Pulte builds a good home but they rigidly control their building techniques and do not look favorably upon changes. It’s, “The Pulte Way” or no way. I was surprised by this.

Quality seems ok but issues take weeks to resolve. During the build hard to get a response as well. Home was overpriced based on the quality but we knew that would be the case for the area but still would prefer standard items just be included in the price vs charging triple for options

My overall buying experience was great. Brigitte from the Sales Office was very helpful and responsive. Bobby the Construction Manager was also great and helpful. However, the Mortgage team was not as pleasant in dealing with, particularly the loan processor. I was reminded about the need to show a lease agreement for my other property two days before closing, which created a lot of stress to find a renter on short notice. It was not clear how the 20k incentive was applied. Plus, the loan estimate from Pulte Mortgage looked very different from the loan estimate from PGP Title, which created a bit of confusion as what was covered by the 20k or if indeed I got a 20k credit at all from Pulte. ... For a brand new home I expected very little issue to see like small cracks. But there are so many issues that show there was no pride nor quality from electrical, installation of cabinets, to painting. Walls have holes made by a drill bit, scraping during installation in walls, base boards not painted, I can feel nails and bumps on my feet when walking bare foot on carpet. There has been tile glue throughout the house, door threshold has a hole, bathroom sink bottom part is broken, trash cabniet is not installed correctly its hard to open and closed. Kitchen and master bedroom breaker has popped once already, where they installed wire for camera is a bad position because light is in the way, nails sticking out on baseboard, bathroom tubs are rusted, flooring wasn't sealed correctly etc. ... Overall the process was relatively smooth. The buying process, and closing went smoothly. The close date pushed quite a few times and there was a miscommunication on when the house would actually be ready. It was advertised as being completed in July, and a week after I signed the date pushed to end of August. We didn’t end up closing until September which ended up costing me quite a bit extra in fees. The house overall was decent quality. The cleaners never showed up to clean construction debris and there was a layer of dust when we took ownership. No major issues identified that are due to poor craftsmanship that weren’t addressed prior to closing. ... Más

Pulte mortgage is manipulating people right and left giving 7 higher interest rate where market rate is below 6 and then give $10,000 which they use to buy down the rate.

For the most part, the experience was pretty good but there are some issues that were glaring and really has made it hard to give pulte a good rating. I’ll start with the good and move to the bad. The Good: The price of the home was really good in my opinion and the process leading up to closing was a good experience. Pulte made every effort to make sure we closed on time and was really professional about how they do business. Alex our Superintendent was very responsive during this time and made every effort to keep us informed about what was happening. The best part of our experience so far has been the warranty team which is led by Raad. He is awesome and has tried to clean up every issue we’ve had so far in a timely manner. The Bad: After we closed, we have had so many issues that were promised to be taken care of by Alex our superintendent but he is very unresponsive now. After 3 months of living in this community, we finally have all issues that he promised to fix complete except for one. The issue is a big one too because it’s completely his fault. We purchased premium paint from the design center for our home and paid $5,600 for this paint and Alex mistakenly ordered pure white paint to paint our home which is standard paint. He asked us to let him handle this situation and we only asked to be repaid our money for the mistake. He offered to repaint the home the color we paid for but we were already moved in and didn’t want to deal with the trouble. He said he would make it happen but never did. Now he won’t return our calls and we have not been repaid. Lastly, our Air conditioner compressor blew after 3 months and we have been without AC downstairs for 2 weeks. All in all, we have had a mixed experience and would like someone to contact us about being repaid for the premium paint that we never received. ... Más

They try to finish the work as fast as they can and close the house. After framing is completed, they give all of the remaining work to contracting companies. And they finsih their work with poor quality and the finishing look of the work do not look good and fine. The problem is they either donot have control over the contractors or they are lazy to properly coordinate with them. In the end, the construction team overshadows the issues and try to convince you that the item/product/structure itself look like this and there is no scope for improvement.

Be watchful that items selected at design phase translate to a change order. If it’s not put on the change order it is not installed!! I trusted the process (between design and sales) as never built a house before and found that under cabinet lighting was selected in design but sales never put on change order so not installed. Shampoo niche in baths are not feasible (I asked) due to skill set of tile setters! For the cost of the home I would have thought that a niche and a soap dish would be standard. Nope! It’s these little touches that really mar the new home experience. The water leak, chipped granite and crooked cabinet pulls and covered smoke detectors didn’t help either. ... Más

Pulte Mortgage gives you hard time each email sent you have to start from the beginning and explain everything from Starting. From my experience I prefer to look to search for more professional Mortgage Co.

Both the salesman and the Engineer did a fine job but Pulte Management sold me a property and is now trying to take a portion of this land. Not only I paid for the lot, they want me to take on liability for a section of this property to be used for the benfit of the community.

Good relationship and interaction with the builders specifically Mark/Vitor.

Ask for the most recent HOA Bylaws and rules regarding Architectural Changes prior to making purchase. Inquire as to what the common charges cover and the amenities included, i.e. number of pools, tennis courts, playgrounds, etc. and the ratio compared to the number of homeowners in the community.

Many details having to constantly follow up on. Quite exhausting for the price I paid I expected more.

Material not as expensive

I love the area, and I love my house but the finishing is not at my expectations especially the price we paid. Closing was bad. Document was not ready because the salesperson Daniel had an error on our doc which we called them and he was not happy with our call on his day off. Also wiring the money didn't get the instructions until tell last minute…. Was very stressful

Our guest room shower has two cracks in the wall, our bathroom master vanity has a crack in the sink, our master shower has a black stain on the ground.

Had no luck whatsoever with the Construction Manager. As far as the house goes - pain dealing with Developer Controlled Architectural Committee for simple approval. Paid extra for a tiled shower and Pulte didn't even include a soap/shampoo alcove.

Overall it was a bad experience. The quality of workmanship is not up to the mark as I see several issues including the hot water which was not coming after I moved in and later found out that the coils are completely burnt out. How come this is possible for a new house and I strongly believe that it is a sheer negligence. They must have run the heater without water. The pre drywall and final inspection revealed some issues and not all of them fixed. The most disappointing was the wooden flooring sheets on the second floor started to lift out since it is just a month showing the poor quality of workman ship. There are couple sheets on the first and second floor with chips. Another one which made us to lose the trust is that before final inspection, we marked several places on all there floors where painting and smoothing needs to be done and we marked those spots in presence of the construction manager using the blue tape. There was more than a week time but to our surprise, all the blue tapes were removed but nothing has been done including the cleaning. I don’t know what to call this……. How can we trust as the blue tapes were removed and nothing (not even a single point) was done (either painting and smoothing) causing us the home openers to lose the trust on the workmanship. I would say 70 % of the issues were fixed after repeated requests. I am disappointed that the some of the important issues raised during final inspections were not yet fixed. I have already raised my issues to Pulte customer care and someone is coming to inspect this Wednesday the 11th of September and let’s see how Pulte is going to deal and fix the issues. We actually thought of very high about Pulte but the quality of construction and workmanship is not up to the mark. Less than 24 hour notice closing was canceled because of sod issue Have yet to be reimbursed for costs associated with cancellation

The process was very stressful from having to deal with Pulte Mortgage to the details of construction. I feel exhausted having to explain the stress we went through. It was not a good experience until the last day when we finally closed on the house 11.5 months after going under contract. Just to give you an idea of the chaos we experienced, our house wasn't even cleaned (literally, it's still looked like a construction site with dust everywhere and plastic still on the carpets) and most things that we identified (major things like missing hardware, paint, front door getting stuck, many cabinet issues, exterior issues) were not finished 24 hours before our closing appointment. We showed up for the "celebration" to a fill-in construction manager saying our manager, Patrick, had called in for a "family emergency" and many things had not been done. There was also a crew of like 10 Mexican women that arrived soon after us that started frantically cleaning. I was so upset and deeply disappointed that things went this way until the very end. They didn't know what to do because there was no way these things were getting done before our closing at 8 am the next day. The title company already had our received wire of over $350k. I refused to push it out and they called Chris, the district construction manager to come to the house to see what had transpired. I let him know of our ongoing frustrations and poor communication and follow through by our current construction manager and the frustration of having 4 different construction managers over the build process where communications fell through and important items not getting done right or there being delays. Chris agreed to complete as much as possible that one afternoon and then roll everything else over to warranty to fix. We now have a bunch of trades coming in to fix things that were identified to be fixed on the first walkthrough. In addition, the day we closed, the office didn't have our keys to release and acted confused about us picking up the keys that day. Apparently our construction manager, Patrick, had them and they had to rekey the whole house for us at the last minute after we had already closed. This process was a pile of poor communication the whole way. I never want to go through something like this again. The house is lovely and feels like a quality build. I absolutely love the home and the functionality of the floor plan. I recognize the attention to detail and livability that Pulte keeps in mind when developing these floor plans. I truly feel like I'm in luxury all day. It's an amazing product but the process of going through getting to this point was just way too stressful. ... Más

Finished product is liveable, but not what we expected for the price. Selections were VERY limited. Communication with the construction crew was limited and at times nonresponsive. Post-closing communication has been much better - seems like the builder is very anxious to deliver what was promised.

Not great for the price point! You would be paying 500k or even above but wont get the quality befitting the money.

Walls are very delicate. My Kitchen Grantee joints already started gaps.

Attention to detail was poor. Landscape horrible.
