Extremely dissatisfied with the exterior quality/look/feel of the homes. The design and products used do not come close to what is expected for a house in this price range.

There were numerous things leading up to close that were not checked or inspected at high quality standard. I had to find those things and provide them to Pulte. The construction manager did work quickly to address these issues and concerns but they should have been caught sooner. Such as the water didn’t work and sinks were clogged. I caught that from running water in all sinks

Impatient and rude Sales team makes you wonder whether you’re paying for the house or them. Important options like ceiling height of living area have been hidden by the sales team. We ended up finding the details from neighbors and had to fight to get those options added. House default options are of such low quality we had to upgrade every single component of the house which brought in a 100k options Bill on a 400k house. The second level floor and stairs are of low quality, few jumps might break it. External elevation offerings are so old from 80’s. If not for the location, I would have backed out. List of things that we discussed still not taken care of. HOA people make everything sound like you are an inmate. Our salesperson left and the new person said he would do follow ups and never did. Our construction manager was not effective in follow up our his own pre inspection before our inspection with him.

The whole process was a nightmare. The house was build by a couple of guys that didn’t know how to do anything it was insane. Please don’t make this mistake look somewhere else. All the houses have problems.

The home buying/sales part was ok. Just like a normal buying house process would be. Long story short… the house designs are beautiful and spacious.. I just would think at the price I paid I would expect better than my final product. Inside doors were horribly painted. The plywood boards underneath the floor planks make knocking/clunk noises as you walk around the house. The drywall in almost every room has been sanded down bad. I cant say I can find a smooth wall in any room. Some kitchen cabinets dont sit flush. Caulking/paint is smeared around the back splash area in the kitchen. The kitchen cabinet’s crown molding has a complete hair line crack going thru the middle. Carpeting in some areas has not been installed close to the walls. I can see the plywood. There are a lot of nails near the wall where the carpet ends. Some drywalls were installed crooked. Uneven walls. Water leaks in 2 areas in the foundation noticed on the same day of moving in. The bottom base of 2 door frames are loose. If you place your foot on there with full weight the base will come up. The list goes on and on. I am not knit picking these are all legit complaints. We bought a property at Pulte knowing they were the number 3 builder in the US, but least to say that we’re dissatisfied and disappointed. We’ll probably going to try another builder next time we purchase a home and we’re going to recommend it as well to family and friends.

Pulte is not a good company, never recommend them ever

We purchased our home from Pulte based on the quality of work that we saw in the model home and the sales personal. From the start all of their subs were sub par , from the block work to framing and roof and siding . We have been in our home for 1 month now the sprinklers did not work for 1 month and the grass is dying . Exterior paint around windows and caulking terrible, paint on roof , numerous broken tiles and leaks in roof , the flashing was 1” below the concrete siding which was short by 7-8”. The roofer said it might be a leak from a shower so we will call again to customer care and play the game . Oh by the way the AC contractor while backing in the driveway went too close to the edging of the pavers and broke the bond with the concrete , so do the road my driveway will separate, would I buy from them again, would you? ... Carpets were not placed correctly Tiles were not placed correctly Closet doors were broken Drawers were not working correctly Low quality materials

Lots of challenges from the beginning w pulse lender , time to get things done. And then when house under appraised only way to bring price down was to close 3.5 weeks earlier. However the house had a lot of punch list items that even with 2 weeks post closing was not finished. 5 weeks major items complete. Still a few left that time is tbd. Jeremy was least helpful…seems after he got the sale he could care less to make things right. Adam was the most communicative with repairs. Rob and Julie are good too. However seems to be a lot of sneaky tactics. And rushed work to finish homes w issues w walls, ceilings, etc that had to be fixed. There was no way it would be done in 3 days before closing and instead of pushing closing bc house was not ready I was promised the two weeks I was gone out of country after closing it would be complete. The process started off easily, but then my house sat with no work being done for a month until right before closing. Then closing had to be pushed back twice. I’ve been in the house for a month and it’s still not done.

It's been a long journey, with no end in sight. We are not happy with the deficient workmanship of the trades Pulte hired. Little attention to detail on the finishes leading to multiple delays in closing. To say that this process has been very frustrating is an understatement and would not recommend this builder to anyone. People are nice, but this is our home, and unfortunately, they did not take that in consideration. They say they understood our concerns, but they didn't. Piece of advice: be vigilant and hold builders accountable throughout the home building process.

Poor workmanship - lots of sloppy work. Paint runs and spatters, cracks and chips in tile and quartz counter tops, kitchen cabinets and all doors (including glass shower doors and sliders misaligned. Trim was low cost and fairly rough for price. Door trim at front door is peeling away from frame. Responsiveness to problems was slow from the sales personnel to the construction managers.

1. When you use Puhlte mortgage company, they change rates on different items to keep your money. It doesn’t do any good to buy down your rate because your payment stays the same with the increase of charges they add. 2. Very hard to get them to fix any new house issues, in a timely manner. The construction manager and maintenance crew will tell you whatever you want to hear to get you off their backs and it won’t be true. Still waiting to have issues taken care of from the day I moved in. 3. The maintenance rarely shows up on the date/time that was given to you. They waste your time taken off from work. ... Más

Although we like the unit, dealing with Pulte has been very frustrating. From sales, to closing, to builder manager, to "customer care", there is a overall lack of communication and transparency. Finishing of our unit is messy and careless. Many items on our punch list have not been fixed, and our customer care people have not responded to our email requesting a meeting. Even a simple acknowledgement of our email would have been appreciated. Taking the experience as a whole, knowing what we know now, I doubt we would have bought from Pulte.

Buying a new home has many expectations based upon what one pays and the quality of that purchase. We were shocked with a new home with no finish out on the garage, no gutters in a heavy rain area, no fans or light fixtures, no finish out on the laundry room and a new home with wire racks in all closets (very cheesy at best.) All of this will cost us $12K or more, . While we fully understand what you may call a "spec home" yet you seem to take advantage of what you provide to a new home owner.

Would look at other builders next time. Sales person left company during sale and no one informed me. Very poor communication.

We experiences delay after delay in the construction of our new home and did not close until more than nine months after the promised date. Error after error was made, and our house sat for weeks at a time with no work being done, while houses around us (most significantly including Pulte spec homes - built for their own account) started months after ours and closed months before. Even at the end point we were rushed to close with major items not yet completed. Now, more than 30 days after closing, we still have a very long punch list of items to be completed. Several are significant, including improperly installed gutter/siding where water pours directly onto a window and behind the siding. And a grading issue in the back yard that has our outdoor patio/lanai halfway flooding in a heavy rain. Quality of the structure elements seems OK, but major system and finishing details have been very poorly executed. If you are looking for a high-quality "semi-custom" build experience with great customer focus and service, I cannot recommend Pulte. ... Más

We have several issues mainly related to design and architecture ranging from unreachable switches to rain water getting into the house from exterior door. Can’t even open the back door of suv while parked in the garage. The plumbing clean outs are installed in the master closet!!!!! The namesake laundry room is designed poorly. I could go on…..

Cheap material are used to build the house with a lot of defects, which took 2 months after closing and not yet completed. The process is a joke with LIES . They will rush you a date to do the walk and rush you a date for closing. My suggestion is that DO NOT TRUST THEM !

Build quality is not as per standard. The material used is one of the worst. it is available in market with much cheaper ratesAlso, the construction manager never responds after the house is closed. One of the not so good experience.

Our experience with Pulte had positives and negatives. We chose to build with Pulte because of the lot location and available floor plans, not because of a favorable Pulte reputation. We knew we were taking a chance, but hopeful Pulte would raise their standards with our more expensive home. This was our fifth house to have built with the last two being custom homes, so our expectations were high. On the good side: Our sales rep was very good. Knowledgeable and helpful. On the marginal side: The choices we had to pick from for interior selections were very limited. Especially for a house in our price range. We have made many changes already in our first two months of ownership with more to come. Also, we chose a new floor plan to Pulte, and it included unknown design flaws not corrected. before build. The bad; Quality of the subcontractor's workmanship, especially the drywall contractor, was very poor. Uneven walls, corners out of square, poor drywall finishing and painting, etc. Some flaws were able to be improved through rework before closing but others were not. Unfortunately, we will live with the results for years to come, or until we have it redone ourselves. It makes us sick to look at the final product in light the price we paid. Seems as if our neighbors had the same experience. If Pulte wants to improve their image as a production builder with higher end houses, there needs to be a mindset change to think and act more like a custom builder. Improve offerings. Raise expectations of contractors. Hold contractors accountable for their work. Keep work areas clean and safe. Have some pride!! I understand Pulte looks at the process as a business to complete a house as quickly as possible to take in the cash. However, if there was more ownership, accountability and pride towards the end product and therefore customer satisfaction, it would go a long way. ... Más

Great experience with our sales person, Vanessa. Always there for us, even after closing and made the process smooth. Our superintendent Morrison was all promises and no results. Warranty is touch and go with our warranty rep having communication issue but when we involve his boss, repairs start to happen! Our home had 49 items for warranty and even the warranty rep said he was shocked it closed in the condition it did when he came over. This is my 19th house and I’d have to say, it’s probably the worst quality of all of them.

Have everything in writing that is promised before signing any agreement. Once you sign everybody acts like they have amnesia. The overall home is good for there price point I feel like they can put more into workmanship we had a lot of sheet rock imperfections half million dollar home you would think you would get a level 5 finish not the case. They sprayed cheap flat paint throughout the whole house ceiling and walls and they don’t paint the garage. Our kids bedrooms are hot because they are over the garage thermostat can be on 73 and rooms are 81 again half million dollar home you would think they would put returns in every room especially rooms over the garage which is non insulated. Happy to say they are coming back to fix the issue but felt it was a bit much the lengths I had to go through to prove what was going on. Overall we are happy with the home but the sales process should definitely have an over hall and ethics training and people held accountable and attention to detail on workmanship. ... Más
