Not the greatest experience, build quality and finishes were lacking due to limited construction quality control of contractors. Pulte quality assurance relied on new homeowner to find faults to include damaged cabinetry, electrical code violations and poor workmanship.

Materials used are cheap.air conditioning inside house noisy.unfinished painting in some part of the house.it took long time response when we have emergency electrical service.

Sub contarctor for electricity is not good. Poor in responding concern

Good location and property priced fairly but the construction quality is not good. Also, lack of responsiveness and follow-through when issues were raised.

Sales experience was poor relative to communication,, actual lot options and time frame for building. But once the contract was executed, the design department and the final construction manager (we went thru more than one as the first was inexperienced) were excellent with prompt communication, attention to detail and going beyond and above to accommodate our requirements.

Nothing special to report. House is overpriced. Paid over 1/2 million for a 2 bedroom/2 bath home with 1900 +/- sq. ft. GLA.

Pros: Pulte has great floor plans, elevations and options, good site locations, good community planning and generally well maintained communities Cons: Shoddy workmanship in a few areas (needs to focus more on the quality and not just speed), possibly a COVID driven issue but some of the standard options they have provided before along with their higher-priced options aren't standard anymore (as a second time Pulte homebuyers, our last home we've built came with some standard options that weren't standard in our new home), responding to new build issues through their claims portal is very slow, our experience with the sales during our home construction was very bad and she didn't get her work orders properly organized neither with us nor with the builders and there was confusion with options and the sales price changed twice because she couldn't keep track of the options. The primary sales agent was very responsive to questions as well as the construction supervisor. One major issue was that the lot had water drainage problems which they knew and did everything in their power to brush off our concerns. Now our sump pump runs constantly and the company claims it's not their problem and won't do anything to remedy the issue.

I initially like the builders response to repairs of the house. I did not report any issues on my 1 month survey as he was prompt and fair. After the first 1 month, any other repairs were not taken care of in a timely manner and builder ceased to respond

Pulte offers quality cookie cutter homes. They have descent floor plans and great layouts. They are not able to alter build plans in the beginning. The little changes that were asked were not able to be accommodated because they lack a good internal process communication. Surveys post build do no good, they need surveys after each part of the build process. 8 steps should include 8 surveys plus any other data Pulte would like to collect.

Overall it has been a good experience. The challenges are with supply chain issues and communications/dealing with replacements after closing. The coordination is not explained and the homeowner is responsible for dealing with items that need to be replaced. For example, my refrigerator has been a pain to have replaced. Also, due to supply chain issues, I had to find a contractor to do epoxy in the garage. While he came highly recommended by someone at Pulte, he did a mediocre job. Pulte needs to offer more support to the homeowners in these situations. Responsiveness can also be slow during building and post-closing. For those who are living states away during building, we rely on Pulte reps to keep us up to date with timelines/pics, etc. Lastly, while the construction is solid, the finishing is sloppy. This includes paint, carpet installation, things like pocket & closet doors not being installed properly. ... Más

Elaine is a great salesperson. Tim is a great Customer Care Manager that coordinated fixing numerous issues after closing.

It was unexpectedly quick built only to find out issues when I moved in.

Bad experience... Firstly, when I bid my home, I entered a price for $28xxx for the amount I will to pay additionally, and they increased this number by $4000, which ends up with $32000. Also got a first month electricity bill for near $600, and I even didn't completely move in to my home. I only stay during weekend and there is no way causing such amount. Also called inspection and warranty, no body ever give me a responsible advise and result. Called warranty to repair my window, nobody ever showed up. Never going to buy their home again...

I had a horrible experience with sales representative, and upon asking the fellow neighbors in our neighborhood they had similar experiences. The sales representative was really rude and arrogant, and sounded like he wasn’t in the business in selling houses. There was a point where e showed me soo much ego and arrogance that I was gonna just walk out the office (his words- if you don’t want to buy houses we have other buyers in the line to buy the house and upon asking the reason for his behavior he responded I ask too many questions), but since I have been living in the neighborhood I really wanted to buy house for my parents. The sales representative was bad and I would not recommend anyone buying the house with pulte if it was the same sales representative. The design center appointment was really good I loved it, she explained and helped us through the whole Appoinment. The project manager/ field manager was awesome all the meeting I had with both the gentlemen was amazing, really helpful in explaining the process. Thanks. ... Más

On time build as promised. Quality of build not as expected. Options cost a lot. Forced to go with Pulte lender as other options don’t work. Responsive to the issues that are brought to attention.

Well based on my experience do not close on your house until you have everything that you are expected. I was the first one in this neighborhood and am still waiting for my driveway to be poured in the meantime there has been over a dozen of homes that closed after me that have both their driveway poured and some of their landscaping. Had I known I would have held off on closing.

We didn't select Pulte as our builder, we chose a location we wanted and they happened to be the ones building here. We have had similar challenges as other reviewers on this site. We monitored our home throughout the build process and were here every week. It is clear that the quality of some of the trades is lacking and the communication among them was not coordinated. There are so many examples of this, but I'll spare you the details. Lots of rework and repairs that could have been done right the first time if anyone was paying attention. It was very frustrating to watch it all happen and not be able to do anything about it. We were told by our construction manager that "it's all part of the process." We still have punch list items from the build that are not completed over a month later, as many other people have said. The house was certainly not clean as it should have been (or as we were promised it would be) when we took possession. If you are planning to build a home with Pulte, it's good to be prepared for these issues. It was incredibly exhausting to try and manage the build process and keep track of things that we would expect them to keep track of. In the end, we love our neighborhood and we love our home. It could have been a better experience and we would certainly never want to go through it again, but we made it through. Hopefully you will too! ... Más

Sales process with Derek was very good. Pay careful attention during your walk through, test everything (water, electric, appliances), check ALL indoor finishing.(floor tile, shower tiles, grouting, cabinets). Field mgr, Ryan was good at getting things done.

The overall quality of the home seems to be decent; however, there is a punch list of lingering repairs and missing items that has remained open for over 2 months. Contractors continue to show up at the home to take care of the issues but Im unsure how long it will take to complete all of them. This is all being done post closing at the builders request. After the 30 day walk through I communicated additional issues that have been noticed but I have not heard anything from the warranty team. Its a terrible practice to force homeowners to catch all the mistakes and unfinished items before the 30 day clock runs out or else your stuck taking care of them on your own. ... Más

We recently bought a new Pulte home. We really like many aspects of the home and seems to be solidly built, but the finish quality and cleanup were very poor. Paint spatters, incomplete work, missing screen doors, missing or defective grout, paint footprints on the tile floors (!) and drips on the carpet and more. Pulte has been pretty responsive and are in the process of correcting these issues, but realistically the house at the price point should’ve been in more ‘perfect’ condition.

Pulte is struggling with hiring and maintaining build and customer service managers. Communications is horrible, and sometimes non-existent. Warranty issues are slow to get resolved. The closing process was very stressful and dates changed a few times. They also ordered the appraisal to be done 4 months prior to closing on a new neighborhood and in a rapidly changing market. As a result, Pulte was unable to find comps that supported the sale price of the house.

There was significant delay in completing our home that went beyond pandemic and supply chain issues. Our question as to what happened was never completely answered and initially we were given a less than honest answer. Communication in the beginning was lacking. One individual was terrific however. That was Duke our final project manager. The post sales process is also problematic. We have several lingering issues that are taking several emails and phone calls to get resolved.
