've faced include: window reinstall (they originally placed the wrong one), wet drywall removal (wet surfaces appeared and never resolved), air conditioning outdoor coil needed cleaned from construction mud and dirt; air conditioning bypass replacement; new front door (crack in window seal--still not completed), deck trex replacement (still not completed), and re-mudded corner in our bump out (corner was framed further than wall, which they can't fix now except to make it less obvious), and high humidity in the home. As one of the big builders you guys are, please understand that for you its just another customer, but for the customer its their first home, one of the biggest purchase they can make, they are going to work for this for the next x amount of years. Don't make poor quality homes and rush the procedure cause you focus on quantity rather than quality. Your construction managers badger on getting all 10 ratings the next day you close the house , this can be verified with other neighbors too. They message you till the time you don't get it done. Once done Poof in the air!. They leave behind a long list of issues that the warranty person has to take care and just run around for it. Multiple cracks in the wall explanation: "we will see if we feel necessary to repair". Appliance not installed correctly" yeah go open tickets and wait for weeks to use your appliance". Carpets" all over the house nails are popping out, carpets are releasing threads, we were told that there is padding under it, you feel nothing" they show great things at the design studio but in reality. Home window frames the walls are crooked which affects the blinds. All around the house where tiles are installed there is spacing on the joints and should be filled up with caulking. While rushing to finish construction , they cross wired the entire HVAC system zones , and upon asking they tried to throw scientific terms that we use refrigerant and not freon, and it takes more time to cool and what not until the technician came and showed it to them. Within the garage, no paint on the drywall , they just give you as is, get your own paint. Public sidewalk infront of the house multiple places its chipped broken, I understand cause they are finishing the construction 10 houses away, but it hardly gives a premium feeling. Driveways, regular concrete unlike toll brothers who give pavers to the home owners within the same price range. a big damage to the wall it took 28 days to get it repaired. Please guys do better, if you focus on quality you will be able to make lifelong customers don't focus on making quick million, focus on triple digit millions and that will come with superior quality, not poor workmanship. ... We were early into our house hunt and we found a Pulte new community that would be close to school and other amenities. The price was higher than expected possibly due to location. The sales rep was honest and helped us chose the upgrades that we needed. Design appointment was excellent and Abby did a fantastic job, my only feedback would be to see if weekend appointments can be arranged as we had to take day off work to make it. Work was on schedule but we felt a bit rushed at times which likley caused some build quality issues. Large crack on foundation was not expected but we were told was safe and within tolerable limits, although most of our neighbors mentiiend that they didn't have such cracks. Frmaign material looked of poor quality with numerous cracks and blemishes, specially compared to other newer builds that was happening in the same community. Again we were told that within tolerable limits, may be we just got a bad batch. Small blemishes in final finish some of them were nti taken care of, as we were told it is within contractor grade quality. But we expected a more premium finish for the price. Finally as we are two months in moving in, landscaping probably was the worst part of the build quality and it is not under warranty. Poor quality gradign with no top aoido and grass never came out in the backyard. Had to invest a fortune to fix the backyard and front yard sod. Overall, I would say a decent experience. Buy my next house o would probably custom build, as we had little control over the quality of materials and workmanship. I would likely not recommend to my friends. ... Más

Vittorio, a month in and I have had nothing but AC issues system doesn’t work now needs to be replaced. It’s seems that nothing was tested to ensure things are working properly. A little more attention to the details would’ve be helpful.

The quality of the build do not match the price.

Things have been ok, but since my closing my construction manager said he was going to get a few things taken care of for me, and now he has moved on to another community, and I haven't heard anything regarding the few issues that I have. It feels like it's a "not my problem anymore" situation since I'm now out of sight, and out of mind. I feel like he just told me he was going to get the things I need taken care of since he knew he'd be leaving. Other than that, things have been ok,

The processes was great thanks to my realtor but the house is ok. The tile is not lined up properly in a majority of the kitchen area, seems like it was rushed which it probably was. The tile in the shower is also not lined up very well. The paint was supposedly redone but the redone paint inside and outside had a lot of issues the bump out accent colors were covered with the main house paint and the paint inside had a bunch of areas that don’t match. When this was supposedly redone the painters left lines of pain on the carpet in the bedroom. The fence had a bunch of wiped off mortar and mortar splash that they just painted over instead of cleaning up. And some of the windows have scratches. I’m sure I’m forgetting some stuff but that is the main things with the quality you get for over half a million dollar house ... Más

My construction foreman Brennan was AMAZING! Pulte is very luck to have him. Also, Hollie the sales agents was super helpful and responsive to any question I might have had.

Construction manager changed last minute so very little continuity in support. Closing date was also randomly set without any room for negotiation which was ridiculous.

good quality but the warranty issue fixing needs multiple followups and delays and some issues are not considered as issues
