Love the house. Hate the customer service. Completely unacceptable to have half your house with electricity and told you can't get the rest of it fixed for over a week. The home buying process was already a severe disappointment because of all the delays. 1. No electrical box 2. No water meter 3. Failed city inspection twice. 4. Overpriced optional choices. Workmanship not up to the standard I was used to. Pulte refused almost all of my simple requests claiming "the contract" made them do it.however there were no such provisions in the contract. For instance, I asked that the bathroom mirrors be left out but Pulte insisted on hanging them and glued them to the wall making it difficult to remove and rehang my better framed mirrors. Love our home, but the customer service was awful.

Hard to get responses from our construction manager as well as our customer service rep after we closed. Miscommunication caused us to not have the proper elevation package we asked for. Had major issues with our AC and dryer as well as minor issues with our dishwasher and street drainage system. Our sales rep Christine was great and very responsive, but getting help fixing these issues from the rest of the team was difficult, took a long time, and we only received responses and action by constantly following up and complaining.

They do not check their vendor workmanship quality.

We signed to buy a quick move in home which was completed up to structure. Nobody mentioned before contract that garage will be incomplete, incomplete drywall and with no paint. After just move in they increased the HOA without any prior notice. The exterior works finishing is not good. Its differs from what we saw in model home. The floor, stairs make cracking noise when we walk, the carpet joining is visible.

not the quality that i was expecting

Pulte cuts corners, from poor quality dry wall to 24" center studs on interior. Two outlets in huge basement. Lower end appliances. No ceiling fans without huge cost. Cheap wire racks/shelves in all closets. NO landscaping included. Small driveways and garages. Poor lighting in bathrooms.

Not so great experience

All kinds of surprises during closing. The builder isn’t professional enough. Different people employed by the builder have different versions of the same fact and nobody is willing to take the responsibility for the problem. The construction side was great but the sales and title side were not great.

Bait and Switch

We were lured to this home with incentives like: "sale" "builder buydown interest rate" "model home" "new construction" "already upgraded" etc. Once we entered into contract with Pulte, their whole attitude changed towards us. We reviewed the contract and the "upgrade" list and found over 20K worth of charges for upgrades they didn't install but tried to charge us for anyway. They promised us the rate buydown and we had to fight for Pulte to do it as they tried to pin it on us at closing. We had no say in how the house was laid out on the property. The house was placed 5 feet away from the property line on one side leaving a large piece of property on the other side. We were just told it had to be this way. If this was pointed out to me in the beginning I probably would not have bought the house for that lot. Pulte touts their quality control, pride in the care of their new construction and communication. Quality control was missing and communication was one way - from Pulte to resident. The video describing a “celebration walk thru” is not what we experienced. Our celebration walk was nothing close to a celebration. Our home was not complete or clean. Experiences already sent into Pulte survey. No response from Pulte. The warranty manager is working on getting things done. We will see how this works. The house was not done "before" we moved in. It should not have closed. There were about 50 to 60 items either put in wrong, done, poorly or not done at all. Quality is not a word we would use for Pulte.

We identified several issues, including unfinished work and defects, during our walkthrough. Given the current state of the house, it would be unreasonable for Pulte to request us to proceed with the closing. If we were local, I would decline the closing because the house is not ready for occupancy. We selected a 2-story design on a concrete pad in the $500K+ price range. Under present circumstances I cannot recomend the purchase of a Pulte home. Mortgaged it through Pulte w $15K closing cost incentive which was quite helpful in lowering interest rate. The mortgage app process was fairly simple and smooth. Loved it but: The quality of materials is average at best, a lot of the workmanship was simply awful. Stay away from purchasing a Pulte home. Unless you like the stress of not having things done right. I moved into my home on Oct 3rd 2023 and my punch list items is still not complete. The construction supervisor has failed to complete my list, his supervisor came once to my home and has not done anything to resolve the issue. Good thing I’m connected with the Orange County court system and attorneys. Next step is take Pulte to court. Much more expensive for Pulte than just fixing my punch list problems. Stay away from Pulte.

Pulte provides mass produced builder homes, built by the lowest priced sub-contractors, and rarely respond to customer questions/complaints. The designs are great, the lots are small, and the finishing touches are god-awful. Still its better than CC Homes and Lennar in SWFL. These can be a good live, just be aware of what you are getting into.

Inferior products, with low quality contractors unsupervised by builder

If you buy a house from Pulte you must keep on them constantly to make sure the job and quality is as expected. Unfortunately the contract with the builder is so one-sided favoring them that you essentially don't have any recourse when things are done poorly. The design and layout are great, it is a shame that the build quality is not up to the standards they used to have. Also beware, Pulte is cutting corners on materials in the house. Even upgraded items like kitchen cabinets are poor quality. Unfortunately I will never buy another Pulte house.

Poor quality inspection but worked to address

There were numerous things leading up to close that were not checked or inspected at high quality standard. I had to find those things and provide them to Pulte. The construction manager did work quickly to address these issues and concerns but they should have been caught sooner. Such as the water didn’t work and sinks were clogged. I caught that from running water in all sinks

List of things that we discussed still not taken care of. HOA people make everything sound like you are an inmate. Our salesperson left and the new person said he would do follow ups and never did. Our construction manager was not effective in follow up our his own pre inspection before our inspection with him.

The whole process was a nightmare. The house was build by a couple of guys that didn’t know how to do anything it was insane. Please don’t make this mistake look somewhere else. All the houses have problems.

The home buying/sales part was ok. Just like a normal buying house process would be. Long story short… the house designs are beautiful and spacious.. I just would think at the price I paid I would expect better than my final product. Inside doors were horribly painted. The plywood boards underneath the floor planks make knocking/clunk noises as you walk around the house. The drywall in almost every room has been sanded down bad. We bought a property at Pulte knowing they were the number 3 builder in the US, but least to say that we’re dissatisfied and disappointed. We’ll probably going to try another builder next time we purchase a home and we’re going to recommend it as well to family and friends.
