My experience was good in terms of home buying, and but since we closed, we have been identifying the issues pretty much in a lot of things, which made me lose trust on how the builder has handled the construction, and why within just first 3 months we've been experiencing all these issues.. I would recommend exercising caution if anyone is buying from them.. but to their credit, so far the responsiveness has been great, and they are resolving issues (although there shouldn't have been any in the first place)

While the house is nice, the lack of the multiple construction groups do now watch what they are doing. Ensure you have set up an inspection of the home. We did and received 80 pages of discrepancies that need to be fixed or repair. While I can understand the missed paint area, I can not fathom why the team would install roof trusses that are split or have broken connectors, why they install the drawers in the shelving backwards so they could not slide out, stone that is obviously cracked or split in pieces and tile that is not properly installed that will crack when pressure is put on it. . Our construction manger has been responsive to fix these issues but a month into it we are still waiting on some key things to get fixed. If you are able to supervise the build yourself it may make your final purchase a better exeprience. ... Más

Greats sales person , Not good construction manager

I have good experience with Pulte. But where they can do better quality checks than waiting for customer to provide feedback. I seen many mid range builders like Pulte have these issues but when I check other builders for example highland homes, first Texas and Taylor Morrison they don’t have these issues.

When first looking at the home, I liked it. The salesperson was very helpful and answered all questions. The process of buying the home had some hiccups but were taken care of in a timely manner. However, one of the major factors that influenced my decision to purchase the townhome was that the HOA covered the structural insurance on the home (I needed insurance only on contents). Unfortunately, 3 weeks after closing I received a letter stating that the HOA would not be renewing the structural insurance and I would now have to cover that on my existing insurance (at a significant cost). To make matters worse, the monthly HOA dues would not decrease with the cancelation of the structural insurance. Potential buyers should inquire about this potential if buying a townhome or condo from Pulte. Workmanship on the home was decent but sloppy in some areas. Even after two walkthroughs and moving in, I am still finding things that should have been caught during routine quality inspections. That being said, the construction manager, Matt, and community care rep, Melody, were quick to respond to these issue and get them resolved. On the whole I still like the home and enjoy the neighborhood. While I am extremely dissatisfied with the insurance cancelation, I would still suggest looking at Pulte homes for potential home buyers. ... Más

One coat of paint on all of the walls is hardly even the minimum and several spots were completely missed, leaving bare drywall. One supply duct per room and the zoned system not being fully realized is unfortunate to see as I am a DDC specialist. There was no pull string for the ISP to pull their wire to the Low Voltage panel in the basement through the chase pipe even though the plan states that there would be. The speaker wires were done incorrectly along with other cost cutting measures by Procom. Rushing to close even though the outdoor work wasn't done yet was a red flag indicating that Pulte cared more about finances than the homeowner's ease of moving in (the FAQ provided stated that in most cases the driveway should be done upon closing). The gas and 120V outlet in the garage were installed IN THE CEILING 10 feet away from where we discussed installing them IN THE WALL with Anthony, the original construction manager. Over all a poor experience. It started with the sales consultant who is less than forthcoming in regards to the contract we got to point where we were going over everything and she said I’ll just email the rest. It’s a standard contract included in the contract without any discussion appliances and window coverings what we should’ve done, sat there until it was done, and everything was clear. Construction manager was very attentive and helpful. However, the final product had that fell off within a week and was missing a plug in the kitchen required carrying out the brand new tile which is still not replaced and we closed on 3/1 The closing people wanted to rush the closing and my wife had medical issue that we had to postpone it for week and it was like the end of the walk we’re not showing up for walk-through. Did they bend over and change it to customer service for me I would not recommend or buy another Pulte home. ... Más

Communcation throughout the process poor. Issues with workmanship quality. HOA poorly run and slow.

The Build quality is good but the overall responsiveness to the issues is poor. Many issues that were highlighted during the pre closing and build stage were fnot foxed and the frequent cleaning of the hoise was not done.There is a lot to improve on communication from sales, build teams.

Every single person is a model of friendliness and warmth. That said, several errors on their end led to missing or inaccurate customization builds. Very disappointing to walk into your new home and find that something isn’t what you selected. Also, I was given a lengthy sheet of structural options just 24 hours before final selections were due because the sales agent just forgot to share it with me over the two months I had already been working with her. Seems like these simple issues could be solved with tighter processes for people in these sales roles.

Overall build quality is good but some of the things were not meeting expectations in terms of Quality and value for the price paid. 1. Garage door is not opening properly due to misaligned sensors. When contacted Pulte they refused to help stating contact LiftMaster or SmartHome people but actually issue with Garage door frame and the way it is installed and sensors. 2. There were no Window Casing wasn't provided as a basic upgrade even though the price of the house was so high 3. I've paid $55 k for Lot premium which is way too high but people who bought later after 6 months they were charged with only $20 to $25 k for the same lot size, same privacy and same plan. This is unfair 4. The Kitchen basic Pendants lights over the island provided are low quality. With so much money taken this could have been much better 5. No hardware was provided in the bathrooms. Like Cabinets opener knob, Towel handle bars 6. The Bathroom Shower Faucet set provided is very basic and not of good quality for the money taken. 7. Overall Wall Paint quality could have been better like Glossy. Just small scratch or touch paint is coming out 7. Recess lights are provided with Yellow color which is dull instead of Day light colors. 8. Window blinds were charged very high as compared to the market. Outside with the same quality they can be done within $1500 but Pulte charged more than $3000. 9. Door knob, opener weren't of good quality. It's hard to open and close the door. 10. Garage door sounds a lot while opening and closing as these are chains instead of belts. Not of good quality. 11. There were no 16 inch studs available for mount and all are 24 inch. Ideally 16 inch studs need to be there for TV mount and installation. 12. The backyard of mine is used by Pulte for drainage and water flow so I'm actually in loss of my land for which I paid the money. This is not done. ... Más

Lot of cosmatic mistakes -- like the wall finishes are not done properly. Base Boards are not done properly. The wall or the dry wall is uneven. Plumbing is not good. Outside grading is not good.

Pulte built a structurally sound home. Buying process was painful. Design Center was a great experience. Quality of workmanship was mixed (example; floor and tile work were great, Paint and finish carpentry not so great). Overall, a builder's grade quality home. Optional design choices offered are very overpriced. Staff is responsive to issue resolution.

The response to issues with the building is in question. I have submitted three requests about two issues and no one has responded.

We thought Pulte homes are highest quality and workmanship but after moving we are disappointed with the way construction happend. It seems like rushed construction made distortions, defects. we are raising warranty tickets to correct them. Also we bought this home just for school purpose but school zone changed next day of our move in. So please tell customers likelyhood of changing school zone

We expected the Fire Place to be in the wall NOT IN THE CORNER. No one told me that it would be in the corner and no one told me that I would lose one window and it would shorten the space in the gathering room. Second FAULTY LAYOUT with one light outside the garage door hiding behind the Pole. No one offered to have wash sink in the Laundry Room which is very important to have it. Most of work seems to be to finish the construction this way or that way and take my money and run away. Very bad experience.

I had good communication with Pulte home sales person through the whole home purchase process with no issue. But Polk County representative reported water leaking on this property just one month after closing. our PM reached out to Pulte home immediately, and they fixed it on the same day of reporting. I appreciate Pulte home's quick response. But this is brand new house, it makes me wondering the quality of the builder for this house.

We had personality issues Pulte Mortgage and had to surrender the closing cost incentive to get outside financing. When we attempted to speak to a manager about the issues with our loan counselor we never heard back from the manager but we did get a nasty call from the loan officer. Also, we have several warranty issues to claim but there most egregious and frustrating we didn’t notice on the walk through with the lights on. Every single seam in the drywall on the walls and ceilings is visible in the natural light. Every wall and ceiling in the entire home has seams showing. Now that we’ve paid thousands for a painter prior to move-in we either have to live with it or pay thousands more to repaint the home after a warranty claim ... Más

I do love my new Pulte home however, there are some areas of workmanship that are not top-notch. Also, the Pulte title company made commitments that they did not live up to, and blamed me for not reviewing documents closely and refused to fix their errors. The realtor from Pulte was also very rude about these concerns. Recommend Pulte homes, but I would not use their title company and I would make sure that you have your own realtor.

My wife and I love the area we are in. As for buying a new house, never again. We felt that the truth behind the delays of us getting into our home were never told. Everything was a big secret.

Not very impressed with the actual build. I expected a new home to be near perfect but there are many imperfections we have found living in the home for a month. Things you don’t really catch during walk-through. The home buying experience wasn’t that wonderful either and we felt extremely pressured to close in 2023, literally a few days prior to the new year. The communication was also extremely poor. Our real estate agent did most of the outreach for updates, otherwise we did not hear much through the process.

I wish that Pulte would make the walls thicker/use concrete at least on the base. For such a nice townhome it is unfortunate to hear all of our neighbors so clearly. I loved working with Travis, the construction manager. He has been fantastic. The financing group was horrible. They were very reactive and I had to chase them for every question. There was no one there to check in and help us through the process.

There are a number of things that were not done correctly and still have not been addressed over a month later including a gas leak under our cook top, electrical, a garage door that wasn't painted the right color, sub-par cleaning the day of our closing (we could not hold up closing because we needed to get in), etc.

As the title suggests, the entire process has been what I would consider middle of the road. It started out great with the sales team. The did an excellent job explaining things and making suggestions. The design team was also very good. I started having problems with the Pulte finance team. They will offer you money towards closing, this is the only reason to use them. I did not find their rate competitive, they gave bad advice, and were not particularly responsive at times. Once construction started, the construction manager started out fine. They give timely updates, and things moved along relatively quickly. However, I feel they rushed me in to the place at the end of December to get it off their books. They had trouble getting the inspection done (they blamed the city, but I am not sure now about that), they forgot to insulate my attic and had to do it after I moved in, put in the wrong hardware that I did not order, installed the wrong boot bench and rushed things like the ceiling paint and cabinets. They did quickly correct most of the mistakes before I moved in, but after closing I had issues with the construction manager. He sent mixed signals about how I should go about getting problems fixed. He told me not to submit a bunch of service requests, but when I would ask him to fix things he acted like it wasn't his responsibility, and even downright initially refused to correct some things. As far as build quality goes, I would say it is just slightly above average. The siding seems to be of low quality and is pretty loud in wind and rain (talked to other residents and they have the same problem). There was a vent flap for the stove that would flap in the wind all day (this is the aforementioned problem they initially refused to fix). The flooring has developed some squeaks, not sure the padding is adequate. The ceiling paint has streaks all over it. They have promised things like the squeaks and paint will be addressed at the 11 month mark. The basement floor is cracking all over the place, but they tell me this is "normal". They do not paint the garage drywall, which I find strange. I would just make sure you do not let them rush you in the house, and make sure you thoroughly inspect the place and make sure everything is 100% fixed before you move in because they become difficult to work with after closing. ...
