Our construction manager was AMAZING. Our house is wonderful, which is a real testament to the subcontractors. Our sales person was pretty awful, her manager was a joke. Neither of them delivered on the expectations that they set. We went under contract at the right time, prices are outlandish now. I suppose that’s more of a condition of the over all housing market though.

Long delay in permitting, in part due to COVID but also due to wrong paperwork being filed. Closed on 12/30 and on 2/10 found out wrong paperwork was filed for recording, delaying homestead paperwork. When we closed, no welcome or congrats from sales rep. In general appeared Pulte staff have been too busy.

The construction product was not to standard or what I expected. However, so far, the Customer Care Team (Liz and Tim) have been doing their best to help me fix the numerous issues. I wish the construction and closing team would have done a better job to prevent so many issues post closing specially for an almost $500,000 home. I remain hopeful that all issues will be addressed more than 1 month later and no surprises as I live in my new home.

Overall Pulte Homes is good. However, very hard to coordinate with thing did not go well.

They were ok to work with.

Pulte house itself is a good choice, but never use pulte loan. Before considering getting the poor incentives from the builder’s own loan company, please google Pulte Loan reviews and see the customer comments on yelp. For my own horrible experience, I’d like to give it minus star if I can .

sharing detail plan would be helpful, if you let the owner make some minor changes will be very helpful. for example some of my bedroom doesn't have two outlet on wall where bed is going instead they put two outlets under windows , some of the outlet is completely out of place. my master bath faucets i requested to change to a more convenient place instead they kept it very far. craftsmanship in paint is very poor also drywall job is very poor lots of wall are not straight

The house wasn’t clean day of walk through prior to closing. Many issues with the flooring were present

The Team tries hard to deliver a product that is not near the quality you would expect for the price. There are a number of factors to include, covid, shortage of workers and supplies but the prices have soared beyond NYC level prices. Location is great, neighbors are great so its a decision you have to make

I am happy with the home, love the style, salesperson Amanda was great, however not happy with items that were not completed prior to closing and it has now been > 6 weeks since closing and there are still items that have not been addressed. I made contact with the warranty rep, Dave and he has been very helpful in trying to complete my list of not completed,

Be diligent with this company....They were delayed ~3 months, installed the wrong kitchen layout and made me pay 1/2 the cost. Rough ride and wish it was smoother and fair. Now that all is done, house is great and all is well.

While the sales process was great, the design process felt like we were rushed to make our finish choices. As much as we like our home, I am underwhelmed with some of the finished workmanship, considering what we paid for the home. The wall in the owners shower is bowed, and the tilers just cut curves into the corner tiles, instead of having the wall fixed first. Also some crooked wall switches and outlet covers. The warranty people are good at returning any calls, but so far some of the issues still haven't been resolved, and one of the issues they did try to fix looks like an unqualified DIY job. My impression of the finished product is the finishers are rushing through the home to get done, and no one is checking the workmanship, maybe because they are so busy, so the builder can turn it over to the homeowner to get their money. ... This is our 4th new build home and unfortunately this experience did not live up to our standards or what we have experienced in the past. You can blame Covid-19 on this as well. From having to bid on a lot and not getting straight answers that would better equip us on the bidding wars to the very end where we ended up doing our own cleaning of our stove vent. This could’ve been better in so many ways. Sadly we did not get the house we wanted, nonetheless we will be happy with our home.

The initial part of the build process with Pulte was enjoyable and low stress. Our sales and design consultants, as well as our construction field manager were friendly, professional, good communicators and efficient. However, at about the 6 month mark of the build process things started to change. The excuses (mostly blamed on COVID) piled on regarding delays and towards the end we felt like the home was being rushed to completion so that upper management could fill their end of year sales quotas and get their bonuses. Our home was closed incomplete... no screens, missing shelves, hardware and paint as well as lots of cosmetic defects. Some homes on our street are still missing mirrors, counter tops etc. Our field manager tried his hardest to push things back, but his supervisor wouldn't allow or just didn't care. A month after close, things are slowly being addressed and repaired that should have been taken care of prior to closing. But this shouldn't be the case with a new build. average quality of workmanship & materials

Rushed the closing with lot of items pending at the end of the year. The final walkthrough was almost skipped before closing. Was promised that all the items will be done soon after we move in. It wasn't a pleasant experience at all moving into the house with lot of contractors coming to finish the work while settling in. The contracted plumbing company was the worst of all and the other companies took their time due to whatever reasons. After a month there are still some pending issues.

Pulte does build a good, well-designed home IF the field team has adequate labor & with time to do it right; materials with ability to refuse to install damaged materials i.e., we have multiple, 40+ chipped tiles installed, trim pieces 1/2" short plugged with globs of caulk, paint splatter and droplets all over floor, paver stains, paint on sliders, slider tracks filled with mortar/debris, etc.). A lot is asked of the site team and my impression is that it is all about delivering it to closing even if it is a rush job. I liked and trusted the site supervisor, but it was a series of challenges he had to face to get materials & labor coordinated & communications with the future owners. Now we are on to the multiple post move in 30 day "cosmetic" issues and thus far it is not going well, one vendor out of 4-5 has showed up on the date schedule, so another day sitting around for nothing. ... slow response of repair after closing, no HOA trasnfer to management yet

Overall it was a long wild ride. The early sales process was simple but even at the start there were unsatisfying choices that had to be made. When you’re told you can have the exact exterior you want, sign, THEN find out actually you can’t have what they said you could - that was disappointing. The build process was frustrating but somewhat expected. Build quality is cheap cheap cheap. They fired the crew that framed our house, wavy walls isn’t a good look. They did their best to fix most of the major issues. Overall we’re happy with our home but would be hesitant to buy a pulte again.

Sales person really helpful and quick to respond. Project manager seemed to not know what was going on 1/2 the time. Expected better quality and workmanship for the price

selling agent was great, overall build quality not up to par, lots of details done poorly, some parts appear unfinished. Would be cautious using Pulte for next home.

The 10 yrs warranty thay they mention at the time of marketing is ONLY for the structural and not for the entire home. Quality of product or workmanship is ok.

Overall the communication during construction was consistent as the construction manager kept me in the loop. However, build quality was lacking as the paint job was poor along with some of the interior finishes, for example, stair railing, door installation, and appliances.

We were pretty disappointed in the condition of the home at close. We found all kinds of issues with the painting and we find more every day. Lots of dings in the wood that were just painted over, a poor paint job overall with many areas were the paint ran down the wall or peeled away where a door was closed with wet paint. So many painting issues that we’ll probably need to repaint the interior ourselves. The garbage disposal didn’t work at move in, cracked areas in the trim, the front door handle missing screws etc. We are really disappointed in the poor attention to detail and the responses to our service requests has been slow. If we could do it over we probably wouldn’t have moved forward with this build. ... Más

The closing dept / title company were incredibly unresponsive to our communications. They gave us 12/30/2021 closing date and did not communicate or respond to any of our communications during the week prior to that date. Nothing - no notice that closing would be delayed. Then on 12/31 they email us and expected us to close immediately. We were very happy with Nathan the project manager who oversaw the construction of our home.
