Make sure that everything that is identified as needing to be addressed during the final walkthrough is in fact fixed before you close. Otherwise it can be a big hassle to get these items fixed after the fact.

I was told that I would get gutters put in my house for Pulte taking over a year to have my house build, plus water getting into the house and having the insulation replaced because of moisture. How am I expected to write a good review when other houses were started after my house was being built but yet some of those homes were completed first. Not only were those homes completed first but some had a much cleaner appearance at closing than my house. It has just been a very bad experience for me especially when realizing the quality of some of the workmanship, a tub that looks like it’s 10 years old because water was left in it for over three months when it was installed and as a result it was stained. Someone came to remove the stain but now it has no shine to it. How am I supposed to give a good survey with all these problems and headaches. There is more but I’m just frustrated! ... Más

Let me start off with saying that we do love our new home. But the quality is not even close to what we expected for a $470k new home. The Pulte representatives we have spoken to are extremely professional, but the trades they hire do not seem to provide the quality of work I would expect. The finishings are not installed very well and we are already having issues that we are going through Pulty’s warranty process to resolve and we have only been here 2 months. The warranty process seems to take a lot of time base off of what our neighbors have said. And every single one of our neighbors have said they have some issue with their brand new home, so that is extremely concerning for new buyers looking at this builder. We knew going into this process that there would probably be hiccups and delays, it's a nationwide big builder so things always vary by location, but decently satisfied with the Minnesota team. There was a major issue with mold in the framing stage, but it was remediated (would have preferred a more thorough remediation, but they did communicate ok during the process). They did cover the interest rate lock extension due to this delay pushing us past the original timeline. Our house is nice and new, but definitely not the highest quality (cracks, poor seals, drawers a little crooked). Warranty team is responsive to post-closing issues so far. Overall, solid 3/5 stars - you get a decent house, but it's better to manage your expectations going in, it's not going to be perfect. Also stay on top of issues during the build process - go in regularly and bring up issues to make sure they get corrected. ... Más

I recommend a new Pulte buyer gets their own financing. Pulte mortgage was less than satisfactory and made me feel like I couldn’t afford their homes. My sales person, Nick was great. Very responsive and helpful. My builder, Adam was also very good responsive and helpful.

The quality of workmanship inside the home is extremely poor. The baseboards and door frames have dents and lines throughout. The paint is splattered and chunky throughout. However, the project manager and support team are great. They are quick to handle issues. We are currently prioritizing what we want to deal with in terms of resolving the cosmetic issues, and what we are willing to live with.

Pay attention to all the details on your final walkthrough.

Communication between staff member and staff and customers was not good. The process from beginning to end was not good. I was encouraged to sell my home with an anti aped move in date of September. I did not move into November. The mortgage company told me mid October. Staff told me I could get my keys on a Monday I didn’t move in until Thursday. There were lapses all along. If I had my choice I would not buy Pulte again.

Our neighborhood is shaping up to be a nice community but overall our build and buying experience was not exceptional. Our completed home looks nice, but by watching the build process we know the bones of our house are low quality. The concrete slab was not well tended during curing and has an abundance of hairline cracks everywhere. Some are completely through the slab. In the framing there were hundreds of nails that missed their mark. We have floor panels that are loose and make noise when they are walked on. Prior to closing we found a door that was installed in the wrong location and we had to really push on the build manager to make it right. Overall it felt like the house was slopped together as quickly as possible. Before closing the build manager said the problems we noticed are not a big deal because you can file a claim against the warranty. We're unhappy with this because filling claims is more work for us. We also found the warranty doesn't cover a lot of problems that are borderline or aesthetic. After living here, we've found the house's design has some flaws. The walls and floors are not very good for sound isolation. People downstairs can clearly hear anyone walking on the floors above. The in-wall plumbing is very noisy when upstairs showers are used. We wish the windows were sized 20% larger to allow more natural light. We found the driveway is too narrow with two cars parked in front. There is not enough room to actually walk on pavement so we trample bushes when we enter/exit vehicles. We were promised the home would be complete in 8-10 months. The actual build took almost exactly a year. The build managers constantly blamed material sourcing problems that were "outside their control". We did not buy this excuse as Pulte is one of the biggest homebuilders in the US and has enormous leverage and control of their supply chain. We expected them to meet their commitments and they did not. Pulte rates their employees using reviews that homebuyers fill out online. On several occasions their employees would mention the reviews and how they expected us to give them all 5 star ratings so they can maintain their position and not get laid off. We felt bad for them and gave better reviews than were warranted based on our experience. ... Más

I was so impressed with Pulte construction quality by seeing my friend's home, but I don't see that level of quality in my home building process. So sorry to say this but I am so honest about it.

We purchased a home in the Norwood Chase neighborhood. It was already designed and all finishes/options were selected before we agreed to purchase. Communication during the build process was below average. Often times being told that we would get a follow up that never happened. At the end of the day. The fit and finish of the home is below industry standards. Trimwork throughout the house has drips and orange peel in the paint, and many of the holes that are left in the trim work that should’ve been wood, putty, and sanded, we’re not. The paint job throughout the house is below standard. As is the drywall finish. The fit and finish is the result of subcontractors that do not care about the quality of the work they are providing. Pulte homes is making an effort to remediate these issues, a great nuisance to our family since we have moved in the home. I strongly encourage Pulte homes to implement a quality assurance program before closing. That is separate from the construction supervisor of the home. This process is outlined in the collateral material provided when buying the home, but in fact, it did not happen in our experience. The construction supervisor is the only one who reviews the quality of the construction, other than the county building inspector. Their focus is to get the house closed to move on. If you buy a Pulte home, invest in a case of blue tape and patience. You will need it. ... Más

This will be the laat Pulte home we build. We have built with other companies and were much happier. The quality of work is terrible. Our paint job was bad. Our cabinet that was already fixed is falling apart. Our sod is 2 to 3 inches lower than our neighbors. Plants are dead. Cabinets were not finished and more. Trying to get warranty to fix some of this is like puling teeth

The cleanliness upon closing was terrible. Workmanship on certain things is low in quality. For example, paint, trim boards look like they have been chewed on, paint dripped on grout, stains on tile that I can’t get off, entry door in garage has many dings in the metal, cement from filling beam pockets fell all over floor. Took hours to chisel it off floor. I’m sorry but that’s not quality workmanship for what we paid for the house.

Kudos to Kristina for bringing the home price down after the appraisal came low.

Better take your time and effort to review everything, inch by inch of your entire new house. After closing you’re on you own. Repair service is slow as never expected CS manager feels like is giving you a favor or doing a courtesy order sending the repair team. Enjoy your new experience

Pulte bank and Pulte as a organization can use targeted diversity equity and inclusion training as historically the company struggles with homebuyers of color. I did experience this! I do enjoy having my home complete.

Closed on our house 3 month ago. None of the issues that were marked at the pre-closing inspection have been fixed or repaired. Still missing closet doors and bathroom towel bar.

My home was completed in about 7 months and looking at the details it shows. My floors are covered with white trim paint, paint on walls missed, glass window put in with scratches all over it, outlets put in 1 CM from the corner (why would you do that?), missing towel rack in our shower we "upgraded", door frame not painted. The attention to detail is just not what I would expect.

I would not recommend Pulte.

During construction, I was notified that Pulte was changing cabinet vendors and the color of cabinet I initially chose would no longer be offered. I asked questions to the construction manager and salesperson to see if I could still get the color we picked from the original vendors at all, and if so, how long that delay would be. I didn't receive direct answers or updates on the situation for about two weeks. During that time, a new color was selected, installed in the home, then subsequently ripped out, then the original cabinets were ordered, but would cause a 3 week delay in closing. All of these decisions were made without my knowledge or approval. I finally demanded a zoom meeting with everyone where I was finally made aware of the situation. Had I known that the new vendor cabinets were already installed, and how much the estimated delay would have been, my decision to keep the initial cabinets installed may have been different. I think the salesperson and construction manager could have improved their communication throughout the construction process to allow me to make more informed decisions on my home. ... Más

If you’re looking for just buying home with minimal requirements its a good place not the BEST

This is the second new home I’ve built, the first being with Toll Brothers. Unfortunately my experience with Pulte has been the polar opposite of Toll, and not in a good way. Countless delays, sloppiness in workmanship, post closing issues including paint, electrical and landscaping to name a few. Overall I love the house and community, however, the level of detail throughout the home has left A LOT to be desired considering the price we paid. My expectation was higher.

Overall average experience. Bad: Felt rushed throughout most of the process even when there was plenty of time to close: namely, the deposit process and the document review/signing process. Salesperson was not good at explaining things clearly/succinctly. Worst part of the buying process: how inflexible the salesperson was from deviating from Pulte docs/procedures, even though they made a mistake. Build quality isn't amazing but it's functional: details like trim, carpet edging, screws for door hardware, and even tiny drips/paint spots on the floor are all things you notice after living in the home for some time. Good: place seems to be constructed fine, little issues are taken care of relatively quickly, and the overall living space is nice. Price was good enough. ... Más
